important wetlands in Portugal. Its
symbol is the Bottlenose Dolphin (Tursiops
truncates), which can be easily seen from
the crossing ferries. Its wetlands are a listed

PROPERTY
The ART & GOLF RESORT is located on the
Sado riverbank, next to the village of Arez.
It is reached directly from the National
Road IC1, through a traffic-free road
surrounded on both sides by monumental
Stone Pines that suggest a boulevard
ambiance. This type of conifer is also the
dominant vegetation on the property.
The ART & GOLF RESORT is a swirling
terrain with a gentle gradient towards east,
overlooking the wide Sado River valley with
its flat and green rice fields —a landscape
that recalls, at times, the serenity of Vietnam
or Cambodia.
With abundant natural water springs and
a soil composition mostly consisting of
quaternary white sand dunes — in fact, this
region is a renowned sand supplier for golf
courses —, it offers the perfect golfing terrain
with minimal construction.

GoLF DeSiGn
anD aRt
The golf course has been master planned
by Santana da Silva. A Portuguese legend
of golf design, Jorge Santana worked for 10
years with Robert Trent Jones Senior and
Cabell Robinson, before setting up his own
studio, in Portugal, in 1993, where he signed
masterpieces like Laranjal, in Quinta do Lago,
or Valederrama, in Sotogrande.
Here, in the ART & GOLF RESORT, using the
vegetation as its very source of inspiration,
the course will keep most of the native
vegetation, as well as a great deal of open
sand, combining the exquisite beauty of the
landscape with the superb golfing challenge
of its long fairways (Par 72/ 6,595 metres) and
impeccable greens.
The design of the course features two
distinctly different playing zones. The west
side of the course is similar to the best
traditional American golf courses, with
various lakes and the pine forest acting as the
perfect backdrop. The houses are so discreetly
imbedded in the topography and concealed
by the pines, that golfers will barely find
them amidst the fairways. The east side of the
course, where the remaining 12 holes are, is
literally real estate free and played in a slow
descend towards the riverbank. Among the
most stunning holes are the 4, 5 and 6 sets just
by the edge of the Sado, offering captivating
views of the Estuary and of the rice fields.
The ART & GOLF RESORT encompasses a
radical and exciting sculpture art park along
the course, curated by a leading contemporary
art critic, strategically placed to generate a
parallel promenade to the golf course.

The masterplan challenges the typical
assumptions of resort design, by embracing
a notion of organic growth rooted in
the specific character of the site and its
landscape. It summons the powerful image
of the Alentejo’s whitewashed villages
growing over the centuries by gently
adapting to the topography with beauty
and simplicity.

Golf VILLAS
The two-storey Golf Villas are proposed
in 2- and 3-bedroom units. Those located
next to the clubhouse — and therefore
named Club Villas — will be serviced by
the clubhouse and specially dedicated to
the golf practice and the golf academy.
The others are called Golf Villas and
are located around fairways 13 and 14.
Each of these villas has an optional pool
surrounded by its own private garden. In
addition, these villas have semi-walled
rooftop solariums for sunbathing privacy.

The Forest Bungalows are 32 singlestorey
units with 1- and 2-bedroom
suites. Recognizing that Scandinavian
lightweight wood houses represent a
growing niche market of environmental
conscious consumers, these units are
thought off as a renewable, low-carbon
footprint scheme aimed at reducing green
house emissions and energy bills.
Devised in a system of carefully placed
pile foundations, the units are raised from
the ground in stilts in order to preserve
the fragile roots of the time-honoured
cork oak forest, guaranteeing both the
comfort of the trees’ shading, the ease
of maintenance accessibility and the
complete absence of humidity.

Condo-hotel
Finally, the centrepiece of the resort will be
the Condo-Hotel. This building functions
exactly like a hotel but the property (lockoff
units) can be partially sold, thereby
reducing the developer’s investment cost,
and as a direct consequence, its profitability.
The hotel’s condominium units offer owners
a full-service vacation home which, when
not being used, is under management
contract by the hotel.

The ART & GOLF RESORT aims to be a
truly sustainable development in terms of
environmental and social stewardship. It aims
to be certified under BREEAM standards —a
UK voluntary measurement rating for Green
Buildings, equivalent to LEED, in the US, and
HQE (Haute Qualité Environnementale), in
France.
These standards will be implemented not only at
Design Stage and Construction, but also in terms
of maintenance and management, which will
meet ISO14001: 2004 guidelines.
This includes, among others, Climate Control
Efficiency, Solid Waste Recycling, No-Net-
Negative Impacts, Environmental Integrity
(materials & resources), Waste Management,
Water Recycling, Green Power Production and
Integrated Power Efficiency.
In addition, it aims at showcasing some of the
most promising innovations in sustainable
design, such as: Micro Windmill Power
Generators; Living Green Roofs and facades;
Building Integrated Photovoltaic Technologies
(BIPVs); Organic Light-Emitting Diodes

Under Portuguese Law governing tourism projects,
the ALCACER ART & GOLF RESORT is classified as a
Tourism Ensemble (Conjunto Turístico) as defined in
the new Decree-Law Nº 39/2008, published in Diário
da República, of March 7, and the new Ordinance Nº
327/2008 referring to classification requirements. Other
legislation pertaining to tourism also applies. The
Masterplan has been licensed as an Official City Plan (PP
- Plano de Pormenor) by initiative of the Mayorship of
Alcacer do Sal, under Municipal Ordinance (Deliberação
Camarária em Reunião de Câmara) of August 14, of 2008,
whose contract was published in Diário da República, on
September 5, of 2008.
Th e Plano de Pormenor, and its Environmental
Impact Assessment (AIA- Avaliação de Impacto
Ambiental), was submitted for analysis by the
Municipality to the various institutions, on
December 22, of 2008, followed by a Services’
Conference held in March, 23 of 2009, immediately
followed by 30 days of public hearings. It was
officially voted and approved by the Municipal
Assembly (Assembleia Municipal), on December,
29, of 2009, and sent for publishing in the Diário da
República, ascribing to the property building rights
for the next 10 years.
