Florentia Village-Jingjin Designer Outlets, the first Italian-inspired designer outlet center in China, was launched on June 9 with an extravagant party, 1,000 VIP guests, fireworks and performances. RDM, the real estate arm of the Italian fashion and finance conglomerate Fingen, and its minority partner Waitex, are the developers. Designed as a romantic 16th century Italian town, the 42,000-m2 Florentia Village opened with 50 tenants and will have a total of 100 by the end of this year. The center has four merchandise neighborhoods: luxury, international premium, sports and leisure. It is loaded with Italian touches, such as a spacious replica of the Coliseum and gondoliers ferrying shoppers up and down the project’s canal. Perhaps the most important Italian touch is Florentia Village’s brand line-up. Fingen was involved with McArthur- Glen on that developer’s outlet centers in Serravalle, Castel Romano, Barberino, Veneto and Naples. Because of this experience, RDM set out to feature not only Italian brands but also European, American and Chinese fashion and luxury

labels. RDM says that 90 percent of the world’s top 30 brands will be in the center. “Florentia Village will have true Italian genes,” Ivano Poma, managing director of RDM Asia Ltd, told IOJ in 2010. “Our aim is to substantially raise the bar in the China outlet market, in the level of construction, the management style and the quality. Our aim is to establish Florentia Village as a retail landmark for design, fashion and business success in China, by offering an authentic Italian outlet experience and unparalleled worldclass management.” Located in Wuqing, Florentia Village is between Beijing and Tianjin on Jingjin Highway and Jingjin Tang Express Way, five minutes from the Yangcun Exit. By high-speed rail, the center is just 20 minutes from Beijing and a mere 10 minutes from Tianjin. Nearly 3,000 parking spaces have been provided for shoppers who drive to the center. The RDM Group, in its continuing partnership with Waitex, is developing three to four more Florentia Village Centers within the next four years, investing up to ¥5 Billion RMB. Additionally, RDM said recently that it has signed an agreement with the Shanghai Pudong government to be a strategic partner in the development of a designer outlet center between the Pudong International Airport and Shanghai Disney Resort. The Disney project is scheduled to open in spring 2016, with the 53,950m2 outlet center opening in 2013. “Asia is very important to RDM, and China in particular is the most exciting market that we want to be in,” said Jacopo Mazzei, chairman and CEO of RDM Group.
