Welcome to the latest edition of PFM. As usual it has been a busy month for facilities<br />

management and this time I’d like to talk a little bit about how the credit crunch is hitting the<br />

industry as well as some new developments on the environmental side of things.<br />

Lets start with some breaking news as we go to press. More than half of UK contract cleaning<br />

companies have reported no growth over the past 12-months. Zilch.<br />

According to MTW research a third are now considered to be ‘at risk’. Not surprising as only 45%<br />

of them experienced any growth at all during the year.<br />

The report warns that in 2009 the industry is likely to decline in terms of capital expenditure and<br />

spending on equipment; assets could also decline.<br />

If you work on the supply side of the business, the report recommends targeting the few<br />

companies that are still performing. Lets hope things start to turn around sooner rather than later.<br />

The same has to be said for the UK construction sector, which the RICS predicts will shed around<br />

300,000 jobs in the coming year.<br />

In light of this the CBI is now calling on the government to boost spending on social housing and<br />

the Building Schools for the Future project.<br />

It has put forward a ten-point plan to keep business working and to safeguard jobs and help<br />

position the economy for recovery.<br />

Increasing costs are already starting to play their part, and local government project adviser 4Ps<br />

says that over a quarter of councils are already seeing costs rising for school, leisure and waste<br />

management projects. Over a third are reporting project delays too.<br />

However, it is not all doom and gloom and despite the current financial crisis, many British<br />

companies have identified sustainability as a growth area over the next three years.<br />

The UK Green Building Council’s latest poll shows that 90% of respondents believe sustainability<br />

will either grow as an issue or stay at the same level in spite of the credit crunch.<br />

According to the poll, over a quarter said the financial crisis is having no effect on their<br />

sustainability plan. Another half said sustainability was now an even bigger focus for them.<br />

Nearly all said the government must stick to its green targets, despite the crunch.<br />

Paul King of the UKGBC said: “I think we’ve seen an end to ‘boom and bust’ for sustainability.<br />

This time it’s going to remain high on the political and corporate agenda.”<br />

Even so, elsewhere, there was a lot of hot air being talked about how realistic zero carbon<br />

buildings really are.<br />

According to new research by BSRIA, over 60% of scientists, building services designers and<br />

other industry big wigs believe the government’s targets for zero carbon buildings are unrealistic.<br />

The deadline for all UK public sector buildings to become zero carbon is 2018. However, more<br />

that 62% of respondents to the poll say this target will not be met.<br />

Staggeringly, just over a third of those taking part said they even had a zero carbon plan in place<br />

to meet this deadline.<br />

Let’s hope for the sake of our environment, and our kid’s future, that they can still turn it around<br />

on time.<br />

Ending on a positive note, a new scheme called ‘Universities that Count’ has hit the ground<br />

running.<br />

Under the initiative 64 universities have agreed to start to recording figures for a corporate<br />

responsibility index and an environmental index.<br />

Iain Patton, executive director for the Environmental Association for Universities and Colleges,<br />

said: “This agenda is here to stay.”<br />

Nilfisk-CFM supplies<br />

Saint-Gobain with<br />

first ‘Glass’ cleaning<br />

system<br />

Acentralised vacuum cleaning<br />

system, designed and installed by<br />

Nilfisk-CFM, is enabling glass<br />

manufacturer Saint-Gobain Glass to<br />

clean production lines and recover<br />

waste product for recycling at its<br />

Eggborough plant in Yorkshire.<br />

At the heart of the fully automated system is a<br />

Nilfisk-CFM industrial suction unit that can collect<br />

up to a tonne of material per hour. The unit is<br />

connected to approximately 400 metres of<br />

pipework with 45 suction points located around<br />

Saint-Gobain’s batch plant to allow simultaneous<br />

cleaning in different places. The vacuum is<br />

activated automatically when an operator attaches<br />

a hose to the nearest suction point for fast and<br />

convenient cleaning wherever it is needed.<br />

Recovered product is discharged into a central<br />

hopper, which incorporates a manual diverter<br />

valve to separate material for recycling rather than<br />

disposal as required.<br />

Before investing in a Nilfisk-CFM fixed vacuum<br />

recovery system, Saint-Gobain used mobile<br />

vacuum cleaners to deal with spillages of sand,<br />

limestone, soda ash and other materials used in<br />

the glass making process.<br />

Nilfisk-CFM worked closely with Saint-Gobain<br />

during the design of the custom-built cleaning<br />

system. Special features include bulk conveying<br />

nozzles for areas requiring bulk removal of waste<br />

material to avoid blockages, and level sensors in<br />

the double dump valve system to prevent<br />

overloading during discharge. Nilfisk-CFM also<br />

undertook installation and commissioning of the<br />

system on site and provided full operator training<br />

Spitfire finds wi-fi solution for geographers<br />

Spitfire, the leading voice and data<br />

solution provider, has installed a wifi<br />

Internet access solution for the Royal<br />

Geographical Society at the society’s<br />

headquarters in Kensington, London.<br />

Spitfire supplied and installed a Cisco<br />

4402 Wireless LAN Controller with<br />

Aironets to provide wireless Internet<br />

access for staff, members and visitors<br />

within the building.<br />

Established in 1830, the Royal Geographical Society<br />

seeks to advance geographical science and support<br />

its practitioners. With about 15,000 members it is the<br />

largest and most active scholarly geographical<br />

society in the world. The society welcomes 150,000<br />

people a year to events and activities for both<br />

members and the public. All will now be able to<br />

access the Internet via the 10M wi-fi circuit provided<br />

by Spitfire.<br />

took part in the company’s carbon footprint game.<br />

Participants entered their home details into a<br />

computer to discover the level of CO2 emissions<br />

produced by their journey to the exhibition.<br />

Numatic International, which manufactures vacuum<br />

cleaners, janitorial trolleys and mopping systems,<br />

has been a Tork customer for more than a year via<br />

distributor Spot On Supplies. Numatic chose Tork<br />

network solutions together with after sales service<br />

and support. As an existing customer the Royal<br />

Geographical Society benefits from Spitfire’s<br />

comprehensive service that extends from designing<br />

and implementing a telephony and data<br />

communications network to providing line rental and<br />

call billing, with complete after sales technical<br />

support and customer service.<br />

Commenting on the wi-fi solution, Dominic Estall, IT<br />

Manager for the Royal Geographical Society said,<br />

“With Internet access for e-mail and information<br />

becoming ever more essential, it was important for<br />

us to be able to provide wi-fi Internet for our<br />

members and other visitors. We particularly wanted<br />

this implemented prior to our annual conference,<br />

held in August and Spitfire we are able to do this.<br />

new flexi-working scheme within the<br />

IS Department at its head offices in<br />

central London.<br />

Cancer Research UK has joined<br />

forces with RNM Systems to<br />

implement the desk booking module of<br />

its Condeco software suite, which is<br />

enabling the IS department to manage<br />

its office space more efficiently.<br />

Staff numbers within the department<br />

were, at times, flexing up to 200 to<br />

cope with large projects. There were<br />

140 desks available and allocated to<br />

staff but as a good percentage of<br />

these staff were regularly working offsite,<br />

the IS Department was finding<br />

that its office space was vastly underutilised.<br />

With no more space available<br />

the department needed to expand its<br />

workforce without expanding its<br />

estate.<br />

Users can be located anywhere and provided with<br />

phone numbers for any location, so an employee<br />

based in Glasgow can have a London phone<br />

Solaglas Windowcare<br />

ready to come to<br />

retailer’s rescue<br />

National emergency glazing<br />

company Solaglas Windowcare,<br />

part of the Saint-Gobain Group, has<br />

launched a campaign targeting<br />

retailers that are unlikely to have<br />

access to 24-hour emergency glazing.<br />

This follows reports that a major<br />

supplier in its sector is experiencing<br />

severe difficulties.<br />

Solaglas Windowcare is warning that in the run up<br />

to Christmas and through the New Year sales<br />

period retailers will have an urgent need to have<br />

damaged windows re-glazed and ready for<br />

display, and has launched its campaign under the<br />

heading of ‘Let us come to your rescue’. The<br />

company is offering a dedicated emergency<br />

helpline manned by a specialist team that has<br />

been formed to manage increased demand.<br />

The campaign will be backed by business-tobusiness<br />

advertising and promotional activity.<br />

Solaglas Windowcare estimates that there could<br />

now be as many as 400 retail outlets with<br />

damaged boarded-up shop fronts on high streets<br />

across Britain. These companies are now without<br />

a recognised national supplier to provide<br />

professional re-glazing services.<br />

Managing director, Ian Davy said that difficulties at<br />

its main competitor in the retail market leave<br />

Solaglas Windowcare as the only company with<br />

national coverage that can deliver the quality of<br />

Timber firm detail trio of innovative products<br />

Leading timber firm Arnold Laver<br />

Timber World has released details of<br />

three new innovative products which<br />

could revolutionise the UK market.<br />

The first to be launched by the timber experts is<br />

Danback which is already making waves in the<br />

United States and is set to strengthen the<br />

company’s portfolio of services.<br />

Danback is a unique wood backing product that<br />

provides superior connection and pullout strength for<br />

handrails, shelves and other wall fixtures using a<br />

flexible wood backing plate system.<br />

product called Fotoply, a revolutionary panel sheet<br />

made of timber on which any image or artwork can<br />

Dalkia has formed a new agreement<br />

with global speciality chemicals<br />

company Rhodia to provide energy<br />

management to its Leeds site,<br />

continuing a partnership first<br />

established over 24 years ago.<br />

Dalkia will design and install new burners and a<br />

duplex water softening system to serve the steam<br />

plant vital for Rhodia’s production. The contract also<br />

encompasses fuel supply, and the management of<br />

feed water treatment and the high and low pressure<br />

steam raising plants, enabling cost control, ensuring<br />

availability of utilities and maximising energy<br />

efficiency. In order to ensure high service levels and<br />

support production, the service is continually<br />

monitored and measured against KPIs. The new<br />

components of this contract build on the long-term<br />

development of the plant by Dalkia, over the 24 year<br />

history of the company’s relationship with Rhodia.<br />

This long-standing contract has seen an extended<br />

process of upgrading taking place at the Leeds site,<br />

beginning when Dalkia initially replaced the plant’s<br />

through from round to box, before reverting to round.<br />

225mm to 900mm in diameter. Localised repairs to<br />

specific sections of drain may be carried out using a<br />

technique known as patching, which is suitable for<br />

Record breaking hotel integration<br />

possibilities offered by Priva controllers, which<br />

includes Modbus, Bailey proved that specifying<br />

Modbus meters, even though they were slightly<br />

more expensive than traditional meters, would be<br />

more cost effective in the long-term. This is due to<br />

the reduced cabling required. “The RS485 port that<br />

is standard on all Pnva controllers meant that we<br />

could connect the meters directly to the building<br />

management system (BMS),” explained Ben<br />

Seabourne, “and connection to the BMS really was<br />

a case of unpacking the meters and plugging them<br />

into the system.”<br />

The Fidelio booking software manages guests’<br />

heating and power supplies. Linked to the BMS,<br />

heat and power to the rooms are enabled dependent<br />

on whether the room is unoccupied, on standby<br />

waiting occupation, or occupied. While waiting for<br />

the guest to book-in, their room is held in standby<br />

mode with a wide heating/cooling dead band of<br />

between 12ºC and 28ºC. Heating and cooling is only<br />

introduced to the room should the temperature drift<br />

outside this dead band. On checking-in at reception,<br />

the dead band for the guest’s room is narrowed to<br />

18ºC to 24ºC providing comfort control on their<br />

entry. A local controller enables the guest to fine<br />

tune the room’s temperature to suit their specific<br />

needs.<br />

“It makes sense to integrate where possible: capital<br />

and installation costs are reduced and access to<br />

data across the building services is much<br />

improved. Priva has recognised this and<br />

designed its controllers to enable an<br />

IHG has relocated from Windsor to a new site<br />

Morgan Lovell managed the design and build<br />

project, which included full consultation,<br />

mechanical and electrical works, fit out and<br />

furniture.<br />

Located in 13 acres of landscaped grounds,<br />

the open-plan space is set in a four-storey<br />

building. Taking advantage of the picturesque<br />

surroundings, a patio area complete with broadband<br />

coverage enables people to work outdoors.<br />

The restaurant is a major showpiece of the office<br />

development based on the Crowne Plaza brand<br />

quality. A 20-room meeting suite has also been<br />

created.<br />

Other features include fully functional sample rooms,<br />

relevant to the different hotel brands IHG operates,<br />

such as Holiday Inn and Staybridge Suites. These<br />

rooms have a dual purpose, providing both a<br />

showcase facility for visitors and also providing<br />

overnight accommodation for visiting IHG staff when<br />

based on limiting the travelling distances of<br />

materials sourced - and selecting those with a high<br />

recycled and recyclable content.<br />

In particular, IHG was keen to illustrate the benefits<br />

of solar power – and panels are in place contributing<br />

to the running of the landscape and car park lighting.<br />

Solar blinds have also been introduced, controlled<br />

by a ‘weather station’ on the roof.<br />

Intelligent fire alarm control panels<br />

from Advanced Electronics are at<br />

the heart of a new fire detection<br />

system for the world’s largest blood<br />

processing centre. The new purpose<br />

built £60m facility for the National<br />

Blood Service, located at Filton,<br />

Bristol was opened in July 2008 and<br />

will process 600,000 units of blood<br />

per year.<br />

The centre will offer a service to 14 million people<br />

and provide blood to 90 hospitals.<br />

Three Advanced Mx-4400 fire panels and three<br />

mimic panels were installed by Bristol-based MAT<br />

Fire Systems Ltd, together with close to 900<br />

Hochiki devices, including 615 smoke detectors.<br />

MAT Fire Systems also installed 10 air sampling<br />

units, 4 extinguishant systems and a complete<br />

voice evacuation system. The three 4-loop Mx-<br />

4400 panels were installed in different locations<br />

throughout the centre and networked together to<br />

provide a single integrated solution. This allows<br />

any fire and fault condition, at any location, to be<br />

instantly alerted on all the fire and mimic panels.<br />

The Advanced mimic panels consist of a graphical<br />

map overlaid with LEDs to indicate fire zones.<br />

This provides the user with an unambiguous<br />

display of any fire and fault condition in the<br />

building. The mimic display can be either<br />

integrated into the front door of any Mx-4000<br />

panel or mounted in a separate enclosure.<br />

Air sampling is an established form of<br />

fire detection for prison cells as it<br />

eliminates the need for a point smoke<br />

detector that can easily be damaged –<br />

ASD only requires a discrete sampling<br />

point. However, WAGNER UK’s<br />

TITANUS® MICRO·SENS®<br />

addressable ASD units have a unique<br />

provide protection against<br />

unauthorised operation with<br />

removable keys. They control two<br />

The airflow is then analysed for smoke<br />

smoke is present. The system is<br />

active, continually drawing air samples<br />

from the risk areas. PRO·SENS® and<br />

MICRO·SENS®, like the other ASD<br />

units in the TITANUS® range,<br />

incorporate PIPE·GUARD and<br />

LOGIC·SENS. PIPE-GUARD is a<br />

unique monitoring system that detects<br />

Bristol’s new luxury student<br />

village is protected by Apollo<br />

Apollo technology lies at the heart of<br />

an intelligent fire detection system<br />

installed to protect Phoenix Court, a<br />

new luxury student village in the heart<br />

detector features a new optical chamber design and<br />

applies to all premises covered by the Fire Safety<br />

Order and not just those linked to Alarm Receiving<br />

Centres (ARCs), is to provide the brigades with<br />

different levels of response, all of which are defined<br />

within the document, thereby offering specific<br />

procedures to follow when faced with varying<br />

degrees of unwanted fire signals.<br />

industry standard 4 - 20mA<br />

output to interface with an<br />

addressable fire system.<br />

Current loop devices are typically<br />

used to transmit the analogue<br />

measurements of gas concentrations,<br />

pressure, temperature, gas or liquid<br />

flow rates and many similar physical<br />

variables. The benefits for the fire<br />

engineer are that a number of new<br />

variables can now contribute to the<br />

panel’s decision-making process. An<br />

excellent example is gas<br />

concentration levels, an increasingly<br />

important part of the overall life safety<br />

portfolio.<br />

Using the 4 - 20mA module, a build-up<br />

of potentially dangerous gases can be<br />

tracked by the fire system and fire<br />

vents opened and evacuation<br />

procedures implemented if the<br />

concentration levels become<br />

dangerously high. Similarly, a<br />

potential ignition source such as a hot<br />

running bearing can also be<br />

monitored, enabling the fire panel to<br />

initiate a shutdown if required.<br />

The main advantage of current loop<br />

technology is that the accuracy of the<br />

signal is not affected by voltage drop<br />

in the interconnecting wiring. The livezero<br />

represented by the 4 mA lower<br />

limit allows the module to detect faults<br />

in the transmitter; in normal operation,<br />

the System Sensor module translates<br />

the current levels generated by the<br />

transmitter into user-configurable<br />

thresholds that are recognised by the<br />

loop communications protocol of the<br />

fire control panel.<br />

sustainable forests and nurseries on a<br />

recent site visit to the manufacturer’s<br />

headquarters in Sweden.<br />

The majority of NHS trusts in England now use Tork<br />

tissue products, so two procurement specialists from<br />

NHS Supply Chain embarked on the trip to see how<br />

Tork tissue products were made.<br />

The visit by NHS Supply Chain category manager<br />

Chris Graham and business manager Nigel Watson<br />

took in SCA’s seed orchards, tree nurseries and<br />

forests plus the company’s Sundsvall pulp mill and<br />

paper processing plant in Gothenburg.<br />

Cannon celebrates success at NLBS<br />

Pland Stainless, the UK’s leading<br />

manufacturer of stainless steel<br />

washrooms and sanitaryware, recently<br />

supplied its products to the new<br />

‘Matter’ nightclub at The O2, Greenwich<br />

peninsula, South-East London.<br />

WCs, cisterns, urinals and a variety of standard and<br />

bespoke wash troughs, all manufactured from<br />

stainless steel, were a crucial part of making ‘Matter’<br />

a world class live music and club night venue. Pland<br />

Stainless literally had to pull out all the stops to help<br />

complete the project on schedule, which meant<br />

supplying bespoke wash troughs on a three week<br />

leadtime.<br />

Pland Stainless was specified by world renowned<br />

Pentagram design house because its products<br />

helped created a modern contemporary look as well<br />

as being hardwearing and resistant to vandalism.<br />

The work on site has been carried out by Collins<br />

Construction Plc, which was the main contractor.<br />

‘Matter’ opened in September 2008.<br />

The high number of people expected to visit Matter<br />

meant that Pland Stainless was required to supply<br />

special wash troughs. Again manufactured in<br />

stainless steel, these bespoke designs were<br />

by letting people test the efficiency<br />

of the machines by drying their<br />

hands on the stand. They also used<br />

a system to calculate how much<br />

customers can save in comparison<br />

to the rates they pay now, by<br />

switching over to Cannon for their<br />

washroom supplies.<br />

bespoke double sided wash troughs, with four<br />

separate bowls and taps located at each end,<br />

enabling access from users at both sides. The fact<br />

that Pland was able to supply these bespoke items<br />

on a three week leadtime is testament to its<br />

manufacturing capability and customer service<br />

responsiveness. Matter now has a total of 86 WC<br />

cubicles including VIP washroom facilities, all of<br />

A Christmas<br />

party washroom<br />

Keeping the washroom clean and well stocked during the<br />

Christmas rush at a pub, club, restaurant or hotel presents some<br />

specific challenges for hygiene providers. SCA Tissue Europe’s<br />

Jenny Turner looks at issues such as high traffic, hygiene and<br />

coping with guests who may be worse for wear and finds out how<br />

washroom managers cope in such difficult circumstances.<br />

Pubs, clubs, hotels and restaurants<br />

obviously look forward to the<br />

seasonal boost that Christmas brings to<br />

their businesses.<br />

As for customers, their expectations are particularly<br />

high when they visit any of these venues in the hope<br />

of a memorable festive experience.<br />

But extra custom – especially when it involves<br />

people who may be drinking more than they<br />

normally would – means extra traffic through the<br />

washroom. And if a badly-equipped or messy<br />

washroom detracts from other customers’<br />

enjoyment, they may steer clean of that venue in<br />

future. So how do washroom managers cope with<br />

the Christmas rush in entertainment venues<br />

One of the main problems will be the issue of toilet<br />

tissue and hand towel supplies running out as the<br />

crowds flock in. This is the season when easy-totop-up,<br />

high capacity dispensers come into their<br />

own.<br />

The Tork range includes interfold and zigzag-fold<br />

hand towels in dispensers that can be topped up at<br />

any time, and Tork folded toilet paper which is<br />

dispensed a single sheet at a time and again is easy<br />

to top up.<br />

In a particularly busy washroom, jumbo-sized toilet<br />

rolls are often the answer as these contain the<br />

equivalent of around 20 conventional loo rolls.<br />

However, this type of system can be uneconomical<br />

in a washroom that is only serviced once a day. If<br />

during this daily check the janitor finds that most –<br />

but not all – of the jumbo roll has been used up, he<br />

or she is likely to change the roll and discard the<br />

remainder to avoid the problem of loo paper running<br />

out before the next check.<br />

Here the Tork Mini Jumbo Twin is a good solution.<br />

This features two mini jumbo toilet rolls side by side<br />

and when the first roll is used up, the second<br />

automatically drops into place. The janitor or<br />

washroom manager can then replenish the spare roll<br />

whenever it is convenient to do so.<br />

If the extra Christmas traffic is likely to lead to messy<br />

washroom units, it is probably time to replace those<br />

C-fold towel dispensers. These tend to give out<br />

towels in clumps and users are inclined to leave the<br />

excess towels on the units where they quickly<br />

become soiled and soggy. Alternatives such as Tork<br />

hand towel rolls and Tork zigzag-fold towels are both<br />

housed in durable dispensers that give out only one<br />

towel at a time while also being tough enough to<br />

cope with demanding environments.<br />

Leaky soap dispensers will also increase the<br />

problem of mess on the units. Here a switch to nondrip<br />

soap dispensers will help.<br />

Where heavy drinking may occur, washroom<br />

managers need to deal with issues such as<br />

vandalism and pilferage while also trying to keep the<br />

loos clean and well-stocked.<br />

Conventional toilet rolls should not be provided in<br />

environments where vandalism is an issue, since<br />

these may be thrown around or stolen. Dispensers<br />

must be lockable and easy to replenish during<br />

periods of heavy usage.<br />

The Tork range includes tough wipe-clean ABS<br />

plastic dispensers that are key lockable to minimise<br />

vandalism and pilferage. These can be used for<br />

dispensing high-capacity Tork Jumbo toilet rolls and<br />

Tork hand towel rolls. There is also a Tork Advanced<br />

flushable hand towel which will not block the loo if<br />

inadvertently flushed away instead of binned after<br />

use.<br />

Another challenge facing washroom managers over<br />

Christmas is the need to maintain hygiene standards<br />

during this busy period. No-one wants to be ill over<br />

the festive season, and everyone will remember<br />

where they picked up that bug that ruined their<br />

holiday.<br />

Unhygienic washroom facilities can be lethal: diners<br />

with inadequately washed hands may return to the<br />

table or bar where they will immediately greet a new<br />

arrival with a handshake, or help themselves to a<br />

bread roll or a handful of peanuts. These actions will<br />

ensure that bacteria is spread to others.<br />

Research carried out by TÜV Produkt and Umwelt<br />

GmbH in Germany has revealed that hot air dryers<br />

can increase the bacteria on the hands by 117 per<br />

cent even after washing with soap and water. Drying<br />

the hands with a disposable towel can cut the<br />

amount of bacteria on the hands by around 24 per<br />

cent, while using a textile towel reduces the bacteria<br />

count by only four per cent.<br />

Hygienic, no-touch dispensers will minimise the risk<br />

of cross-contamination. Tork Premium and Tork<br />

Advanced hand towel rolls are available in a<br />

hygienic, semi-automatic dispenser that prevents<br />

both cross-contamination and over-use. Tork<br />

Premium and Tork Advanced interfold hand towels<br />

are dispensed in individual sheets and come in a<br />

The cold winter weather is now<br />

on its way. Hail stones and snow<br />

has been forecasted, so you may<br />

think that air conditioning may be<br />

the last thing on Facility Managers<br />

mind. Yet, air conditioning and<br />

ventilation is still vital during the<br />

busy Christmas season. Office<br />

parties, concentrated areas and a<br />

steady flow of visitors’ means that<br />

climate control can be difficult this<br />

time of year.<br />

DX Cooling, the low carbon air conditioning<br />

specialists give some suggestions on how not<br />

to get hot under the collar and save money<br />

and energy this winter.<br />

Most air conditioning units now have a<br />

reversible heat pump. This means that systems<br />

provide both cold and warm air. Government<br />

incentives and energy savings make this the best<br />

solution for temperature control all year round.<br />

Maintaining regularly both chillers and air<br />

conditioning units will reduce the risk of your system<br />

breaking down during busy periods. Plus it will<br />

increase the energy efficiency.<br />

Timers –it’s so easy to forget to turn off the air<br />

conditioning. You can normally set a timer on cooling<br />

systems and is likely to save you money.<br />

As well as air conditioning try and remember natural<br />

ventilation. Natural ventilation is much cheaper than<br />

running air conditioning full time, particularly in<br />

confined areas.<br />

Inverter driven A/C systems use less energy and<br />

provide a much better environment for customers.<br />

Minimum temperatures – cooling systems shouldn’t<br />

be set lower than 20C and not run at any lower than<br />

22C if running full time. If your area still isn’t cold<br />

enough then you may require more units for the<br />

allocated space. Or if air flow is not enough then<br />

increase the fan speed instead of lowering the<br />

temperature. Decreasing temperature uses more<br />

energy, produces condensate and thermal shock to<br />

the customers.<br />

New Year’s resolutions and regulations that<br />

Did you know that older air conditioning units<br />

containing R22 gas will be banned as from<br />

2009 and that A/C systems inspection will be<br />

mandatory<br />

F Gas Legislation and maintaining your system<br />

– If you have a unit that has over 2.5kg of<br />

refrigerant, new legislation means that your<br />

system will now legally require a yearly<br />

maintenance service. It is recommended to<br />

have your system maintained at least twice<br />

yearly and more regularly for units that are<br />

used more frequently.<br />

Next year all A/C systems over 250kw (and<br />

12kw by 2011) will need to be inspected and<br />

given an energy performance certificate by a<br />

competent person and approved.<br />

There are government incentives for businesses that<br />

purchase low carbon products, you could claim up to<br />

100% back through the ECA scheme. Look out for<br />

the energy level rating when purchasing cooling or<br />

heating equipment (anything lower than a B is<br />

classed as not economically viable long term.)<br />

building’s air conditioning specialists, ensured<br />

superior comfort levels – and potential savings on<br />

future cooling and heating costs – in the two<br />

storey office building. Panasonic inverter systems<br />

are designed to save money because they use<br />

less energy to produce better cooling and heating<br />

outputs than earlier systems.<br />

Using Panasonic equipment supplied by PHM<br />

Distribution of Newcastle-under-Lyme,<br />

subcontractor REF Air Conditioning replaced the<br />

old three pipe main system with a new two pipe<br />

14hp VRF system with 40kW cooling capacity,<br />

driving five 9kW four-way cassettes. In the private<br />

offices and meeting rooms, REF installed four<br />

5kW inverter single split systems – each with wall<br />

mounted indoor units – from Panasonic’s RAC<br />

range, two 6kW systems, one 7kW system and<br />

one twin split system driving two 5kW cassettes,<br />

Inverter controls in Panasonic systems allow<br />

maximum output at start-up to bring the building<br />

to the desired temperature as quickly as possible.<br />

Cascade unit by a primary refrigeration system. Heat<br />

extracted by the Cascade process may be<br />

recovered or rejected to the atmosphere.<br />

Nick Smith, Searle Senior Development Engineer,<br />

says the Cascade systems were developed to keep<br />

capital and operating costs within the range of<br />

comparable ‘standard’ systems – but with a reduced<br />

environmental risk because CO2 occurs naturally.<br />

With a similar power requirement to a Searle<br />

standard CCU R404A system of equal capacity, a<br />

CO2 Cascade unit would have minimal impact on<br />

the environment should a release of refrigerant<br />

JS Air Curtains has designed,<br />

supplied and installed four brushed<br />

stainless steel air curtains at the offices<br />

of Associated Newspapers in<br />

Kensington. The 2.5m air curtains were<br />

joined to create a pair of 5m wide air<br />

curtain systems that keep cold air out<br />

during the winter and air conditioned air<br />

in during the summer.<br />

The air curtain systems were mounted above the<br />

doorways at the front and rear of the building. They<br />

both have the same attractive cylindrical design and<br />

are suspended from the ceiling with matching arm<br />

supports. The units stop air from entering through<br />

the revolving doors of the building, which can act as<br />

slow moving fans, bringing in cold air with every<br />

rotation.<br />

Each pair of stainless steel air curtains provides an<br />

airflow of up to 13,000m3/h and are electrically<br />

heated with a total heat output of 64kW/h,<br />

maintaining a pleasant internal atmosphere.<br />

JS also supplied and installed a more standard 1.5m<br />

Windbox air curtain above a single external doorway<br />

at the Derry Street entrance. It has an output of<br />

3,700m 3 /h with up to 22.5kW of heating.<br />

Associated Newspapers Limited is the management<br />

company for five major newspapers - Daily Mail, The<br />

Mail on Sunday, Evening Standard, London Metro,<br />

occur – equal to just 0.38 tons of CO2.<br />

The Cascade systems incorporate special<br />

components such as the CO2 to propane heat<br />

exchanger and pump station, a special propane<br />

compressor pack with inverter drive, and energy<br />

efficient EC fan condensers.<br />

The type of bespoke cylindrical air curtain installed<br />

at Associated Newspapers has many different<br />

mounting options to tie-in with an entrance’s<br />

architecture. It can be stood vertically at either side<br />

of a door, hung with cables above the door or<br />

suspended with supporting arms attached to a<br />

ceiling, wall or floor. When mounting horizontally it<br />

will provide an effective seal for doorways up to<br />

3.5m high and when positioned vertically at either<br />

side of a door, it will protect entrances up to 7m wide<br />

from air ingress.<br />

These cylindrical units are available in lengths of im,<br />

1.5m, 2m and 2,5m, and can be joined end-to-end to<br />

accommodate very wide entrances to buildings,<br />

such as the entrances to Associated Newspapers.<br />

Up to 10 units can be operated from the same<br />

controller, connected to the air curtain with 20m of<br />

plug and play RJ45 lead for easy installation. It can<br />

also be controlled via a BMS system.<br />

Andrew’s renewable, energy<br />

efficient water heating for<br />

University of Plymouth’s<br />

new Nancy Astor Building<br />

Andrews Water Heaters, part of the<br />

Baxi Commercial Division, has<br />

supplied two Queen’s Award winning<br />

MAXXflo direct fired storage water<br />

heaters, together with a SOLARflo preheat<br />

system which have been installed<br />

at the new Nancy Astor Building, an £11<br />

million development at the University of<br />

Plymouth. This building, named after<br />

the Plymouth Sutton MP who was the<br />

first woman to serve in the House of<br />

Commons, is at the centre of a major<br />

scheme connecting the campus with<br />

the Drake Reservoir and its adjoining<br />

parkland. The Nancy Astor Building is<br />

the new home of the Faculty of Health<br />

and Social Work.<br />

Designers Hoare Lea selected the Andrews<br />

equipment for its use of renewable energy which<br />

complements an already highly efficient water<br />

heating system in order to comply with a number of<br />

important criteria: the University’s policy on carbon<br />

emissions, Part L of the Building Regulations, the<br />

requirement for a ‘very good’ BREAAM rating and,<br />

last but not least, the company’s own policy of<br />

minimising the carbon footprint of its design projects.<br />

A spokesman for Hoare Lea commented, “A real<br />

benefit was that Andrews were able to supply the<br />

whole package, which made the design much more<br />

straightforward than combining water heaters and<br />

solar system from separate manufacturers.”<br />

The Andrews Water Heaters package is designed to<br />

provide abundant, virtually instantaneous, domestic<br />

hot water to the entire building. Outlets in the Nancy<br />

Astor Building comprise 17 showers, 28 wash hand<br />

basins and 10 sinks located within the sports facility,<br />

the academic teaching area, the café area and<br />

including all WC, cleaners and tea point facilities to<br />

the 4 storey office accommodation. The two<br />

MAXXflo CWH120/300 storage water heaters are<br />

located in the Energy Centre on the lower ground<br />

floor, along with a 1500 litre stainless steel pre-heat<br />

unvented cylinder and the other components of the<br />

solar heating package. The 21m2 of SOLARflo<br />

evacuated tubes for solar collection are mounted<br />

horizontally on the flat roof of the North Core plant<br />

room, some 28 metres above the Energy Centre.<br />

The University of Plymouth’s framework building<br />

services contractor and installer of the equipment,<br />

MITIE Engineering commented, “Installation of all<br />

the Andrews equipment went well and the evacuated<br />

tubes were very simple to install. With outlets<br />

located throughout the building, programming<br />

required careful planning and co-ordination and the<br />

support and back up received from Andrews was<br />

excellent.”<br />

Water is preheated by the solar collectors, which<br />

have the evacuated tubes rotated to an angle of 20<br />

degrees in order to optimise their efficiency.<br />

The heat is then transferred to the single coil<br />

unvented cylinder which in turn supplies the two<br />

MAXXflo water heaters, thereby considerably<br />

reducing consumption of natural gas. In addition to<br />

the solar collectors and cylinder, the complete<br />

SOLARflo package includes solar controls, pump<br />

station, expansion vessels, first fill of heat transfer<br />

fluid and collector mounting accessories.<br />

The MAXXflo range of gas-fired storage water<br />

heaters consists of nine models and a choice of<br />

four nominal outputs from 30kW to 120kW, all<br />

achieving an operational efficiency of 109%.<br />

Winners of the Queen’s Award for Innovation for<br />

their energy saving capabilities, these units are<br />

ideal for buildings with a high demand for hot water<br />

and particularly suitable for installations such as<br />

sports facilities, where this demand peaks at<br />

George’s Hospital in Tooting1 (which<br />

included names, dates of birth and<br />

postcodes), security issues in public<br />

sector buildings once again come to the<br />

fore.<br />

Hospitals, schools, council offices, care homes,<br />

hostels, nurseries and other premises are all<br />

vulnerable if they do not have adequate security.<br />

Furthermore, as the St George’s case shows, cost<br />

and damage repair aren’t the only worry; we also<br />

have to gravely consider what might happen to the<br />

confidential information from stolen records once in<br />

the hands of criminals. Theft of computers made up<br />

18% of all non-residential burglary according to<br />

figures from ten years ago,2 and the more portable<br />

technology becomes, the easier it is to steal, so we<br />

can but imagine the figures today as technical<br />

devices become smaller and smaller and easier to<br />

transport, or indeed, steal.<br />

Not only do thieves benefit at the expense of<br />

taxpayers, local authorities and the government when<br />

they sell on their ill-gotten goods, thousands of<br />

individuals are also at risk from the potential misuse<br />

But from costly computers to expensive play<br />

created from which all personalised passes were<br />

A large format pass was specified, due to both the<br />

large amount of data that needed to be incorporated<br />

onto it and to ensure maximum visibility from a<br />

distance. In addition, the organisers felt that a larger<br />

pass would also provide attendees with an<br />

impressive souvenir of the event.<br />

maintain the beauty and the dignity of<br />

the building as well as paying due<br />

respect to its age and the very fabric<br />

of its material. KSS worked carefully<br />

to ensure that there was no damage<br />

to the ancient woodwork and<br />

stonework, and the project<br />

successfully passed the scrutiny of the<br />
