We are happy to enclose an application to the <strong>Wait</strong> <strong>List</strong> for the <strong><strong>UC</strong>SC</strong> <strong>Camper</strong> <strong>Park</strong>. Please read the following information to<br />

learn more about the <strong><strong>UC</strong>SC</strong> <strong>Camper</strong> <strong>Park</strong> <strong>Wait</strong>list application process.<br />

1. Carefully review the <strong>Camper</strong> <strong>Park</strong> Regulations to decide if this is an appropriate living arrangement for you. The <strong>Camper</strong> <strong>Park</strong> is<br />

a unique living situation. You must own the vehicle you live in and must maintain it at your own expense. Residents of the<br />

<strong>Camper</strong> <strong>Park</strong> are bound by its Regulations for the duration of their residence in the <strong>Camper</strong> <strong>Park</strong>. Consequently, it is advisable<br />

that you become extremely familiar with these Regulations.<br />

2. Complete the <strong>Wait</strong> <strong>List</strong> <strong>Application</strong> and pay or send the $10.00 non-refundable/non-transferable application fee to The Village<br />

Office, C1, 1156 High Street, <strong>Santa</strong> <strong>Cruz</strong>, CA 95064. When the application and fee are received, you will then be placed on the<br />

waitlist.<br />

3. Please indicate on your application whether you have a trailer you wish to move into the <strong>Camper</strong> <strong>Park</strong>, or whether you wish to<br />

purchase a trailer that is already within the <strong>Camper</strong> <strong>Park</strong>. Understand that a trailer may be moved into the <strong>Camper</strong> <strong>Park</strong> ONLY<br />

when a trailer has moved out.<br />

4. The <strong>Wait</strong> <strong>List</strong> is ordered by application date. When a trailer becomes available for purchase within the <strong>Camper</strong> <strong>Park</strong>, an email is<br />

sent to the first ten people on the waitlist, inviting them to contact the seller. If any of these five defer or decline this invitation,<br />

the next people on the list are contacted. Since you will be contacted via e-mail, it is important to alert us if there is any change<br />

to your e-mail address. Despite the fact that there are only 42 spaces in the <strong>Camper</strong> <strong>Park</strong>, it is not uncommon to have 50 or more<br />

names on the waitlist.<br />

5. Trailers for Sale: Once you receive email notification that a trailer is available for purchase, you must exercise one of the<br />

following three options within seven (7) days of the e-mail’s original send date:<br />

a) You may indicate that you intend to contact the seller and enter into negotiations if suitable; OR<br />

b) You may defer the opportunity to a future date; OR<br />

c) You may request to be removed from the waitlist altogether.<br />

If you have not replied within those seven days, your name will be removed from the waitlist, and you will need to start the<br />

application process over, beginning again from the bottom of the waitlist.<br />

6. Spaces Available: For those who already own trailers, it is important to remember that there are size limitations at each space<br />

and the first available space may not accommodate your vehicle. A map showing the dimensions of each site is included in this<br />

packet. When a space becomes available (that is, when a trailer moves out of the <strong>Camper</strong> <strong>Park</strong>), an email will go to all persons on<br />

the waitlist who have indicated they already own a trailer or RV. You must respond via email to accept the offer of a space, give<br />

assurance that the trailer will fit into the space available, and be prepared to move the vehicle into the <strong>Camper</strong> <strong>Park</strong> in short order.<br />

Acceptance for open spaces is on a first come, first served basis. Prior to being allowed to move into the park, the vehicle must<br />

pass an inspection on campus. When appropriate, instructions regarding this process will be provided.<br />

7. There are common facilities such as bathrooms, showers, washers and dryers, etc., available to all <strong>Camper</strong> <strong>Park</strong> residents.<br />

Electricity and water are provided at each trailer site. The cost of these utilities is included in the rent. Phone jacks for the<br />

installation of a landline phone are provided at each site, but the cost of phone service is not included in the rent. Residents<br />

desiring landline service must make arrangements directly with AT&T.<br />

8. Most vacancies occur at the end of June, when annual contracts expire and residents graduate.<br />

9. You may submit an application as soon as your application for admission to <strong><strong>UC</strong>SC</strong> is on file. In addition, all applicants must be<br />

enrolled as a full-time student at the time a space is offered and throughout the period of residence. Residence in the <strong>Camper</strong><br />

<strong>Park</strong> is not available to freshmen.<br />

YOUR APPLICATION TO THE CAMPER PARK WAITING LIST<br />

Dear <strong>Student</strong>,<br />

Your interest in living at the <strong>Camper</strong> <strong>Park</strong> is greatly appreciated. The <strong>Camper</strong> <strong>Park</strong> is a<br />

unique facility which offers students options rarely available in student housing. However,<br />

with options comes responsibility and we recommend you carefully consider whether owning<br />

a trailer and being responsible for all that such ownership entails is something you are<br />

prepared to commit to doing for the duration of your potential residency at the <strong>Camper</strong><br />

<strong>Park</strong>. Many people are drawn to our friendly and fun-loving community, however, most do<br />

not consider how much effort, cost, and risk is involved in owning a trailer.<br />

Below are topics for your consideration. After reading each topic you are required to initial<br />

and date, in the spaces provided, to indicate you have read, understand, and accept the<br />

potential consequences of owning a trailer.<br />

1) SIGNIFICANT RESPONSIBILITY AND SIGNIFICANT COST:<br />

A trailer, and all associated costs of ownership, is entirely the responsibility of the<br />

student who owns it. This includes, but is not limited to all costs for repairs and<br />

maintenance, upkeep, waterproofing, rodent prevention, compliance with all<br />

University requirements, and all liability costs. Before considering the purchase of<br />

any trailer you are strongly advised to contact a trailer repair professional and<br />

inquire as to what are typical upkeep and repair costs.<br />

Unlike the campus residence halls or apartments, the University does not provide<br />

maintenance assistance or support for the trailers in the <strong>Camper</strong> <strong>Park</strong>. In the past,<br />

there have been cases in which new <strong>Camper</strong> <strong>Park</strong> residents have submitted<br />

maintenance fix-it tickets for various concerns as they would have done in the<br />

college residence halls or apartments. Since the trailer is not University property,<br />

University maintenance personnel will not make repairs to it.<br />

I understand that the upkeep of a trailer in <strong><strong>UC</strong>SC</strong>’s <strong>Camper</strong> <strong>Park</strong> is entirely the<br />

responsibility of the owner. If I purchase a trailer in the <strong><strong>UC</strong>SC</strong> <strong>Camper</strong> <strong>Park</strong> I agree that<br />

I will be entirely responsible for its upkeep according to the guidelines articulated in the<br />

<strong>Camper</strong> <strong>Park</strong> Contract and in the <strong>Camper</strong> <strong>Park</strong> Rules and Regulations.<br />

2) INSPECTIONS AND MODIFICATIONS<br />

The University conducts an inspection of all incoming trailers, and annually inspects<br />

all trailers that remain in the park. These inspections are for the purpose of<br />

determining that the unit possesses basic safety features and that the plumbing,<br />

electrical, and propane systems pass basic functional tests. The University<br />

inspections do not establish the value of any unit nor is it the intent of these<br />

inspections to do so.<br />

Further, the University does not:<br />

• Lift mattresses, carpets or wall-hangings to inspect beneath them<br />

• Open cupboards or closets to look inside them<br />

• Examine the underside or the roof of any trailer<br />

The desire to make modifications or “improvements” to a trailer is often at odds with<br />

what is best for the structural integrity of the unit. It is never a good idea to perform<br />

alterations to the plumbing, electrical wiring, propane system, or to load-bearing<br />

walls, etc. Any trailer that has undergone such changes is unlikely to pass the<br />

required annual inspection, in which case the owner will be required to remove their<br />

trailer from the <strong><strong>UC</strong>SC</strong> campus at their own cost.<br />

Be advised that there is a moratorium on building any new structures in the <strong>Camper</strong><br />

<strong>Park</strong>, including but not limited to decks, awnings, porches, storage sheds, etc.<br />

I understand that any modification made to a trailer in the <strong><strong>UC</strong>SC</strong> <strong>Camper</strong> <strong>Park</strong> may<br />

result in the unit failing inspection and may require me to remove the trailer from<br />

the campus at my own financial liability. Further, I understand that I may not build<br />

anything on or around the trailer, including but not limited to decks, awnings,<br />

porches, storage sheds, etc.<br />

3) DETERMINE TRUE MARKET VALUE PRIOR TO PURCHASE<br />

The inherent value of trailers decreases over time, in much the same way as does<br />

the value of a typical automobile. Despite normal wear and tear and depreciation,<br />

many trailers currently in the <strong>Camper</strong> <strong>Park</strong> have held their value over time simply<br />

because they are on the <strong><strong>UC</strong>SC</strong> campus. The University is not involved in the<br />

negotiation process for the re-sale/purchase of a trailer in the <strong>Camper</strong> <strong>Park</strong>, nor does<br />

it control or influence the pricing of trailers for re-sale. The trailer’s owner establishes<br />

an asking price at the time of sale and negotiates directly with the prospective buyer.<br />

It is the buyer’s responsibility to determine that the purchase of one of these<br />

vehicles is a wise investment. In the spirit of “Buyer Beware,” prospective buyers are<br />

strongly encouraged to determine the true market value of any trailer prior to<br />

making an offer for its purchase.<br />

trailer. I further understand that I accept the full financial risk if the price I pay for a<br />

trailer exceeds its actual market value.<br />

4) LIABILITY FOR TRAILER AND ITS SITE<br />

The University is not liable nor does it offer insurance coverage for student-owned<br />

vehicle-residences in the <strong>Camper</strong> <strong>Park</strong>. It is strongly recommended that potential<br />

residents research the availability and the cost of suitable insurance.<br />

All liability associated with the trailer and the site upon which it sits falls to the<br />

student-resident.<br />

responsible for any liability that arises within and around the premises of that unit.<br />

5) GOOD JUDICIAL STANDING<br />

All applicants to the <strong>Camper</strong> <strong>Park</strong> undergo a review of their <strong><strong>UC</strong>SC</strong> judicial history. A<br />

student must have and must maintain a good judicial record as governed by the<br />

<strong><strong>UC</strong>SC</strong>’s <strong>Student</strong> Code of Conduct in order to be placed and remain on the waiting list.<br />

Anything more than a minimal infraction of this code will likely make you ineligible to<br />

live at the <strong>Camper</strong> <strong>Park</strong>.<br />

I understand that any previous violation of the <strong><strong>UC</strong>SC</strong> <strong>Student</strong> Code of Conduct, or<br />

any violation of that code while I am on the <strong>Camper</strong> <strong>Park</strong> waitlist may prevent me<br />

from being offered an opportunity to reside in the <strong>Camper</strong> <strong>Park</strong>.<br />

CAMPER PARK REGULATIONS<br />

1) PURPOSE<br />

The purpose of this document is to define <strong><strong>UC</strong>SC</strong> <strong>Camper</strong> <strong>Park</strong> eligibility, what physical requirements<br />

vehicles or living units must meet in order for them to be used in the park, and to outline the<br />

regulations that apply to persons and vehicles while in the park.<br />

2) ELIGIBILITY<br />

Eligibility is limited to full-time, regularly enrolled <strong><strong>UC</strong>SC</strong> students (as defined by the Registrar).<br />

All spaces are assigned according to date of original application, provided that the applicant can<br />

occupy in a timely fashion, that the vehicle will fit in the available space, and that the vehicle meets<br />

all requirements as stated in the regulations.<br />

<strong>Student</strong>s who graduate, withdraw, drop out, become disqualified or otherwise fail to maintain fulltime<br />

active student status must move out within 30 days or by the end of the current lease agreement,<br />

whichever is sooner.<br />

The lease will be valid only so long as the resident is residing in the vehicle. If the resident moves out<br />

or takes up residence elsewhere, the lease automatically terminates. Brief vacations are excepted.<br />

3) SUMMER USE<br />

<strong>Student</strong>s who are living in the park in the spring and can provide evidence of continued park<br />

eligibility in the fall may apply to renew their lease to be eligible to reside in the park over the<br />

summer.<br />

4) HOUSING CONTRACT RENEWAL<br />

The process of renewing one’s housing contract involves:<br />

1. Vehicle inspection as outlined below. Included in this will be a site inspection to<br />

assure that the cleanliness and good condition of the site is being maintained.<br />

2. Presentation of a current vehicle registration.<br />

3. Signing of the new housing contract.<br />

5) APPLICATIONS<br />

A non-refundable fee of $10 covers the costs of processing and must be submitted with a signed<br />

application to the Village Office. <strong>Student</strong>s are eligible to apply once they have been admitted to the<br />

University.


6) SPACE ASSIGNMENT<br />

A wait list shall be maintained, and spaces assigned from the list of those who meet all requirements.<br />

Preliminary offers may be made to more than one person on the waiting list, and to more students than<br />

there are spaces available; however, spaces will be assigned only to those who reply by the stated<br />

deadline, in the order responses are received.<br />

New residents are welcome to bring in their own residence vehicles, or may purchase a vehicle from a<br />

departing resident. Purchase of a trailer does not affect eligibility to live in the park, but may affect to<br />

which space a new resident is assigned. New residents may request particular spaces, but no guarantee<br />

of a particular space is given or implied by the University.<br />

All necessary documentation, including current California Vehicle Registration and Marriage<br />

Certificate (if applicable) shall be provided, and inspections performed, before a space may be<br />

occupied. Residents who will be residing in vehicles they do not own must present a letter from the<br />

owner giving them permission to live in the vehicle.<br />

Eligible applicants will be notified when a space is available, instructed where to bring the residence<br />

vehicle for inspection, and asked to present the proper certifications. Delay in reporting and assuming<br />

occupancy, or failure to provide certificates or pass the inspection may result in the cancellation of the<br />

reservation.<br />

7) VEHICLE REQUIREMENTS<br />

Any commercially manufactured motor home or trailer which meets all conditions listed under this<br />

section is eligible for consideration for a space in the park. No tents, tent trailers, buses, slide-in truckmounted<br />

campers, vans or autos are permitted.<br />

All vehicles must have a current registration from the California Department of Motor Vehicles.<br />

Current registration must be maintained as long as the vehicle is in the park. A copy of<br />

registration must be provided to the University to keep on file. Neither vehicle title nor a<br />

certificate of non-operation will meet these requirements. Vehicles with out of state registrations<br />

must be re-registered in California.<br />

Minimum vehicle length is 16 feet, and maximum vehicle length is 28 feet (including hitch). Units<br />

over 22 feet may be limited to certain spaces. The length of the unit shall include any extensions,<br />

awnings or other attachments, as well as hitches or mounting devices. Maximum width, including any<br />

attachments, is 12 feet. Overhanging trees or shrubs may reduce this area. No part of the residence<br />

vehicle or its equipment or attachments may extend beyond the crushed gravel surface of the pad, or<br />

encroach on surrounding flora.<br />

All vehicles must be structurally sound and must be adequately sealed against the weather. Adequate<br />

space and vehicle suitable for habitation must be provided. All vehicles must be kept in good working<br />

order at all times. All vehicles will be inspected by campus personnel prior to space assignment, to<br />

insure that all requirements are met. Vehicles will be re-inspected at least once a year to ensure that<br />

they are in good condition.<br />

7a) Motorhomes<br />

Motorhomes are acceptable as long as they meet all requirements. Residents should be aware,<br />

however, that the DMV requires smog certificates and insurance for drivable vehicles, making this a<br />

more expensive option. Drivable vehicles must be maintained in good running condition throughout<br />

their time in the park, and residents will be asked to demonstrate this. It is expected that drivable<br />

vehicles will not be a resident’s primary means of transportation, and will rarely be moved from the<br />

park.


7b) Structural Integrity and Mobility<br />

Roof must be weather-tight. No tarps are allowed except as short-term emergency repair. Floor must<br />

be in good condition, without dry rot or holes. Vehicle's waste and supply plumbing must not leak.<br />

Doors and Windows must be intact. All vents must be unobstructed. Vehicle's structure must not be<br />

damaged, nor modified to reduce its structural integrity. Vehicle should be capable of being taken on<br />

the road. Residents may be required to periodically demonstrate this. Wheel bearings and brakes<br />

must be functional. Tires must be safe and road-worthy. Road lighting (brakes, running lights) must<br />

be operational.<br />

7c) Cooking Facilities for the Preparation of Food<br />

Permanently installed liquefied propane (LP) gas-powered cooking facilities (stove/range) are<br />

recommended. All gas appliances must be properly vented to the outside of the vehicle. Use of camp<br />

stoves is not permitted. Electric appliances with exposed heating elements (electric ranges, hot plates)<br />

may NOT be used, although microwave ovens or toaster ovens may be allowed (see “Electricity”).<br />

7d) Propane<br />

Plumbing must be in good repair. Hoses and pipes must be in good condition and free of leaks.<br />

Propane bottles must be properly secured. Gas pressure regulator must work properly. Propane<br />

appliances such as stove tops, ovens, water heaters and space heaters must function properly. Vehicles<br />

using propane must have approved propane leak detectors properly installed and fully operable.<br />

7e) Electrical System<br />

A 110v AC electrical system installed to code, and capable of connection with park utilities. All<br />

electrical systems and all outlets must be grounded. External power cords must be 10-gauge with a 30-<br />

amp plug and a right-angle cord cap. Wiring, outlets, electrical devices and appliances must be in<br />

good repair. Electrical loads must not exceed rated capacity of wiring. Extension cords must not<br />

exceed 6', and must have circuit breaker protection. Must have internal breaker box with sufficient<br />

circuits for safe use of electrical system and no less than two circuits. Electrical cords shall be not run<br />

out of windows or doors. (See cautions under “Electricity”).<br />

7f) Lighting<br />

Adequate electric interior and entry lighting. Either 110v or 12v lights are acceptable, although 12v<br />

lights must be on a converter from the 110v system if no 110v lights are installed. No LP or other gas<br />

lighting systems will be permitted. If such systems are installed, they must be permanently<br />

disconnected and the lines capped off. The use of portable gas lanterns is not permitted.<br />

7g) Heating<br />

Adequate heating must be provided with either an LP gas catalytic heater, permanently installed and<br />

properly vented or a portable electric heater drawing no more than 1500 watts. Electric space heaters,<br />

where used, must have tip-over shutoffs and must be placed away from combustible materials per<br />

manufacturers' recommendations.


7h) Smoke Detector and Fire Safety<br />

At least one campus-approved smoke detector, with test button, and one fire extinguisher (minimum<br />

2.5 lb. ABC), with current certification tag displayed, must be permanently installed in an appropriate<br />

location and remain operable at all times. Halon extinguishers are not acceptable. Smoke detectors<br />

must have silencer buttons.<br />

7i) Water Access, Dispensing and Storage<br />

At least one sink, with operable, cold running water should be available, along with a properly<br />

connected, campus-approved gray water receiver/container (5 gal. min.). No gray water can be<br />

dumped on the ground but must be dumped at the dumping station. Domestic water and gray water<br />

holding tanks must not leak. All connections must be watertight.<br />

7j) Hitch<br />

All trailers must have standard 1 7/8” or 2” hitch assemblies. Hitch must be maintained in good<br />

condition.<br />

7k) Heated Water<br />

Hot water heaters are not required (they are recommended), but the unit must have a method for<br />

heating water (such as on a stove) for sanitary purposes.<br />

7l) Toilets<br />

Toilets are not required, but if installed, must have an adequate and operable black water storage<br />

system, or be connected to the campus sewer system at the site.<br />

7m) Showers<br />

Showers are not required, but if so equipped, the unit must have adequate gray water storage capacity,<br />

or be connected to the campus sewer system at the site. All disposable hoses must be clearly<br />

watertight. All units in sites without direct sewer connections must use the dump station to empty<br />

gray and black water systems. No unit without an assigned sewer connection may connect to the park<br />

sewer system.<br />

7n) Vehicle Stabilizing and <strong>Park</strong>ing<br />

At least one wheel on each side of the vehicle must be adequately blocked front and rear at all times to<br />

prevent rolling. All trailers must have sufficient jacks or jack devices to stabilize the unit on a longterm<br />

basis. All such jacks, stabilizing devices, or blocks must be placed on a platform to distribute<br />

vehicle weight. (Minimum size 18” x 18” x 3/4”). Blocking or jacks should be securely and properly<br />

placed so as to be stable and not damage vehicle undercarriage.<br />

8) LIVING IN THE PARK<br />

8a) Rent<br />

Rent is due on the first of each month and will be considered late after the tenth. Late payments will<br />

be subject to a late fee. Repeated late payments may result in cancellation of the lease. Residents who<br />

move in after the first of the month may have the rent for that month prorated. The park facilities are<br />

designed to accommodate a limited number of people. Because of this, a maximum of two people may<br />

reside in each unit, even if the unit may accommodate more. Children are not permitted.


8b) Leaves of Absence<br />

If a resident takes an approved leave of absence, the resident may apply for special permission to<br />

remain in residence in the park for up to one quarter.<br />

8c) Keys<br />

Each resident will be issued a key to the rest room/community building facilities and a mailbox key.<br />

Keys may not be loaned out and rooms must be re-locked after use. In the event that a key is lost, the<br />

resident must inform the management within 48 hours. The resident will be responsible for the cost of<br />

changing locks and reissuing new keys.<br />

8d) Security<br />

Residents are advised to keep their vehicles locked. All common facilities must be kept locked and<br />

secure. Use of common facilities is restricted to residents and invited guests while accompanied by<br />

the resident.<br />

8e) Roommates<br />

Roommates are allowed but must have a completed Roommate Agreement on file with the University<br />

prior to the roommate moving in. Roommates must be a legal spouse with a current marriage<br />

certificate on file, or a current full-time <strong><strong>UC</strong>SC</strong> student. The lease holder is cautioned that by the act of<br />

permitting a roommate to reside in the vehicle, the lease holder is granting the roommate certain rights<br />

that may only be denied by proper action of the law. Additional fees will be charged for roommates.<br />

Further information may be gathered by reading a copy of the Roommate Agreement. Cancellation of<br />

a Roommate Agreement requires notice to the office by the resident either in person or in writing of<br />

intent to cancel such agreement.<br />

8f) Subletting<br />

Subletting is not permitted.<br />

8g) Visitors<br />

Visitors are permitted for up to seven consecutive days. Visitors for longer periods must be approved<br />

in writing by the <strong>Camper</strong> <strong>Park</strong> Administrator before the visitor’s arrival. No resident may have<br />

overnight visitors for more than a total of thirty days during any residence year (July 1-June 30). No<br />

visitors may be present when the resident is absent from the park. “House-sitting” is not permitted.<br />

Host residents are responsible for the actions of their guests. No guest parking is permitted at any time<br />

within the <strong>Park</strong>. A guest may be required to leave at the request of the staff.<br />

8h) Noise<br />

The <strong><strong>UC</strong>SC</strong> Recreational Vehicle <strong>Park</strong> is an academic community. As such, we support the need<br />

for study, and our basic rule is “The Right to Quiet Supersedes the Right to Make Noise.” In<br />

general, every attempt should be made to keep noise from carrying beyond one’s own residence.<br />

Residents must significantly reduce or eliminate noise when asked to do so. Noise from groups,<br />

stereo (or related) equipment, or generated outdoors is of particular concern. Residents are<br />

encouraged to talk to each other before making a complaint to the coordinator or campus.<br />

8i) Alcohol<br />

Residents are expected to abide by all campus regulations governing the use of alcohol. Use of<br />

alcohol in community facilities or outdoors is prohibited.<br />

8j) Pets<br />

With the exception of animals that live exclusively underwater, pets are not permitted. Aquariums may<br />

not exceed ten gallons.<br />

8k) Electricity<br />

The electrical power at each site is designed for basic interior lighting and small appliance use only. It<br />

is UNSAFE for use in other ways, and will not meet the needs of air conditioning, electric stoves or<br />

ovens, or other large appliances. Use of multiple appliances may overload the circuit and result in<br />

power loss. No use of electricity outside of the residence vehicle is permitted. The cost of electricity<br />

is included in the rent, although residents may be charged for excessive usage.<br />

8l) Inspections<br />

In addition to the first inspection, residents must permit routine inspections as deemed necessary by<br />

the campus. All vehicles will be inspected at least annually for the purposes of contract renewal or<br />

before offering a vehicle for sale to incoming residents. Residents will be given at least 24 hours<br />

notice prior to inspection.<br />

If defects are found during an inspection, or at any other time, residents will be notified of the defect<br />

and given a date by which corrections must be made. The amount of time given may vary depending<br />

on the nature of the problem. No new or renewal contracts will be issued until all problems are<br />

corrected.<br />

Failure to permit or pass inspection, or to comply with an order to make repairs may result in<br />

cancellation of the rental agreement.<br />

An inspection fee will be assessed for each inspection. Residents who do not pass the inspection may<br />

be reinspected once at no cost. Another fee will be assessed for each additional inspection.<br />

8m) Repairs<br />

Only minor maintenance on vehicles is permitted in the park. Engine rebuilding, brake rebuilding,<br />

structural repairs, or similar work that requires the vehicle to be inoperable for more than a few hours<br />

is not permitted. No additions, improvements, painting, or other alterations to the exterior of the<br />

residence vehicle are permitted unless approved in writing by the University in advance. No<br />

alterations to the plumbing, electrical, gas or other mechanical systems of the vehicle, beyond minor<br />

repairs, are permitted unless approved in writing by the University in advance. Residents are<br />

responsible for the clean-up and removal of all trash and debris and the proper disposal of oil and used<br />

parts. Proper steps should be taken to prevent oil or grease spills on the ground or pad. It is expected<br />

that residence vehicles will be moved only on rare occasion.


All residence units must be kept in good working order at all times, however, so that they may be<br />

moved on short notice. Obstructions on pads that prevent short-notice removal of vehicles are<br />

prohibited.<br />

8n) Trailer Space & Storage<br />

Residents are responsible for keeping their residence and immediate area in a neat and orderly fashion.<br />

No additional storage is available, and no outside storage (or storage structure) is permitted except<br />

with prior written permission. Bicycles, surfboards and other recreational equipment may be placed<br />

outside providing the items are safe, usable and not unattractive. Quantities should be limited, and<br />

residents may be asked to remove excess items. Only furniture designed for outdoor use is permitted<br />

outside the residence vehicle. Upholstered furniture, futons, and other items intended for indoor use<br />

must be kept indoors. Residents are required to remove outside items or clean up their site when<br />

requested by the staff. Construction of decks, awnings, storage containers or other improvements is<br />

prohibited. Pre-existing decks or other structures may in some cases be allowed to remain in the <strong>Park</strong><br />

temporarily, at the discretion of the University. Nothing may be placed or stored beyond the confines<br />

of the paved trailer pad without written permission. Nothing may be stored under, on top of or<br />

outside of residence vehicle or deck except as stated below:<br />

Providing space is available, residents may have no more than one (1) commercially manufactured<br />

storage container on the paved pad outside of their residence vehicle. Homemade containers are<br />

not permitted. Prior to installing a storage container residents must submit a request in writing<br />

indicating the size and placement of the container.<br />

Approval shall be at the discretion of the <strong>Camper</strong> <strong>Park</strong> administration, depending on availability<br />

of space. No unit can be placed in such a way that it would obstruct the movement of the vehicle.<br />

Storage units may not be placed in the woods surrounding the vehicle. Containers shall be no<br />

larger than 60”x 65”x 80” (in some cases, a small number of smaller containers may be approved,<br />

but the cumulative size can be no greater than the dimensions above). Some spaces may have<br />

room for only a smaller container or no container at all. Appropriate placement and maximum<br />

size for each space will be determined by the <strong>Camper</strong> <strong>Park</strong> administration. Residents will be<br />

expected to remove the storage container at the end of their contract period.<br />

Residents are responsible for the removal from the park and the proper disposal of any hazardous<br />

materials, including paints, solvents, pesticides, household cleansers and other materials.<br />

8o) Common Facilities<br />

Residents and their guests are expected to use all common space and facilities with due care and<br />

respect. No alterations to common facilities are permitted without prior permission. No removal of or<br />

damage to vegetation is permitted without prior permission. Attaching awnings, clotheslines or other<br />

items to trees or other foliage is prohibited. Leaving furniture or other items in the road is prohibited.<br />

Items left in the road constitute hazards and may be removed and disposed of.<br />

9) MOVING OUT<br />

Residents are expected to move out at the end of their contract period, unless the contract is renewed<br />

by the University. Residents may cancel the housing contract at any time with 30 days written notice.<br />

<strong>Student</strong>s who graduate will be expected to move out by the end of the month in which they graduate.


Residents who are moving may offer their residence vehicles for sale to incoming residents if they<br />

choose. However, the University makes no guarantee, implicit or explicit, that residents will sell their<br />

vehicles. The University may determine that a vehicle no longer meets current standards or that the<br />

condition of a vehicle renders it ineligible for continued use in the park. While the University does not<br />

conduct “pre-purchase” inspections, outgoing residents may be required to submit to and pass an<br />

inspection before offering their vehicle for sale to incoming residents. All residents should plan on<br />

removing their residence vehicles and all personal property at the end of their contract period.<br />

10) PARKING<br />

No parking is permitted within the <strong>Camper</strong> <strong>Park</strong> at any time. <strong>Park</strong>ing for <strong>Camper</strong> <strong>Park</strong> residents is<br />

available in nearby lots. <strong>Park</strong>ing permits may be purchased at the Campus <strong>Park</strong>ing Office. Short-term<br />

parking spaces are available at the park entrance for unloading of supplies, etc. To limit problems<br />

from noise and lights, no vehicle traffic is permitted in the park between the hours of 10:30 PM and<br />

7:30 AM. Violation of these regulations by residents or their guests may result in cancellation of the<br />

housing agreement.<br />

11) ADDITIONAL INFORMATION<br />

11a) All rules and regulations applicable to the general campus also pertain to park residents and their<br />

guests. Residents are responsible for being familiar with and abiding by applicable rules and<br />

regulations, as well as all local, state and federal laws.<br />

11b) To avoid sound and air pollution, individual power generators are not permitted for use within<br />

the park.<br />

11c) All Campus Fire Prevention Rules shall be enforced. BBQs, hibachis or other sources of open<br />

flame are prohibited in or around residence vehicles. Gasoline and other highly flammable materials<br />

should not be stored inside units or outside except in an approved fireproof container. All exits must<br />

be unobstructed. Open fires are not permitted, and charcoal fires are only permitted outdoors in<br />

campus-approved areas with approved equipment.<br />

11d) Due to extreme fire hazards, candles, lanterns and other open flame sources are not permitted in<br />

or around vehicles. We realize that cooking, water heating, and similar functions require pilot lights<br />

and flames, but extreme caution is advised.<br />

11e) LP gas for cooking and heating must be properly stored. Propane tanks should be secured to<br />

prevent movement and must be protected from the sun. No other material of a combustible nature,<br />

including fuel, oil, or explosives shall be stored on the premises.<br />

11f) The residence vehicle is used for residence only. Any other use may result in cancellation of the<br />

lease.<br />

12) CHANGES<br />

These regulations are subject to change with 60 days written notice.


DEFINITIONS<br />

1. The terms “Residence Unit”, “Residence Vehicle”, “Unit”, and “Residence” are used<br />

interchangeably and refer to any living unit authorized for use in the park. “Vehicle” may refer to<br />

the above or a vehicle used for towing an authorized trailer, according to the context.<br />

2. “Additional” or “Second” vehicles are those not authorized as habitat dwellings, and are used as<br />

transportation or towing vehicles.<br />

3. The term “resident” refers to those authorized to reside in the park, or those registered as<br />

roommates of an authorized resident.<br />

4. “Campus” refers to the University of California, <strong>Santa</strong> <strong>Cruz</strong>, which may be primarily represented<br />

by the Office of College and University Housing Services.<br />

5. “Housing” or “Housing Office” or “Contracts Office” refers to the Office of University Housing<br />

Services, located in the Hahn <strong>Student</strong> Services Building.<br />

6. “Coordinator” refers to the park’s live-in Community Coordinators.<br />

7. “<strong>Camper</strong> <strong>Park</strong> Administrator” refers to the housing official designated by the University as<br />

responsible for <strong>Camper</strong> <strong>Park</strong> operations.<br />

8. Wherever the terms “adequate”, “sufficient” or the like are used in regard to requirements, the<br />

campus reserves the sole right to determine if the requirement is met.<br />
