FERN RIDGE CONDOMINIUM RULES AND REGULATIONS
All Purchasers and Lessees of units should receive a copy of the Declaration of Condominium
and By-Laws of Fern Ridge Condominium and the Rules and Regulations from the seller or
lessor. An established service fee shall be charged by the Condominium Management
Company for each additional copy requested.
OWNER'5 RESPONSIBIlITY
Each purchaser on accepting a deed of conveyance, accepts the deed subject to all provisions
of the Declaration of Condominium and By-Laws of Fern Ridge Condominium.
It is the responsibility of the owner to provide copies to unit lessee (and insure compliance
with) all notices , rules, regulations, Declaration and By-Laws of Fern Ridge Condominium.
It is the responsibility of the owner to make sure any unit owned or leased to another is
covered with appropriate insurance (homeowners, liability, etc.). Each unit owner is
responsible for maintaining insurance on the contents of their unit and any additions or
improvements, and personal property stored on the property. In owner-leased units, the unit
owner is responsible for informing lessee of any insurance needs.
It is the owners responsibility to notify the Condominium Management Company in writing
of any change of address. The owner must notify the Condominium Management Company in
writing prior to selling a unit, tncluding purchaser's name, address, telephone number and
mortgage company. Prior to leasing a unit, the owner must notify the Condominium
Management Company in writing of the Tenant's name, address, and telephone number.
No person or persons, natural or artificial1 shall at any time hold title to more than 3 units,
unless the purchase of such additional unit or units has been approved by the Board of
Trustees.
Owners who have vacant units during cold weather shall set the heat to at least 60 degrees
to prevent freezing of pipes.
RESTRICTIONS
Nothing shall be done in any unit or in, on or to the common areas and facilities, which
would impair the structural integrity or would structurally change any of the buildings.
No person shall use the common elements in any manner which does not conform with the
rules and regulations of Fern Ridge Condominium.
Unit owners and lessees may not decorate, landscape, screen or enclose their balcony,
terrace1 patio1 or patio deck, except with the prior written approval of the Board of
Trustees. Any enclosed area must be maintained by the owner.
