Welcome to the latest edition of PFM. As usual it has been a busy month for facilities 

management and this time I’d like to talk a little bit about how the credit crunch is hitting the 

industry as well as some new developments on the environmental side of things. 

Lets start with some breaking news as we go to press. More than half of UK contract cleaning 

companies have reported no growth over the past 12-months. Zilch. 

According to MTW research a third are now considered to be ‘at risk’. Not surprising as only 45% 

of them experienced any growth at all during the year. 

The report warns that in 2009 the industry is likely to decline in terms of capital expenditure and 

spending on equipment; assets could also decline. 

If you work on the supply side of the business, the report recommends targeting the few 

companies that are still performing. Lets hope things start to turn around sooner rather than later. 

The same has to be said for the UK construction sector, which the RICS predicts will shed around 

300,000 jobs in the coming year. 

In light of this the CBI is now calling on the government to boost spending on social housing and 

the Building Schools for the Future project. 

It has put forward a ten-point plan to keep business working and to safeguard jobs and help 

position the economy for recovery. 

Increasing costs are already starting to play their part, and local government project adviser 4Ps 

says that over a quarter of councils are already seeing costs rising for school, leisure and waste 

management projects. Over a third are reporting project delays too. 

However, it is not all doom and gloom and despite the current financial crisis, many British 

companies have identified sustainability as a growth area over the next three years. 

The UK Green Building Council’s latest poll shows that 90% of respondents believe sustainability 

will either grow as an issue or stay at the same level in spite of the credit crunch. 

According to the poll, over a quarter said the financial crisis is having no effect on their 

sustainability plan. Another half said sustainability was now an even bigger focus for them. 

Nearly all said the government must stick to its green targets, despite the crunch. 

Paul King of the UKGBC said: “I think we’ve seen an end to ‘boom and bust’ for sustainability. 

This time it’s going to remain high on the political and corporate agenda.” 

Even so, elsewhere, there was a lot of hot air being talked about how realistic zero carbon 

buildings really are. 

According to new research by BSRIA, over 60% of scientists, building services designers and 

other industry big wigs believe the government’s targets for zero carbon buildings are unrealistic. 

The deadline for all UK public sector buildings to become zero carbon is 2018. However, more 

that 62% of respondents to the poll say this target will not be met. 

Staggeringly, just over a third of those taking part said they even had a zero carbon plan in place 

to meet this deadline. 

Let’s hope for the sake of our environment, and our kid’s future, that they can still turn it around 

on time. 

Ending on a positive note, a new scheme called ‘Universities that Count’ has hit the ground 

running. 

Under the initiative 64 universities have agreed to start to recording figures for a corporate 

responsibility index and an environmental index. 

Iain Patton, executive director for the Environmental Association for Universities and Colleges, 

said: “This agenda is here to stay.”

Nilfisk-CFM supplies 

Saint-Gobain with 

first ‘Glass’ cleaning 

system 

Acentralised vacuum cleaning 

system, designed and installed by 

Nilfisk-CFM, is enabling glass 

manufacturer Saint-Gobain Glass to 

clean production lines and recover 

waste product for recycling at its 

Eggborough plant in Yorkshire. 

At the heart of the fully automated system is a 

Nilfisk-CFM industrial suction unit that can collect 

up to a tonne of material per hour. The unit is 

connected to approximately 400 metres of 

pipework with 45 suction points located around 

Saint-Gobain’s batch plant to allow simultaneous 

cleaning in different places. The vacuum is 

activated automatically when an operator attaches 

a hose to the nearest suction point for fast and 

convenient cleaning wherever it is needed. 

Recovered product is discharged into a central 

hopper, which incorporates a manual diverter 

valve to separate material for recycling rather than 

disposal as required. 

Before investing in a Nilfisk-CFM fixed vacuum 

recovery system, Saint-Gobain used mobile 

vacuum cleaners to deal with spillages of sand, 

limestone, soda ash and other materials used in 

the glass making process. 

Nilfisk-CFM worked closely with Saint-Gobain 

during the design of the custom-built cleaning 

system. Special features include bulk conveying 

nozzles for areas requiring bulk removal of waste 

material to avoid blockages, and level sensors in 

the double dump valve system to prevent 

overloading during discharge. Nilfisk-CFM also 

undertook installation and commissioning of the 

system on site and provided full operator training

Spitfire finds wi-fi solution for geographers 

Spitfire, the leading voice and data 

solution provider, has installed a wifi 

Internet access solution for the Royal 

Geographical Society at the society’s 

headquarters in Kensington, London. 

Spitfire supplied and installed a Cisco 

4402 Wireless LAN Controller with 

Aironets to provide wireless Internet 

access for staff, members and visitors 

within the building. 

Established in 1830, the Royal Geographical Society 

seeks to advance geographical science and support 

its practitioners. With about 15,000 members it is the 

largest and most active scholarly geographical 

society in the world. The society welcomes 150,000 

people a year to events and activities for both 

members and the public. All will now be able to 

access the Internet via the 10M wi-fi circuit provided 

by Spitfire.

Mike, a research and development 

specifications technician with 

Numatic, was one of around 800 

visitors to the Tork stand at ISSA-Interclean who 

took part in the company’s carbon footprint game. 

Participants entered their home details into a 

computer to discover the level of CO2 emissions 

produced by their journey to the exhibition. 

Numatic International, which manufactures vacuum 

cleaners, janitorial trolleys and mopping systems, 

has been a Tork customer for more than a year via 

distributor Spot On Supplies. Numatic chose Tork 

network solutions together with after sales service 

and support. As an existing customer the Royal 

Geographical Society benefits from Spitfire’s 

comprehensive service that extends from designing 

and implementing a telephony and data 

communications network to providing line rental and 

call billing, with complete after sales technical 

support and customer service. 

Commenting on the wi-fi solution, Dominic Estall, IT 

Manager for the Royal Geographical Society said, 

“With Internet access for e-mail and information 

becoming ever more essential, it was important for 

us to be able to provide wi-fi Internet for our 

members and other visitors. We particularly wanted 

this implemented prior to our annual conference, 

held in August and Spitfire we are able to do this.

The UK’s leading charity is piloting a 

new flexi-working scheme within the 

IS Department at its head offices in 

central London. 

Cancer Research UK has joined 

forces with RNM Systems to 

implement the desk booking module of 

its Condeco software suite, which is 

enabling the IS department to manage 

its office space more efficiently. 

Staff numbers within the department 

were, at times, flexing up to 200 to 

cope with large projects. There were 

140 desks available and allocated to 

staff but as a good percentage of 

these staff were regularly working offsite, 

the IS Department was finding 

that its office space was vastly underutilised. 

With no more space available 

the department needed to expand its 

workforce without expanding its 

estate.

be configured via the Internet, allowing change of 

feature set-ups as and when required, without 

incurring any engineering charges. Multiple hunt 

groups can be set up for incoming calls to ring 

telephones simultaneously or sequentially. SIP 

Communicator also provides voice mail, autoattendant 

and conference call functionality. 

Users can be located anywhere and provided with 

phone numbers for any location, so an employee 

based in Glasgow can have a London phone 

number and vice versa.

Solaglas Windowcare 

ready to come to 

retailer’s rescue 

National emergency glazing 

company Solaglas Windowcare, 

part of the Saint-Gobain Group, has 

launched a campaign targeting 

retailers that are unlikely to have 

access to 24-hour emergency glazing. 

This follows reports that a major 

supplier in its sector is experiencing 

severe difficulties. 

Solaglas Windowcare is warning that in the run up 

to Christmas and through the New Year sales 

period retailers will have an urgent need to have 

damaged windows re-glazed and ready for 

display, and has launched its campaign under the 

heading of ‘Let us come to your rescue’. The 

company is offering a dedicated emergency 

helpline manned by a specialist team that has 

been formed to manage increased demand. 

The campaign will be backed by business-tobusiness 

advertising and promotional activity. 

Solaglas Windowcare estimates that there could 

now be as many as 400 retail outlets with 

damaged boarded-up shop fronts on high streets 

across Britain. These companies are now without 

a recognised national supplier to provide 

professional re-glazing services. 

Managing director, Ian Davy said that difficulties at 

its main competitor in the retail market leave 

Solaglas Windowcare as the only company with 

national coverage that can deliver the quality of 

service large retailers demand.

Timber firm detail trio of innovative products 

Leading timber firm Arnold Laver 

Timber World has released details of 

three new innovative products which 

could revolutionise the UK market. 

The first to be launched by the timber experts is 

Danback which is already making waves in the 

United States and is set to strengthen the 

company’s portfolio of services. 

Danback is a unique wood backing product that 

provides superior connection and pullout strength for 

handrails, shelves and other wall fixtures using a 

flexible wood backing plate system. 

Arnold Laver holds the sole manufacturing and 

distribution rights for the product in the United 

Kingdom under patent licence. The company will 

also have the scope to expand into Europe. 

Danback claims the system reduces installation time 

by up to 90 per cent, provides extra screw pullout 

strength for heavy-duty backing applications, works 

with most major manufacturers and meets all 

specifications for commercial and residential 

applications. 

Arnold Laver has also introduced an innovative new 

product called Fotoply, a revolutionary panel sheet 

made of timber on which any image or artwork can 

be applied.

drain and pipe relining technology. 

Having adopted the technology at an early stage in 

the mid-90s, Lanes is now firmly established as a

industry bodies, frequently hitting the headlines with 

its ground-breaking projects. 

Recent notable achievements have included relining 

pressurised rising main sewers, and relining, with a

industry’s largest events, Interbuild, which was held 

at the NEC in Birmingham from 26 – 30 October. 

Additionally, Arnold Laver has introduced a series of 

pioneering door servicing centres offering design, 

manufacture and technical support around the 

country for both domestic and commercial 

properties. 

The entire process is carefully controlled and 

monitored, from the selection of raw materials, 

though bespoke design and precision machining, to 

prompt delivery anywhere in the UK. 

The new door servicing centres provide a wide 

range of design-led veneers, apertures, glazing and 

sizes, exclusively designed by specialists Phillip

Lanes: pioneering technology, 

pioneering techniques 

Dalkia has formed a new agreement 

with global speciality chemicals 

company Rhodia to provide energy 

management to its Leeds site, 

continuing a partnership first 

established over 24 years ago. 

Dalkia will design and install new burners and a 

duplex water softening system to serve the steam 

plant vital for Rhodia’s production. The contract also 

encompasses fuel supply, and the management of 

feed water treatment and the high and low pressure 

steam raising plants, enabling cost control, ensuring 

availability of utilities and maximising energy 

efficiency. In order to ensure high service levels and 

support production, the service is continually 

monitored and measured against KPIs. The new 

components of this contract build on the long-term 

development of the plant by Dalkia, over the 24 year 

history of the company’s relationship with Rhodia. 

This long-standing contract has seen an extended 

process of upgrading taking place at the Leeds site, 

beginning when Dalkia initially replaced the plant’s 

through from round to box, before reverting to round.

Lanes relines full sewers and drains ranging from 

225mm to 900mm in diameter. Localised repairs to 

specific sections of drain may be carried out using a 

technique known as patching, which is suitable for 

pipes from 100mm up to 1250mm diameter. 

Lanes was first in the UK to invest in the 

revolutionary Panoramo 3D Optoscanner camera, 

which gives a truly panoramic CCTV drain survey. 

Whereas conventional pan and tilt cameras rely on 

the operator to see and record images, Panoramo 

sees and records everything in one pass. 

Developed especially for CCTV surveys of lateral 

sewers and drains, the LISY Sat Cam was another 

first for Lanes. It’s quick and cost effective to CCTV 

survey laterals directly from a mainline sewer or 

drain with LISY, without having to access each

Dalkia and Rhodia clean 

up with energy savings 

heavy oil boiler with what at the time was a much 

more economical coal-fired boiler. As the contract 

progressed, a gas and oil-burning boiler superseded 

the coal plant, and in turn was replaced by a more 

environmentally sound high-pressure gas boiler. 

This equipment has remained in operation until this 

most recent contract extension, and will now benefit 

from more efficient electrically controlled burners. 


All aboard with Vision Text at 

Portsmouth 

There is no more need for semaphore 

at the Royal Navy Dockyards in 

Portsmouth since the introduction of a 

state of the art electronic display at the 

naval base, supplied by Surrey based 

Vision–Text Electronic Displays. 

Two external full matrix RGB displays have been 

installed which provide easily updateable information 

at the security entrance points to the base following 

extensive discussions between ‘Technology House’, 

IT solution providers to the Royal Navy and Mike Le 

Grange of Vision–Text. These discussions involved 

numerous site visits and demonstrations of the 

technology to both ‘Technology House’ and the

Bespoke E-Z-GO electric 

light industrial vehicle for 

ZSL London Zoo 

ZSL London Zoo has 

recently purchased an 

electric E-Z-GO XI-875 light 

industrial vehicle complete 

with cab for general duties 

around the 200 acre site of 

London’s famous attraction 

in Regent’s Park. 

The vehicle was purchased from the 

Esher branch of local dealer Ernest 

Doe & Son. E-Z-GO is a Textron Inc. 

(NYSE: TXT) company. 

Grounds Manager, Dave Bassington, 

who heads a team of 25 cleaning and 

driving staff said, 

“This electric powered utility vehicle 

fits in with the ZSL environmental 

policy as we move towards a greener 

cleaning fleet. Not only will it be used 

for litter collection duties, it will also 

move clinical waste, stores, stationery 

and H&S equipment around the 

facility.” 

The E-Z-GO XI-875 is powered by a 

48 volt electric motor, which is 

emissions free at the point of use. It 

features an onboard charger, which 

simply plugs into a standard electric 

socket for overnight recharging and an 

automated battery filling system for 

ease of maintenance. It also has a

Ben Seabourne, applications engineer for Bailey 

Building Services and project manager for the 

controls installation: “It proved to be our largest 

integration project with the Priva system interacting 

with 250 VRFs, over 40 meters and a Fidelio hotel 

booking system, all of which came complete with 

different communications protocols: the VRFs use 

LonWorks, the meters use Modbus and the Fidelio 

has its own proprietary protocol.” For Priva, this may 

have been their largest joint integration project 

working with Bailey, but the multi-lingual 

communications challenge is an every day 

accomplishment for their controllers.

conditioners have been installed to provide heating 

and cooling to the bedrooms and public areas. “All 

heating and cooling requirements are provided by 

the splits, with air handling units (AHU) supplying 

background ventilation, there are no radiators in any 

of the rooms,” said Ben Seabourne. The Bailey 

design team recommended AHUs complete with 

plate heat exchanges, run around pumps and 

inverters on the supply

contribute to the hotel’s excellent

a case of unpacking the meters and plugging them

The Fidelio booking software manages guests’ 

heating and power supplies. Linked to the BMS, 

heat and power to the rooms are enabled dependent 

on whether the room is unoccupied, on standby 

waiting occupation, or occupied. While waiting for 

the guest to book-in, their room is held in standby 

mode with a wide heating/cooling dead band of 

between 12ºC and 28ºC. Heating and cooling is only 

introduced to the room should the temperature drift 

outside this dead band. On checking-in at reception, 

the dead band for the guest’s room is narrowed to 

18ºC to 24ºC providing comfort control on their 

entry. A local controller enables the guest to fine 

tune the room’s temperature to suit their specific 

needs. 

“It makes sense to integrate where possible: capital 

and installation costs are reduced and access to 

data across the building services is much 

improved. Priva has recognised this and 

designed its controllers to enable an 

easy and secure connection,” concluded

The company has used Plogg, the 

plug-in wireless energy meter from 

Energy Optimizers, to achieve 

electricity savings worth £500 per year 

for each of the refrigerators at its new 

headquarters in Speke, Liverpool. The 

move has also reduced CO2 

emissions by 22 tonnes annually. 

Unlike most smart meters, Plogg can 

monitor the energy consumption of 

individual appliances over time, and it 

is this feature that has enabled the 

savings to be identified and 

implemented.

canteen, which serves the 1600 staff 

on site. A pair of Energy Optimizers’ 

Bluetooth-based Ploggs was used to 

evaluate the electricity consumption of 

the refrigerators. 

By installing timers on the 

refrigerators, Shop Direct was able to 

eliminate the power wastage without 

affecting the cold drinks served in the 

canteen. Programming the local 

electricity tariff into the Plogg software 

has revealed that this simple measure 

will save the company around £500 

per fridge per year, for a total annual 

saving of £5000.

London’s largest college - King’s – 

has slashed £200,000 from its annual 

cleaning bill following a total review of 

its methods and systems, using the 

i-Clean management system. In some areas the 

savings have been as high as 20%. 

Spread across nine schools of study in five South 

and Central London locations, King’s is the largest 

college in the University of London with 19,200 

students to clean up for. 

Eager to monitor, manage and reduce cleaning 

costs the College called in i-Clean to provide a

InterContinental Hotels Group 

(IHG). 

IHG has relocated from Windsor to a new site 

covering 100,000 square feet at Broadwater 

Park - formerly home to the Denham film 

studios - in Buckinghamshire. 

Morgan Lovell managed the design and build 

project, which included full consultation, 

mechanical and electrical works, fit out and 

furniture. 

Located in 13 acres of landscaped grounds, 

the open-plan space is set in a four-storey 

building. Taking advantage of the picturesque 

surroundings, a patio area complete with broadband 

coverage enables people to work outdoors. 

The restaurant is a major showpiece of the office 

development based on the Crowne Plaza brand 

quality. A 20-room meeting suite has also been 

created. 

Other features include fully functional sample rooms, 

relevant to the different hotel brands IHG operates, 

such as Holiday Inn and Staybridge Suites. These 

rooms have a dual purpose, providing both a 

showcase facility for visitors and also providing 

overnight accommodation for visiting IHG staff when 

required.

Morgan Lovell’s southern team, based in 

the Thames Valley at Wokingham, 

managed the project. IHG has been able to 

tap into Morgan Lovell’s green office 

expertise for the carbon neutral fit out, 

which included a full eco-specification for products - 

based on limiting the travelling distances of 

materials sourced - and selecting those with a high 

recycled and recyclable content. 

In particular, IHG was keen to illustrate the benefits 

of solar power – and panels are in place contributing 

to the running of the landscape and car park lighting. 

Solar blinds have also been introduced, controlled 

by a ‘weather station’ on the roof.

Intelligent fire alarm control panels 

from Advanced Electronics are at 

the heart of a new fire detection 

system for the world’s largest blood 

processing centre. The new purpose 

built £60m facility for the National 

Blood Service, located at Filton, 

Bristol was opened in July 2008 and 

will process 600,000 units of blood 

per year. 

The centre will offer a service to 14 million people 

and provide blood to 90 hospitals. 

Three Advanced Mx-4400 fire panels and three 

mimic panels were installed by Bristol-based MAT 

Fire Systems Ltd, together with close to 900 

Hochiki devices, including 615 smoke detectors. 

MAT Fire Systems also installed 10 air sampling 

units, 4 extinguishant systems and a complete 

voice evacuation system. The three 4-loop Mx- 

4400 panels were installed in different locations 

throughout the centre and networked together to 

provide a single integrated solution. This allows 

any fire and fault condition, at any location, to be 

instantly alerted on all the fire and mimic panels. 

The Advanced mimic panels consist of a graphical 

map overlaid with LEDs to indicate fire zones. 

This provides the user with an unambiguous 

display of any fire and fault condition in the 

building. The mimic display can be either 

integrated into the front door of any Mx-4000 

panel or mounted in a separate enclosure.

installed to protect Phoenix Court, a 

new luxury student village in the heart 

of Bristol city centre. 

The specification emphasised the need for minimum

Multi-Alarm Systems Ltd. of Bristol won the contract 

to supply and commission the fire detection system 

and recommended Apollo’s Discovery range of

Built by the UK’s largest student accommodation 

company UNITE, Phoenix Court is the first part of 

Bristol’s £500 million Cabot Circus retail and leisure

Other features of the Discovery range designed to 

help eliminate nuisance alarms include automatic 

drift compensation, a feature that adjusts for 

environmental conditions such as dust to ensure the 

detector is not adversely affected, and sophisticated

The Discovery Multisensor itself uses algorithms to 

process the signals from its smoke and heat sensors 

to produce one output on which the decision ‘fire/no 

fire’ is based. Multisensors can be selected to 

operate as a smoke detector only, a heat detector 

only, or as one of three combinations of both. If an 

‘in combination’ selection is made, the signals from 

each sensor are considered in relation to each other.

Anew Policy from the Chief Fire 

Officers Association (CFOA), in 

which the Fire Industry Association

The ‘CFOA Policy for the Reduction of False Alarms 

& Unwanted Fire Signals’ is a comprehensive 

document with some 28 sections and appendices, 

recognising that “…it is essential that a consistent 

standard in every one of its five operating modes 

and its reliability in the field in reducing nuisance 

alarm incidents has been proven over several years. 

The Phoenix Court fire detection system is designed 

to L2 standards and configured to enable a phased 

evacuation controlled by sensor, zone sector or 

remote networked panel. 


FIA welcomes publication of 

new False Fire Alarms Policy 

Nittan (UK) Ltd., a UK manufacturer of 

conventional and addressable fire 

detection products, has added a new 

detector to its world famous Sensortec 

range of fire detection products. 

The Sensortec ST-PY-AS AS protocol analogue 

detector features a new optical chamber design and 

orange LED to provide improved responses to black 

smoke, which many optical detectors find difficult to 

detect. Using this new design, the ST-PY-AS 

detector delivers a flat response over different types 

of fire, making it ideal for an even wider range of 

applications than ever before, including those where 

ionisation detectors were previously only thought 

suitable. 

In addition to a new chamber design, the ST-PY-AS 

detector has been designed with an internal microcontroller 

to give the detector intelligence at the 

head.

Importantly the Policy clarifies the difference 

between false alarms and unwanted fire signals, the 

latter term applying to a false alarm from an 

automatic fire detection and fire alarm system once 

it has been passed through to the Fire & Rescue 

Service. 

One of the main objectives of the Policy, which 

applies to all premises covered by the Fire Safety 

Order and not just those linked to Alarm Receiving 

Centres (ARCs), is to provide the brigades with 

different levels of response, all of which are defined 

within the document, thereby offering specific 

procedures to follow when faced with varying 

degrees of unwanted fire signals.

Nittan launches new

new 4 - 20mA input 

module enables devices that 

communicate through the 

industry standard 4 - 20mA 

output to interface with an 

addressable fire system. 

Current loop devices are typically 

used to transmit the analogue 

measurements of gas concentrations, 

pressure, temperature, gas or liquid 

flow rates and many similar physical 

variables. The benefits for the fire 

engineer are that a number of new 

variables can now contribute to the 

panel’s decision-making process. An 

excellent example is gas 

concentration levels, an increasingly 

important part of the overall life safety 

portfolio. 

Using the 4 - 20mA module, a build-up 

of potentially dangerous gases can be 

tracked by the fire system and fire 

vents opened and evacuation 

procedures implemented if the 

concentration levels become 

dangerously high. Similarly, a 

potential ignition source such as a hot 

running bearing can also be 

monitored, enabling the fire panel to 

initiate a shutdown if required. 

The main advantage of current loop 

technology is that the accuracy of the 

signal is not affected by voltage drop 

in the interconnecting wiring. The livezero 

represented by the 4 mA lower 

limit allows the module to detect faults 

in the transmitter; in normal operation, 

the System Sensor module translates 

the current levels generated by the 

transmitter into user-configurable 

thresholds that are recognised by the 

loop communications protocol of the 

fire control panel.

standard System Sensor module 

mechanical format and is fitted with a 

bi-colour LED for local status 

indication.

Acontingent from NHS Supply Chain 

were impressed by SCA’s 

sustainable forests and nurseries on a 

recent site visit to the manufacturer’s 

headquarters in Sweden. 

The majority of NHS trusts in England now use Tork 

tissue products, so two procurement specialists from 

NHS Supply Chain embarked on the trip to see how 

Tork tissue products were made. 

The visit by NHS Supply Chain category manager 

Chris Graham and business manager Nigel Watson 

took in SCA’s seed orchards, tree nurseries and 

forests plus the company’s Sundsvall pulp mill and 

paper processing plant in Gothenburg. 

“It was very impressive to see the whole supply 

chain,” said Nigel Watson. “We like to upstream our 

supply chain as effectively as possible and by doing

launched a new environmentally 

friendly biological deodorising sachet 

for use in waste disposal units. The 

BioSach will replace the existing 

chemical insert currently used to deodorise 

the company’s sanitary bins. 

The BioSach contains safe microorganisms, 

which have been specially selected to react when 

in contact with waste to break down odour 

molecules. Once activated, the intelligent system 

detects the organics present then produces an 

enzyme that degrades them. As the biological 

process is irreversible, the odours are safely 

controlled in-between services. 

A pleasant citrus fragrance is also released, 

creating a fresh and clean ambience in the 

washroom cubicle. 

Initial Washroom Solutions has an ongoing 

commitment to reduce its impact on the

Cannon celebrates success at NLBS 

Pland Stainless, the UK’s leading 

manufacturer of stainless steel 

washrooms and sanitaryware, recently 

supplied its products to the new 

‘Matter’ nightclub at The O2, Greenwich 

peninsula, South-East London. 

WCs, cisterns, urinals and a variety of standard and 

bespoke wash troughs, all manufactured from 

stainless steel, were a crucial part of making ‘Matter’ 

a world class live music and club night venue. Pland 

Stainless literally had to pull out all the stops to help 

complete the project on schedule, which meant 

supplying bespoke wash troughs on a three week 

leadtime. 

Pland Stainless was specified by world renowned 

Pentagram design house because its products 

helped created a modern contemporary look as well 

as being hardwearing and resistant to vandalism. 

The work on site has been carried out by Collins 

Construction Plc, which was the main contractor. 

‘Matter’ opened in September 2008. 

The high number of people expected to visit Matter 

meant that Pland Stainless was required to supply 

special wash troughs. Again manufactured in 

stainless steel, these bespoke designs were 

by letting people test the efficiency 

of the machines by drying their 

hands on the stand. They also used 

a system to calculate how much 

customers can save in comparison 

to the rates they pay now, by 

switching over to Cannon for their 

washroom supplies. 

Pat Gillingham, Sales Director for 

Cannon Hygiene said, “Our stand at 

the exhibition proved to be really 

popular and we had a great 

response to our interactive 

demonstrations. In this time of 

energy awareness, cost reduction 

and reducing carbon footprint then 

anything that Cannon can do to improve efficiencies 

and hygiene cleanliness in the washroom is being 

seen as a big help to our customers. 


Pland stainless washrooms 

really matter at the O2 

required because the washrooms have WC cubicles 

that run along both sides – to cope with the high 

volumes of people. This created a need for the 

bespoke double sided wash troughs, with four 

separate bowls and taps located at each end, 

enabling access from users at both sides. The fact 

that Pland was able to supply these bespoke items 

on a three week leadtime is testament to its 

manufacturing capability and customer service 

responsiveness. Matter now has a total of 86 WC 

cubicles including VIP washroom facilities, all of 

which were supplied by Pland Stainless. 



A Christmas 

party washroom 

Keeping the washroom clean and well stocked during the 

Christmas rush at a pub, club, restaurant or hotel presents some 

specific challenges for hygiene providers. SCA Tissue Europe’s 

Jenny Turner looks at issues such as high traffic, hygiene and 

coping with guests who may be worse for wear and finds out how 

washroom managers cope in such difficult circumstances. 

Pubs, clubs, hotels and restaurants 

obviously look forward to the 

seasonal boost that Christmas brings to 

their businesses. 

As for customers, their expectations are particularly 

high when they visit any of these venues in the hope 

of a memorable festive experience. 

But extra custom – especially when it involves 

people who may be drinking more than they 

normally would – means extra traffic through the 

washroom. And if a badly-equipped or messy 

washroom detracts from other customers’ 

enjoyment, they may steer clean of that venue in 

future. So how do washroom managers cope with 

the Christmas rush in entertainment venues 

One of the main problems will be the issue of toilet 

tissue and hand towel supplies running out as the 

crowds flock in. This is the season when easy-totop-up, 

high capacity dispensers come into their 

own. 

The Tork range includes interfold and zigzag-fold 

hand towels in dispensers that can be topped up at 

any time, and Tork folded toilet paper which is 

dispensed a single sheet at a time and again is easy 

to top up. 

In a particularly busy washroom, jumbo-sized toilet 

rolls are often the answer as these contain the 

equivalent of around 20 conventional loo rolls. 

However, this type of system can be uneconomical 

in a washroom that is only serviced once a day. If 

during this daily check the janitor finds that most – 

but not all – of the jumbo roll has been used up, he 

or she is likely to change the roll and discard the 

remainder to avoid the problem of loo paper running 

out before the next check. 

Here the Tork Mini Jumbo Twin is a good solution. 

This features two mini jumbo toilet rolls side by side 

and when the first roll is used up, the second 

automatically drops into place. The janitor or 

washroom manager can then replenish the spare roll 

whenever it is convenient to do so. 

If the extra Christmas traffic is likely to lead to messy 

washroom units, it is probably time to replace those 

C-fold towel dispensers. These tend to give out 

towels in clumps and users are inclined to leave the 

excess towels on the units where they quickly 

become soiled and soggy. Alternatives such as Tork 

hand towel rolls and Tork zigzag-fold towels are both 

housed in durable dispensers that give out only one 

towel at a time while also being tough enough to 

cope with demanding environments. 

Leaky soap dispensers will also increase the 

problem of mess on the units. Here a switch to nondrip 

soap dispensers will help. 

Where heavy drinking may occur, washroom 

managers need to deal with issues such as 

vandalism and pilferage while also trying to keep the 

loos clean and well-stocked. 

Conventional toilet rolls should not be provided in 

environments where vandalism is an issue, since 

these may be thrown around or stolen. Dispensers 

must be lockable and easy to replenish during 

periods of heavy usage. 

The Tork range includes tough wipe-clean ABS 

plastic dispensers that are key lockable to minimise 

vandalism and pilferage. These can be used for 

dispensing high-capacity Tork Jumbo toilet rolls and 

Tork hand towel rolls. There is also a Tork Advanced 

flushable hand towel which will not block the loo if 

inadvertently flushed away instead of binned after 

use. 

Another challenge facing washroom managers over 

Christmas is the need to maintain hygiene standards 

during this busy period. No-one wants to be ill over 

the festive season, and everyone will remember 

where they picked up that bug that ruined their 

holiday. 

Unhygienic washroom facilities can be lethal: diners 

with inadequately washed hands may return to the 

table or bar where they will immediately greet a new 

arrival with a handshake, or help themselves to a 

bread roll or a handful of peanuts. These actions will 

ensure that bacteria is spread to others. 

Research carried out by TÜV Produkt and Umwelt 

GmbH in Germany has revealed that hot air dryers 

can increase the bacteria on the hands by 117 per 

cent even after washing with soap and water. Drying 

the hands with a disposable towel can cut the 

amount of bacteria on the hands by around 24 per 

cent, while using a textile towel reduces the bacteria 

count by only four per cent. 

Hygienic, no-touch dispensers will minimise the risk 

of cross-contamination. Tork Premium and Tork 

Advanced hand towel rolls are available in a 

hygienic, semi-automatic dispenser that prevents 

both cross-contamination and over-use. Tork

are dispensed in individual sheets and come in a

dispensing systems, washroom providers can

The Year 

Telegan’s Sprint V multi-purpose flue gas analyser was 

named ‘Gas Safety Product of the Year’ at this year’s 

prestigious CORGI Awards ceremony, held at the RICOH 

Arena in Coventry recently.

The cold winter weather is now 

on its way. Hail stones and snow 

has been forecasted, so you may 

think that air conditioning may be 

the last thing on Facility Managers 

mind. Yet, air conditioning and 

ventilation is still vital during the 

busy Christmas season. Office 

parties, concentrated areas and a 

steady flow of visitors’ means that 

climate control can be difficult this 

time of year. 

DX Cooling, the low carbon air conditioning 

specialists give some suggestions on how not 

to get hot under the collar and save money 

and energy this winter. 

Most air conditioning units now have a 

reversible heat pump. This means that systems 

provide both cold and warm air. Government 

incentives and energy savings make this the best 

solution for temperature control all year round. 

Maintaining regularly both chillers and air 

conditioning units will reduce the risk of your system 

breaking down during busy periods. Plus it will 

increase the energy efficiency. 

Timers –it’s so easy to forget to turn off the air 

conditioning. You can normally set a timer on cooling 

systems and is likely to save you money. 

As well as air conditioning try and remember natural 

ventilation. Natural ventilation is much cheaper than

running air conditioning full time, particularly in 

confined areas. 

Inverter driven A/C systems use less energy and 

provide a much better environment for customers. 

Minimum temperatures – cooling systems shouldn’t 

be set lower than 20C and not run at any lower than 

22C if running full time. If your area still isn’t cold 

enough then you may require more units for the 

allocated space. Or if air flow is not enough then 

increase the fan speed instead of lowering the 

temperature. Decreasing temperature uses more 

energy, produces condensate and thermal shock to 

the customers.

New Year’s resolutions and regulations that 

Building and Facility Managers need to be 

aware of. 

Did you know that older air conditioning units 

containing R22 gas will be banned as from 

2009 and that A/C systems inspection will be 

mandatory 

F Gas Legislation and maintaining your system 

– If you have a unit that has over 2.5kg of 

refrigerant, new legislation means that your 

system will now legally require a yearly 

maintenance service. It is recommended to 

have your system maintained at least twice 

yearly and more regularly for units that are 

used more frequently. 

Next year all A/C systems over 250kw (and 

12kw by 2011) will need to be inspected and 

given an energy performance certificate by a 

competent person and approved. 

There are government incentives for businesses that 

purchase low carbon products, you could claim up to 

100% back through the ECA scheme. Look out for 

the energy level rating when purchasing cooling or 

heating equipment (anything lower than a B is 

classed as not economically viable long term.)

Searle cascades M&S to greener 

refrigeration solutions 

Efficient and environment friendly 

technology enables ground breaking 

100kW condensing units from Searle 

Manufacturing Company to deliver a 

potentially greener cooling solution for 

Marks & Spencer food halls. 

The new cascade units – which use either HFC or 

HC with carbon dioxide as refrigerants – are among 

the most powerful for any commercial supermarket 

application in the UK. They are being rolled out to 

M&S sites this year as part of a trial to establish the 

group’s future policy on refrigeration and choice of 

refrigerants.

life-expired air conditioning system 

at its Chester headquarters was 

significant for The Funding 

Corporation: there were no 

complaints from staff. 

Energy efficient inverter controlled Panasonic 

systems, installed on the recommendation of the 

building’s air conditioning specialists, ensured 

superior comfort levels – and potential savings on 

future cooling and heating costs – in the two 

storey office building. Panasonic inverter systems 

are designed to save money because they use 

less energy to produce better cooling and heating 

outputs than earlier systems. 

Using Panasonic equipment supplied by PHM 

Distribution of Newcastle-under-Lyme, 

subcontractor REF Air Conditioning replaced the 

old three pipe main system with a new two pipe 

14hp VRF system with 40kW cooling capacity, 

driving five 9kW four-way cassettes. In the private 

offices and meeting rooms, REF installed four 

5kW inverter single split systems – each with wall 

mounted indoor units – from Panasonic’s RAC 

range, two 6kW systems, one 7kW system and 

one twin split system driving two 5kW cassettes, 

all from Panasonic’s FS range. 

Inverter controls in Panasonic systems allow 

maximum output at start-up to bring the building 

to the desired temperature as quickly as possible. 

Once this temperature is reached, the system 

operates economically at the minimum 

output needed to 

maintain it.

Cascade unit by a primary refrigeration system. Heat 

extracted by the Cascade process may be 

recovered or rejected to the atmosphere. 

Nick Smith, Searle Senior Development Engineer, 

says the Cascade systems were developed to keep 

capital and operating costs within the range of 

comparable ‘standard’ systems – but with a reduced 

environmental risk because CO2 occurs naturally. 

With a similar power requirement to a Searle 

standard CCU R404A system of equal capacity, a 

CO2 Cascade unit would have minimal impact on 

the environment should a release of refrigerant 

JS Air Curtains has designed, 

supplied and installed four brushed 

stainless steel air curtains at the offices 

of Associated Newspapers in 

Kensington. The 2.5m air curtains were 

joined to create a pair of 5m wide air 

curtain systems that keep cold air out 

during the winter and air conditioned air 

in during the summer. 

The air curtain systems were mounted above the 

doorways at the front and rear of the building. They 

both have the same attractive cylindrical design and 

are suspended from the ceiling with matching arm 

supports. The units stop air from entering through 

the revolving doors of the building, which can act as 

slow moving fans, bringing in cold air with every 

rotation. 

Each pair of stainless steel air curtains provides an 

airflow of up to 13,000m3/h and are electrically 

heated with a total heat output of 64kW/h, 

maintaining a pleasant internal atmosphere. 

JS also supplied and installed a more standard 1.5m 

Windbox air curtain above a single external doorway 

at the Derry Street entrance. It has an output of 

3,700m 3 /h with up to 22.5kW of heating. 

Associated Newspapers Limited is the management 

company for five major newspapers - Daily Mail, The 

Mail on Sunday, Evening Standard, London Metro, 

occur – equal to just 0.38 tons of CO2. 

The Cascade systems incorporate special 

components such as the CO2 to propane heat 

exchanger and pump station, a special propane 

compressor pack with inverter drive, and energy 

efficient EC fan condensers. 


JS Air Curtains at 

Associated Newspapers 

Irish Mail on Sunday and the advertising publication 

Loot. 

The type of bespoke cylindrical air curtain installed 

at Associated Newspapers has many different 

mounting options to tie-in with an entrance’s 

architecture. It can be stood vertically at either side 

of a door, hung with cables above the door or 

suspended with supporting arms attached to a 

ceiling, wall or floor. When mounting horizontally it 

will provide an effective seal for doorways up to 

3.5m high and when positioned vertically at either 

side of a door, it will protect entrances up to 7m wide 

from air ingress. 

These cylindrical units are available in lengths of im, 

1.5m, 2m and 2,5m, and can be joined end-to-end to 

accommodate very wide entrances to buildings, 

such as the entrances to Associated Newspapers. 

Up to 10 units can be operated from the same 

controller, connected to the air curtain with 20m of 

plug and play RJ45 lead for easy installation. It can 

also be controlled via a BMS system.

Andrew’s renewable, energy 

efficient water heating for 

University of Plymouth’s 

new Nancy Astor Building 

Andrews Water Heaters, part of the 

Baxi Commercial Division, has 

supplied two Queen’s Award winning 

MAXXflo direct fired storage water 

heaters, together with a SOLARflo preheat 

system which have been installed 

at the new Nancy Astor Building, an £11 

million development at the University of 

Plymouth. This building, named after 

the Plymouth Sutton MP who was the 

first woman to serve in the House of 

Commons, is at the centre of a major 

scheme connecting the campus with 

the Drake Reservoir and its adjoining 

parkland. The Nancy Astor Building is 

the new home of the Faculty of Health 

and Social Work. 

Designers Hoare Lea selected the Andrews 

equipment for its use of renewable energy which 

complements an already highly efficient water 

heating system in order to comply with a number of 

important criteria: the University’s policy on carbon 

emissions, Part L of the Building Regulations, the 

requirement for a ‘very good’ BREAAM rating and, 

last but not least, the company’s own policy of 

minimising the carbon footprint of its design projects. 

A spokesman for Hoare Lea commented, “A real 

benefit was that Andrews were able to supply the 

whole package, which made the design much more 

straightforward than combining water heaters and 

solar system from separate manufacturers.” 

The Andrews Water Heaters package is designed to 

provide abundant, virtually instantaneous, domestic 

hot water to the entire building. Outlets in the Nancy 

Astor Building comprise 17 showers, 28 wash hand 

basins and 10 sinks located within the sports facility, 

the academic teaching area, the café area and 

including all WC, cleaners and tea point facilities to 

the 4 storey office accommodation. The two 

MAXXflo CWH120/300 storage water heaters are 

located in the Energy Centre on the lower ground 

floor, along with a 1500 litre stainless steel pre-heat 

unvented cylinder and the other components of the 

solar heating package. The 21m2 of SOLARflo 

evacuated tubes for solar collection are mounted 

horizontally on the flat roof of the North Core plant 

room, some 28 metres above the Energy Centre. 

The University of Plymouth’s framework building 

services contractor and installer of the equipment, 

MITIE Engineering commented, “Installation of all 

the Andrews equipment went well and the evacuated 

tubes were very simple to install. With outlets 

located throughout the building, programming 

required careful planning and co-ordination and the 

support and back up received from Andrews was

excellent.” 

Water is preheated by the solar collectors, which 

have the evacuated tubes rotated to an angle of 20 

degrees in order to optimise their efficiency. 

The heat is then transferred to the single coil 

unvented cylinder which in turn supplies the two 

MAXXflo water heaters, thereby considerably 

reducing consumption of natural gas. In addition to 

the solar collectors and cylinder, the complete 

SOLARflo package includes solar controls, pump 

station, expansion vessels, first fill of heat transfer 

fluid and collector mounting accessories. 

The MAXXflo range of gas-fired storage water 

heaters consists of nine models and a choice of 

four nominal outputs from 30kW to 120kW, all 

achieving an operational efficiency of 109%. 

Winners of the Queen’s Award for Innovation for 

their energy saving capabilities, these units are 

ideal for buildings with a high demand for hot water 

and particularly suitable for installations such as 

sports facilities, where this demand peaks at

With news earlier this year that a 

staggering 20,000 confidential 

patient records have gone missing after 

thieves stole six laptops from St 

George’s Hospital in Tooting1 (which 

included names, dates of birth and 

postcodes), security issues in public 

sector buildings once again come to the 

fore. 

Hospitals, schools, council offices, care homes, 

hostels, nurseries and other premises are all 

vulnerable if they do not have adequate security. 

Furthermore, as the St George’s case shows, cost 

and damage repair aren’t the only worry; we also 

have to gravely consider what might happen to the 

confidential information from stolen records once in 

the hands of criminals. Theft of computers made up 

18% of all non-residential burglary according to 

figures from ten years ago,2 and the more portable 

technology becomes, the easier it is to steal, so we 

can but imagine the figures today as technical 

devices become smaller and smaller and easier to 

transport, or indeed, steal. 

Not only do thieves benefit at the expense of 

taxpayers, local authorities and the government when 

they sell on their ill-gotten goods, thousands of 

individuals are also at risk from the potential misuse 

of their details. 

But from costly computers to expensive play 

equipment, whatever public sector building it is your 

job to protect, you can guarantee that the property 

contains something of value to unscrupulous thieves

was held in Beijing in Summer 2008. 

The event organisers required personalised 

accreditation for everybody who had clearance to 

secure areas, such as the stadia, the athletes’ 

village, health facilities and the press room. Typical 

groups included athletes, coaches, press, local 

officials and volunteers, officials from participating 

countries and the official organisers. Passes were 

designed to grant access to some or all areas 

depending on the sport and the holder’s accredited

produced and then sent back to the various 

countries. 

A large format pass was specified, due to both the 

large amount of data that needed to be incorporated 

onto it and to ensure maximum visibility from a 

distance. In addition, the organisers felt that a larger 

pass would also provide attendees with an 

impressive souvenir of the event. 


To remedy this, the Cathedral had 

used an old CCTV system with static 

cameras which fed back to a monitor 

in the organ loft, thus providing the 

organist with some idea as to what 

was going on below. However, the 

definition and the quality were not 

sufficient to pick up subtleties from the 

conductor of the choir and it was felt 

that this situation needed to be 

improved. 

Kent & Sussex Security (KSS) were 

asked to upgrade the system, ideally 

using high definition pan/tilt/zoom 

cameras to give the organist a better 

perspective on events below. This 

would also provide close up real time 

surveillance of the conductor, choir 

master or person leading a service, be 

they situated in the nave or the quire. 

The installation needed to be 

exceptionally discreet in order to 

maintain the beauty and the dignity of 

the building as well as paying due 

respect to its age and the very fabric 

of its material. KSS worked carefully 

to ensure that there was no damage 

to the ancient woodwork and 

stonework, and the project 

successfully passed the scrutiny of the 

Cathedral’s Fabric Advisory

With emphasis on case studies to promote the

the company regards the site as a vital brand 

awareness tool. Downloadable product 

information and manufacturer links provide a

Generating over 100 visits per day before the end 

of 2007, the site was the company’s single

launch of the new design this year, daily visitors

Delivering a building to such a high standard 

requires a team effort and there have been many 

differing partnerships to achieve this ‘sustainable

gaskets to a variety of top European

With stringent fire regulations now being enforced, 

the electrical manufacturers have seen compelling 

evidence of fire tests on an unprotected socket in a 

fire. The evidence shows how the front plate of an 

electrical socket when attacked by fire, would either 

disintegrate or sag forward in minutes, leaving the 

box at the complete mercy of the fire. Without any 

protection, the fire would be able to rapidly enter the 

socket, and pass unopposed through the cavity of 

the wall, and fiercely spread along the cables to 

other parts of the building. 

Extensive European and UK fire protection tests on 

Envirograf gaskets have shown that when attacked 

by fire, these gaskets will expand to form a 

formidable fire barrier in the socket box and offer a 

minimum integrity of 87 minutes. This incredible 

resistance will dramatically reduce the fire spreading 

to other parts of the building and allow the buildings 

occupants, ample time to safely evacuate. The 

reduction of fires in the home and business is 

absolutely essential to avoid serious injury or death 

more than ‘fit for purpose’ and the overall project

As the HSE continues its campaign for sensible risk
