Analysis: The stains are indicative of leakage from a<br />
prior moisture source (such as a <strong>roof</strong>, plumbing or<br />
heating system leak). While no active leakage was<br />
visible at time of inspection, this observation should<br />
NOT be relied on as a guaranty against future leakage.<br />
Note: There is a potential ti for concealed damage.<br />
Be<br />
advised that any source of water penetration or<br />
ventilation imbalance can cause interior damage and /<br />
or mold. Further investigation is needed.<br />
Recommendation: You should ask the owner to<br />
disclose any knowledge regarding the cause of<br />
the<br />
stains and if the source has been corrected. The<br />
removal of ceiling coverings is the only way to<br />
investigate for concealed problems.<br />

Dry water stains were observed as viewed in<br />
the readily accessible and observable parts of the attic.<br />
Analysis: While the stains appeared dry at time of<br />
inspection, and may have occurred prior to the newer <strong>roof</strong> or<br />
repairs, this does NOT guaranty a dry attic. Determining if<br />
the stains are due to active <strong>roof</strong> or flashing leaks is beyond<br />
the scope of this inspection. Note: There is a potential for<br />
concealed damage. Be advised that any source of water<br />
penetration or ventilation imbalance can cause interior<br />
damage and / or mold.<br />
Recommendation: You should question the owner regarding<br />
any known prior leakage. Owners are obligated to provide<br />
honest disclosure of known problems and are the ones most<br />
familiar with the seasonal history of the home. Ask if the<br />
problems have been identified and corrected. Depending<br />
your research, you may be wise to hire a <strong>roof</strong>ing contractor<br />
to perform an “on-<strong>roof</strong> inspection.”<br />
