Letter from the President
Dear Camden Team Members,
As we write this letter, the second quarter is coming to an end and Camden’s
performance continues to be better than expected. Camden associates are
definitely “catching the wave!” We know you are working hard to maximize every
opportunity and ride the wave of this strong multifamily market.
We also know the busy summer season involves a lot of time spent with your
Camden colleagues. With longer daylight hours, kids out of school and many
recreational events, summer is also a great time to connect with your family and
friends. We want to encourage you to take time to spend with your non-Camden
family and friends this summer.
Life moves really fast; and it is easy to let those opportunities to create memories
slide by. We hope you take advantage of Camden’s vacation policy so you will
have the time to make those memories. With recent policy changes, it is easier
than ever to plan your days off. And if you choose to travel, remember we have
vacation suites available across the country. Whatever you decide to do this
summer, we hope you have fun and create wonderful memories.

Fund Management
The Funds Expand
to Raleigh and Orlando
Camden’s discretionary investment funds (“Funds”) added two projects to the portfolio in
the first quarter. The first is the January acquisition of Camden Asbury Village, a 350-unit community
located in Raleigh, North Carolina. Camden Asbury Village was completed in 2009 and is conveniently
located near employment centers and significant retail, with the 1M square foot Cary Towne Center
mall located less than one mile from the community. The community had a successful transition to
the Funds under the leadership of Ken Sherman, District Manager, and Shirley Register, Community
Manager. During the first quarter of ownership, Camden Asbury Village posted NOI results 10% better
than budget!
The second acquisition during the quarter was a land parcel in Orlando, Florida for the
development of Camden Waterford Lakes. The development is located within the desirable Waterford
Lakes submarket of Orlando, adjacent to the Waterford Lakes Town Center, a 950,000 square foot,
popular retail, restaurant and entertainment destination. The current development plan for Camden
Waterford Lakes calls for 14 three-story, garden-style apartment buildings with one, two and three
bedroom floor plans. Construction is anticipated to begin by year-end.
With the addition of Camden Asbury Village, the Funds currently have a total of 24 operating
communities containing 7,713 apartment homes in eight U.S. markets. These high-quality properties
have an average age of five years and a current occupancy of 95.5%. With the addition of the
Camden Waterford Lakes development, the Funds now have 826 units under development, bringing
the Funds total to 8,539 apartment homes.
Human Resources
Working Safe
Each year we ask approximately 25 communities
to go through a safety inspection to ensure our
employees and communities are maintaining a
safe work environment. The inspection includes
chemical and fire safety, ladder, moving and
lifting safety, as well as golf cart safety. We are
proud to announce the following communities
received 100% on their inspections.
Annual Facilities
Construction Retreat
HomeAid Partnership
Early this March, the Construction/Facilities
department met for a two-day conference in
Houston to discuss industry standards and to
share lessons learned from across the country.
After the conference everyone retreated to
Seadrift, Texas, for a weekend of fishing at
Polebender’s. With true Camden spirit in tow
there had to be a competition! The rules were
strictly laid out for longest fish. To the guys’
surprise, the girls snuck up and stole the show
with Elizabeth Bryson taking the prize for the
longest redfish at 29 ½ inches!
Earlier this year Camden partnered with HomeAid
Houston to renovate the entry gate at the Houston
Area Women’s Center. Bobby Rivers, Vice President
of Construction, donated his time to coordinate the
work. The following subcontractors also donated
their time and materials to complete this project:
Summit Steel Fabricators, Inc.
Jomi Cleaning Services
Securatech Security Systems LLC
From left to right: Duane Canter, Mike Archer, Colin Smith, Ricky
Strategic Services
Technical Operation Appreciation
Did you know that the corporate office building had a complete loss of power during business hours
this quarter While this outage did create a slight inconvenience for our corporate employees, we
are happy to report that all Information Systems remained uninterrupted. All application systems
continued to process your requests and email continued to flow as usual. The Camden Technical
Operations team just wanted to express our appreciation for the support this company gives us. It is
that empowerment that facilitates such outstanding and consistent results for Camden. Thank You!
Strategic Services
Keep on Rockin’ Contact Center
The Camden Contact Center is plunging ahead full steam and strategically
improving the way Camden drives traffic and leases through the door. Year-to-date,
the Contact Center has answered a total of 84,785 calls and 34,599 emails both of
which resulted in 18,587 appointments, 3,789 applications, and ultimately 2,400
move ins. There is no end in sight to the steadily growing call volume year after year.
Camden’s Contact Center is the best of both worlds because it provides a boutique
style service and a friendly voice to our customers, while simultaneously achieving
stellar results in a fast-paced and energetic environment. The Contact Center
has expanded their services from not only leasing and scheduling appointments,
but rather by going the extra mile to escalate serious resident/prospect issues,
resulting in countless wins for Camden’s reputation and standards of excellence.
In addition to creating leads and leases for Camden, Amanda Dempsey, CCC
Agent and Camden Blogger is also leading by example having recently won the
National Blog Contest and Camden Story Contest used to help recruit new employees.
It Pays To Know Your Values
On December 16 all Charlotte associates gathered
together at Maggiano’s restaurant for a holiday
celebration. News and successes pertaining to the
region were shared and associates played a holiday
song guessing game. Winners from each table
then selected the gift of their choice from a wide
spread of items! Paid days off were also raffled off
to associates who were able to recall our Mission
Statement, Brand Promise, and Camden Values on
the spot. (Always know your values!) All in all, the
Charlotte team enjoyed an afternoon of fun, friends,
and GREAT food just in time for the holidays!
Charlotte Lend-a-Hand
On a hot, sunny, winter day in March (no, really, it
was 80 degrees!) members of maintenance teams
from various Camden properties throughout the area
gathered at Camden Habersham for a Lend-a-Hand
event. Coordinated by SMAC member Dan Willner
(pictured), the event was a huge success. Associates
replaced light fixtures in breezeways of three buildings,
pressure washed several walkways, and replaced
stop signs throughout the property. Thanks to the hard
work of this maintenance crew, the Habersham team
was able to accomplish in a day what would normally
have taken a couple of months. Everyone is looking
forward to the next event!
InsideCamden Bingo Winner
The Eastern Division page on InsideCamden made its
debut! For the unveiling, we played a game of BINGO
to get all of the teams familiar with our new page. Each
employee in the Eastern Division was given one BINGO
card to play throughout the day. Numbers were drawn
and posted on our discussion board. The first twenty
winners were awarded prizes if they claimed BINGO
on the discussion thread! A great time was had by all
and everyone is asking to play again!
Mid-Atlantic Gives Back
The Mid-Atlantic has given back big time through
its recent Camden Cares efforts. They donated
3,194 lbs of food to the Capital Area Food Bank in
December. In April, they shipped 696 lbs of items
to Operation Shoebox which turned into 287 boxes
being sent overseas to American Troops serving
overseas. They turned a rainy day on its head in
June and had a great time helping the National
Park Service with their maintenance of the Wolf
Trap Park for the Performing Arts. Teams performed
tasks like power washing 200 trash cans, cleaning a
3,500 seat amphitheater, painting two bathrooms,
washing 15 vehicles, cleaning and mulching a
children’s theater, and pulling two tons of weeds.
Overall an estimated $15,000 worth of labor in a
matter of a few hours!
Camden Cares Charlotte Style
In June, Charlotte’s Camden Cares Committee geared
up for a productive year by holding an annual meeting
where members divided into groups to plan events for
each quarter of 2012. For first quarter, the Committee
chose to dedicate their time on two Tuesdays in March
to the Dilworth Soup Kitchen. Janette Hendershott,
Staci Yeager, and Robert Shelinsky did a great job
contacting the organization and coordinating
Catch the Wave Winners
First Row: Michelle Boyer, Della Jones, Lori Jones. Second Row: Travis
Jackson, Mike Myers, Jesus Gonzalez. Back Row: Daniel Hunter.
In May, the waves where high in Colorado, at least
the Camden Waves were. Two reasons – Lori Jones,
Maintenance Tech-Camden Denver West and Theresa
Simmons, Assistant Manager Camden Centennial.
These two employees caught the wave and made
a difference. Lori Jones was recognized for “The
Commitment”, for having the right attitude on the job
whether she is greeting a resident, coworker or pet – yes
pet, she actually knows the names of the majority of the
dogs on the property. Her happy attitude is infectious.
Although she was caught catching the wave in May,
this true surfer catches the wave daily. Theresa Simmons
was promoted to Assistant Manager in December. One
of the first goals she set was to reduce delinquency in
her community. She knew the waves would be rough,
but also knew that failure was not an option. She rode
the waves and reduced her delinquency to zero and did
this while occupancy at Camden Centennial increased.
This was a great accomplishment at a property that
historically had high delinquency. The Catch the Wave
winners were presented with their awards and special
treats on May 22. These two outstanding employees are
worthy of emulation and are truly deserving of the “Catch
Last fall the Tampa Cares Committee visited the local Metropolitan Ministries
to learn more about what they could do to help. The organization works with
homeless families from six months to a year, providing housing, job training,
childcare and basic financial skills. While the campus was impressive, they
saw an opportunity to help. The huge loft space the teenagers use as a rec
room, while well stocked, it was dreary and lacking in style and storage space.
Tampa Cares team set up a meeting with the teens that use the room daily.
Tampa started fundraising in December and the employees raise over $1,900!
They donated the money to Metropolitan Ministries and the Tampa Leadership
committee to complete the renovation. They are looking forward to going
back and seeing the finished product and continuing to support the great work
that Metropolitan Ministries does every day.
TROC Brings Joy to Children with Disabilities
The employees from the Tampa FL (TROC) region spent the afternoon cleaning up the playground and
the grounds at the Easter Seals Murray Child Development Center. This is a school in Tampa, FL that serves
children with disabilities and special needs from birth to age six and their families.
