<strong>Patabendi</strong> had been handling short sales for the<br />

Denver office of ERA Herman Group for just<br />

over two years, but she ranked as the top volume<br />

seller among the firm’s 350 agents. She has<br />

closed over 27 transactions YTD with total sales<br />

over $4.2 million. She is now at Keller Williams<br />

Advantage Realty in Lakewood where she is<br />

currently growing her new team. What makes<br />

her stand out? “I provide a service that helps<br />

people, and I love what I do,” she explains.<br />

Though short sales are more prevalent lately,<br />

they do not represent the easiest path into the<br />

real estate business. The transactions are usually<br />

complicated and stressful for the seller. <strong>Maria</strong><br />

<strong>Patabendi</strong> started her real estate career with short<br />

sales, and quickly developed the knowledge,<br />

experience, and manner to soothe the client and<br />

smooth out the process for all involved.<br />

client and for the lender. She helps the client<br />

through a rough time and removes a lender’s<br />

quick to point out that she has great support<br />

from the firm’s administrative staff, “because<br />

sales transactions.”<br />

<strong>Patabendi</strong> informs her clients about the entire<br />

short sale process and accurately appraises the<br />

properties. She puts clients’ minds at ease<br />

with her friendly, casual manner and leads<br />

them easily through the process. <strong>Maria</strong><br />

believes that her customers value her expertise<br />

and approach, and appreciate that they were<br />

well supported through a difficult time.<br />

<strong>Maria</strong> <strong>Patabendi</strong> came to real estate from a<br />

financial and administrative background, in<br />

offices as far-flung as New York City and<br />

Switzerland. The government in her native<br />

Honduras hired her as an attaché in their<br />

offices in Switzerland, where she served for<br />

seven years. Working and living with more<br />

than 80 people from around the world gave<br />

her an appreciation for different cultures and a<br />

truly global perspective. Living and working<br />

in the United States for more than twenty<br />

years, <strong>Maria</strong> says, “This country is more<br />

accepting and provides more opportunities<br />

than most other countries. People don’t<br />

always appreciate the difference.” <strong>Maria</strong> does<br />

not take things for granted—she has worked<br />

hard to learn her business and to provide for<br />

her family. She ensures that her children, “the<br />

most beautiful gifts God has given me,” know<br />

her heritage and are thankful for what they<br />

have. <strong>Maria</strong> loves to travel, having been to<br />

India and several European and African<br />

nations, and hopes to visit more as her<br />

children get older. They go together to<br />

Honduras every year, as much to visit family<br />

as to remind themselves of the freedoms and<br />

privileges that come with life in America.<br />
