Environmentally Sensitive Design<br />

• All development in the precinct shall be designed in accordance with the ESD Design Guide for<br />

Australian Government Buildings and other relevant urban design / energy efficient guidelines.<br />

Built Character<br />

• Built development is to be contemporary in character. Reference to the maritime industrial<br />

history <strong>of</strong> the area is to be encouraged in any new built form.<br />

• Buildings are to be open and airy but must take account <strong>of</strong> seasonal strong winds and storm<br />

activity to provide a safe and amenable internal and external environment.<br />

Traffic<br />

• Vehicular traffic should be restricted to the western edge <strong>of</strong> the MP.<br />

• Car parking must be accommodated within the MP while allowing the area to function with<br />

pedestrian priority. Car parking is to be provided within building envelopes rather than<br />

externally where practicable.<br />

• Traffic management must integrate with adjoining MPs<br />

Pedestrian Movement / Amenity / Safety<br />

• A safe and accessible pedestrian movement corridor is to be maintained through the MP to<br />

Muttonbird Island.<br />

• Public risk related to vehicle and pedestrian traffic and overtopping from storm surge must be<br />

managed on the northern breakwater<br />
