(v)
the preparation of a Transport Management Plan for staff, visitors and residents of the
building to the satisfaction of the Town. The plan is to include incentives for use of
alternative modes of transport including cost subsidy for public transport fares and
priority parking for car pooling;
(vi) the operation of, and adherence to, the Transport Management Plan;
(vii) the provision of special architectural emphasis to clearly define the main building entry
points as viewed from the street to the satisfaction of the Town. This may include such
elements as additional height, distinct roof forms, canopies, curved walls and tower
elements. Details to be provided at building permit stage;
(viii) details of any signage on site being the subject of a separate development application;
(ix) a detailed landscaping and reticulation plan being submitted prior to the issue of a
building permit showing the location and type of proposed trees, shrubs and lawns to
the satisfaction of the Town;
(x)
the preparation and implementation of a Bin Waste Management Plan detailing the
storage method and collection details prior to the issue of a building permit to the
satisfaction of the Town's Infrastructure Services;
(xi) a Construction Management Plan being submitted detailing how the construction of the
development will be managed in order to limit the impact on the surrounding area. The
plan will need to ensure that adequate space is provided within the subject site or the
parking of worker's vehicles off site. The construction management plan shall be
submitted and approved by the Town prior to the issue of a building permit.

During discussion, Members agreed that a further condition be added to secure the
reservation of land at the rear of the property for future provision of a communal accessway.

That a further condition be added to the motion as follows:-
(xii) to facilitate the future provision of a communal accessway at the rear of the site, a 2
metre wide easement in gross, and to a height of 3.8 metres to accommodate service
vehicles, is to be granted free of cost to the Town of Cambridge as a public easement
in the location marked in 'RED' on the approved plans. The easement documentation
is to be prepared by the City's solicitors at the applicant/owner's full expense and
registered on the certificate of title for the land prior to the occupation of the building,
unless otherwise agreed in writing by the Town.
