Foxes Living In
The Community
There are groups of foxes (male,
female and pups) residing within the
SouthPark communities. They have been
seen along the Platte River basin to the
west and as far east as the commercial
property and the Writer Vista park
area. Based on information
obtained from the Colorado
Division of Wildlife and Littleton
Animal Control, foxes generally
pose no danger to humans. They
feed on rabbits, birds, rodents and
other small animals. Residents
with pets should keep their animals
on a leash and not allowed to run at
large or unattended. Once the food source
has diminished, they move on to other
food enriched areas. Residents are asked
not to feed these foxes or any wildlife.
Furthermore, make sure your trash is
placed in animal proof containers when
placed behind the garage for pick-up and
do not place the trash out any earlier than
Sunday evening.
It has been reported some foxes have
made homes under the patios of townhomes
and single family homes within
SouthPark HOA and SouthPark II. If there
are animals, including foxes, residing
under patios, it the responsibility of the
individual townhome owner to have them
removed, including filling of the hole
caused by the animal and restoring the area
to its original condition. The Association
does not trap and/or remove wildlife in the
community.
Tennis Court Resurfacing Scheduled for June
The tennis courts are scheduled to be resurfaced mid-to-late June, weather permitting.
It is anticipated the courts will be out of service for a week once the work begins. During
the resurfacing process, the gates will be chained and locked to prevent access during
construction. Signs will be posted on the courts in advance of construction with the actual
dates. Thank you for your patience and consideration during the construction period.
Shrub Trimming
The trimming of deciduous shrubs is scheduled to begin in late June and is expected
to take 5-7 weeks to complete. With a wet spring and early summer, the shrubbery has
thrived. All deciduous shrubs will be trimmed with the exception of those that are flowering.
However, if the flowering shrubs create an issue of safe passage
along a sidewalk, access or egress to a townhome or pose a safety
issue, they will be trimmed. Please be patient, as jumping from townhome
to townhome would delay the most efficient means of completing
this large project.
If homeowners do not want the landscape company to trim certain
shrubs around their townhome, attach a brightly colored ribbon to the
shrub(s), where it can obviously be seen. However, if the marked
shrubs create an issue of safe passage along a sidewalk, access or egress to a townhome
or pose a safety issue, they will be trimmed.
Limitations on Garage Sales
A check with the Code Enforcement office at the City of Littleton revealed a surprising
ordinance. According to section 10-4-4(b)5 of the municipal code, garage sales are
limited to no more than forty eight (48) hours and not more than one (1) per calendar year.
If you feel that someone is abusing this ordinance, you can contact Rebecca
Thompson at the Code Enforcement office, 303-795-3831 and she will investigate. If
you reach her voice mail, please make sure that you provide as much detail as possible,
such as; address, types of items being sold, location of signs, etc. You can also leave your
name and phone number for a follow-up to her investigation.
Residents are reminded that in September of each year the community holds its annual
garage sale. Dates and information will appear in the August newsletter.
Any exterior changes, replacements and/or additions
MUST be approved by the ACC Committee.
Exterior Upkeep Of Your Home
Homeowners are reminded that they are responsible for maintaining
the exterior of their townhome. This includes, but not limited
to; wood trim, siding, roofing, gutters, windows, screens,
brick, concrete patios, porches and steps, etc.
This year approximately 95 of the 548 townhomes are
required to paint (for a list of those buildings required to paint,
check the web page at www.southpark2-hoa.org). During recent
walkthroughs of the community, it was noted some of these townhomes
have considerable rotten wood that will require replacement
prior to painting. Other than surface preparation,
replacement of rotten wood is paramount. Many times rotten
wood is simply painted over and not replaced. This leads to more
cost in the future and a paint job that will fail.
When the annual inspection is conducted to confirm that the
townhome owner required to paint has complied, owners will be
advised of any rotten wood that should have been replaced. To
avoid additional cost and inconvenience, make sure rotten wood
is replaced when the townhome is being prepared for painting. Do
a pre-walkthrough with your painting contractor to inspect for
rotten wood and obtain an estimate up front.
All homeowners should, at a minimum, annually inspect the
exterior of their townhome to see if repairs are necessary.
Periodic maintenance in the long run will save you money and
will keep up the appearance of your townhome.
If you need a contractor, check with family and friends first.
Other possible sources for referrals are the community newsletter
and the radio/television consumer advocate Tom Martino’s referral
list (www.Referrallist.com). A check with the Better Business
Bureau (BBB) and references from the contractor should also be
considered.
Pet Reminders: Leash and Excrement Removal Requirements
It’s that time of the year again when piles of dog feces begin
to grow. It is obvious that some pet owners are not cleaning up
after their dogs. Probably one of the most concentrated areas of
feces is along the south end of the community, along the reservoir,
but there are many others too. In some places it looks like a
dog run. It is apparent that dogs are being allowed to run at large
and the waste is not being cleaned up by the owner. There are
other areas as well. All pet owners are advised that the City of
Littleton has a leash law and waste removal
ordinance. In addition, the Association also
has rules governing these same ordinances.
Efforts to reduce the unsightly, smelly
and unhealthy problem rests with all residents.
For the most expedient action, residents are
urged to contact and file a complaint with the
City of Littleton Animal Control at 303-794-1551 when they
observe pet owners that do not pick-up after their pet and/or allow
them to run at large.
Another option is to file a written and signed complaint
(photo’s are helpful too) with the Association. However, the
process can take as much as 75 days before penalties can be
imposed. The complainant must provide the date, time, location,
description of the dog, alleged violation and address of where the
dog owner resides. The Association will follow-up with the pet
owner with a 1st and if necessary 2nd written warning letter. If
the issue is not rectified after these letters, the pet owner may be
summoned to a hearing before the Board of Directors and could
be assessed a fine(s) for violation of the rules and regulations.
The complainant will be required to attend said hearing to provide
eye witness testimony.
To those responsible pet owners, the Association, landscape
company, your neighbors and particularly children, thank you for
picking up after your pet(s).
Slow Down!!!
There have been several reports of speeding vehicles through
the community, particularly at the large curve on the north end of
Long Drive. This curve has a major blind spot and with the addition
of vehicles parked along the street it makes it even more dangerous.
With nice summer days there are many walkers and
children playing outside. Please be careful, obey the speed limit
and use common sense when driving through our heavily populated
residential community.
Sundays on the Streets to Debut This Summer
A SUMMER STREET MARKET COMING TO SOUTH
DENVER’S NEWEST SHOPPING DESTINATION!
The Streets at SouthGlenn will be home to a new urban street
market this summer, Sundays on the Streets. The much anticipated
market will debut on June 13th, and will be followed each 2nd
Sunday of the month through September in Commons Park at
The Streets at SouthGlenn.
Sundays on the Streets is organized by long-time outdoor
market producer, Stacey Johnson, known for creating the popular
A Paris Street Market. Johnson, a current Littleton resident,
grew up frequently visiting the original Southglenn Mall.
Johnson’s familiarity with the area, along with her retail and market
experience all add to the future success of her concept.
“Obviously I love outdoor markets and love retail, and thrive on
bringing the two together. I think in this economic climate, an
event that brings desired traffic to the merchants and restaurants,
as well as providing a ‘pop-up’ retail opportunity to new businesses
and entrepreneurs, is a plus!” says Stacey Johnson with 2
Market, 2 Market.
Sundays on the Streets will create a market environment
where vendors have the opportunity to sell unique merchandise.
In addition, current merchants and restaurants will participate in
the event with extended Sunday hours, sidewalk displays, and
special Market day promotions. “We are very excited to host a
summer market at The Streets at SouthGlenn,” says Megan
Campbell of Alberta Development Partners, LLC. “This Market
will truly be a joint effort between 2 Market, 2 Market and The
Streets of SouthGlenn tenants to create an unique event for the
new center!”
Sundays on the Streets will be a smaller, more intimate event
than what Johnson has produced in the past. The event will limit
the number of participants to between 25 and 30 hand selected
vendors who meet the desired criteria which must include one of
the following: unique, artistic, handcrafted, original, local, sustainable,
non-mass, and what Johnson describes as her favorite
factor – delightful! “That says it all in my opinion... nothing beats
the feeling of coming across a product you have never seen
before and it simply delights you! That is what I am trying to create
with Sundays on the Streets.”
Vendors interested in participating in the Market are encouraged
to contact Johnson at 720-280-9531 or email her at
staceyLjohnson@msn.com. Dates and times for Sundays on the
Streets are as follows:
Sunday June 13th, July 11th, August 8th, September 12th,
9 a.m. ‘til 3 p.m., rain or shine!
National Safety Month
Each June, the National Safety Council encourages businesses
to get involved and participate in National Safety Month. Each
week has a separate theme; themes this year include prescription
drug overdose prevention, teen driving safety, and preventing
overexertion at home and at work.
“To me, good health is more than just exercise and diet. It’s really
a point of view and a mental attitude you have about yourself.”
Be A Winner At Work
You can’t take your job for granted these days. If you want to
become irreplaceable and move up in your organization, you’ve
got to take an active role in your workplace. Get started with this
advice:
• Be productive. The first step to success at any job is to
prove you can do it. Go beyond the job’s minimum expectations
to prove your potential.
• Be a problem solver. When you see something that needs
fixing or a process that could be improved, don’t just tell your
manager about it. Deliver a solution along with the news, and
you’ll showcase your creativity and commitment.
• Be a team player. Support the people you work with. Find
out their goals, and help them achieve their objectives. Offer
assistance when your co-workers have a problem to solve. Get
familiar with your organization’s mission statement and strategic
objectives so you can pitch in and help accomplish them.
• Be heard. Speak up when you have ideas. Share your own
goals with colleagues so they know what you’re looking for in
your career. Ask for opportunities to stretch your skills and show
your strengths.
• Be positive. Your attitude has an impact. Employees and
managers want to work with people who are upbeat and enthusiastic.
Even on bad days, remember to smile and be nice to those
around you.
Fresh Fruit and Vegetable Month
Fruits and veggies are essential to good health, reducing your
risk of heart disease, high blood pressure, Type 2 diabetes, and
certain forms of cancer. Generally low in calories and high in
fiber, fruits and vegetables can help you control your weight.
