This area forms a distinct neighbourhood predominantly<br />

comprising institutional and commercial buildings. It is<br />

distinct and separate from the rest <strong>of</strong> the <strong>city</strong> <strong>centre</strong><br />

considered under this proposal. A number <strong>of</strong> retained<br />

historic buildings have been adapted and reused. They<br />

are interspersed with new development that has<br />

maintained street legibility throughout the<br />

neighbourhood.<br />

Subzone 3d:<br />

Pitt<br />

Street/Goulburn<br />

Street<br />

These streets are typical <strong>of</strong> the high-rise central corridor<br />

described above. These landmark buildings, focussed<br />

around World Square, are interspersed with mediumrise<br />

masonry historic buildings that have been converted<br />

to a mixture <strong>of</strong> retail and commercial uses. Whilst there<br />

is less historical cohesion along these streets the area<br />

remains typical and representative <strong>of</strong> many <strong>of</strong> the<br />

streets throughout the central part <strong>of</strong> the <strong>city</strong>.<br />

S2: Goulburn Street Low<br />

Subzone 4a:<br />

Wentworth<br />

Avenue<br />

Wentworth Avenue is in contrast to Hyde Park. It forms<br />

a wide trafficked boulevard flanked by median-rise<br />

residential development and lower-rise commercial<br />

properties interspersed with occasional historical<br />

buildings.<br />

Subzone 4b:<br />

College Street/<br />

Hyde Park<br />

College Street and Hyde Park create a clearly distinct<br />

area. Hyde Park forms an important open space in the<br />

<strong>city</strong>. It provides a transition point between the <strong>city</strong> <strong>centre</strong><br />

high-rise and the key suburbs to the east. To the east<br />

and north the institutional, governance and historic<br />

character <strong>of</strong> the area has been retained.<br />
