Dear Camden Team Members,
As we write this edition of Living It Up,
the corporate office is in the midst of
change and preparing for the “big
move.” Camden’s new corporate
office gives us much needed space
and, more importantly, creates an
environment that reflects Camden’s
unique culture. We will have an
artistic rendering of a 20-foot tall hummingbird, conference rooms named after
key cultural events and a dining space where associates can interact with one
another. However, of all the remarkable features in the new office, the one I
treasure most is the permanent display of the Camden Quilt.
The Quilt symbolizes two important aspects of our culture. First, it represents the
joining together of our individual contributions to achieve outstanding results and
create value for our residents, shareholders and team members. Second, just as
a cherished quilt is made from multiple fabrics, Camden’s cultural quilt is made
of our countless shared experiences. With each signed square, the Camden
Quilt captures a part of everyone who makes Camden’s success possible and
our culture extraordinary. And with each new change we experience as a
company, we will always be committed to the culture and people the Quilt
represents.
ANNIVERSARIES
Diane Totten Celebrates 20 Years
Diane began her career with Camden in 1993 as a resident manager at The
Bay Place. Diane held several on-site positions—from resident manager to
community manager—and worked at a total of 11 different communities. Ten
years later, Diane was promoted to a project analyst position at the corporate
office, where she played a key role in the RealPage/OneSite development.
In 2005, she was promoted to her current role as one of HROC’s district
managers. Diane is a Camden U graduate and is always striving to do her best
and further her education. She’s a national ACE winner, holds an NAA CAPS
designation, and is an active member of Toastmasters. In her free time, Diane
enjoys volunteering at CAP animal shelter, spending time with her two dogs
(Penny and Storm) and cat (Willow), reading, watching movies, and relaxing in
her massage chair. Diane has been with her husband, JR, for 18 years and has
a daughter, Jacey, who’s now grown up and living on her own.
DEPARTMENTAL NEWS
FUND & ASSET MANAGEMENT
The Fund Delivers in D.C.
In April, lease-up commenced at Camden South Capitol, the Fund’s
most recently completed development project. Camden South
Capitol is a 276-unit urban high-rise community located across the
street from Washington Nationals stadium, in the heart of one of the
most vibrant redevelopment areas in Washington, DC. Residents
of Camden South Capitol enjoy upscale community amenities
such as a 24-hour concierge service, a rooftop entertainment
lounge with a swimming pool, grills, and a fireplace, a pet grooming
lounge, and a dog park. Interiors are well-appointed with designer
finishes including quartz countertops, walnut plank flooring, and
42-inch cabinets with contemporary hardware. The community
offers views of the Capitol and the Anacostia River and is ideally
Camden South Capitol is located in Washington, DC approximately 300 ft.
from the Nationals Ballpark.
located within walking distance from several local amenity areas – the Yards entertainment district, the Yards Park along
the Anacostia River, and the Navy Yard Metro Station.
Under the district leadership of Carrie Bolling and on-site leadership of Mohammed (Moe) Ali, Community Manager, the
staff has been extremely busy and their efforts are paying off. The community is currently 27% occupied and 41% leased,
and the team is well on their way to leasing up this community by year-end.
In addition to Camden South Capitol, the Fund has 23 operating communities in 8 U.S. markets. When including the
communities under development in Orlando, FL—Camden Waterford Lakes and in Charlotte, NC—Camden Southline, the
Fund has a total of 8,436 apartment homes in 11 markets.
CONSTRUCTION
Reposition Program Update
In 2012, Camden approved a program to reposition
approximately 20,000 units at more than 60
communities across the country. As of July 31, more
than 10,000 units have been upgraded with fabulous
new interior finishes. Recently, Camden’s reposition
teams set new records by completing over 800 units
in June and over 900 units in July. The success of
this program is due to the collaborative effort of many
including the on-site teams, facilities and construction
teams, and corporate support departments. This is a
great example of TEAM PLAYERS in action!
Autism Speaks Fun Run
On May 26, Camden’s Construction department
sponsored a booth for Autism Speaks 8k Run and
1k Fun Run in Austin. During the events volunteers
passed out bottled water, backpacks and koozies to
race participants. Camden was proudly displayed on
race shirts, banners and the Autism Speaks website.
HUMAN RESOURCES
2013 Internal Customer Survey
Camden associates are committed to service, and that service is
measured in our internal customer survey. Every employee in the company
provides a service that directly or indirectly impacts Camden’s residents.
The internal customer survey is one way of learning how corporate and
regional employees can provide better service and support to their internal
customers. The response rate for this survey was 77%. Even better, the
Overall Company Loyalty Index increased to its highest point ever; from
92% in 2010 to 93% this year! The departments surveyed are committed to
making our work experiences better every day.
Congratulations to the two departments that tied for first place,
HUMAN RESOURCES
New Leasing Incentives Website
In the Fall of 2012, Human Resources, Operations, and
Information Technology joined forces to design and
collaborate on improvements to the Leasing Incentives
website. The new Leasing Incentives debuted in April 2013
and includes many new features such as an improved
user interface for managers, leasing consultants, and
maintenance personnel. Community managers can now
attach a note to a lease and split a lease’s incentive among
multiple leasing consultants. Other new features include a
home page dashboard, which clearly displays the status of
manager approvals at a glance, automation of the monthly
closeout bonus calculation and enhanced reports that are
available for all leasing incentive recipients, managers and
system administrators.
FINANCE
Finance Cookie Bakeoff
On August 1, the Finance department held its 10th Annual
Cookie Bake-Off where the newest members of Finance, Tax
and Treasury compete to be “Finance Department Cookie
Grand Champion.” This year’s chefs were Rosalva Castillo,
cash analyst; Emily Proctor, tax accountant; and Ryan Seeley,
financial analyst. The competition is fashioned after the Food
Network’s Iron Chef with “celebrity” judges and a secret
ingredient. Coffee was this year’s secret ingredient, and it
had to be incorporated into the cookie. Each chef was judged
on creativity, plating, taste and dunkability. The judges were
“Alligator Wrangler” Alex Jessett, “Current Women’s MMA
Champion” Kristy Simonette, “Cat Whisperer” Blake Beyer,
and “Founder: Anger Management Anonymous” Margaret
Plummer. The competition was fierce with plenty of “smack
talk” and pesky posters hung by the chefs around their cubical
area. In the end, only one could prevail. Emily Proctor’s cheer in
the Ace costume and her double chocolate espresso cookies
led her to victory!
Congratulations to Emily Proctor, our 2013 Finance Department
Cookie Grand Champion!
REVENUE MANAGEMENT
Focus on Analytics
Operations, Revenue Management and IT have
been up to something REALLY BIG! They’ve
been working together to improve how we
measure ourselves. The idea is to consolidate
and streamline reporting by providing a single
source of truth that is both actionable and clearly
“tells the story.” The Performance Dashboard is
the first deliverable to come off the assembly
line. It centralizes many of our Key Performance
Indicators (KPIs) and makes them front page
news. With its easy-to-understand charts and
tables, the Performance Dashboard answers
the key questions of “How are we doing on
net market rent, occupancy, rent opportunity,
renewals and retention and sales”
Those metrics can be aggregated and reviewed on the entire Camden portfolio, a region, a single district, or any combination
of properties. From there, end users can leverage drill-down reports to better understand where Camden has opportunities
to improve on any of the front-page metrics. Tom Sloan, Senior Vice President of Operations, adds, “The operations team
is beyond excited about rolling out the new performance dashboard. It was an honor to be involved with the outstanding
collaborative efforts of our revenue team in Business Services, our IT team, and our operations users group in developing
and delivering the performance dashboard. The intent of the performance dashboard is to deliver an easy to review front
page look at primary drivers of NOI, and to give a manager the ability to quickly see and act upon opportunities to improve
performance. It is one of many examples of the amazing power of Camden collaboration to deliver excellence at every
point of contact, which drives our ability to beat the REITs!” Check out the Performance Dashboard for yourself by clicking
on the link in the Quick Links section on the front page of InsideCamden!
STRATEGIC SERVICES
Camden Miramar — StarRez
Camden Miramar is the exclusive on-campus housing provider for Texas
A&M University-Corpus Christi. As such, it is run similarly to any universityowned
and managed housing program. This unique blend of student
housing and real estate investment trust (REIT) made it challenging to
find a student housing software package that would fit the bill. Since
March 2006, Miramar has been operating with two software systems,
Residential Management System (RMS) for roommate matching and
room assignments, and OneSite for accounting.
The journey to find a single solution began with a request for proposal
(RFP) in March 2012 and the selection of StarRez as the best choice. The
project officially kicked off in the summer of 2012 with Camden’s project
team, which included Camden Miramar, Accounting, and Information
Camden Miramar Team.
Technology. Core team members included Laura Rios, Richard Whatcott,
Jill Underbrink, Amy Fritcher, Monica Guzman, Carolyn Paul, Laquinta Harrison, Peggy Webb, Reese Schulte, Hugh Tran,
and Paul Sommer along with individuals from Infrastructure Technology and Business Services. As of this summer, Camden
Miramar is now on one software system. Some new features include a student portal where the students can apply and
select a room and roommate. There is also an iPad application that will aid the maintenance staff during the move-in and
move-out processes.
STRATEGIC SERVICES
Data Center Move
In preparation for the Corporate Office move, IT relocated
the main server and network technology equipment
in May from the Corporate Data Center to a Fibertown
Colocation facility in Houston, TX. The new facility features
the latest in high-performance design, redundant power
and cooling, and provides 24/7 security. IT would like to
thank everyone who contributed to the project’s success
by testing applications, validating performance and data,
and helping coordinate on this initiative.
BSC Self-Service
In June, the Business Support Center went live with the
“Contact BSC” button on InsideCamden! This exciting
new initiative supports the BSC’s continuing efforts to
provide excellent customer service to Camden employees.
The self-service portal has proven to be very beneficial by
providing a centralized location for all BSC help requests,
easier reference, status updates of existing requests, and
fewer emails to manage.
To get started using this quick and easy tool, click on the
“Contact BSC” help button on InsideCamden located
above Quick Links.
The new location provides an improvement in security and design.
The BSC can also be contacted by email at BSC@camdenlving.com
One-Millionth Call
On April 23, after four years of answering phone calls,
the Camden Contact Center (CCC) took its one-millionth
call. The CCC is a team of 18 Camden employees, many
of whom came from on-site positions. Emily Lanclos,
who joined the CCC in October 2012, answered the
official one-millionth call. The CCC celebrated with glitter,
streamers, and a few minutes off the phones! The one
million calls are completely independent of those that
Camden’s after-hours partner, Crossfire, answers. Let’s
get another million!
Team members as of our one-millionth call: Nathan Bernardi, Zach Harper, Tomiko Mc-
Dilworth Soup Kitchen
For the second year in a row, the Charlotte Camden
Cares team devoted their time to assisting neighbors
in need at the Dilworth Soup Kitchen. The volunteers
prepared food, set tables, served meals, and washed
dishes. The team always finds volunteering for this
organization to be incredibly impactful and rewarding.
Charlotte Family Housing
On May 22, the Charlotte team joined forces to assist
Charlotte Family Housing in its mission to provide
homeless families with a safe place to stay. The group
scraped and repainted popcorn ceilings in five bedrooms,
cleaned a supply shed, organized the pantry, cleaned
the kitchen, switched out appliances, and sanded and
varnished furniture. The Charlotte Family Housing was
incredibly grateful for all of the Camden volunteers. One
of its employees said, “I really can’t thank you (Camden
Volunteers) enough for all the hard work you put into
Plaza Place yesterday! The entire staff is amazed at the
awesome job you did. Thank you, especially, for being so
professional and organized!” Way to go, Camden!
Altogether the Charlotte Camden Cares team served approximately 200 people.
Eastern Division Leadership Meeting
In June, leadership teams throughout the Eastern Division
descended upon Charlotte for a three-day conference focused
on trust, communication, team building, and, of course, fun.
On the first day, everyone gathered for a Business Writing
Seminar conducted by Carl Flowers. Not only did the seminar
teach the fundamentals of effective communication in a techsavvy
business world, but it was also an important reminder
that every individual listens, understands, and communicates
differently. On day two, participants were bussed to the U.S.
National Whitewater Center in Charlotte for an adventurous
day of high and low ropes courses. The courses proved to be
fun and challenging, as well as relatable to the tasks, projects,
and challenges we face in life and at work. This activity was
followed by free time to explore the area and then a delicious
dinner with a fabulous view of the city. The next day, the
participants attended a leadership meeting where several
corporate department heads presented updates and led
dynamic group discussions.
