the solid wall to be built on the northern boundary to be reduced to no higher
than 0.75 metres for a distance of 3 metres from the Jersey Street property
boundary. Any infill panels above this section of wall can be nothing more
than metal palings which allow a clear view through to the footpath on Jersey
Street;
(ii)
(iii)
further to the above approval, the applicant be advised that, at Building Licence
stage, Council is prepared to assess the ground floor café/restaurant and retail
tenancies at a rate of 1 bay per 30 square metres of floor area if the 17 bays on the
second floor along the frontage onto Cambridge Street are converted to office
space;
in relation to (ii) above, Council delegates authority to the Chief Executive Officer to
approve amended plans which satisfy those requirements.
Footnote:
The applicant is advised that the proposed development should be designed and
constructed in such a manner so that existing and possible future noise levels
associated with the surrounding commercial uses, that could potentially affect future
occupiers, are reasonably successfully attenuated.
