Case Study: First Net-Zero Build<strong>in</strong>g <strong>in</strong> India<br />

<strong>OutBack</strong> Grid/Hybrid <strong>Power</strong> System Installation<br />

Overview<br />

Malankara Plantations Limited, founded <strong>in</strong> 1910, is<br />

an active plantation company operat<strong>in</strong>g <strong>in</strong> a historical bus<strong>in</strong>ess<br />

System Specifications<br />

Location: Malankara Tea Plantation, Kottayam, India<br />

System <strong>Power</strong>: 27kW Grid/Hybrid System<br />

System Components: (9) GVX 3048 Inverter/<br />

complex. The office power consumption consists of 18 tons of air<br />

Chargers, (7) FLEXmax 80 Charge Controllers and<br />

condition<strong>in</strong>g, followed by water pumps, three pack<strong>in</strong>g mach<strong>in</strong>es,<br />

(2) MATE3 System Display Controllers<br />

IT/network<strong>in</strong>g and light<strong>in</strong>g. It was connected to a private power<br />

<strong>Power</strong> Source: PV Array and Backup Battery Bank<br />

grid owned by the local maharaja, but the complex experienced<br />

frequent blackouts due to power shortages on the electrical grid.<br />

With ris<strong>in</strong>g energy costs and <strong>in</strong>creased availability of government subsidies, management turned to TeamSusta<strong>in</strong><br />

to <strong>in</strong>stall solar panels on the exist<strong>in</strong>g roof while preserv<strong>in</strong>g the historical <strong>in</strong>tegrity of the structure. The 27kW system<br />

consists of n<strong>in</strong>e <strong>OutBack</strong> GVX <strong>in</strong>verters, seven FLEXmax Charge Controllers and two MATE3 communication devices.<br />

The new system ensures un<strong>in</strong>terrupted power, offers an energy cost sav<strong>in</strong>gs payback of less than five years and has made the structure<br />

the first Net-Zero build<strong>in</strong>g <strong>in</strong> India.<br />

We chose <strong>OutBack</strong> products for the Malankara Tea Plantation<br />

because of their reputation for reliability <strong>in</strong> a tropical climate with<br />

extreme temperatures. <strong>OutBack</strong>'s rugged systems deliver un<strong>in</strong>terrupted<br />

power and cut diesel emissions for air condition<strong>in</strong>g and other major<br />

energy loads. Despite regular power cuts <strong>in</strong> the surround<strong>in</strong>g grid, the<br />

Malankara Tea Plantation stays onl<strong>in</strong>e with clean, solar backup power<br />

and ma<strong>in</strong>ta<strong>in</strong>s historic heritage status with <strong>this</strong> creative solution.”<br />

Challenge<br />

The build<strong>in</strong>g complex of Malankara<br />

Plantations is an 86-year-old structure<br />

and is historically registered, classify<strong>in</strong>g<br />

it as “heritage” <strong>in</strong> India and mak<strong>in</strong>g its<br />

preservation mandated by the state.<br />

The plantation is located <strong>in</strong> a tropical region<br />

where temperatures range from 28°C to<br />

32°C. N<strong>in</strong>ety-five percent of the energy load<br />

occurs dur<strong>in</strong>g the day, and the tariff cost<br />

of electricity is projected to <strong>in</strong>crease 6.5<br />

percent <strong>in</strong> the next few years. Additionally,<br />

the cost of diesel fuel <strong>in</strong>creased 50 percent<br />

over the past five years.<br />

Previously, the build<strong>in</strong>g was positioned<br />

to move off-grid as it had some backup<br />

capability, but s<strong>in</strong>ce the build<strong>in</strong>g had<br />

heritage status, it required an eng<strong>in</strong>eered<br />

solution that would not make any<br />

alterations or disturbances to the<br />

orig<strong>in</strong>al build<strong>in</strong>g.<br />

Objectives<br />

• Install a renewable energy generation<br />

system and reduce power <strong>in</strong>take from<br />

the grid<br />

• Preserve the historic office complex<br />

structure by eng<strong>in</strong>eer<strong>in</strong>g a solution that<br />

provides reliable energy<br />

• Ensure un<strong>in</strong>terrupted power supply for<br />

the offices with backup power<br />

• Mitigate emissions caused by diesel<br />

generator operation<br />

Solution<br />

While off-grid posed an entic<strong>in</strong>g solution, the Indian government emphasized solar<br />

PV <strong>in</strong>stallations with capital subsidies of 90-Rupees per watt up to a maximum of 30<br />

percent of the project cost. The Malankara Plantation executives decided to <strong>in</strong>stall<br />

solar arrays on a space-frame structure on four columns cantilevered over the roof, to<br />

not disturb the build<strong>in</strong>g’s architecture and preserves its heritage status. TeamSusta<strong>in</strong><br />

executed the system design, eng<strong>in</strong>eer<strong>in</strong>g, <strong>in</strong>stallation and commission<strong>in</strong>g of the power<br />

plant us<strong>in</strong>g <strong>OutBack</strong> <strong>Power</strong>’s advanced and efficient power electronics.<br />

The solar arrays are powered by three-phase 27kW array of n<strong>in</strong>e <strong>OutBack</strong> GVX 3048<br />

Inverter/Chargers for their modular design, field serviceability, reliability and durability.<br />

The arrays consist of 25kW modules <strong>in</strong> space frames, comprised of th<strong>in</strong>-film PV<br />

elements. The Malankara Plantation also <strong>in</strong>stalled <strong>OutBack</strong> FLEXmax 80 Charge<br />

Controllers with maximum power po<strong>in</strong>t track<strong>in</strong>g (MPPT) capability, provid<strong>in</strong>g 30<br />

percent higher yield compared to conventional charge controllers, and the<br />

<strong>OutBack</strong> MATE3 System Display and Controller to remotely program and monitor the<br />

<strong>OutBack</strong> system. The charge controllers were additionally equipped for temperature<br />

compensation to facilitate proper charg<strong>in</strong>g of the battery bank, thus result<strong>in</strong>g <strong>in</strong> longer<br />

battery life.<br />
