Denver office of ERA Herman Group for just
over two years, but she ranked as the top volume
seller among the firm’s 350 agents. She has
closed over 27 transactions YTD with total sales
over $4.2 million. She is now at Keller Williams
Advantage Realty in Lakewood where she is
currently growing her new team. What makes
her stand out? “I provide a service that helps
people, and I love what I do,” she explains.
Though short sales are more prevalent lately,
they do not represent the easiest path into the
real estate business. The transactions are usually
complicated and stressful for the seller. Maria
Patabendi started her real estate career with short
sales, and quickly developed the knowledge,
experience, and manner to soothe the client and
smooth out the process for all involved.
Maria views a short sale as a win-win for the
client and for the lender. She helps the client
through a rough time and removes a lender’s
underperforming asset from its portfolio.

the lender in a professional manner, efficiently
getting the deal done for both sides. She is
quick to point out that she has great support
from the firm’s administrative staff, “because
there are too many moving parts in the short
sales transactions.”
Patabendi informs her clients about the entire
short sale process and accurately appraises the
properties. She puts clients’ minds at ease
with her friendly, casual manner and leads
them easily through the process. Maria
believes that her customers value her expertise
and approach, and appreciate that they were
well supported through a difficult time.
Maria Patabendi came to real estate from a
financial and administrative background, in
offices as far-flung as New York City and
Switzerland. The government in her native
Honduras hired her as an attaché in their
offices in Switzerland, where she served for
seven years. Working and living with more
than 80 people from around the world gave
her an appreciation for different cultures and a

truly global perspective. Living and working
in the United States for more than twenty
years, Maria says, “This country is more
accepting and provides more opportunities
than most other countries. People don’t
always appreciate the difference.” Maria does
not take things for granted—she has worked
hard to learn her business and to provide for
her family. She ensures that her children, “the
most beautiful gifts God has given me,” know
her heritage and are thankful for what they
have. Maria loves to travel, having been to
India and several European and African
nations, and hopes to visit more as her
children get older. They go together to
Honduras every year, as much to visit family
as to remind themselves of the freedoms and
privileges that come with life in America.
