A Message From Your Board President...<br />

May 24 marked a new beginning for <strong>Sun</strong> <strong>City</strong> <strong>Anthem</strong>. The seating of the<br />
current Executive Board completed our transition from an Association controlled<br />
by the Developer to 100% homeowner control. For the first time, our<br />
future as a community is entirely up to us, the homeowners of <strong>Sun</strong> <strong>City</strong><br />
<strong>Anthem</strong>.<br />
You often hear that Transition occurred in May 2005 because that election<br />
marked the first time that a majority of our Directors were homeowners rather<br />
than DelWebb executives. In reality though, while we assumed responsibility<br />
for governance two years ago, since that time we have continued to use the<br />
policies and procedures put in place by Del Webb. In fact, some of the policies and procedures that<br />
we use today were put in place before the first lot was sold, and, as testament to their durability,<br />
most still serve us well and will continue to in the future.<br />
What won’t serve us well in the future is their vision for <strong>Sun</strong> <strong>City</strong> <strong>Anthem</strong>. Their decade-long<br />
effort to create an age-qualified community in the hills of Henderson, changing the image of the<br />
city and “elevating the already prestigious <strong>Sun</strong> <strong>City</strong> brand ” (LVRJ, Saturday, March 3, 2007, Nick<br />
Parks, VP of Marketing for Pulte Homes) is in its final phase. DelWebb is celebrating the Grand<br />
Finale and completing its final sales by summer’s end. Groundbreaking and the start of construction<br />
of Recreation Center III will occur by this fall with a completion date in mid-2008. And last<br />
month in Spirit, <strong>Sun</strong> <strong>City</strong> <strong>Anthem</strong> homeowners were invited to attend the grand opening celebration<br />
of Del Webb’s newest community, <strong>Sun</strong> <strong>City</strong> Mesquite, and offered loyalty awards towards the<br />
purchase of a new home there.<br />
It appears that in our eagerness to see the end of Del Webb control, we neglected to replace their<br />
vision for <strong>Sun</strong> <strong>City</strong> <strong>Anthem</strong> with one of our own. We neglected to create a long-range vision that<br />
would take our community beyond Transition, beyond build-out, through 2007 and beyond. As<br />
the first President of an SCA Executive Board made up entirely of homeowners, I believe that leading<br />
the development of a new vision for <strong>Sun</strong> <strong>City</strong> <strong>Anthem</strong> is my highest priority. Just as Del<br />
Webb’s vision for us was long in the making, developing our own vision for the future of <strong>Sun</strong> <strong>City</strong><br />
<strong>Anthem</strong> will take several months, and our success depends on the involvement and ideas of all of<br />
us. What do we want our community to be like in the future? Where do we want to go next? What<br />
do we need and need to do to make our vision a reality? These are the questions that Del Webb<br />
answered for us a decade ago, and that we must now answer for ourselves, for our community, for<br />
our future.<br />
I believe that our greatest challenge in developing a new vision for <strong>Sun</strong> <strong>City</strong> <strong>Anthem</strong> is to first<br />
make sure we all know where we are, as Del Webb’s vision comes to an end over the coming<br />
months. To address this challenge, we are undertaking three key initiatives:<br />
Implement a Document Management System to improve access to Association documents and<br />
records; Develop a 5-year Business Plan and Operational Processes to ensure that we remain financially<br />
strong, well-run, and well-managed; Establish an integrated Communication Plan that<br />
enables us to use the wealth of media available to share information and keep the community<br />
informed on association matters.<br />
The Board members leading these initiatives will be looking for willing and eager volunteers to<br />
lend your collective skills to these efforts. I invite and encourage each of you to lend your wealth<br />
of experience and expertise to bring these initiatives to fruition. With these intiatives underway, we<br />
will all gain a common understanding of where we are, and can begin, as a community, to develop<br />
our own vision for the future of <strong>Sun</strong> <strong>City</strong> <strong>Anthem</strong>. ✸<br />
