PARGEL DESCRIPTION:
Maximum Lot Area: 5912m2
Permitted DeveloPment:
Parcel 26 is intended to be developed with one
Apartment Housing Bullding with a row of twestorey
townhouse units along Road 1, having their primary
entrances along Road 1, and apartment units above.
Govered Parking shall be located behind the
townhouse units and accessed at the side of the
Building via a driveway. The Building shall be
constructed within the Bullding Envelope and Height
established in the Parcel Specific Regulations in this
Schedule and illustrated in drawings A' B & C on Page
2 of this Schedule.
PARCEL SPEGIFIG REGULATIONS:
SETBACKS:
1. The minimum Front Yard Setback shall be 4m.
2.The maximum Front Yard Setback shall be 6m.
3. The minimum Side Yard Setback shall be 3m'
4. The minimum Rear Yard Setback shall be 8m.
SITE COVERAGE & GROSS FLOOR AREA:
5. The maximum Site Goverage shall be 37%
6. The maximum Gross Floor Area shall be 8740mz
UNITS:
7. The maximum number of Primary Dwelling Units shall be 80'
L The minimum number of Primary Dwelling Units shall be 56'
FRONTAGE:
9. The Building Frontage shall not be greater than 60m'
10. The total Building rïntage shall not be less than 60% of the Frontage and the Building shall be constructed
such that 65% of thã Buildiñg Frontage is constructed to the minimum Front Yard Setback.
HEIGHT:
11. For the purpose of measuring Height, the Facing street shall be Road 1.
12. The maximum Height on the Parcel shall be 6 Habitable Floors or 18m, whichever is less.
