Retail and Social Media:<br />

Are you on board yet<br />

Whether or not you are paying attention, the<br />

combination of social networking and smart phones<br />

is rapidly changing the face of retail. Retailers are<br />

beginning to take advantage of this relatively new media<br />

and are finding that it provides a valuable direct link to their<br />

customers. These new forms of communication are creating<br />

revolutionary interactions between shoppers, retailers and<br />

property owners.<br />

Many retailers are apprehensive about using this new<br />

technology because of the rate at which things are<br />

changing, and there has been little documentation of the<br />

effects of social media. For many, entering into this world<br />

requires a leap of faith, but retailers that have taken that<br />

leap are beginning to report a significant return on their<br />

investment in social media. They are finding direct links to<br />

the customers that believe in their brands, and they are not<br />

only getting feedback from them, but finding ways to<br />

engage them on a<br />

regular basis with<br />

incentives, special<br />

invites and rewards, all at a relatively low cost. More<br />

importantly, they are getting these customers into their<br />

stores. These newly documented results could be a strong<br />

indicator that social media is here to stay, and it will likely<br />

continue to evolve at warp speed. Therefore, for those that<br />

don’t have much interest in social media, it may be time to<br />

start taking notice.<br />

The number of people that do engage in social media is<br />

significant and it grows by huge numbers every day. Two of<br />

the best known social media sites, Facebook and Twitter,<br />

each publish statistics about social media usage and<br />

Facebook.com states that the site has more than 500 million<br />

active users with 50% of them logging on to the site on any<br />

given day. According to statistics released by Twitter in April<br />

of this year, 7% of Americans (17 million)<br />

actively use Twitter, while 41% maintain a<br />

profile page on Facebook. The company<br />

also reported that 51% of active Twitter<br />

users follow companies, brands or<br />

products on social networks, which has<br />

caused many retailers to become active<br />

participants.<br />

For retailers, setting up Facebook and<br />

Twitter accounts has no initial cost, but<br />

maintaining it requires time and effort. An<br />

advantage of Twitter is that its emphasis<br />

is on brevity and immediacy, which<br />

means information can be transmitted<br />

quickly with minimal effort, but if retailers<br />

want to have significant relationships<br />

with their online customers, they need to<br />

be active and available. When retailers<br />

are able to dedicate resources to<br />

maintain these profiles, they can use the<br />

medium to make announcements of<br />

upcoming sales and special events, offer<br />

discounts and coupons directly to their fans, and engage<br />

customers for their feedback. Customers are also finding<br />

great value in the dialog, incentives and rewards, and this<br />

creates a win-win situation.<br />

This type of interactivity has also received the attention of<br />

shopping center owners who, until recently, have generally<br />

viewed the internet as a threat because of the rise in online<br />

shopping. The difference with social media is that it can<br />

actually be used as an incentive to get people into the<br />

bricks-and-mortar stores. Previously, center owners have<br />

focused on on-site campaigns such as art shows to draw the<br />

public to their sites. Many owners are beginning to see social<br />

media as a cost-effective alternative, and are partnering<br />

with their tenants to find creative ways of using this new<br />

medium to get shoppers to come through their doors.<br />

Macerich Co., owners of Scottsdale Fashion Square, a<br />

2,000,000 sf mall in Scottsdale, Arizona, recently launched a<br />

Facebook campaign that introduced Kevin and Libby, a<br />

couple of plush mannequins, to their 640 fans. Photos of<br />

Kevin and Libby were posted on the center’s Facebook<br />

page that depicted them in a wide range of activities<br />

around the city: getting popcorn at the movies, riding the<br />

downtown trolley, having margaritas at a restaurant and<br />

even attending a Diamondbacks game. Fans of the center<br />

enjoyed following the couple, who would share their<br />

experiences on the social site. If the pictures depicted Libby<br />

out on the town in a cute skirt, and Kevin in some cool jeans,<br />

Macerich took the opportunity to let customers know which<br />

shops in their center carry those items. Macerich also<br />

provided clues as to where customers might spot Kevin and<br />

Libby next, giving customers something to talk about and<br />

follow. Kevin and Libby became a curiosity for customers,<br />

and the campaign garnered media attention and won<br />

them even more Facebook fans.<br />

Atlanta-based REIT Cousins Properties, which owns several<br />

lifestyle centers, used their centers’ Facebook pages to<br />

advertise a gift card contest. The entire<br />

campaign cost less than $1,000 per property,<br />

where by comparison, an on-site marketing<br />

event would require costs for equipment<br />

rentals, extra staffing, entertainment and<br />

supplies. Cousins also launched a Facebook<br />

contest called “Affordable Luxuries,” where<br />

they asked fans to upload photos of what<br />

they deemed affordable purchases found at<br />

their centers. The shoppers were also<br />

encouraged to share shopping tips and<br />

participate in surveys. Participants were<br />

entered in drawings for prizes and many<br />

received free gifts. The contest successfully<br />

raised the number of fans on their Facebook<br />

page from 66 to 1,300.<br />

Really Smart Smart Phones<br />

Most recently, the integration of social media<br />

and smart phone technology is capturing<br />

the attention of retailers. According to<br />

statistics on Facebook.com, there are more<br />

than 200 million active users currently accessing Facebook<br />

through their mobile devices. Facebook also states that<br />

since social plug-ins launched in April 2010, more than<br />

2,000,000 websites have integrated with Facebook, with an<br />

average of 10,000 new websites integrating with it every<br />

day. Twitter.com has also noted that nearly 2/3 of active<br />

Twitter users access social networking sites using their mobile<br />

phones.<br />

Retailers that have been taking advantage of smart phones<br />

equipped with location based technology have been able<br />

to connect with customers who use their phones to “check<br />

in” at their favorite stores and restaurants. Applications such<br />

as Foursquare and Facebook Places allow the customer to<br />

tell retailers that they have arrived in their stores, but new<br />

advances in this technology have brought us applications<br />

like Shopkick, which connect retailers with their customers in<br />

a slightly different way. When shoppers who have the<br />

Shopkick application loaded on their phone visit<br />

participating retailers, such as Best Buy, Target or even a<br />

Simon Properties mall like the Mall of America, they are<br />

instantly recognized by the retailers as they cross the<br />

threshold of a store. There is no need to “check in” and the<br />

customers are instantly rewarded in the form of “Kickbucks”<br />

or scannable mobile coupons, which are sent directly to<br />

their phones and can be used toward purchases at any of<br />

the participating retailers. With this technology, customers<br />

are being instantly rewarded just for being a customer that<br />

walks through the front door.<br />

The Next Level<br />

Some more aggressive shopping center owners are<br />

embracing the world of social networking to the point<br />

where they are investing in development of proprietary<br />

smart phone applications. In June, Developers Diversified<br />

Realty, which owns an international portfolio of shopping<br />

centers, launched its own social network for 25 of its lifestyle<br />

centers. This social network is named ShopStar, and the<br />

company calls it an “online hub” for its tenants and<br />

customers. The site, which incorporates the centers’<br />

Owner Lynn Gordon has been serving Peoples Organic Coffee at her<br />

French Meadow Bakery locations for years. Now she is serving her French<br />

Meadow baked goods at Peoples Organic Coffee and Wine<br />

Café, a new shop in Galleria Edina, which opened in December.<br />

Meritage Restaurant in St. Paul’s historic Hamm Building has<br />

expanded to include a larger bar area complete with oyster bar. The<br />

new 40-seat addition opened in December.<br />

Psycho Suzi’s Motor Lounge moved to an 18,000 sf<br />

riverfront location in northeast Minneapolis, formerly the home of<br />

Gabby’s Saloon, in December.<br />

Two jewelry stores were recently completed in The Shops at<br />

West End in St. Louis Park: Wedding Day Diamonds and<br />

Bergstrom Jewelers.<br />

Construction has begun on Masu Sushi & Robata, a<br />

new Japanese restaurant to occupy the former Let’s Cook<br />

space at 300 E. Hennepin Avenue in northeast Minneapolis.<br />

Turnstyle has leased 10,775 sf at Southdale Square in<br />

Richfield. Interesting tidbit: Turnstyle owner, Lew Kennedy<br />

leased the same space some 20 years ago for his Titlewave<br />

Video store.<br />

Aldi Foods has leased 17,929 sf in Crystal Town <strong>Center</strong> in<br />

the space previously occupied by Office Depot at the<br />

intersection of Bass Lake Road and West Broadway. Aldi Foods<br />

will open for business in April 2011.<br />

Anytime Fitness has opened a 4,000 sf fitness club in<br />

Southview <strong>Center</strong> in South St. Paul. The club is one of the first to<br />

offer a multi-purpose room where members can view preprogrammed<br />

video instruction for spinning, yoga, pilates and kick<br />

boxing on a large screen.<br />

Blue Plate Restaurant Company (Highland Grill, Edina Grill,<br />

Longfellow Grill), opened Scusi, at 1806 St. Claire Avenue, St. Paul in<br />

the old Heartland Restaurant space. The menu includes Italian bistro<br />

items, pizza and a wine bar.<br />

Chambers Hotel in Minneapolis has once again constructed its<br />

Chambers Ice Bar on the outdoor patio, which opened in mid-<br />

December.<br />

Stradtman Joins Alliance Bank. Alliance Bank announced the recent<br />

hiring of David W. Stradtman as Vice President/Real Estate Management and<br />

Administration. In this position, Stradtman will be responsible for managing<br />

regulatory compliance, valuation and appraisals of Other Real Estate Owned<br />

NEWSLETTER<br />

The <strong>MSCA</strong> <strong>Newsletter</strong> Committee meets quarterly to share<br />

ideas and coordinate our work for the monthly newsletter.<br />

With the exception of articles written by guest authors, our<br />

committee writes, edits and proofs all of the articles published in the <strong>MSCA</strong> <strong>Newsletter</strong>. We<br />

are always open to new ideas including topics for articles (whether to be written by a<br />

committee member or a guest author,) advertising ideas and changes to the format of<br />

the newsletter.<br />

Two new exciting changes have recently been implemented. The biggest change is that<br />

the newsletter is now published electronically rather than in hard copy. While the delivery<br />

mechanism for the newsletter has changed, the format of the newsletter currently remains<br />

the same. Electronic publishing will significantly reduce administrative costs on an ongoing<br />

basis by eliminating printing and postage costs. Second, for the first time, past issues of the<br />

newsletter are available without logging onto the <strong>MSCA</strong> website. Not only are the past<br />

newsletters more accessible to members, but now non-members can access this<br />

database as well. We hope that membership finds these changes beneficial and we<br />

welcome any comments that you have regarding these changes.<br />

I am honored to be the <strong>MSCA</strong> president for 2011. I became a member<br />

about ten years ago because I wanted to attend a program that I<br />

knew would be of interest to a client. The <strong>MSCA</strong> struck me as a very<br />

special organization then, as it still does today.<br />

Before and after that first program, it was obvious that most <strong>MSCA</strong><br />

members in attendance were fun-loving people who knew each other<br />

well and enjoyed each other’s company. Most importantly, as a<br />

newbie, I felt welcome. And I felt that <strong>MSCA</strong> members went out of their<br />

way to be welcoming.<br />

There were two key factors that have made the <strong>MSCA</strong> special for me<br />

and I ask that each of you keep these in mind with respect to your<br />

own <strong>MSCA</strong> involvement throughout 2011. One you can do for others; the other you can do<br />

for yourself.<br />

First, as I mentioned above, help us continue the tradition of welcoming newcomers! I was<br />

lucky to have worked with an <strong>MSCA</strong> member before joining <strong>MSCA</strong>. Before I knew anyone,<br />

at the monthly programs this member always sought me out, invited me to sit with him and<br />

introduced me to others. For those of us who have been involved many years, please<br />

remember to help more junior colleagues or acquaintances get to know more of us. It’s<br />

something those new members will probably never forget.<br />

Second, another valuable way to be involved is to<br />

deepen your ties with the people you meet through<br />

<strong>MSCA</strong>. As I think about the people who are so<br />

gregarious and laughing before and after (and often<br />

during) the programs I have attended, I realize they are<br />

the people most involved with committees and the<br />

board of directors. This is not surprising. Coming to the<br />

programs and to events like the STARRSM Awards is a<br />

great way to meet people, but there is no way to get to<br />

know someone well enough to develop a relationship<br />

unless you see them more frequently. Meeting monthly<br />

or quarterly on a committee is a great way to meet 10-<br />

15 very talented real estate professionals. Do yourself a<br />

favor and join a committee. If you’re already on one,<br />

join another! As my father taught me, you get out of<br />

something what you put into it.<br />

Thanks to the hard work this past year of our officers,<br />

directors and staff, <strong>MSCA</strong> is on great footing despite a tough 2010. <strong>MSCA</strong> is offering more<br />

benefits to its members than ever before. 2011 is supposed to be our industry’s turning<br />

point. It’s going to be an exciting and promising 2011; now is the time for the <strong>MSCA</strong> to let<br />

the good times roll again!<br />

Program Recap<br />

2010 STARRSM awards<br />

The 2010 <strong>Shopping</strong> <strong>Center</strong> Tribute Awards for Retail Real Estate (STARRSM) along with the<br />

<strong>MSCA</strong> year-end ceremonies were hosted at the Golden Valley Country Club on<br />

Tuesday, December 7. Over 280 members and guests enjoyed the festivities, which<br />

included the ceremonies, awards presentations, champagne toast and holiday buffet.<br />

Stephen Eggert, outgoing <strong>MSCA</strong> President, kicked off the<br />

program with a review of the year. Eggert passed the<br />

gavel to incoming <strong>MSCA</strong> President, Peter Berrie. Berrie,<br />

Partner at Faegre & Benson LLP, thanked Eggert for his<br />

service and presented him with travel size luggage.<br />

Then incoming President Peter Berrie recognized the<br />

outgoing directors, officers and chairs. 2010 committees<br />

were recognized and new <strong>MSCA</strong> officers and directors<br />

were installed. The recognition and installation ended with<br />

a champagne toast to 2010 and to ring in 2011.<br />

The program closed with the presentation of <strong>MSCA</strong>’s<br />

individual awards. Ken Vinje of Kraus-Anderson<br />

Companies received the <strong>MSCA</strong> Hall of Fame Award; Jen<br />

Helm of NorthMarq received the Member of the Year; and<br />

Tony Barranco of Ryan Companies US, Inc. received<br />

Committee Member of the Year.<br />

With the downturn in the economy,<br />

used clothing stores have been<br />

attracting more customers that<br />

previously would not have considered<br />

buying “used.” A growing number of<br />

customers now view used clothing stores as<br />

“Green Businesses” without any negative<br />

stigma attached to<br />

them whatsoever. As<br />

a result, stores like<br />

Clothes Mentor,<br />

Turnstyle, Plato’s<br />

Closet, My Sister’s<br />

Closet and Second<br />

Debut have been<br />

leasing space and<br />

expanding stores. The<br />

price points offered<br />

are about 70% off<br />

retail prices found in traditional apparel<br />

stores, and customers perceive real value in<br />

these stores at a time when they are<br />

looking to stretch their dollars.<br />

Some stores operate as consignment shops<br />

that consign the clothing brought in by the<br />

customers. When the sale is made, the<br />

consignor is sent a check for sold<br />

merchandise. Clothes Mentor, however,<br />

pays cash to customers for gently used<br />

popular fashion labels like Ann Taylor,<br />

Coldwater Creek, Banana Republic and<br />

Chico’s. The ideal location for a Clothes<br />

Mentor franchise is around the regional<br />

malls where there are women’s fashion<br />

stores. Ann Taylor and Talbots stores sell the<br />

<strong>MSCA</strong> “Third Thursdays”<br />

Clothes Mentor.<br />

According to an article in the<br />

Minneapolis/St. Paul Business Journal,<br />

“Clothes Mentor expects to have 38<br />

women’s clothing resale stores open by the<br />

end of 2010, double<br />

the number it had a<br />

year earlier. The<br />

franchise company<br />

now has 32 stores in<br />

16 states, with another<br />

15 locations<br />

scheduled to open<br />

later this year or<br />

during the first quarter<br />

of 2011. It has eight<br />

stores in <strong>Minnesota</strong>,<br />

including Burnsville, Eden Prairie, Edina,<br />

Maple Grove, Minnetonka, Roseville, St.<br />

Cloud and Woodbury.”<br />

<strong>Shopping</strong> used clothing stores has its<br />

challenges. You may not easily find your<br />

size, color or selection, but if you like<br />

bargain hunting, you can bag a few outfits<br />

for a hundred bucks!<br />

Facebook pages and Twitter accounts, allows tenants to<br />

advertise special events, prizes and giveaways to shoppers,<br />

while shoppers can receive information on their local<br />

properties, offer feedback about their experiences and get<br />

access to perks like coupons, contests and special VIP<br />

events.<br />

CBL & Associates Properties Inc. has developed mallMerlin,<br />

a smart phone application using location-based<br />

technology, for use by customers while they are inside their<br />

mall properties. Participating retailers get a free listing on the<br />

app, complete with a storefront photo and mall navigation<br />

tools that can lead the customers right to the front door.<br />

Retailers can upgrade their store listings by paying $25-50<br />

per storefront per month, allowing them to add product<br />

listings and photos, special promotions, and high-definition<br />

video. The retailers can control their own content and even<br />

have the ability to push alerts and offers to the phones of<br />

customers who simply walk near the storefront.<br />

Weingarten Realty, a REIT with over 300 shopping center<br />

properties nationwide, is using various social media<br />

networking tools to not only connect with customers, but<br />

also with tenants and even brokers. Their Virtual Partner<br />

Network (VPN) targets leasing brokers, agents and potential<br />

investors, using Facebook, Twitter and LinkedIn to offer a<br />

continuous feed of the latest Weingarten news, real-time<br />

vacancy listings, leasing updates, information on retailers<br />

and community projects.<br />

With all these new advances, regardless of your stance on<br />

social media, it appears that social media has the legs to<br />

keep moving forward. If you are looking to ease into it, you<br />

may want to get your feet wet as a customer first, where<br />

you can learn about what retailers are offering and take<br />

advantage of their rewards.<br />
