Permitted DeveloPment:
Parcel 18 is intended to be developed with one
Apartment Housing Building with a row of two-storey
townhouse units along Road 6, which have their primary
entrances along Road 6, and apartment units above.
Covered Parking shall be located behind the
townhouse units and accessed at the side of the
Building via a driveway. The Building shall be
constructed within the Building Envelope and Height
established in the Parcel Specific Regulations in this
Schedule and illustrated in drawings A' B & C on Page
2 of this Schedule.
PARGEL SPEGIFIG REGULATIONS:
SETBAGKS:
1. The minimum Front Yard Setback shall be 4m.
2.The maximum Front Yard Setback shall be 6m.
3. The minimum Side Yard Setback shall be 3m.
4. The minimum Rear Yard Setback shall be 8m.
SITE COVERAGE & GROSS FLOOR AREA:
5. The maximum Site Goverage shall be 41%.
6. The maximum Gross Floor Area shall be 8740m2'
UNITS:
7. The maximum number of Primary Dwelling Units shall be 80'
8. The minimum number of Primary Dwelling Units shall be 56'
FRONTAGE:
9. The Building Frontage of a Building shall not be greater than 60m.
10. The total Building Èrontage shall ñot be less trañ ooy" of the Frontage and the Buitding shall be constructed
such that 65% of thã Buildlng Frontage is constructed to the minimum Front Yard Setback.
HEIGHT:
I 1. For the purpose of measuring Height, the Facing street shall be Road 6.
12. Themaximum Helght on the parcLl shall be 6 Habltable Floors or 18m, whichever is less.
