13.4.8.5 A Flex Unit is not considered a Dwelling Unit for purposes of
calculating the parking requirements of a Building.
13.4.8.6 All resident parking is to be provided as Covered Parking.
13.4.8.7 Row Houses are exempt from all parking requirements in this
CD4- Zone, with the exception that they must provide one parking
space in a garage within the Row House and one additional space
on the driveway serving the garage.
13.4.8.8 Ten onsite parking spaces shall be provided for the Gommunity
Recreation Gentre.
13.4.8.9 For certainty, the general parking regulations in Bylaw 5000, as
amended, do not apply in the event of any inconsistency with
Section 6.2 of this CD4- Zone.
13.4.9 Development Regulations - Bicycle Parking Regulations
. All multíple Dwelling Buildings of three or more units shall provide
within the Buitding a minimum of 2.25 secure, on-site bicycle parking
spaces per Primary Dwelling Unit.
13.4.10 DevelopmentRegulations-Landscaping
'
A detailed Landscape Plan that incorporates the public realm
associated with that Parcel shall be prepared for each Parcel by a
Registered Landscape Architect and submitted for approval as part of
the Development Permit Application for that Parcel.
' For certainty, the regulations in Bylaw 5000 ,as amended, Section 6.0,
Landscape and Screening, do not apply to Lands in the CD4- Zone.
