THE LAND USE PLAN<br />
The purpose of the Anderson Township <strong>Ohio</strong> Riverfront Land Use Plan is to develop a plan that<br />
will guide development in Anderson Township’s <strong>Ohio</strong> Riverfront Area. One of the preliminary<br />
goals of this land use vision plan is to preserve and enhance environmental quality,<br />
scenic/visual resources and land use value along the River corridor and north to Interstate 275.<br />
Existing inventories, studies and land use plans were examined and an assessment of the<br />
natural and infrastructure characteristics of the corridor was conducted to help guide the<br />
public involvement process. Finally, the Township understands and concurs that in many parts<br />
of the study area the existing land use is in fact the preferred land use; however, it is<br />
recognized that in specific locations within the <strong>Ohio</strong> Riverfront area, future development trends<br />
may present the basis for new land uses depicted on the map and outlined below.<br />

LAND USES<br />
Preserved Open Space<br />
Includes existing parks and greenspace * preserves, passive and active recreational<br />
facilities including but not limited to golf courses, athletic fields, boat launch and/or<br />
marina facilities. This element also includes hike/bike trails, hillside preservation areas,<br />
and scenic corridors<br />
Commercial<br />
Provides space at appropriate locations for defined businesses and river-oriented<br />
industrial uses with limited conflict with their surroundings.<br />
Entertainment Commercial<br />
Includes commercial attractions and event destination uses (e.g. River Downs,<br />
Riverbend and Coney Island) and provides space for adequate facilities and multimodal<br />
access (i.e., River access). Entertainment Commercial will also encourage<br />
hospitality and appropriate service facilities such as hotels and restaurants.<br />
Entertainment Commercial/Office<br />
Same designation as Entertainment Commercial with the addition of low density,<br />
“campus-style” office use; appropriate in scale and responsive in character with the<br />
area.<br />
Office<br />
The Office designation in this plan is a transitional land use separating the Cluster<br />
Residential area north of River Downs from Kellogg Avenue. The character of Office<br />
should be appropriate in scale and responsive in character to the area, particularly the<br />
adjacent single family and cluster residential developments. The density of this use may<br />
be greater than the “campus-style” defined under ‘Entertainment Commercial/ Office’<br />
above due to the small land area and direct access to Kellogg Avenue.<br />
