STOREY DWELLING
SUMMARY:
The Town has received an application for a two storey dwelling at No. 107b St Leonards
Avenue, West Leederville. The plans show a dwelling with a 5 degree roof pitch.
The application requires a Council determination as an assessment is required against the
roof pitch performance criteria of the Town Planning Scheme Policy Manual.
The proposal is not considered to satisfy the relevant performance criteria for the following
reason:-
• the roof form does not respect the architectural styles which characterise the
immediate locality.
Accordingly, the proposal is recommended for refusal.

The Town approved an application for two side-by-side two storey grouped dwellings on the
original lot at its meeting on 23 March 2010 (Item DV10.20) which had 30 degree roof
pitches visible from the street to both dwellings. The dwelling on the southern lot (No. 107a
St Leonards Avenue) has subsequently been constructed. The current application retains a
similar floor plan to the dwelling previously approved for the lot but proposes the roof be
replaced with a low pitch skillion roof.
DETAILS:
Development description
• Lot is 7.55 metres wide and slopes up from front to rear by approximately 1.75 metres.
• The dwelling proposes boundary walls to both side boundaries which abut boundary
walls constructed on adjoining properties.
• The proposed dwelling has a skillion roof with a five degree pitch over the two store
section of the dwelling. The single storey section has a 30 degree roof pitch but this is
not visible from the street.
