RULES AND REGULATIONS
SUN VALLEY WEST CONDOMINIUM ASSOCIATION
INTRODUCTION: It is to the benefit of all owners and residents that rules and
regulations for the common good and enjoyment of members are implemented. The
protection of the owner’s investment, enhancement of property values and the
improvement of the general environment are goals. These rules and regulations are
implemented and adopted by the Board of Directors under the authority of Page 11,
Paragraph 17 of the Covenants and Article 1V, Section 4.3 of the By-laws for Sun Valley
West.
These rules and regulations supersede any and all previously adopted. These were
adopted unanimously by the Board of Directors.
1. PETS
A. No animals are allowed to be kept on any part of the Project except
domesticated dogs weighing less than thirty pounds, cats, birds or fish.
B. Dogs are not allowed on the Common Elements unless on a handheld
leash. Dogs are not permitted to be chained or tied to fences, trees, posts, stakes,
etc.
C. No household pets shall be housed or maintained anywhere in the Project
except inside an individual residence and not on patios or balconies or Common
Elements.
D. Each owner or resident who owns or is in the control of any animal within
the development shall be personally liable for any damages caused by the animal
to the property of another and any damage caused by the animal to the common
area and grounds of the Sun Valley West development.
E. No pet may be kept, bred, maintained for any commercial purposes.
F. Any overly aggressive, mean, or vicious actions from a pet should be
reported to the police immediately.
G. Pet owners and residents are required to clean up after their pets
immediately. Owners or residents are not permitted to allow their dogs to roam
unattended and or off leash. This is in compliance with Lakewood City Animal
Control ordinances.
2. MAINTENANCE RESPONSIBILITY
A. Owners or residents shall maintain, clean and keep in a neat and clean
condition the area adjoining and or leading to a Unit.
B. No noxious, offensive, hazardous or annoying activity shall be carried on
or upon any part of the Project.
C. No owner or resident shall keep or store anything on or in any of the
general Common Elements including stairways and entryways to a Unit.
