Our ‘Green Office Fitout Guide’<br />

Water<br />

The increasing demand for water caused<br />

by population growth, coupled with<br />

drought and water restrictions, means<br />

that a sustainable water supply remains a<br />

major challenge for all Australians. We can<br />

make a positive contribution by reducing<br />

water consumption and maximising<br />

water efficiency.<br />

Reducing our impact on natural<br />

resources and effectively managing<br />

our water use is a priority for our<br />

business. Each of our business<br />

units has reflected this priority by<br />

implementing minimum standards<br />

for each of our assets.<br />

Financial year water intensity targets<br />

were set for the whole of our Commercial<br />

Property portfolio. In FY09 we committed<br />

to a 10 per cent reduction by FY14<br />

and a NABERS Office Water portfolio<br />

average rating of 4 Stars by FY14. Our<br />

office portfolio has continued to deliver<br />

water efficiency within existing and<br />

new buildings by installing low-flow<br />

or waterless fixtures and fittings. This<br />

year we achieved a portfolio average of<br />

3.6 Stars and a 9 per cent reduction in<br />

the water intensity of our office portfolio.<br />

We will continue to work toward achieving<br />

these targets in FY11.<br />

This year we had disappointing water<br />

results across our retail portfolio with a<br />

13 per cent increase in water intensity.<br />

We have investigated this result and are<br />

resetting operating systems to ensure<br />

efficient water use and transparency of<br />

leakages in our assets. In FY11 we will<br />

work to improve our water usage both<br />

through capital expenditure on water<br />

efficient devices and through closer<br />

monitoring and regular internal reporting<br />

on water usage.<br />

The NABERS Retail Centre rating tool was<br />

released in 2010 and we are undertaking<br />

0.0 ratings 0.5 initially 1.0 on 1.5 two of 2.0our 2.5 shopping 3.0 3.5 4.0<br />

centres. Our participation in NABERS and<br />

programs such as Sydney Water’s ‘BizFix’<br />

program will help us to gain a deeper<br />

understanding of water efficiency across<br />

our business.<br />

Stockhome, NSW<br />

Over the past 12 months we have been<br />

working closely with our office tenants<br />

on sustainability. This allows us to improve<br />

our understanding of our tenants and their<br />

needs. It also provides an opportunity for<br />

us to share our sustainability knowledge<br />

and experience. Our ‘Green Office Fitout<br />

Guide’, for example, helps tenants integrate<br />

sustainability measures into the planning,<br />

design and construction of new office<br />

fitouts in our buildings. The guide provides<br />

advice on:<br />

• Efficiency in energy and water use,<br />

• Minimisation of waste during<br />

construction and operation,<br />

• Reductions in the operating cost of<br />

the building and business activities,<br />

• Improved indoor air quality,<br />

• Increased employee morale<br />

and productivity,<br />

• Minimisation of hazardous<br />

materials used,<br />

• Minimisation of activities that<br />

negatively impact on the environment,<br />

• Increased recycling of materials and<br />

recycled material use.<br />

The guide highlights the benefits of a<br />

sustainable fitout, such as operational<br />

savings, reduced staff turnover, increased<br />

company reputation and reduced<br />

environmental impacts, and references the<br />

Green Building Council of Australia’s Office<br />

Interiors manual. We encourage our tenants<br />

to undertake the Green Star Interiors rating.<br />

Our Commercial Property team also helps<br />

tenants to access further information on<br />

how to effectively implement sustainability<br />

in office tenancies.<br />
