Families
Warned
Don’t open the
door to secondhand
smoke
Almost one Queenslander
a day will die from inhaling
tobacco smoke this year,
without ever having smoked a
cigarette in their life.
Cancer Council Queensland is asking
smokers to consider the harmful effects
of their habit on friends, family and the
community, and to take the necessary steps
to quit.
Today, the organisation will launch its firstever
resource to assist Queenslanders in
making their home a smoke-free zone,
to protect family members from deadly
chemicals found in second-hand smoke.
Around 3000 Queenslanders will die from a
tobacco-related disease this year. The World
Health Organisation estimates about 300
of these deaths will be due to second-hand
smoke.
Second-hand smoke inhalation can cause
lung cancer, heart disease and respiratory
problems in adults, and SIDS, asthma, poor
lung function and bronchitis in children.
Cancer Council Queensland spokesperson
Katie Clift said chemicals from second-hand
smoke could remain in a home for months
after smoking occurs.
“Second-hand smoke can linger in a home
long after a cigarette is finished – on
furniture, curtains, dust, clothing, toys and
floors,” Ms Clift said.
“Smokers may think because they are in
another room, or have opened a window
for ventilation – that the cigarette vapour
won’t affect family members.
“The truth is if you are inside the house,
there is no safe distance between secondhand
smoke and other members of your
household.
“Smokers are encouraged to move at least
four metres from open doors or windows, to
protect loved ones and the community from
inhaling poisonous second-hand smoke
chemicals.
“Making your home totally smoke-free is
the only way to protect your family from the
harmful effects of tobacco smoke.”
Cancer Council Queensland’s ‘Make your
home a smoke-free zone’ factsheet is
available for download via www.cancerqld.
org.au/page/prevention/smoking_and_
tobacco/.
The factsheet explains the harmful effects
of second-hand smoke, dispels common
myths, outlines the benefits of a smoke-free
home and offers advice for asking visitors to
smoke outside.
In Brisbane, around 14 per cent of the
population smoke daily, on par with the
state average*.
Smokers can obtain free information,
practical assistance and support from
Pine Rivers
The Messenger www.northlakesmessenger.com.au 10
As part of Micah Challenge Finish the
Race national campaign, an event
was held in the Dickson electorate to
call on the Government to meet its
commitments to increase foreign aid, and
play its part in helping to achieve global
goals to halve extreme poverty by 2015.
“Many people aren’t aware that the world
has made enormous progress against
extreme poverty,” said event organiser,
Emily Doring.
"Twenty years ago, around 12 million
children under the age of five died each
year. Today that number is less than 7
million, which means that 14,000 fewer
children are dying every single day.”
“This is great news, and proves that
change is possible. This is why we’re
calling on our nation’s leaders to finish
what we started, and accelerate this
progress by giving more aid, and
ensuring that our aid is effective to save
lives and help reduce poverty.”
According to AusAid’s latest annual
report, in 2011/2 Australian aid helped to
immunise more than 2 million children
against deadly childhood diseases,
provided increased access to safe
water for more than 2.5 million people,
helped more than 1 million children
attend school and provided life-saving
assistance for more than 16 million
people in conflict and crisis situations.
Event speaker, David Martin, said,
“Australia is a wealthy and generous
country, and Australians instinctively
want to help out when they know how
much good our aid does. The Government
currently invests just 35 cents in every
$100 of Australia’s national income in aid
to poor countries, and we – along with
many people – support increasing that
to the international aid target of 70 cents
in every $100 of national income.”
David Martin said Australia’s aid budget
currently sits below the international
giving average and embarrassingly
Australia is currently the third largest
recipient of it’s own aid since diverting
aid earlier this year.
“If our country does it fair share towards
achieving the international Millennium
Development Goals by 2015, we could
make the goal of halving poverty a
reality.”
The Finish the Race event at Pine Rivers
Uniting Church on Saturday attracted a
lot of community support with around
200 people coming throughout the
afternoon. As part of the event a forum
was held with speeches given by David
Martin (World Vision), Michael Gilliver
(ALP candidate) and Tyrone D’Lisle
(Greens candidate who all expressed
their support and passion for Australia
achieving the millennium development
goals and halving poverty by 2015.
Part of this includes increasing
Government aid from the current 35
cents in $100 to the amount pledged of
70 cents in $100.
Local radio station 96five came along on
the day, there was a sausage sizzle and
fair trade afternoon tea as well as stalls
from Oxfam, World Vision and TEAR.
Plants donated by Moreton Bay councilor
David Dwyer were also given away.
Although the day was primarily an
education and awareness raising event,
over $500 was raised to support TEAR
Australia in their work.
The event formed part of the Micah
Challenge coalition’s national Finish the
Race campaign, aimed at ensuring
Australia does its fair share to achieve
the Millennium Development Goals and
halve poverty by 2015. Micah Challenge
is a global movement of Christians
speaking out against poverty and
injustice.
Norths Ekka Fun Day
The Norths ‘Ekka Fun Day’ is back again and better
than ever.
Each August Norths sets out to create a day at the Ekka
that families all over Brisbane’s North side can enjoy
without the pain on the back pocket. It’s no secret that
Brisbane’s Royal Show is becoming more and more of
a burden on young families’ bank accounts, and the
Norths' alternative has become a hit over recent years
in light of this.
The day, held on 14th August from 10am, will feature a
range of Ekka favourites that will appeal to both adults
and kids which include live entertainment, sample
bags, rides, face painting and great carnival type food.
If the sun is shining the day promises to entertain
everyone involved with each Ekka Fun Day at Norths
seemingly becoming more popular each year on the
magnificent grassed area adjacent to the club.
For more information on the day please call the
club’s reception on 3285 2733 or email enquiries@
fortune tellers make a good living through
people’s ability to cling to their beliefs
Hi Leonie,
I have a big issue with my husband
and the way he thinks children
should be raised. We fight about
everything from diet to over
stimulation. He thinks that it is
absolutely fine to pass our one year
old around at his family’s house
and then I have to try to settle her.
This happens every other week and
more often when his father who
works away is home. I would love
to be able to just send him with our
girls to see his lot but they are very
rough around the edges and quite
frankly I take my responsibilities as
a mother very seriously.
If I let him take the kids to visit
without me, they will be all revved
up and full of sugar in no time. His
family play games in and outside
with them and I know that they
don’t change the sand in the
sand pit his father built for all the
grandkids. He doesn’t understand
that sugar sends kids loopy and that
I am trying to induce a calm routine
at home.
I know what I am doing when it
comes to our girls because I am with
them always and no one knows
how to care for them as well as I
do. We have outrageous fights over
the girls and what they are exposed
to. Anyone with any child care
experience will tell you that sugar
and coloured cordial will make
children hyperactive. Another issue
is that his parents and his sister all
have dogs! They are allowed to sit
on the furniture and put their paws
on everyone after being outside. As
you can imagine, this is a nightmare
for a mother. As an avid reader of
your column, I know that you will
give me sound advice and eagerly
await your advice.
Name withheld/Scarborough
The Messenger www.northlakesmessenger.com.au 16
Well brace yourself because I have to tell you
that I disagree with just about everything
you have said.
As well as being a counsellor and a lecturer,
I am a fully qualified early childhood
educator with decades of experience who
believes that sugar does not make children
Hyperactive. So your statement of “Anyone
with any child care experience will tell you
that sugar and coloured cordial will make
children hyperactive” is debunked as far
as I am concerned. A very small amount of
effort in research activities will reveal to you
that the link between sugar and hyped up
kids has been well and truly revealed as a
falsity. There are a plethora of published,
randomized and controlled studies that
have revealed no difference in the behaviour
of children who have eaten sugar laden
foods and those on a healthy diet including
studies of children with ADHD. It’s a big fat
myth!
What I think is going on here is a tendency
towards prognostication where you
believe that you can pick the outcome of
events because your belief in certain areas
is so strong. Sometimes when we believe
something passionately, we will only see
evidence that supports our belief and
ignore evidence that debunks the belief.
Whilst studying, I remember a story about a
young mum at a weekly school meeting who
complained about the fact that there were
always doughnuts and jam rolls for snacks
and no fruit. She thought it irresponsible
of the organiser as they should know that
sugar sends kids nuts and she did not want
hyper children after each of these meetings.
Now the lecturer had noticed that her brood
had scoffed down everything in sight
especially the icing covered doughnuts and
were now asleep on top of each other like a
pack of puppies. When he pointed this out
to her she said “Oh, I didn’t notice” and this
is what can happen when someone has a
passionate belief. They will not notice even
glaringly clear evidence that they have got it
wrong. So parents who passionately believe
something to be true will link events that
confirm the belief quite readily and if their
child is being naughty and happened to
have a sweet treat in the last 24 hours, just
like Lamb Chop would cry “It’s the wolif! It’s
the wolif!” they will cry “it’s the sugar! It’s the
sugar!”.
Many fortune tellers make a good living
through people’s ability to cling to their
beliefs even if there is lots of evidence
to debunk the belief. They get enough
information right about the client who
believes so much in their ability that the
client doesn’t notice when they get it wrong.
Let’s face it, even a broken clock gets the
time right twice a day.
Now as for your husband and his family:
I believe that unless he is putting those
children at risk in some way or the Court has
taken away his parenting rights, he has just
as much right to decide how they are raised
and to expose them to his family as you do.
Full stop!
To deny children the right to know and
love their Grandparents, if they are good
people, would be unfair. Also children can
benefit from a certain amount of exposure
to germs and pets. Pets provide wonderful
experiences for children and most dog
lovers have a good heart. Children also need
some stimulation. If children are encouraged
to play safely without interference, I believe
that they will always play at their own
developmental level and build on the
right skills to enhance their development.
I believe that children who engage in play
sleep better, eat better and are happier. A
lot of life rehearsal goes on in imaginative
play with peers and family members such
as grandparents. Children also need to learn
that others can meet their needs or you may
be looking at issues with separation anxiety.
What if you needed to go into hospital
Being a good mother means lots of things
including fostering some independence
and trust in other family members. I would
encourage you to rethink your position on
many of the beliefs you have in these areas.
Till next week, Leonie
Phenomenal fossils and northern Brisbane
Dear Editor,
Near our region of northern Brisbane there has been a rare find
in June and given news coverage in July, thanks to excavations
near Geebung railway station last month. We have been told
of the finding of crocodile, frog, fish and plant fossils. Some
horrific event must have killed all these things to be buried
under northern Brisbane and about 15 metres underground.
There is evidence that has been around for a long time of a
worldwide flood. The most prominent report is that at the time
of Noah (recorded in Genesis 6-9) that should have affected
the Brisbane region. But I read not a word about that in the
reports I read or hear of this fossil find.
Perhaps that's too Christian or Jewish (in the Hebrew Bible) to
be politically correct to mention.
However, there is evidence from the Babylonians, Egyptians
and Greeks of a flood in ancient times, but not as specific, as
say, giving Noah's age as 'in the six hundredth year of Noah's
life, in the second month, on the seventeenth day of the
month' (Genesis 7:11) that the flood came. However, we do
know from history that one Sumerian king provided a list from
about 2100 BC that divided kings into two categories - those
who were before the flood and those after it.
Jesus Christ confirmed the existence of Noah and the flood
(see Matthew 24:36-39).
When will this type of information make it to our news stories
about a new fossil discovery in Brisbane 'Fossil find and
phenomenal flood' could be an appropriate headline, but that
would not be too popular with a secular media.
Thank You to Council for Prompt Action
I am writing to thank Councillor Julie Greer, Leanne Stewart,
MBRC Manager Engineering, Mr David Meyer, and the North
Lakes Development Team for taking such prompt action to
mitigate heavy traffic problems in Copeland Drive.
With construction of 60 new residential units near the North
Lakes Resort Golf Club getting into full swing we were concerned
about the risks of trucks unnecessarily using Copeland Drive,
directly passing about 82 houses, and driving through 17 tight
corners and traffic checks. A much safer and more direct route
was available from Discovery Drive via Bridgeport Drive.
Council’s very quick response and their installation of flashing
advisory signs in Lakefield Drive seem to have averted the
problems.
Yours , Ken Butler
New Seating around Lake Eden, North Lakes
Dear Sir,
A walk around Lake Eden at North Lakes now has the addition
of quite a number of new places with good seating overlooking
the lake at scenic spots, as well as some new concrete pathways.
It really adds to the beauty of the Town Centre Lake and provides
useful places to rest and look out over the lake and watch the
prolific bird life.
Good to see improvements taking place at North Lakes and
could I thank MBRC & Cr. Julie Greer for this welcomed addition
to Lake Eden. I noticed too that the contractors, HSL Solutions
from Brendale, worked extra time later in removing vandalism
in the wet concrete by delinquents who contribute nothing to
our town’s beauty. Thank you HSL and MBRC for this welcomed
work.
Bedroom Farce
Mousetrap Theatre Company Inc. is delighted to be presenting the
hilarious “Bedroom Farce” by Alan Ayckbourn in August.
In the manner of such British farces, the story-line is manic.
Ernest and Delia go out to dinner to celebrate their wedding
anniversary. When this is a failure they return home and prepare to
celebrate with pilchards on toast in bed.
Malcolm and Kate are preparing a house-warming party: Nick and
Jan have been invited to this but Nick has hurt his back and prepares
to rest quietly in bed.
All three preparations are doomed however to disaster, by the
marital problems of Trevor (son of Ernest and Delia) and his wife
Susannah who descend on each couple in turn leaving chaos in
their wake, finally taking over the bedroom (and bed) of the long
suffering Malcolm and Kate.
The three bedrooms are presented simultaneously on stage and the
action flows in and out from one to another during this hectic night.
This is one of Ayckbourn’s funnier plays and should not be missed.
The cast is a wonderful mix of seasoned Mousetrap regulars and
some bright new talent. They are Mike Pitcher as Ernest, Dawn Smith
as Delia, John Honey as Nick and Susan Fields as Jan with Reagon
Warner as Malcolm, Stephanie Savian as Kate, Marcus Thomas as
Trevor and Debbie Fenton as Susannah
assistant director.
Mozart’s
Don G touring
Regional
Australia
The Michael Gow directed
Mozart’s Don Giovanni Coming
to Redcliffe
Fast-talking ladies’ man Don Giovanni
swaggers into town this winter, to
sing, charm and swindle his way into the
hearts of audiences across Australia. Opera
Australia’s regional touring program, Oz
Opera had a makeover last year, when
renowned theatre director Michael Gow
put his own contemporary spin on Mozart’s
classic opera, Don Giovanni, and took it on
the road for the first of its two-year touring
cycle. Now in its second year it’s heading
for some of the warmer winter centres
including Queensland, Northern Territory
and Western Australia.
“Our production of Don Giovanni is made
for today’s audiences. It’s in English, it’s
fast-paced and passionate, and it’s thrilling,”
says Gow, one of Australia’s great directors.
“But most of all, it’s entertaining. It’s a great
show built on an enduring opera but with a
styling that works for Australian audiences.
And it’s got big operatic numbers to show
off the glorious voices of our singers, some
great comedy, and a twist at the end!”
From Ringwood to Whyalla, Townsville to
Alice Springs, Tennant Creak to Margaret
River, audiences across regional Australia
and suburban centres will be swept up in
the stylishly sexy decadence of Mozart’s
classic opera. The original Casanova,
Don Giovanni, is about to seduce a new
generation of opera-goers in this exciting
new production of Mozart’s classic
masterpiece.
The story in a nutshell: Don Giovanni
spends his days in the company of gorgeous
women, fine food and the best champagne.
As the story begins, he’s ready to add more
women to his catalogue of conquests,
but this time his dalliances are not going
entirely to plan. The abandoned Elvira is
trying to track him down, Donna Anna
wants to avenge the death of her father
(which Giovanni may have had something
to do with), and Zerlina just wants to
get married without the Don’s amorous
interference. And something even more
sinister is waiting just around the corner. It
seems opera’s favourite bad boy is about to
meet his match...
“To many people, Don Giovanni is the best
opera ever written. I want to make sure
everyone knows why, by giving Australians
from all walks of life, an experience of this
opera that will knock their socks off!” says
Lyndon Terracini, Artistic Director of Opera
Australia who selected this show for the
2012-3 Oz Opera Regional Tour, and cast
Michael Gow as Director, and a raft of young
Principal Artists to perform.
Part of Lyndon Terracini’s vision for Opera
Australia is to make opera accessible
and entertaining to a wider public than
ever before. His approach has seen the
Company creating some new kinds
of opera experiences in Sydney and
Melbourne– including Handa Opera on
Sydney Harbour, a family-friendly, puppetladen
performance of The Magic Flute and
the music theatre sensation South Pacific.
Now, he turns his attention to the Oz Opera
Regional Tour, giving it an upgrade by
casting many of the company’s Principal
Artists on stage, and appointing one of
Australia’s finest theatre directors.
Lyndon Terracini says, “The reason I wanted
to have Michael Gow direct Don Giovanni
for the Oz Opera Regional Tour, was that
as a theatre director, he has a great sense
of showmanship. So it won’t just be good
opera, but a great show! It’s in English so
everyone can understand the words. It’s
shortened so nobody will get bored! And we
have some of our best young performers in
the lead roles so we make sure the standard
is one that we can be really proud of.”
Oz Opera's Don Giovanni tours Australia
and visits Redcliffe Cultural Centre on
August 3.
Black History Month was launched in 2008 and was
developed after talks with Aboriginal and Torres Strait Islander
community groups indicated a need for a specific cultural
program. Black History Month runs throughout July each year
and is a showcase of Aboriginal and Torres Strait Islander history,
heritage and culture which acknowledges and celebrates First
Australians' achievements.
Black History Month originally began in the United States of
America, as an event that celebrates their nations First Peoples.
Due to the success of this event, it evolved into an international
festival celebrating indigenous cultures in the United States, as
well as Canada and the United Kingdom. Brisbane is the first
city in Australia to participate in this event, celebrating the
New Home
Care Model for
Moreton Bay
By Dr Anita, Metro North Brisbane Medicare Local
Eight established community care providers have come together
to deliver domestic assistance services, previously delivered by
Queensland Health, to more than 3,000 older people.
Coordinated by Metro North Brisbane Medicare Local, the eight
community care providers have worked carefully over the past
two months to transition clients to the new model and to ensure
minimal disruption to services.
This new model for delivery of domestic assistance services, funded
through the Australian Government’s Home and Community Care
(HACC) Program, was launched in North Lakes on Wednesday 17
July by the Federal Minister for Mental Health and Ageing, Senator
Jacinta Collins.
Speaking at the launch Senator Collins said she wanted to
acknowledge the partners involved in delivering the new
community care model in the Moreton Bay region and across
Brisbane’s north side.
“This really is, an alignment, a coalition, a drawing in of the
community to longer term service provision for older people in this
region,” Senator Collins said.
The partner organisations working with the Medicare Local include
Centacare, RSL Care, Burnie Brae, GOC Care, Communify, Footprints
(Brisbane), Co.as.it, and All About Living.
Medicare Local Acting CEO Jeff Cheverton said the Medicare Local’s
innovative approach will deliver a broader range of community
services to older people in North Brisbane and Moreton Bay through
community partnerships.
“Our primary aim is to increase access to home and community
care and ensure older people get the services they want and need
to stay at home and remain independent in the community,” Mr
Cheverton said.
“We are bringing clients, family members and services together to
ensure high quality services are delivered.
“Additionally, the new model allows us to deliver seven per cent
more services to clients. This means at least 200 more people will
receive services to help them remain in their own homes, instead
of an aged care facility,” he said.
Federal Member for Petrie Mrs Yvette D’Ath, who also attended the
launch, praised the Medicare Local on its work with the community.
“I congratulate our Medicare Local on the great work that they do
in our community providing invaluable services for people of all
ages as well as funding for local community groups,” Mrs D’Ath said.
The Commonwealth HACC Program provides funding for services
which support frail older people and their carers, who live in the
community and whose capacity for independent living are at risk of
premature or inappropriate admission to long term residential care.
Older people aged 65 years and over, and Aboriginal and Torres
Strait Islander people aged 50 years and over are eligible for HACC
services.
To find out whether you could benefit from HACC services, talk
to your family doctor, or for more general information about the
Divorce and the
Blended Family
Part 3
Forming a new family unit after the
breakdown of an earlier relationship can
be an extremely fulfilling and rewarding
experience but these new relationships can
also generate problems and challenges. In
Parts 1 and 2 of this series, we looked at a
range of these issues including obligations
for stepparents to provide financial support
for stepchildren, circumstances where the
stepparent’s finances can become relevant
or even attacked in live property disputes
carried over from earlier relationships and
scenarios where stepparents might still
have rights to parent non-biological children
following a breakdown in the relationship
with the biological parent to those children.
Here are some more.
Relocation – The rise of internet
communication/dating combined with the
mobility of the Australian workforce, often
drags or drives new family units into moves
between cities or other distant localities
which in-turn has the potential to dislodge
children from well-established schooling,
social environments and most significantly
regular contact with their other biological
parent. Resolution of these disputes can be
extremely difficult but in short summary,
no move should be made without the
consent of the other biological parent or
authorisation from the Family Court and,
in the agitation of that exercise, the fact
that the relocation driver might stem from
the stepparent is usually considered just
as relevant as it would be for a biological
parent.
Change of Surname – Following remarriage,
couples typically wish to adopt the same
or at least a hyphenated surname to mark
the new union and on occasion this wish
extends to their biological/stepchildren.
Just like relocation issues however, this
action should not be done without either
the consent of the children’s other biological
parent or authorisation of a Family Court
Judge. When adjudicating these disputes,
courts generally prefer to leave children with
their original birth names unless this can be
shown to impact negatively on their welfare
in which case a change may be authorised.
Are Relationships between Half
Siblings Rated as Important to
Preserve – As a starting point there is to
be no preconceptions that stepsibling
relationships are any more or less significant
than relationships of the whole blood. Each
case needs to be examined on its own merits.
If a half sibling relationship is assessed by
the Courts as being a very strong one, then
Courts will definitely move to try to preserve
this ongoing contact where the new blended
family unit might break down. However,
where the evidence is that the stepsiblings
had never actually bonded during the
relationship then Courts will usually bow to
the common sense approach that it would
be stressful on all persons involved to
continue to force contact between persons
who do not wish for it.
How are Stepparents’ Involvement with
Children Policed – It is known that children
themselves grieve over the breakdown of
their parents’ relationship and so a parent’s
re-partnering before the children have
reached “acceptance” over the loss of the
first relationship can be a source of further
distress for them. In other cases the new
partner might be considered to be a poor
role model or even a potential threat of
abuse towards the children. Because it is
considered natural and psychologically
healthy for persons to re-partner on the
breakdown of a relationship, the legal
system is typically reluctant to become
overly intrusive and prescriptive when it
comes to how and when a biological parent
might choose to bring another adult person
into their children’s life. In cases however,
where there is evidence that the new partner
has previously been abusive towards other
infant children or violent towards adult
partners/persons then so long as the
evidence is strong, both the Family Court
and the State Department of Child Safety
Services do have the power to prohibit
a biological parent from permitting the
children to come into contact or otherwise
be left alone with the suspect adult person.
What happens if the new partner is
financially supporting the ex-spouse so
he/she doesn’t have to work and therefore
seeks a “nil” CSA assessment – Under the
child support system, the Agency will first
look at the actual income being earned by a
spouse in the calculation of a child support
liability. In cases however, where it can be
shown that the spouse is not working to
the full extent of their capacity, then the
system allows for the child support to be
reassessed on the hypothetical maximum
earnings which a parent might be able
to generate. For example, if a father to
children from a previous relationship ceased
work or reduced hours from what was
previously a $50,000.00 per year full time
job due to his new partner having sufficient
earnings to plug the short fall, the Agency
will in all likelihood continue to assess the
child support liability as if the father was
continuing to earn $50,000.00 per annum.
Your Stars
with Isla Ravn
Aquarius- You have no patience for square pegs
today. If they don't at least try fitting into their
round holes, then you'll call the whole thing off.
Pisces- You grow more confident with each
passing day. You are truly realising your inner
potential. Expect to mine richer talents in the
weeks to come.
Aries- You realise how precious family is. Take a
break from the arena and loll about with loved
ones.
e
Taurus- Let events follow the path of least
resistance. They'll come together in the way you
like. It's a test of patience, but you're up to it.
Gemini- This is not the day to pull a fast one- no
matter how tantalising that prize may be. It will
only come back to haunt you in the end.
Cancer- You're entering a very prosperous cycle.
But don't squander it. Start salting away funds
now!
Leo- Every ending carries the seeds for a new
beginning. It may be hard to see at first, but a
month from now it will be self evident.
Virgo- You're getting better at reading moods.
In a world of emails and text messaging, it's not
always easy to read the face behind the words.
Libra- You are angling for second-in-command
so it comes as a surprise to be awarded the top
position. Step into the role. You'll see it was made
to order all along.
Scorpio- Be open to peculiar developments.
Something from out of left field not only changes
the odds, but also promises to deliver a victory.
Sagittarius- Nobody's going to make you do
anything you don't want to do. That said- it's up
to you to make self-improvement a priority.
Capricorn- This is the last time to expand your
client base. There's money to be made out of state
or even across the border. The farther afield, the
better.
Real Estate
Consumers Ignored in
National Licensing Debate
The Real Estate Institute of Queensland (REIQ), together with
the Real Estate Institute of Australia (REIA), is voicing its bitter
disappointment about the reduction of educational standards in
the proposed national real estate licensing regime.
The Council of Australian Governments (COAG) National Licensing
Steering Committee released its 264-page Decision Regulatory
Impact Statement (Decision RIS) on national licensing on Friday
which included diluted learning requirements in many States and
Territories.
REIQ chairman Pamela Bennett said the proposed lower training
standards may impact consumer protection.
“Throughout the REIQ’s 95-year existence, one of our major aims
has been the continual improvement of professional standards
and we have mainly achieved this through increased educational
requirements over time,” she said.
“Reducing the level of training that agents need to successfully
complete to work within the real estate profession not only doesn’t
make sense, it flies in the face of consumer protection.
“For example, in Queensland, the educational requirement for
newcomers wanting to become registered salespersons – which
is by far the most common qualification – has been almost halved.”
REIA president Peter Bushby agreed and said the needs of
consumers appeared to have been left out of the equation entirely.
“If COAG continues on this path, the biggest risk is to the consumer,”
he said.
“I simply do not understand why the needs of the Australian public
have not been taken into account in this process. The Decision RIS
mentions consumers but then comments this is difficult to quantify
and that they have been excluded from the analysis.
“Also, what’s the point of consultation when the views of industry
are not listened to There was overwhelming opposition to the
initial proposal from the real estate profession.”
The REIQ and REIA want a national licensing system which requires
real estate agents to achieve a diploma level for licensing, requires
compulsory continuing professional development and requires
licensing for commercial agency work.
Value Data
Released
The RP Data-Rismark
combined capital city index
has retraced the 1.7% decline
recorded over April and May
to finish the June quarter
0.2% higher
Over the month of June, dwelling values
rose by 1.9 per cent across the RP Data-
Rismark eight capital city aggregate index.
According to RP Data research director
Tim Lawless, the June rise has more than
reversed the falls in the Index recorded
over both April and May when across both
months, values dipped by 1.7 per cent.
Annually, capital city home values rose by 3.8
per cent throughout the 2012/13 financial
year which is a significant improvement
from the -3.6 per cent fall in values over the
2011/12 financial year.
According to Mr Lawless, the capital gains
recorded over the financial year highlight
that lower mortgage rates are starting to
have a positive impact on the housing
market, however current conditions are
far removed from the buoyant conditions
experienced in 2009.
Capital city home values are up 3.8 per cent
over the past twelve months and have now
recovered 4.9 per cent of the 7.4 per cent
correction. In comparison, the first twelve
months of 2009 saw capital city dwelling
values increase by almost 14 per cent.
"At that time auction clearance rates were
at a similar level to what they are now and
mortgage rates were lower however, growth
conditions were vastly different, Mr Lawless
said.
The quarter-on-quarter results for June
showed capital city dwelling values were
up 0.2 per cent, and were largely driven
by a strong result in the largest capital city,
Sydney. Melbourne and Brisbane recorded a
slight fall in dwelling values over the quarter
while the decline in Hobart, Darwin and
Canberra was more significant.
Each capital city housing market excluding
Hobart, where values have fallen by -1.8
per cent, has recorded an increase in values
over the past year. Annual capital gains
have ranged from as little as 0.2 per cent
in Adelaide to as much as 6.1 per cent in
Darwin and 6.0 per cent in Perth."
Mr Lawless said that while there has been
some natural volatility in the month-tomonth
readings of the RP Data-Rismark
Index, the trend is much more indicative of
an ongoing recovery in dwelling values.
"Looking deeper into the index data reveals
some interesting trends across the broad
price based segments of the housing
market.
"The Sydney premium housing market has
gathered some pace since the beginning
of the year, likely fuelled by stronger equity
market conditions as well as the fact that
premium priced housing markets showed
a larger correction than other broad price
segments. Sydney’s most expensive suburbs
have seen dwelling values rise by 4.8 per
cent over the past six months compared
with a 3.2 per cent rise in values at the most
affordable end of the market and a 4.6 per
cent gain across the broad middle priced
segment of the Sydney market."
"In the other major capitals, the most
affordable and broad-middle priced
segments of the housing market are
typically showing the best value growth.
Premium markets are generally showing
some appreciation, but still not at the same
rate as lower priced market segments," Mr
Lawless said.
Ben Skilbeck, CEO of Rismark International,
highlights that the daily index method
provides timely insights into market
dynamics not previously able to be
observed using property indices. Unlike
index methods which look at the mid price
point of a basket of properties that happen
to sell in one quarter and compare this to the
mid price point of a very different basket of
properties which happens to sell in another
quarter, the RP Data-Rismark home value
index tracks the change in the value of the
same basket of properties through time. In
fact, it tracks the value of the entire housing
market on a daily basis.
"While the underlying mechanics to achieve
the daily index are complex, its accuracy is
proven through its audited performance
over time. In essence, on each day of
calculation the index simply uses all the
available data in the market place on that
day, including sales and property attributes
information, to determine the changes
in value of each property comprising
the market. Historic data such as sales
information from last week or last month
is clearly an important part of determining
the current state of the market, however,
to make it relevant to the current day,
time variables and weightings need to be
properly applied to the historic information."
"This index methodology highlights that
housing markets do show intra-month and
intra-quarter volatility as one would expect,
although this volatility is very low compared
to the share market. When looked at over
a longer period, such as the last 3 months,
recent index results highlight that capital
gains remain relatively sluggish despite
the presence of low interest rates and
high auction clearance rates," Mr Skilbeck
continued.
Mr Lawless points out that many other
indices are also showing some movement
which is reflective of the uncertainty that
households are experiencing and the
transition that is underway across Australia’s
economy.
"Consumer confidence also dipped over
April and May before recording a rise in
June, data on labour markets is jumpy and
housing finance data shows hardly any
improvement in the average loan size. If
confidence levels remain high and labour
markets continue to show a low rate of
unemployment then we would expect that
home values will continue to trend higher,
albeit at a relatively measured pace."
