Observation: Water stains are present on the ... Ceiling.
Analysis: The stains are indicative of leakage from a
prior moisture source (such as a roof, plumbing or
heating system leak). While no active leakage was
visible at time of inspection, this observation should
NOT be relied on as a guaranty against future leakage.
Note: There is a potential ti for concealed damage.
Be
advised that any source of water penetration or
ventilation imbalance can cause interior damage and /
or mold. Further investigation is needed.
Recommendation: You should ask the owner to
disclose any knowledge regarding the cause of
the
stains and if the source has been corrected. The
removal of ceiling coverings is the only way to
investigate for concealed problems.
762

Observation:
Dry water stains were observed as viewed in
the readily accessible and observable parts of the attic.
Analysis: While the stains appeared dry at time of
inspection, and may have occurred prior to the newer roof or
repairs, this does NOT guaranty a dry attic. Determining if
the stains are due to active roof or flashing leaks is beyond
the scope of this inspection. Note: There is a potential for
concealed damage. Be advised that any source of water
penetration or ventilation imbalance can cause interior
damage and / or mold.
Recommendation: You should question the owner regarding
any known prior leakage. Owners are obligated to provide
honest disclosure of known problems and are the ones most
familiar with the seasonal history of the home. Ask if the
problems have been identified and corrected. Depending
your research, you may be wise to hire a roofing contractor
to perform an “on-roof inspection.”
