Retail and Social Media:
Are you on board yet
Whether or not you are paying attention, the
combination of social networking and smart phones
is rapidly changing the face of retail. Retailers are
beginning to take advantage of this relatively new media
and are finding that it provides a valuable direct link to their
customers. These new forms of communication are creating
revolutionary interactions between shoppers, retailers and
property owners.
Many retailers are apprehensive about using this new
technology because of the rate at which things are
changing, and there has been little documentation of the
effects of social media. For many, entering into this world
requires a leap of faith, but retailers that have taken that
leap are beginning to report a significant return on their
investment in social media. They are finding direct links to
the customers that believe in their brands, and they are not
only getting feedback from them, but finding ways to
engage them on a
regular basis with
incentives, special
invites and rewards, all at a relatively low cost. More
importantly, they are getting these customers into their
stores. These newly documented results could be a strong
indicator that social media is here to stay, and it will likely
continue to evolve at warp speed. Therefore, for those that
don’t have much interest in social media, it may be time to
start taking notice.
The number of people that do engage in social media is
significant and it grows by huge numbers every day. Two of
the best known social media sites, Facebook and Twitter,
each publish statistics about social media usage and
Facebook.com states that the site has more than 500 million
active users with 50% of them logging on to the site on any
given day. According to statistics released by Twitter in April
Retail and Social Media - continued
of this year, 7% of Americans (17 million)
actively use Twitter, while 41% maintain a
profile page on Facebook. The company
also reported that 51% of active Twitter
users follow companies, brands or
products on social networks, which has
caused many retailers to become active
participants.
For retailers, setting up Facebook and
Twitter accounts has no initial cost, but
maintaining it requires time and effort. An
advantage of Twitter is that its emphasis
is on brevity and immediacy, which
means information can be transmitted
quickly with minimal effort, but if retailers
want to have significant relationships
with their online customers, they need to
be active and available. When retailers
are able to dedicate resources to
maintain these profiles, they can use the
medium to make announcements of
upcoming sales and special events, offer
discounts and coupons directly to their fans, and engage
customers for their feedback. Customers are also finding
great value in the dialog, incentives and rewards, and this
creates a win-win situation.
Owners Getting in the Game
“...[RETAILERS] CAN
USE THE MEDIUM
TO MAKE
ANNOUNCEMENTS
OF UPCOMING
SALES AND SPECIAL
EVENTS, OFFER
DISCOUNTS AND
COUPONS
DIRECTLY TO
THEIR FANS...”
This type of interactivity has also received the attention of
shopping center owners who, until recently, have generally
viewed the internet as a threat because of the rise in online
shopping. The difference with social media is that it can
actually be used as an incentive to get people into the
bricks-and-mortar stores. Previously, center owners have
focused on on-site campaigns such as art shows to draw the
public to their sites. Many owners are beginning to see social
media as a cost-effective alternative, and are partnering
with their tenants to find creative ways of using this new
medium to get shoppers to come through their doors.
Macerich Co., owners of Scottsdale Fashion Square, a
2,000,000 sf mall in Scottsdale, Arizona, recently launched a
Facebook campaign that introduced Kevin and Libby, a
couple of plush mannequins, to their 640 fans. Photos of
Kevin and Libby were posted on the center’s Facebook
page that depicted them in a wide range of activities
around the city: getting popcorn at the movies, riding the
downtown trolley, having margaritas at a restaurant and
even attending a Diamondbacks game. Fans of the center
enjoyed following the couple, who would share their
experiences on the social site. If the pictures depicted Libby
out on the town in a cute skirt, and Kevin in some cool jeans,
Macerich took the opportunity to let customers know which
shops in their center carry those items. Macerich also
provided clues as to where customers might spot Kevin and
Libby next, giving customers something to talk about and
follow. Kevin and Libby became a curiosity for customers,
and the campaign garnered media attention and won
them even more Facebook fans.
Atlanta-based REIT Cousins Properties, which owns several
lifestyle centers, used their centers’ Facebook pages to
advertise a gift card contest. The entire
campaign cost less than $1,000 per property,
where by comparison, an on-site marketing
event would require costs for equipment
rentals, extra staffing, entertainment and
supplies. Cousins also launched a Facebook
contest called “Affordable Luxuries,” where
they asked fans to upload photos of what
they deemed affordable purchases found at
their centers. The shoppers were also
encouraged to share shopping tips and
participate in surveys. Participants were
entered in drawings for prizes and many
received free gifts. The contest successfully
raised the number of fans on their Facebook
page from 66 to 1,300.
Really Smart Smart Phones
Most recently, the integration of social media
and smart phone technology is capturing
the attention of retailers. According to
statistics on Facebook.com, there are more
than 200 million active users currently accessing Facebook
through their mobile devices. Facebook also states that
since social plug-ins launched in April 2010, more than
2,000,000 websites have integrated with Facebook, with an
average of 10,000 new websites integrating with it every
day. Twitter.com has also noted that nearly 2/3 of active
Twitter users access social networking sites using their mobile
phones.
Retailers that have been taking advantage of smart phones
equipped with location based technology have been able
to connect with customers who use their phones to “check
in” at their favorite stores and restaurants. Applications such
as Foursquare and Facebook Places allow the customer to
tell retailers that they have arrived in their stores, but new
advances in this technology have brought us applications
like Shopkick, which connect retailers with their customers in
a slightly different way. When shoppers who have the
Shopkick application loaded on their phone visit
participating retailers, such as Best Buy, Target or even a
Simon Properties mall like the Mall of America, they are
instantly recognized by the retailers as they cross the
threshold of a store. There is no need to “check in” and the
customers are instantly rewarded in the form of “Kickbucks”
or scannable mobile coupons, which are sent directly to
their phones and can be used toward purchases at any of
the participating retailers. With this technology, customers
are being instantly rewarded just for being a customer that
walks through the front door.
The Next Level
Some more aggressive shopping center owners are
embracing the world of social networking to the point
where they are investing in development of proprietary
smart phone applications. In June, Developers Diversified
Realty, which owns an international portfolio of shopping
centers, launched its own social network for 25 of its lifestyle
centers. This social network is named ShopStar, and the
company calls it an “online hub” for its tenants and
customers. The site, which incorporates the centers’
NEWSLETTER
The MSCA Newsletter Committee meets quarterly to share
ideas and coordinate our work for the monthly newsletter.
With the exception of articles written by guest authors, our
committee writes, edits and proofs all of the articles published in the MSCA Newsletter. We
are always open to new ideas including topics for articles (whether to be written by a
committee member or a guest author,) advertising ideas and changes to the format of
the newsletter.
Two new exciting changes have recently been implemented. The biggest change is that
the newsletter is now published electronically rather than in hard copy. While the delivery
mechanism for the newsletter has changed, the format of the newsletter currently remains
the same. Electronic publishing will significantly reduce administrative costs on an ongoing
basis by eliminating printing and postage costs. Second, for the first time, past issues of the
newsletter are available without logging onto the MSCA website. Not only are the past
newsletters more accessible to members, but now non-members can access this
database as well. We hope that membership finds these changes beneficial and we
welcome any comments that you have regarding these changes.
If you are interested in joining the committee, contributing as a guest author, or advertising
your property or company in the newsletter, please contact Committee Chair, Andy
McDermott, at andym@shealink.com or Committee Co-Chair, JoAnn Maloney, at
jmaloney@fredlaw.com. Thanks to this year’s membership committee members for their
time and efforts: Creig Andreasen, Greg Brenny, Bruce Carlson, Deb Carlson, Richard
Jahnke, Natina James, Curt Larson, Judy Lawrence, Jeff Orosz, Deb Page, Nate Semsch,
Eric Tuck and Susan Wilson. We also want to thank Peter Berrie, our Board Liaison, and
Stacey Bonine, our staff contact, for their ongoing service to the committee.
2011 MSCA President’s Letter
Peter Berrie
2011 MSCA President
I am honored to be the MSCA president for 2011. I became a member
about ten years ago because I wanted to attend a program that I
knew would be of interest to a client. The MSCA struck me as a very
special organization then, as it still does today.
Before and after that first program, it was obvious that most MSCA
members in attendance were fun-loving people who knew each other
well and enjoyed each other’s company. Most importantly, as a
newbie, I felt welcome. And I felt that MSCA members went out of their
way to be welcoming.
There were two key factors that have made the MSCA special for me
and I ask that each of you keep these in mind with respect to your
own MSCA involvement throughout 2011. One you can do for others; the other you can do
for yourself.
First, as I mentioned above, help us continue the tradition of welcoming newcomers! I was
lucky to have worked with an MSCA member before joining MSCA. Before I knew anyone,
at the monthly programs this member always sought me out, invited me to sit with him and
introduced me to others. For those of us who have been involved many years, please
remember to help more junior colleagues or acquaintances get to know more of us. It’s
something those new members will probably never forget.
“…DEEPEN YOUR
TIES WITH THE
PEOPLE YOU MEET
THROUGH MSCA.”
Second, another valuable way to be involved is to
deepen your ties with the people you meet through
MSCA. As I think about the people who are so
gregarious and laughing before and after (and often
during) the programs I have attended, I realize they are
the people most involved with committees and the
board of directors. This is not surprising. Coming to the
programs and to events like the STARRSM Awards is a
great way to meet people, but there is no way to get to
know someone well enough to develop a relationship
unless you see them more frequently. Meeting monthly
or quarterly on a committee is a great way to meet 10-
15 very talented real estate professionals. Do yourself a
favor and join a committee. If you’re already on one,
join another! As my father taught me, you get out of
something what you put into it.
Thanks to the hard work this past year of our officers,
directors and staff, MSCA is on great footing despite a tough 2010. MSCA is offering more
benefits to its members than ever before. 2011 is supposed to be our industry’s turning
point. It’s going to be an exciting and promising 2011; now is the time for the MSCA to let
the good times roll again!
Rising Star
Clothes Mentor
With the downturn in the economy,
used clothing stores have been
attracting more customers that
previously would not have considered
buying “used.” A growing number of
customers now view used clothing stores as
“Green Businesses” without any negative
stigma attached to
them whatsoever. As
a result, stores like
Clothes Mentor,
Turnstyle, Plato’s
Closet, My Sister’s
Closet and Second
Debut have been
leasing space and
expanding stores. The
price points offered
are about 70% off
retail prices found in traditional apparel
stores, and customers perceive real value in
these stores at a time when they are
looking to stretch their dollars.
Some stores operate as consignment shops
that consign the clothing brought in by the
customers. When the sale is made, the
consignor is sent a check for sold
merchandise. Clothes Mentor, however,
pays cash to customers for gently used
popular fashion labels like Ann Taylor,
Coldwater Creek, Banana Republic and
Chico’s. The ideal location for a Clothes
Mentor franchise is around the regional
malls where there are women’s fashion
stores. Ann Taylor and Talbots stores sell the
MSCA “Third Thursdays”
by Richard Jahnke, Paster Enterprises
merchandise that ends up as inventory in a
Clothes Mentor.
According to an article in the
Minneapolis/St. Paul Business Journal,
“Clothes Mentor expects to have 38
women’s clothing resale stores open by the
end of 2010, double
the number it had a
year earlier. The
franchise company
now has 32 stores in
16 states, with another
15 locations
scheduled to open
later this year or
during the first quarter
of 2011. It has eight
stores in Minnesota,
including Burnsville, Eden Prairie, Edina,
Maple Grove, Minnetonka, Roseville, St.
Cloud and Woodbury.”
Shopping used clothing stores has its
challenges. You may not easily find your
size, color or selection, but if you like
bargain hunting, you can bag a few outfits
for a hundred bucks!
MSCA Connection January 2011
Retail and Social Media - continued from page 2
Facebook pages and Twitter accounts, allows tenants to
advertise special events, prizes and giveaways to shoppers,
while shoppers can receive information on their local
properties, offer feedback about their experiences and get
access to perks like coupons, contests and special VIP
events.
CBL & Associates Properties Inc. has developed mallMerlin,
a smart phone application using location-based
technology, for use by customers while they are inside their
mall properties. Participating retailers get a free listing on the
app, complete with a storefront photo and mall navigation
tools that can lead the customers right to the front door.
Retailers can upgrade their store listings by paying $25-50
per storefront per month, allowing them to add product
listings and photos, special promotions, and high-definition
video. The retailers can control their own content and even
have the ability to push alerts and offers to the phones of
customers who simply walk near the storefront.
Weingarten Realty, a REIT with over 300 shopping center
properties nationwide, is using various social media
networking tools to not only connect with customers, but
also with tenants and even brokers. Their Virtual Partner
Network (VPN) targets leasing brokers, agents and potential
investors, using Facebook, Twitter and LinkedIn to offer a
continuous feed of the latest Weingarten news, real-time
vacancy listings, leasing updates, information on retailers
and community projects.
With all these new advances, regardless of your stance on
social media, it appears that social media has the legs to
keep moving forward. If you are looking to ease into it, you
may want to get your feet wet as a customer first, where
you can learn about what retailers are offering and take
advantage of their rewards.
Networking Tip
Networking Tip #1
Keep in mind that networking is
about being genuine and
authentic, building trust and
relationships, and seeing how you
can help others.
