For the second year in a row, the Amway Grand in Grand<br />
Rapids played host to the <strong>Preview</strong> <strong>Properties</strong>.com award<br />
banquet and once again, it did not disappoint.<br />
A “Hardy” congratulation goes out to this years top sales<br />
agent in commission, Gregg Hardy, as well as this years<br />
top agent in regards to number of units closed, Neal San<strong>for</strong>d.<br />
Gregg graciously acknowledged John Bogdasarian,<br />
last years number one agent, <strong>for</strong> keeping him motivated<br />
this past year and <strong>for</strong> <strong>for</strong>cing him to continually improve his systems and skills. He<br />
also noted how the environment that Bob Bohlen has created here at <strong>Preview</strong> has<br />
really allowed all the agents to grow and continue to achieve their respective goals.<br />
Congratulations to Nick Bolhouse and Beth Ward, recent additions to the top 25 and<br />

Phil Herman, of ReMax Specialists in Dayton, Ohio, is and has been the number one<br />
real estate agent in Dayton <strong>for</strong> the last 23 years. Phil shared his thoughts on the<br />
importance of having a coach and more importantly of doing what the coach says to<br />
do.<br />
I believe I speak <strong>for</strong> everybody when I say thanks to Bob, Nancy and Regina not only<br />
<strong>for</strong> hosting such a spectacular event, but also <strong>for</strong> convincing Jerry Holloway to teach<br />
our “quick and painless” continuing education course every year.<br />
Once again, the after dinner festivities included a trip to the “Bob” which provides the<br />
opportunity to spend time together again with people we wish we could see more<br />
outside of the office. Somehow Bob even managed to negotiate a deal with the<br />
weather as the snow held off until early Saturday morning. Thanks again!<br />

“Just L.E. being L.E., L.E. Kohl is the best land Realtor, and L.E. is wonderful,” and the accolades go on! The customer<br />
service cards all read excellent and the comments are that he is available to meet at any time with all documents<br />
required, is prompt getting in<strong>for</strong>mation back and <strong>for</strong>th between buyer and seller, and is great at keeping clients and<br />
customers up to date on the progress of their transaction. <strong>Preview</strong> <strong>Properties</strong>.com knows that Rowena Kohl is an<br />
equal partner in this well oiled sales machine and sales associates and management were all thrilled to recognize L.E.<br />
and Rowena Kohl as the first recipients of the Sales Associates of the Year Award. The Kohl’s exemplify the best in<br />
consistently high production (#3 in 2004), leadership, great attitudes, loyalty to the company, their fellow sales associates,<br />
clients, customers and vendors, and their willingness to mentor their fellow sales associates.<br />
L.E. has been successful as a Realtor, farmer, and insurance salesperson because he and Rowena have the desire to do their very best at whatever they are<br />
doing and they are always willing to go the extra mile. They are determined to make the best of every day.<br />
In November 1986, when the Kohl’s moved to Michigan, they knew very few people here. L.E. started his real estate career by holding open houses and working<br />
at the <strong>Preview</strong> <strong>Properties</strong> kiosk at the Brighton Mall (when the mall was enclosed). The business grew through a reputation <strong>for</strong> great customer service, especially<br />
<strong>for</strong> those developing land to sell. L.E. most enjoys creating the most desirable home sites out of each parcel of raw land. The Kohl’s clients and customers<br />
call them, but Thanksgiving and Christmas/New Year’s letters and regular phone calls keep the Kohl’s on their clients’ and customers’ minds. Having individual<br />
phone numbers and 24/7 voice mail are so valuable as long as you return calls promptly according to L.E. and Rowena. Now, like all Realtors, the Kohl’s are<br />
working hard to integrate the use of the internet into their business.<br />
Though the management and sales associates at <strong>Preview</strong> <strong>Properties</strong>.com hate to think of the day that L.E. and Rowena will retire to their home in Missouri, we<br />
know that the time will come and we are delighted that they now have a 4 bedroom, 3.5 bath ranch style home to use as home base when they visit their family in<br />
Missouri. The home is located in Vandalia, a small town near where both of the Kohl’s lived their first 50 plus years. They say that any day they can spend with<br />
one or all of their family members is a special day. Excellent food, boating, water skiing, and horseback riding are often a part of these special gatherings.<br />
L.E. looks <strong>for</strong>ward to someday working less than 7 days a week, spending time with the family, managing their Missouri property, and boating on Missouri lakes<br />
and rivers. Rowena, on the other hand, knows that she will continue to work 7 days a week because she knows that L.E. and the family will still expect 3 real<br />
meals a day. Word has it that L.E. has learned that a Lean Cuisine once in a while is not bad so maybe Rowena will get a break occasionally. After decorating<br />
and landscaping their home, she looks <strong>for</strong>ward to writing a book about growing up in Missouri and spending time with her grandchildren. Both of the Kohl’s say<br />
they will expect company from Michigan from time to time.<br />

Moving Trucks<br />
A recent letter was published in the Daily Press and<br />
Argus as follows:<br />
LACASA would like to acknowledge <strong>Preview</strong> <strong>Properties</strong>.com<br />
<strong>for</strong> the tremendous support given to our<br />
transitional housing program this fall.<br />
<strong>Preview</strong> <strong>Properties</strong> lent the use of their moving van<br />
so that our staff and volunteers could easily move<br />
furniture to and from our housing locations and storage<br />
facilities. Without the moving van, it would be<br />
quite a long and tedious process. By providing the<br />
vehicle, we were able to get done in two days what<br />
typically takes weeks.<br />

DOES IT PAY TO HAVE A COACH?<br />
Eight of the top ten <strong>Preview</strong> <strong>Properties</strong>.com sales associates in 2004 are being or have been coached by<br />
Bob Bohlen or Lillian Montalto. Coaching is designed to increase the agent’s accountability and consistency.<br />
Jason Kilarski hired Lillian Montalto as his coach in May 2004. Jason ranked number 15 in 2003 and he<br />
says that being coached is the primary reason that he moved to the number 10 position this year. Lillian<br />
Montalto keeps Jason daily accountable, on track, and is a resource with lots of real estate experience.<br />
With twenty some years of real estate sales, Greg Garwood still counts his time with Bob Bohlen as that<br />
extra tool he has to reach his yearly goals. He looks at his numbers on Monday to see what he needs to<br />
do that week to be accountable. In addition, his meeting with Bob gives him the chance to get input of<br />
new ways to grow his business.<br />
Robin Love recently shadowed Lillian Montalto at her Andover, Massachusetts office of Signature <strong>Properties</strong>.<br />
The visit gave Robin lots of ideas to make her business more efficient and professional. Robin<br />
says, “This visit to Lillian’s office and the weekly coaching are well worth the fee I pay.”<br />

During the last 4-5 years, coaching has become a major trend in the real estate<br />
industry. Currently, Bob and Lillian coach 60 students from around the world.<br />
