COUNCIL MINUTES TUESDAY 27 NOVEMBER 2012 Overall in view of the above comments, and notwithstanding neighbour concerns, it is considered that the reduced rear boundary setback is acceptable and satisfies the performance criteria for the following reasons:- • the cabana does not have any significant impact on access to sun and ventilation and building bulk impact on the adjoining property. Assessment Gatehouse Acceptable Development Provision Maximum dimension of 2 metres Proposed 2.4 metres Comment The proposed gatehouse structure has a dimension of 2.4 metres in lieu of the required 2 metres. The increased dimension of 400mm is considered minor and due to the slight angled orientation of the gatehouse to the street/lot boundary is considered not to affect the streetscape. The structure is open, set back 1 metre from the street, is unattached to the existing dwelling. and has a total height below the maximum 3.5 metres and therefore satisfies the policy for gatehouses in the street setback. POLICY/STATUTORY IMPLICATIONS: There are no policy or statutory implications related to this report. The proposal was assessed against the provisions of the Residential Design Codes (R Codes), Town Planning Scheme No.1, and the Town Planning Scheme Policy Manual. FINANCIAL IMPLICATIONS: There are no financial implications related to this report. STRATEGIC DIRECTION: Consideration of this application is consistent with the Town's Strategic Plan 2009-2020 for the priority area 'Planning for our Community'. COMMUNITY CONSULTATION: This matter has been assessed under the Community Consultation Policy.
