Maputo Waterfront Development is a<br />

vast and phased mixed-use project to be<br />

development on the site of the former<br />

Agriculture, Commerce and Industry Fair<br />

of Maputo, better known by its iconic<br />

acronym, FACIM. The programme<br />

includes shopping centre, offices,<br />

residential, besides a substantial hospitality<br />

component, comprising a 5-star business<br />

hotel and a 3-star unit.<br />

Due to the extremely high water levels,<br />

given that the plot is mostly made up<br />

of reclaimed land, PROMONTORIO<br />

proposed a scheme of compact 3+GF<br />

perimeter block podiums, using its interior<br />

for deck parking. This scheme offers<br />

Maputo citizens a classical urban grid,<br />

wherein retail at street level and services<br />

above envelop the whole perimeter of these<br />

multi-storey parking cores.<br />

Above these services-cum-parking<br />

podiums, the residential and offices towers<br />

are freely positioned evoking the modernist<br />

legacy of Maputo and the free-spirited<br />

lifestyle of its citizens.<br />

The heart of the scheme is the 50,000 sq.m<br />

GLA Shopping Centre, not only because of<br />

the facilities and amenities it offers visitors<br />

and residents, but also because of the flow<br />

of people it can potentially generates.<br />

Actually, this scheme presents a unique<br />

opportunity to create a retail “champion”,<br />

insofar as there will hardly be a better<br />

location or demand for a second shopping<br />

centre of this size in downtown Maputo.<br />

In addition, the scheme proposes the three<br />

other landmark corners: an office tower<br />

facing the main Avenue (Avenida 25 th<br />

of September), a 5-star corporate hotel<br />

overlooking the marina, and a 3-star hotel<br />

next to the adjacent ministry gardens.<br />

Offices are positioned perpendicular<br />

to the waterfront, whilst the up-market<br />

residential apartment building are parallel<br />

to the waterfront with a full panorama of<br />

the bay. A longitudinal boulevard across<br />

the ensemble and a waterfront promenade<br />

characterize the public space as a preferred<br />

yet non-exclusively pedestrian system;<br />

the latter are methodically intersected by<br />

perpendicular streets that bring in people<br />

coming from Avenida 25 th of September.<br />
