Viewpoint Tower is located within walking distance of downtown Olympia and the Capitol campus and offers a one-ofa-kind<br />

opportunity for premier office space. Built in 1966, the 9-story building is currently being completely renovated<br />

and is expected to be ready for occupancy as early as the Fall of 2009.<br />

Renovations<br />

The mechanical system is being replaced with a water source heat pump design with high- efficiency compressors to<br />

provide local zone heating and cooling, CO² demand ventilation control to improve Indoor Air Quality, and perimeter<br />

day lighting control to automatically adjust high efficiency lights to take advantage of natural light as much as possible.<br />

New windows, elevators and the exterior glass curtain wall ensure cost effective operation, tenant comfort and the<br />

prestige of a stunning location coupled with the satisfaction of participating in this major downtown renovation. The<br />

project has already been registered with the United States Green Building Council (USGBC) and will be applying for<br />

a LEED Gold rating.<br />

The building has on-site parking, and valet parking will be available.<br />

Carbon Offset Plan<br />

The owners are working to develop a possible carbon offset plan that will allow tenants to participate in offsetting a<br />

portion of their carbon footprint while saving valuable forest land.

The Viewpoint Tower Owners and Colliers International are working together on a plan for carbon offsets that close<br />

the loop of reducing carbon emissions and reinvesting in forest carbon.<br />

The effort to mitigate global climate change is a holistic challenge for our community so we sought<br />

to create an equally comprehensive solution. Owners are exploring a voluntary reinvestment in the<br />

conservation of private timberland that can provide building tenants the option of offsetting vehicular<br />

emissions from their daily office commute.<br />

The origination and storage of carbon emissions extend well beyond and outside of a building’s envelope and include<br />

the consumption of fossil fuel. Through avoided deforestation tenants at Viewpoint Tower may be able to offset their<br />

work related travel carbon footprint while contributing to the preservation of Pacific Northwest forestland – our<br />

nation’s largest carbon sink .<br />
