Letter from the President<br />
Dear <strong>Camden</strong> Team Members,<br />
As we write this letter, the second quarter is coming to an end and <strong>Camden</strong>’s<br />
performance continues to be better than expected. <strong>Camden</strong> associates are<br />
definitely “catching the wave!” We know you are working hard to maximize every<br />
opportunity and ride the wave of this strong multifamily market.<br />
We also know the busy summer season involves a lot of time spent with your<br />
<strong>Camden</strong> colleagues. With longer daylight hours, kids out of school and many<br />
recreational events, summer is also a great time to connect with your family and<br />
friends. We want to encourage you to take time to spend with your non-<strong>Camden</strong><br />
family and friends this summer.<br />
Life moves really fast; and it is easy to let those opportunities to create memories<br />
slide by. We hope you take advantage of <strong>Camden</strong>’s vacation policy so you will<br />
have the time to make those memories. With recent policy changes, it is easier<br />
than ever to plan your days off. And if you choose to travel, remember we have<br />
vacation suites available across the country. Whatever you decide to do this<br />
summer, we hope you have fun and create wonderful memories.
Anniversaries<br />
Jose Cadiz Celebrates 20 Years<br />
Jose began working at <strong>Camden</strong> in January 1992. He has worked at <strong>Camden</strong><br />
West Oaks, <strong>Camden</strong> Whispering Oaks and currently at <strong>Camden</strong> Oak Crest as<br />
a Maintenance Technician. Jose has completed all <strong>Camden</strong> training programs<br />
and has received the “ACE Award”. In his spare time he enjoys the company of<br />
his family and going to church. Jose has two children; a son with his masters in<br />
accounting and a daughter who is about to start college in the fall. He has been<br />
married to his wife for 25 years.<br />
Lizzette Herron Celebrates 20 Years<br />
Lizzette started as a Leasing Consultant and worked her way to Assistant Manager,<br />
Community Manager and then District Manager with Summit Properties. She<br />
came over early with <strong>Camden</strong> prior to the merger to complete the lease ups<br />
at <strong>Camden</strong> Lago Vista as Community Manager. Her entire career has been<br />
in Orlando at 11 different communities. She is a Mentor and graduated from<br />
<strong>Camden</strong> U in June 2007. She has won the Regional ACE Award in 2010 and the<br />
equivalent Summit Award in 1997. She has been married 27 years to Dennis and<br />
they have a 14 year old son, Jared. In her free time, she enjoys watching her<br />
son at his sporting events, Atlanta Braves baseball, being in the sun and loves<br />
Criminal Minds.<br />
Teresa Keck Celebrates 20 Years<br />
Teresa began working at a <strong>Camden</strong> Community as a vendor cleaning apartments<br />
in 1991. The Manager at <strong>Camden</strong> Cross Creek asked if she would like to work<br />
as a part-time Leasing Agent on the weekends and was hired on in 1992. After<br />
being promoted to Assistant Manager she was then promoted to community<br />
manager in 1996 at Pear Tree apartments. She has managed at several <strong>Camden</strong><br />
communities and this is her second time at <strong>Camden</strong> Westchase. In 2010 she<br />
received the Community Manager of the Year award through IREM. In 2011<br />
<strong>Camden</strong> Westchase received the Community of the Year award at the St. Louis<br />
Region ACE Awards. Now gardening is her favorite hobby, but her passions are<br />
her children and grandchildren. She is married to her husband Brian, she has<br />
three daughters and two grandchildren.<br />
Dawn Mathwig Celebrates 20 Years<br />
Dawn joined <strong>Camden</strong> in 1992 as a Community Manager in Houston, Texas. During<br />
her 20 years of employment with <strong>Camden</strong>, her positions have included Senior<br />
Community Manager, subject matter expert for <strong>Camden</strong>’s OneSite Design and<br />
Implementation Team, District Manager, Regional Vice President and currently<br />
Central Division Vice President. Throughout her tenure at <strong>Camden</strong>, Dawn has<br />
been dedicated to <strong>Camden</strong>’s culture, values, mission statement, and key<br />
operating strategies. She is a creative problem solver who focuses on bottom<br />
line results and the development of people. Dawn and her husband Tim have<br />
three children ages 15, 18 and 22 and they currently reside in Coppell, Texas. She<br />
spends her time supporting local charities such as the Soup Mobile that feeds<br />
the homeless in Dallas, Susan G. Komen and Toys for Tots, and actively volunteers<br />
at her local church. Dawn is inspired by quotes and here is one of her favorites.<br />
“We have a choice every day regarding the attitude we will embrace for that<br />
day. Life is 10% what happens to us and 90% how to react to it. Our attitude is<br />
everything.”<br />

Anniversaries<br />
Deanna Radulescu Celebrates 20 Years<br />
Deanna has worked at several communities throughout her tenure with<br />
<strong>Camden</strong>. She started as a Leasing Consultant, then worked her way to Assistant<br />
Manager and then Community Manager. Deanna is currently managing Las<br />
Vegas’s second largest community <strong>Camden</strong> Del Mar. Deanna is a <strong>Camden</strong><br />
graduate, <strong>Camden</strong> Mentor and her community is a member of the Nevada<br />
Apartment Association and recently won Community of the Year. Deanna is<br />
an Ace Award winner and National Ace Award winner. She enjoys time with<br />
her family, baseball, and travel.<br />
Hector Rodarte Celebrates 20 Years<br />
Hector has been employed with <strong>Camden</strong> since January 1992. He began his<br />
career at <strong>Camden</strong> West Oaks as a Porter and since then worked his way<br />
up to Assistant Maintenance Supervisor at <strong>Camden</strong> Oak Crest. While he was<br />
at <strong>Camden</strong> West Oak Hector was awarded the “Best Employee Award” at<br />
<strong>Camden</strong>’s Ace Award Ceremony. He has been married to his wife Gloria for<br />
27 years and they have a 19 year old son Omar. In his spare time he enjoys<br />
being in the company of his family.<br />
Michael Schuckman Celebrates 20 Years<br />
Michael began working at <strong>Camden</strong> Westchase apartments in January 1992<br />
as a Maintenance Technician. He has worked at <strong>Camden</strong> Westchase for<br />
most of his career, but served as the Service Supervisor at <strong>Camden</strong> South<br />
Summit for a short period. He graduated from North County Technical School<br />
with a certificate in major appliance repair; He also completed his <strong>Camden</strong><br />
U classes in 2008. He enjoys camping, fishing, attending baseball, hockey,<br />
and football games. Michael has been married to his wife Margaret for 26<br />
years, and they enjoy the company of their dog Sammy.<br />
Shelley Stone Celebrates 20 Years<br />
Shelley recently celebrated 20 wonderful years with <strong>Camden</strong>! She began her<br />
career as a Leasing Consultant and worked her way up through the ranks<br />
to Senior Manager. Shelley’s on-site experience encompasses stabilized,<br />
rehab and new development communities. In 2000, Shelley changed her<br />
career path by joining <strong>Camden</strong>’s Education Department before taking on<br />
the challenge of Regional Marketing Director for DROC. Shelley is an active<br />
volunteer with AAGD and has been on the Board of Directors for the last two<br />
years and recently was installed for another two years. She has served and<br />
chaired various committees plus trained CAM and CAPS courses in 2006-2008.<br />
Shelley is married to Brad and has a son Cameron, 10 years old with another<br />
son expected in September.<br />

Fund Management<br />
The Funds Expand<br />
to Raleigh and Orlando<br />
<strong>Camden</strong>’s discretionary investment funds (“Funds”) added two projects to the portfolio in<br />
the first quarter. The first is the January acquisition of <strong>Camden</strong> Asbury Village, a 350-unit community<br />
located in Raleigh, North Carolina. <strong>Camden</strong> Asbury Village was completed in 2009 and is conveniently<br />
located near employment centers and significant retail, with the 1M square foot Cary Towne Center<br />
mall located less than one mile from the community. The community had a successful transition to<br />
the Funds under the leadership of Ken Sherman, District Manager, and Shirley Register, Community<br />
Manager. During the first quarter of ownership, <strong>Camden</strong> Asbury Village posted NOI results 10% better<br />
than budget!<br />
The second acquisition during the quarter was a land parcel in Orlando, Florida for the<br />
development of <strong>Camden</strong> Waterford Lakes. The development is located within the desirable Waterford<br />
Lakes submarket of Orlando, adjacent to the Waterford Lakes Town Center, a 950,000 square foot,<br />
popular retail, restaurant and entertainment destination. The current development plan for <strong>Camden</strong><br />
Waterford Lakes calls for 14 three-story, garden-style apartment buildings with one, two and three<br />
bedroom floor plans. Construction is anticipated to begin by year-end.<br />
With the addition of <strong>Camden</strong> Asbury Village, the Funds currently have a total of 24 operating<br />
communities containing 7,713 apartment homes in eight U.S. markets. These high-quality properties<br />
have an average age of five years and a current occupancy of 95.5%. With the addition of the<br />
<strong>Camden</strong> Waterford Lakes development, the Funds now have 826 units under development, bringing<br />
the Funds total to 8,539 apartment homes.<br />

to go through a safety inspection to ensure our<br />
employees and communities are maintaining a<br />
safe work environment. The inspection includes<br />
chemical and fire safety, ladder, moving and<br />
lifting safety, as well as golf cart safety. We are<br />

Early this March, the Construction/Facilities<br />
department met for a two-day conference in<br />
Houston to discuss industry standards and to<br />
share lessons learned from across the country.<br />
After the conference everyone retreated to<br />
Seadrift, Texas, for a weekend of fishing at<br />
Polebender’s. With true <strong>Camden</strong> spirit in tow<br />
there had to be a competition! The rules were<br />
strictly laid out for longest fish. To the guys’<br />
surprise, the girls snuck up and stole the show<br />
with Elizabeth Bryson taking the prize for the<br />
longest redfish at 29 ½ inches!<br />
Earlier this year <strong>Camden</strong> partnered with HomeAid<br />
Houston to renovate the entry gate at the Houston<br />
Area Women’s Center. Bobby Rivers, Vice President<br />
of Construction, donated his time to coordinate the<br />

Technical Operation Appreciation<br />
Did you know that the corporate office building had a complete loss of power during business hours<br />
this quarter While this outage did create a slight inconvenience for our corporate employees, we<br />
are happy to report that all Information Systems remained uninterrupted. All application systems<br />
continued to process your requests and email continued to flow as usual. The <strong>Camden</strong> Technical<br />
Operations team just wanted to express our appreciation for the support this company gives us. It is<br />
that empowerment that facilitates such outstanding and consistent results for <strong>Camden</strong>. Thank You!<br />

Strategic Services<br />
Keep on Rockin’ Contact Center<br />
The <strong>Camden</strong> Contact Center is plunging ahead full steam and strategically<br />
improving the way <strong>Camden</strong> drives traffic and leases through the door. Year-to-date,<br />
the Contact Center has answered a total of 84,785 calls and 34,599 emails both of<br />
which resulted in 18,587 appointments, 3,789 applications, and ultimately 2,400<br />
move ins. There is no end in sight to the steadily growing call volume year after year.<br />
<strong>Camden</strong>’s Contact Center is the best of both worlds because it provides a boutique<br />
style service and a friendly voice to our customers, while simultaneously achieving<br />
stellar results in a fast-paced and energetic environment. The Contact Center<br />
has expanded their services from not only leasing and scheduling appointments,<br />
but rather by going the extra mile to escalate serious resident/prospect issues,<br />
resulting in countless wins for <strong>Camden</strong>’s reputation and standards of excellence.<br />
In addition to creating leads and leases for <strong>Camden</strong>, Amanda Dempsey, CCC<br />
Agent and <strong>Camden</strong> Blogger is also leading by example having recently won the<br />
National Blog Contest and <strong>Camden</strong> Story Contest used to help recruit new employees.<br />

It Pays To Know Your Values<br />
On December 16 all Charlotte associates gathered<br />
together at Maggiano’s restaurant for a holiday<br />
celebration. News and successes pertaining to the<br />
region were shared and associates played a holiday<br />
song guessing game. Winners from each table<br />
then selected the gift of their choice from a wide<br />
spread of items! Paid days off were also raffled off<br />
to associates who were able to recall our Mission<br />
Statement, Brand Promise, and <strong>Camden</strong> Values on<br />
the spot. (Always know your values!) All in all, the<br />
Charlotte team enjoyed an afternoon of fun, friends,<br />
and GREAT food just in time for the holidays!<br />
Charlotte Lend-a-Hand<br />
On a hot, sunny, winter day in March (no, really, it<br />
was 80 degrees!) members of maintenance teams<br />
from various <strong>Camden</strong> properties throughout the area<br />
gathered at <strong>Camden</strong> Habersham for a Lend-a-Hand<br />
event. Coordinated by SMAC member Dan Willner<br />
(pictured), the event was a huge success. Associates<br />
replaced light fixtures in breezeways of three buildings,<br />
pressure washed several walkways, and replaced<br />
stop signs throughout the property. Thanks to the hard<br />
work of this maintenance crew, the Habersham team<br />
was able to accomplish in a day what would normally<br />
have taken a couple of months. Everyone is looking<br />
forward to the next event!<br />

Inside<strong>Camden</strong> Bingo Winner<br />
The Eastern Division page on Inside<strong>Camden</strong> made its<br />
debut! For the unveiling, we played a game of BINGO<br />
to get all of the teams familiar with our new page. Each<br />
employee in the Eastern Division was given one BINGO<br />
card to play throughout the day. Numbers were drawn<br />
and posted on our discussion board. The first twenty<br />
winners were awarded prizes if they claimed BINGO<br />
on the discussion thread! A great time was had by all<br />
and everyone is asking to play again!<br />

Mid-Atlantic Gives Back<br />
The Mid-Atlantic has given back big time through<br />
its recent <strong>Camden</strong> Cares efforts. They donated<br />
3,194 lbs of food to the Capital Area Food Bank in<br />
December. In April, they shipped 696 lbs of items<br />
to Operation Shoebox which turned into 287 boxes<br />
being sent overseas to American Troops serving<br />
overseas. They turned a rainy day on its head in<br />
June and had a great time helping the National<br />
Park Service with their maintenance of the Wolf<br />
Trap Park for the Performing Arts. Teams performed<br />
tasks like power washing 200 trash cans, cleaning a<br />
3,500 seat amphitheater, painting two bathrooms,<br />
washing 15 vehicles, cleaning and mulching a<br />
children’s theater, and pulling two tons of weeds.<br />
Overall an estimated $15,000 worth of labor in a<br />
matter of a few hours!<br />
<strong>Camden</strong> Cares Charlotte Style<br />
In June, Charlotte’s <strong>Camden</strong> Cares Committee geared<br />
up for a productive year by holding an annual meeting<br />
where members divided into groups to plan events for<br />
each quarter of 2012. For first quarter, the Committee<br />
chose to dedicate their time on two Tuesdays in March<br />
to the Dilworth Soup Kitchen. Janette Hendershott,<br />
Staci Yeager, and Robert Shelinsky did a great job<br />
contacting the organization and coordinating<br />
<strong>Camden</strong>’s volunteers.<br />
All hands were on deck, as teams served upwards of 115 people in five hours!<br />

The second quarter event was effectively coordinated<br />
by Rachel Wirth, Tracy Stegall, and Joya Pavesi. The<br />
entire Charlotte region closed all properties and<br />
gathered together on May 16 at McAlpine Creek Park<br />
where the group was tasked to clear overgrowth,<br />
invasive brush, and trees from main areas of the park.<br />
The crews worked extremely hard to accomplish the<br />
tasks at hand and the end result was drastic! Overall,<br />
both <strong>Camden</strong> Cares events hosted in Charlotte were<br />
successful – minus a couple of bouts of poison ivy – and<br />
they look forward to the rest of the upcoming service<br />
events!<br />

We Have a Winner<br />
On Thursday, December 1, 2011 the Greater<br />
Charlotte Apartment Association held their<br />
Annual Bravo Awards Banquet. <strong>Camden</strong> had 11<br />
nominations & one big winner. Congratulations go<br />
out to Connie Farr, Regional Manager who received<br />
the Corporate Professional of the Year Award!<br />
12 Days of <strong>Camden</strong><br />
Mid-Atlantic teams got together at the Maggiano’s<br />
in Tysons Corner to celebrate the season and it was<br />
definitely good food and good times. Some took<br />
the Tacky Sweater contest very seriously and went<br />
all out with their ensembles. The highlight of the<br />
lunch was the “17 Joys of <strong>Camden</strong>”, a sing along<br />
assembled by Lorna Chubb to the tune of “The 12<br />
Days of Christmas”. Teams got to celebrate their<br />
proudest moment of 2011 and poke a little goodnatured<br />
fun at other teams.<br />

Teachers Lounge Touch Up<br />
On June 6-8, <strong>Camden</strong> teamed with local Dallas<br />
vendors and AAGD in a community service project<br />
at Sam Houston Elementary in Dallas, TX. The building<br />
is over 100 years old and in need of several repairs.<br />
<strong>Camden</strong> elected to remodel the teacher’s lounge.<br />
Vendors donated paint, cabinets, dishwasher,<br />
refrigerator, microwaves, blinds, new tables and new<br />
furniture including a flat screen TV for the lounge.<br />
Materials donated totaled $6,540.<br />
Welcoming Home the Troops<br />
Dallas employees welcomed home our troops for<br />
the last time on March 14 at DFW Airport. Between<br />
January 2007 and March 2012 Dallas employees<br />
welcomed home over 2,000 soldiers.<br />

Austin <strong>Camden</strong> Cares<br />
<strong>Camden</strong> Cares team in Austin met in April at Walnut<br />
Creek Park where they helped clean the park as well<br />
as participate in a treasure hunting adventure called<br />
geocaching. An app was downloaded to each<br />
person’s phone and it was used to hunt for three<br />
hidden caches in the park.<br />
St. Louis <strong>Camden</strong> CASA Winner<br />
In April the St. Louis Maintenance Supervisors met<br />
for lunch and the CASA Golden Plunger Award<br />
Presentation. Paul Parson and one Maintenance<br />
Supervisor judged the other supervisors on<br />
community cleanliness, one make ready and the<br />
maintenance shop. The winner of the Golden<br />
Plunger Award went to Robert Neff from <strong>Camden</strong><br />
Cross Creek.<br />

Dallas <strong>Camden</strong> Cares Team volunteered at SPCA<br />
McKinney and Dallas in March. The volunteers<br />
helped clean and organize storage closets. During<br />
the month of March, the Dallas communities also<br />
promoted the adoption of an animal by waiving<br />
half off the pet deposit. Several residents took<br />
advantage of this special and adopted a pet from<br />
the SPCA.<br />

Dallas <strong>Camden</strong> CASA Winner<br />
May 22, 2012- Dallas Maintenance Supervisors attended the CASA (<strong>Camden</strong>’s Astonishing Service<br />
Award) Ceremony at <strong>Camden</strong> Riverwalk. Each of them was judged on community cleanliness, one<br />
make ready and their maintenance shops. The judging took place the previous week over a three<br />
day period. The winner of the Golden Plunger Award went to Julio Pineda at <strong>Camden</strong> Design District.<br />
A local vendor provided lunch, which was a crawfish boil for all of the Maintenance Supervisors.<br />

MDA Muscle Walk<br />
In February, ACE visited the Muscular Dystrophy<br />
Association Muscle Walk. This walk helped to<br />
raise money for MDA camp and MDA research.<br />

employees Andrew Linn and Edwin Meng.<br />

Maintenance Mania<br />
In April, Houston employees participated in Maintenance Mania, an event sponsored<br />
by the Houston Apartment Association. The event was held at the Sam Houston Raceway<br />
Park, and both our Community Managers and Maintenance Supervisors participated<br />
in this celebration of maintenance professionals. The Maintenance Supervisors that<br />
competed in the events were Carlos Galo, Levi Lara, Edwin Andrade, John Adams, Jesus<br />
Zepeda, Arturo Perez, Arcenio Fuentes, Lazaro Gomez, and Dario Flores. Congrats<br />
to Carlos Galo for placing third overall and to Arcenio Fuentes for placing seventh<br />
overall in the competition! Thanks guys for representing <strong>Camden</strong> at this event!<br />

On May 9 and 10, the Houston Business<br />
Relations Team partnered with CORT<br />
Furniture Rental in running a booth at<br />
the Gulf Coast HR Symposium/Exhibit.<br />
One of the BRT’s functions is to find new<br />
companies to add to the Elite Benefits and<br />
Preferred Employer Programs. The team<br />
met many Human Resource decision<br />
makers from several Houston companies<br />
and has already received interest from<br />
some of them in joining <strong>Camden</strong>’s<br />
Employer Programs. Thus, this event was<br />
a great place to be! Those that attended<br />
the event were: Laverne Mayo, Lindsey<br />
Travis, Andrew Linn, Jennifer Francois, and<br />
Julie Hansen.<br />

On June 7, Houston employees participated<br />
in the Muscular Dystrophy Camp One for All by<br />
donating materials and facilitating the campers’<br />
craft activity. Five employees represented<br />
<strong>Camden</strong> at the camp: Joe Melton, Julie Hansen,<br />
Jenna Tabrizi, Ericka Garcia, and Farides Nichols.<br />
The children made glasses, hats, necklaces, and<br />
bracelets; and they painted their hair to get<br />
ready for the camp’s Willy Wonka dance later<br />
that night. The campers had a blast with the craft<br />
activity, and they taught our <strong>Camden</strong> employees<br />
some fun games and valuable lessons about the<br />
magic of children with disabilities.<br />

In March, Houston employees participated in<br />
the Stride for Stroke Run. Employees divided<br />
up into teams and handed out waters,<br />

run enjoyable for all participants!<br />
Westchase Challenge<br />
On April 13, Houston employees for the 15th<br />
year in a row, helped to sponsor the Westchase<br />
Corporate Challenge. HROC’s Westchase<br />
communities (Park, Stonebridge, Whispering<br />
Oaks, Holly Springs, and Oak Crest) represented<br />
<strong>Camden</strong> in this event dedicated to helping<br />
children in the Westchase area that attend<br />
summer camp.<br />

California Leasing Rally<br />
On June 13, all the California communities and California Regional Office held their California<br />
Leasing Rally in San Juan Capistrano Community Center Park. This was to kick off their Summer<br />
Campaign “Living here has a nice ring to it.... <strong>Camden</strong> takes the Gold!” Associates enjoyed a<br />
catered lunch, participated in team building events and games such as Rope Knots, Lighthouse<br />
and Hoppers and Tug of War. The coveted “Spirit Award” went to the <strong>Camden</strong> Main & Jamboree<br />
team! Prizes were awarded for Gold, Silver and Bronze in each event/game category. All associates<br />
had a competitive and festive time.<br />

Arizona <strong>Camden</strong> Cares<br />
The Arizona communities participated in a fundraiser for United Methodist Outreach Ministries (UMOM)<br />
through the AZ Multi-housing Association. Arizona teams worked hard to raise money for UMOM’s new<br />
day center, a shelter for homeless families during the entire fourth quarter. The results were announced<br />
on January 25, 2012 at AMA dinner for the UMOM charity in Phoenix, Arizona. As a result of the<br />
<strong>Camden</strong> Team efforts UMOM went from 25 down to two homeless families on their waiting list providing<br />
them shelter. The AMA recognized <strong>Camden</strong> for raising $31,951 and was awarded three awards! As a<br />
committee member for this campaign, Dahnn Brown, was also recognized for her efforts by the AMA<br />
with a spirit award.<br />

Congrats Melinda!<br />
Melinda Graham receives the trifecta for<br />
receiving her broker licenses for the states of<br />
California, Arizona and Nevada! Melinda is<br />
now the broker for <strong>Camden</strong> in three states.<br />

GEMM Award Winners<br />
On March 22, at the Anaheim Hilton Hotel<br />
Brian Pike became the two-time winner of the<br />
Maintenance Supervisor award, <strong>Camden</strong> and his<br />
community <strong>Camden</strong> Harbor View are very proud<br />
of his accomplishment. To be recognized two<br />
years in a row in this category is a true testament<br />
of his work ethic and career excellence. Along<br />
with Brian, Shaun Payton from <strong>Camden</strong> Main<br />
and Jamboree was nominated for a “Greater<br />
Excellence in Management and Maintenance”<br />
(GEMM) awards. It was already such an honor<br />
that he made it as a finalist among so many<br />
nominees but his community felt elated when they<br />
heard Shaun’s name and witnessed him accept<br />
his award and then do his infamous Tebow pose.<br />

Canvas & Cocktails<br />
The <strong>Camden</strong> Colorado Assistant Managers<br />
upheld several of <strong>Camden</strong> Values at their<br />
training and Canvas and Cocktails day on<br />
May 24 at the Cherry Creek Inn. Chad Dyer,<br />
Regional Director of Education, and District<br />
Manager, Rocky Sundling, trained them<br />
on how to work smart, lead by example<br />
and to be results oriented. After catching<br />
the education wave in the morning, the<br />
Assistance Managers were pleasantly<br />
surprised with an afternoon of Having<br />
Fun and the opportunity to tap into their<br />
artistic and creative sides. They were each<br />
provided with a canvas, multiple colors of<br />
paint and led through each brush stroke of<br />
their waves and beach scene paintings by<br />
a Canvas and Cocktails artist. The results<br />
were amazing!<br />
Vegas Races for the Cure<br />
On May 5, <strong>Camden</strong> Cares rallied<br />
together 39 team members to<br />
participate in the Susan G Komen Race<br />
for the Cure in Downtown Las Vegas.<br />
The team member total was three times<br />
the amount they had the year prior.<br />
They raised over $2,100 in donations.<br />

A Las Vegas Tour<br />
The Las Vegas Leasing Consultants had a two day bus<br />
tour. Each were given a tour book with pictures and<br />
information on each property with a place for them to<br />
write their own notes. They were split in to two groups;<br />
one group was given a tour of the leasing office and<br />
the property’s amenities by the Community Managers<br />
and Assistant Managers while the other group was given<br />
a tour of the model by a Leasing Consultant from the<br />
community. The two days were filled with picnic lunches,<br />
raffles, <strong>Camden</strong> trivia, and lots of fun on both days.<br />
Leasing Consultants had a great time during the packed two day event.<br />
Catch the Wave Winners<br />

In May, the waves where high in Colorado, at least<br />
the <strong>Camden</strong> Waves were. Two reasons – Lori Jones,<br />
Maintenance Tech-<strong>Camden</strong> Denver West and Theresa<br />
Simmons, Assistant Manager <strong>Camden</strong> Centennial.<br />
These two employees caught the wave and made<br />
a difference. Lori Jones was recognized for “The<br />
Commitment”, for having the right attitude on the job<br />
whether she is greeting a resident, coworker or pet – yes<br />
pet, she actually knows the names of the majority of the<br />
dogs on the property. Her happy attitude is infectious.<br />
Although she was caught catching the wave in May,<br />
this true surfer catches the wave daily. Theresa Simmons<br />
was promoted to Assistant Manager in December. One<br />
of the first goals she set was to reduce delinquency in<br />
her community. She knew the waves would be rough,<br />
but also knew that failure was not an option. She rode<br />
the waves and reduced her delinquency to zero and did<br />
this while occupancy at <strong>Camden</strong> Centennial increased.<br />
This was a great accomplishment at a property that<br />
historically had high delinquency. The Catch the Wave<br />
winners were presented with their awards and special<br />
treats on May 22. These two outstanding employees are<br />
worthy of emulation and are truly deserving of the “Catch<br />
the Wave” Award.<br />

Fashion, Food, and Fun in Vegas<br />
On April 20 the Assistant Managers from all Las Vegas communities participated in a rally. The<br />
rally included a TOD over Best Practices in Preventing and Collecting Delinquency with Chad<br />
Dyer and Erik Feagans, a Yieldstar tutorial instructed by Janice Richards and a Career Wear and<br />
Accessories fashion show put on by Tami Bigler in the morning. Afterwards, everybody headed<br />
out to Coconuts Restaurant for a team building painting party.<br />

Spirit of Giving in Atlanta<br />
During our annual holiday party in December, Ray Boyer, our Regional Landscape Director played<br />
Santa while Dianne Cordell, Community Manager at <strong>Camden</strong> Peachtree City played Santa’s helper.<br />
Our Atlanta employees united together with our residents to experience the true meaning of giving.<br />
Almost 800 toys were donated during our Toys for Tots drive, and over 50 coats and blankets were<br />
donated during our StandUp For Kids coat drive.<br />

Maintenance Mania<br />
Maintenance Technicians throughout South<br />
Florida gathered to compete in the fourth<br />
annual Maintenance Mania competition<br />
and <strong>Camden</strong>’s Maintenance professionals<br />
shined as bright as a new light fixture!<br />
Events included: installation and repairs of<br />
a faucet, toilet, lockset, door jamb, smoke<br />
detector, appliances and ceiling fans. The<br />
highlight of the event included a race car<br />
competition where technicians built race<br />
cars from supplies in their shops. The cars<br />
were very creative, streamlined and fast.<br />

StandUp for Kids<br />
<strong>Camden</strong> Cares volunteers revealed<br />
kindheartedness during the Have a Heart<br />
Campaign for Standup for Kids. On Feb 1,<br />
Feb 15, and Feb 29, <strong>Camden</strong> employees<br />
from several of the Atlanta communities<br />
volunteered their time after work hours to<br />
feed a warm dinner to homeless youth.<br />
During the first trip, <strong>Camden</strong> volunteers<br />
asked the kids what type of food they would<br />
like to have when the team returned. One<br />
teen replied that no one had ever before<br />
asked to bring their favorite dish. So in true<br />
<strong>Camden</strong> style of pleasing with a smile, the<br />
volunteers served their requested favorite,<br />
chicken wings.<br />
South Florida<br />
Volleyball Tournament<br />
Brows were lightly sweating, eyes squinted,<br />
and muscles bulging as the <strong>Camden</strong><br />
Cannons walked on the hot sand of SEFAA<br />
Beach to participate in the Southeastern<br />
Florida Apartment Association (SEFAA) 2012<br />
Volleyball Tournament. Everything moved<br />
in slow motion as the other REITS watched<br />
in awe as the team made their way to<br />
their spot on the beach. Could it be the<br />
electric blue customized t-shirts that had<br />
the competition flustered in their flip-flops<br />
Among the participants were Greystar,<br />
Riverstone, UDR and many more multi-family<br />
companies all gathered for a little fun in<br />
the sun and of course healthy competition.<br />
Despite the grand entrance the <strong>Camden</strong><br />
Cannons did not win the tournament, but<br />
definitely won at teamwork. The crowd<br />
watched as they danced and cheered each<br />
other on despite the many follies. Needless<br />
to say the team had a wonderful time living<br />
out one of our <strong>Camden</strong> Values, having FUN!<br />

Let’s Get Fired Up!<br />
On February 22 Atlanta hosted the first ever PEP Rally<br />
(Preferred Employer Program Rally). A representative<br />
from each community attended the rally to discuss PEP<br />
guidelines, have some Q&A time, and share ideas and<br />
best practices for outreach marketing.<br />
After class, employees were ready for <strong>Camden</strong> style<br />
fun to pump up excitement before heading out for the<br />
“team outreach marketing” adventure. Teams visited<br />
REI Atlanta Perimeter Center and presented them with<br />
a congratulatory cake for being named a Fortune<br />
“100 Best Companies to Work For”. Their employees<br />
even joined with some spirit using our <strong>Camden</strong> pompoms.<br />
Energy was flowing all over their store with their<br />
customers gazing in awe, and some even joining in and<br />
cheered. The manager was so pumped she planned<br />
to e-mail a picture to other stores and place <strong>Camden</strong><br />
information in their meeting room. <strong>Camden</strong>’s outreach<br />
marketing team was appreciative of the rally and<br />
mentioned the class time was helpful and motivational.<br />
Tampa for Troops<br />
In May, our Tampa <strong>Camden</strong> Cares<br />
Committee learned about a drive to<br />
collect supplies for care packages for<br />
troops serving overseas. Not only was it<br />
a great opportunity for <strong>Camden</strong> to give<br />
back, but they were able to partner<br />
with the local Bay Area Apartment<br />
Association’s community service task<br />
force! Using social media to reach out<br />
to <strong>Camden</strong> residents, communities<br />
collected supplies for three weeks.<br />

from residents and participating<br />
communities, dropping off over 20<br />
bags of supplies.<br />
Communities in addition to supplies added hand written<br />
thank you cards for the military serving overseas.<br />

During the Eastern Division Leadership<br />
Conference in June, “WE ROCK”<br />
competed in team building, survivor type<br />
games at Atlanta’s historic Piedmont Park.<br />
The park had never before experienced<br />
anything as contagious until <strong>Camden</strong><br />
hit its turf. Not one soul dare surrender.<br />
Comradeship, spirit, & determination filled<br />
the air and AROC & TROC brought it! Face<br />
Eaters, Purple Haze, Silver Barracudas,<br />
Green Machine, Eat your Face, &<br />
CamSeal7 (team names) possessed this<br />
territory.<br />
Orlando’s Blood Drive<br />
If you are ever in need of blood, Orlando’s<br />
gotcha covered! Liz Sturgeon has been<br />
organizing blood drives with Florida Blood<br />
Services for as long as she can remember.<br />
Anyone who donates through a <strong>Camden</strong><br />
blood drive, that blood will be put into<br />
<strong>Camden</strong>’s account for future use. Blood<br />
donated to <strong>Camden</strong>’s account is available<br />
if any <strong>Camden</strong> employee is ever in need.<br />

Paw Wash Centers<br />
At <strong>Camden</strong> Montague, dogs are treated to a<br />
private bath area! Recently opened, the “Paw<br />
Spa” has been a real hit with the residents! This<br />
covered and lighted area features a stainless<br />
steel basin with a ramp for pets to easily access<br />
the doggie wash area. The Paw Spa is a part of<br />
the Bark Park, which includes a doggie fountain,<br />
benches, and great fenced area for dogs to<br />
run without a leash. The Bark Park also includes<br />
astroturf to keep the area free from mud during<br />
the wet season. On any given night, you will<br />
see up to 10 dogs playing in the Bark Park and<br />
residents have even purchased toys for the area!<br />

keep the homeless<br />
warm during the<br />
cold weather.<br />
Tampa Renovates the Lives of Youth<br />
Last fall the Tampa Cares Committee visited the local Metropolitan Ministries<br />
to learn more about what they could do to help. The organization works with<br />
homeless families from six months to a year, providing housing, job training,<br />
childcare and basic financial skills. While the campus was impressive, they<br />
saw an opportunity to help. The huge loft space the teenagers use as a rec<br />
room, while well stocked, it was dreary and lacking in style and storage space.<br />
Tampa Cares team set up a meeting with the teens that use the room daily.<br />
Tampa started fundraising in December and the employees raise over $1,900!<br />
They donated the money to Metropolitan Ministries and the Tampa Leadership<br />
committee to complete the renovation. They are looking forward to going<br />
back and seeing the finished product and continuing to support the great work<br />
that Metropolitan Ministries does every day.<br />
TROC Brings Joy to Children with Disabilities<br />
The employees from the Tampa FL (TROC) region spent the afternoon cleaning up the playground and<br />
the grounds at the Easter Seals Murray Child Development Center. This is a school in Tampa, FL that serves<br />
children with disabilities and special needs from birth to age six and their families.<br />

Kicking Ace<br />
Tampa Bay Club Sport is a great way to stay active and meet new people. <strong>Camden</strong> has<br />
jumped on this bandwagon and has put together a competitive kickball team “Kicking Ace”.<br />
They are now into their second season and more and more employees are expressing their<br />
interest! They are sure to have another great season representing <strong>Camden</strong> on the field but<br />
most importantly the FUN!<br />
