THE CORPORATION OF THE CITY OF VERNON ORIGIFcAL REPORT/RECOMMENDATION TO COUNCIL SUBM¡TTED BY: Dale Rintoul, Planner DATE: February 15,2010 FILE: DVP00180 SUBJECT: CONSTRUCTIVE CONCEPTS APPLICATION FOR LOT 68, AVENU DEVELOPMENT VARIANCE PERMIT PLAN 324, DL 71, ODYD (3705 - 24 PURPOSE: To review the Development Variance Permit application submitted by officials of Constructive Concepts to vary the minimum unit width and minimum number of off-street parking spaces for a proposed townhouse project to be constructed at 3705 - 24 Avenue. RECOMMENDATION: THAT Council approve the Development Variance Permit application submitted by officials of Constructive Concepts to vary the minimum unit width from 6.0m to 5.5m and to vary the minimum number of off-street parking spaces from 20 spaces to 18 spaces for a 12 unit townhouse project to be constructed on Lot 68, Plan 324, DL 71, ODYD (3705 - 24 Avenue) subject to the following conditions: 1. That a 1.7m wide road right-of-way widening dedication be registered prior to the issuance of the Development Variance Permit; 2. That a 1.5m wide Statutory Right-of-way or road right-of-way be registered along the east boundary of the property to allow for a public walkway to be constructed; and 3. That the site plan form part of, and be attached to, the Development Variance Permit as Schedule'A'. ALTERNATIVES & IMPLICATIONS: 1. Council may approve the application subject to conditions that vary from those recommended by staff. 2. Council may deny one or both of the variance items applied for. This would result in the development plans having to be revised. The degree of revision would directly relate to which item or items being varied. 45
