It’s the Worldwide Premiere of Camden’s Biggest Stars
Action! That’s what this year’s Achieving Camden Excellence
(ACE) Award recipients are all about – acting on our values
to enhance our company, lead our communities, and
encourage co-workers to achieve Living Excellence. While
everyone at Camden contributed to 2007’s successes, these
ACE recipients were our biggest stars. And you all must
agree; after all, you selected them!
The ACE Award is the highest honor we offer our employees.
These winners deliver crowd-pleasing performances through
hard work, dedication and a commitment to excellence
every day. Sometimes it’s a drama, other times it’s a comedy,
and often they’re called upon to be action heroes…yet they
manage to make it look effortless. Now that’s star quality!
This Camden ACE Award Edition celebrates our best and
brightest: those who received the regional and community
awards, plus the leading men and women who won the
coveted National ACE Awards. Read on to learn more about

National ACE winner Sean McTigue is a
true action hero. He’s one of those rare
people who has the ability to find the
best outcome in any situation – with a
positive and optimistic energy that is
not only contagious, but makes others
want to do better, too. He’s described by
co-workers as dependable, efficient, timely,
proud, warm, committed, respectful, goodnatured,
helpful, results oriented, creative,
and a knowledge-seeking expert. In his
spare time, this superstar and father of two
loves to race motorcycles and rappel – and
is known for his 36” vertical leap. He is a
Camden Mentor as well as a recent addition
to the SMAC. Great work, Sean!

Fan favorite and National ACE winner
Hollie Lawing is known for her consistently
positive attitude. You may remember her
starring roles at Camden Centreport,
Camden Oasis, Camden Terrace, Camden
Valley Creek and Camden Westview – but
she’s truly achieved superstar status at
Camden Valley Ridge. Always professional
and in good spirits, this former ballet
dancer constantly finds creative ways to
stay at the top of her game. Her flexibility
and commitment to excellence and Camden
could not have been more evident this past
year. A fan writes, “From the time I spent
with Hollie, I realized that she has the job
knowledge and a willingness to learn that
goes above and beyond what is expected
for her position.” Congratulations, Hollie!

Best performance as a Leasing Consultant?
The award goes to Jennifer Zadell! Jennifer
has made an overwhelming contribution to
Camden throughout her career – lending
her expertise and leasing knowledge to all
of the Camden communities in St. Louis
and Kansas City. Jennifer has an incredible
ability to interact with people as if she
has known them her whole life, so it’s
no surprise that she’s one of the original
Camden Mentors and has mentored more
than 50 people to date. She takes personal
pride in the people that she has mentored
and continues to follow up with them year
after year. In her spare time, she enjoys
scrapbooking and making greeting cards
to send to her friends and family. She also
loves her quality time with her family. Take

star quality: Chris De La Garza, a loyal
and dedicated employee for more than
11 years. His co-stars agree. “I have had
the privilege of working with Chris for
years and can genuinely categorize him
into a group that exemplifies each value
Camden stands for. He takes ownership
and care of the community, is a seasoned
professional and is quick to gain results.
More importantly, he leads by example,”
one writes. This leading man is a great
guy to work with; all of the residents trust
in his work and ask for him by name. Now
that’s an A-lister!

Houston, Texas
The votes are in, and we have another
National ACE winner: Carlos Cantu. In
fact, Carlos was nominated by every single
person who works at Camden Steeplechase.
Carlos has been with Camden for over 15
years – starting as a leasing consultant.
How dedicated is he? Carlos was recently
involved in a terrible car accident. When
he was waking up in ICU at the hospital,
one of the first things he said to his wife
was that he needed to get out of there
so that he could help his property reach
their 95% occupancy goal. Talk about a
trooper! He is also an incredible teacher,
never hesitating to show others the ropes.

Take a bow, Bob Carrano! This National
ACE winner has been part of the Camden
family since 2005, and has worked at
many properties, earning rave reviews
all along the way. He is described by his
co-workers as “always available and willing
to help whenever needed. He’s known for
committing small acts of kindness that
go a long way.” This fun team player
brightens everyone’s day with his positive
outlook and friendly demeanor – so it’s
no surprise that Bob received among the
highest number of votes in LVROC for this
year’s ACE nominations. Great work, Bob,
you’re a superstar!

Highlands Ranch, Colorado
National ACE winner Manuel Lopez joined
the Camden family in February 2004. His
official title is Grounds Keeper, but to his
co-workers he is the “keeper” of Customer
Excellence. Manuel has gained the respect
of his fellow workers, his supervisors and
his residents with his positive attitude
and willingness to do whatever it takes to
help others and get things done promptly.
And then there’s the fan mail; residents
continually send in complimentary
comments on his outstanding performance
and customer care. Manuel really stepped
up to the plate on Thanksgiving Day
2007, when he was the only maintenance
person on site when a fire broke out on
the property. With his fast thinking, he
evacuated and secured the building within
minutes and no one was harmed. You’ve
got star quality, Manuel!

Tampa, Florida
Kathy Smith gets rave reviews from everyone
in the audience. She’s “always dependable
and willing to help out whenever and
wherever needed,” writes one fan. “She’s
dedicated, trustworthy, and brings a
fabulous attitude with her every day,”
says another. Kathy started in 1984 as a
housekeeper. Her belief in her community
led to her transition to Leasing Consultant
in 1993, then to Assistant Manager in
1996. Known for her patience, integrity
and generosity of spirit, Kathy can always
be trusted to do the right thing for her
community and her co-workers. She has
made Camden her career. Congratulations
to this leading lady!

National ACE winner Tom Leonard is known
as “the man with all the answers” – due to
his incredible depth of knowledge, which
he’s always willing to share. Tom joined
the Camden family in 1997 and has been
impressing colleagues and residents ever
since. “From the start, it was obvious
that he cares about his product,” gushes
one admirer. “All the residents love and
trust him and request him,” adds another.
Why? Because he takes ownership of
the property: it is HIS community, HIS
residents, HIS work orders, HIS issues.

“Above and beyond the call of duty” is the
only way to describe the work ethic and
character of National ACE winner Jocelyn
Viray. She volunteers for assignments each
and every time a new task is presented,
and consistently supports every associate
within her region at all times. Jocelyn
started with LVROC back in October 2002
as a temp and then was hired on as a
permanent employee in January 2003. A
fan writes, “She comes in early, leaves
late and you can count on her to always
be there for our customers as well as
the team. If you ever feel like you are
in a crunch, you can feel confident that
she will be there no matter what the
circumstance.” This new grandmother lives
Camden’s values every day. Congratulations

Maintaining a positive attitude in all
situations only partially defines the
character of National ACE recipient Wayne
Baugher. He started his career reaching for
the top – he knew that by taking all the
required classes offered within Camden
University and graduating, he would receive
the necessary tools to refine his skill set
and ultimately help him deliver the best
service. As a Camden Mentor, he guides
and teaches new employees not only about
the requirements of their jobs, but most
importantly, about Camden’s culture. His
extra time, effort and genuine approach
have enabled his residents to truly enjoy
their community and has supported the
Living Excellence advertised. You can
always count on Wayne Baugher!

If you’ve ever seen one of Kendra Lyon’s
incredible performances, then you know
why she’s one of this year’s National
ACE winners. She takes tremendous pride
in everything, is extremely detailed and
thorough beyond belief. She’s the kind
of person you never have to ask to do
anything. By the time the question is
barely out of your mouth she lets you know
she’s “already on it.” And she is! Always
smiling, always positive, she dedicates
all of herself to whatever she is working
on. She has been shifted from role to
role, department to department, always
with a smile on her face and a love for
Camden. Bravo, Kendra, job well done!

Ricky Marzolla's not just one of Camden's
best peformers, he's also an excellent
director. He's displayed such a high
standard of leadership that his entire team
nominated him for an ACE Award. Says one
team member, "He motivates people he
works with because we know he is really
listening to us. He is more than a boss
– he is a friend." Ricky came to Camden
in August 2005 and started at Camden
Manor Park while the community was
under construction. He soon delivered one
outstanding performance after another,
giving his best each and every day. He was
recognized for his shop in the "Living It
Up" newsletter in 2007, and he became
a Camden Mentor that same year. Ricky
and his wife Lisa have two children and
a houseful of animals. Let's give it up for
one of the hardest working men in show
business -- Ricky Marzolla!

If Lori Bucci did not have a starring role
at the Mid-Atlantic office, the place would
not operate as seamlessly, efficiently and
smoothly as it does now. Says one of her
fans, "Lori Bucci is the Mid-Atlantic office,
period!" This poster child for the Camden
values considers herself an assistant to
the entire office, not just a select few. She
always sets the example of completing tasks
in the most professional manner possible,
and completes them 100% the first time.
If someone has a question, you can count
on Lori to have the "Camden" answer...she
really has her lines down. Adds another
admirer, "Everyday, she brings a smile to
work and everyday, she leaves with a smile
on her face." Now that's a true star!

unusual way: she was originally a resident! About a year and a half ago,
Sara became interested in pursuing a new career path and decided to
join the Camden family. With her strong background in sales and a stellar
attitude, Sara was the perfect fit for a leasing position with Camden.
The proof is in her winning performances–she made it her personal goal
to win district, regional and annual Leasing Excellence Awards...and she

CAMDEN SWEEPS THE AWARD SHOWS
Roll out the red carpet...Camden placed number 50 in this year’s
FORTUNE Magazine list of the 100 Best Companies to Work For.
Camden also ranked 19th in the small companies subcategory.
The list, which comprises the highest-scoring companies from the
approximately 1,500 applicants, includes companies like Google,
Four Seasons and eBay. FORTUNE works with Robert Levering and
Milton Moskowitz of the Great Place to Work Institute (GPTWI)
to conduct the most extensive employee survey in corporate
America.
The process began in March
2007 when Camden submitted
the initial application to
GPTWI. Once those submissions
were reviewed, approximately
400 companies were selected
to proceed further in the
application process, and that’s
when the real work began.
Finalists are required to submit
a two-part culture audit and
complete an employee survey.
As a finalist, Camden had to
provide detailed statistics and
information about the company
for the first part of the required culture audit. GPTWI’s questions
covered topics like financial performance, employment statistics,
employee benefits, training and development, employee
recognition programs and community involvement.
In part two of the culture audit, Camden employees volunteered
from every department and region to gather information that
would give the GPTWI a glimpse of what it means to work at
Camden. Thanks to the company-wide effort, those in charge of
the application submitted a homemade scrapbook, newsletters,
annual reports, internal communications, Camden stories and
pictures and videos from company events. Of particular enjoyment
for the GPTWI were the company skits!
While the culture audit counted for one third of Camden’s final
score, the remaining two thirds of the score rested on the
employee survey and employee feedback. GPTWI sent a survey
to 400 randomly selected employees. Each person was asked
to provide feedback related to
respect, credibility, fairness,
pride and camaraderie. Of
Camden employees surveyed,
92% said Camden was a great
place to work, while the average
score for the other 100 Best
Companies was just 90%.
Though the culture audit and
employee survey were completed
by mid-summer, Camden, along
with all of the other applicants,
waited until January when GPTWI
finally notified the winners.
For Camden, making the list is
not only a first for the company,
it marks the first time there has ever been a REIT ranked, and
the first time any multifamily housing company has received such
recognition.
“Being named by FORTUNE as a Best Company acknowledges the
dedicated efforts of our employees who have worked together
to build a great work environment,” said President Keith Oden.
“We have the opportunity to serve our customers in a great work
place, and that in itself is rewarding.”

TO WORK FOR IN TEXAS
The talent has spoken, and external audiences are cheering,
too. Camden was recently named #7 in “The 60 Best Companies
to Work for in Texas” by Texas Monthly Magazine and the Texas
Association of Business.
