important wetlands in Portugal. Its<br />

symbol is the Bottlenose Dolphin (Tursiops<br />

The ART & GOLF RESORT is locat<strong>ed</strong> on the<br />

Sado riverbank, next to the village of Arez.<br />

It is reach<strong>ed</strong> directly from the National<br />

Road IC1, through a traffic-free road<br />

surround<strong>ed</strong> on both sides by monumental<br />

Stone Pines that suggest a boulevard<br />

ambiance. This type of conifer is also the<br />

dominant vegetation on the property.<br />

The ART & GOLF RESORT is a swirling<br />

terrain with a gentle gradient towards east,<br />

overlooking the wide Sado River valley with<br />

its flat and green rice fields —a landscape<br />

that recalls, at times, the serenity of Vietnam<br />

or Cambodia.<br />

With abundant natural water springs and<br />

a soil composition mostly consisting of<br />

quaternary white sand dunes — in fact, this<br />

region is a renown<strong>ed</strong> sand supplier for golf<br />

courses —, it offers the perfect golfing terrain<br />

with minimal construction.<br />

GoLF DeSiGn<br />

The golf course has been master plann<strong>ed</strong><br />

by Santana da Silva. A Portuguese legend<br />

of golf design, Jorge Santana work<strong>ed</strong> for 10<br />

years with Robert Trent Jones Senior and<br />

Cabell Robinson, before setting up his own<br />

studio, in Portugal, in 1993, where he sign<strong>ed</strong><br />

masterpieces like Laranjal, in Quinta do Lago,<br />

or Val<strong>ed</strong>errama, in Sotogrande.<br />

Here, in the ART & GOLF RESORT, using the<br />

vegetation as its very source of inspiration,<br />

the course will keep most of the native<br />

vegetation, as well as a great deal of open<br />

sand, combining the exquisite beauty of the<br />

landscape with the superb golfing challenge<br />

of its long fairways (Par 72/ 6,595 metres) and<br />

impeccable greens.<br />

The design of the course features two<br />

distinctly different playing zones. The west<br />

side of the course is similar to the best<br />

traditional American golf courses, with<br />

various lakes and the pine forest acting as the<br />

perfect backdrop. The houses are so discreetly<br />

imb<strong>ed</strong>d<strong>ed</strong> in the topography and conceal<strong>ed</strong><br />

by the pines, that golfers will barely find<br />

them amidst the fairways. The east side of the<br />

course, where the remaining 12 holes are, is<br />

literally real estate free and play<strong>ed</strong> in a slow<br />

descend towards the riverbank. Among the<br />

most stunning holes are the 4, 5 and 6 sets just<br />

by the <strong>ed</strong>ge of the Sado, offering captivating<br />

views of the Estuary and of the rice fields.<br />

The ART & GOLF RESORT encompasses a<br />

radical and exciting sculpture art park along<br />

the course, curat<strong>ed</strong> by a leading contemporary<br />

art critic, strategically plac<strong>ed</strong> to generate a<br />

The masterplan challenges the typical<br />

assumptions of resort design, by embracing<br />

a notion of organic growth root<strong>ed</strong> in<br />

the specific character of the site and its<br />

landscape. It summons the powerful image<br />

of the Alentejo’s whitewash<strong>ed</strong> villages<br />

growing over the centuries by gently<br />

adapting to the topography with beauty<br />

The two-storey <strong>Golf</strong> Villas are propos<strong>ed</strong><br />

in 2- and 3-b<strong>ed</strong>room units. Those locat<strong>ed</strong><br />

next to the clubhouse — and therefore<br />

lightweight wood houses represent a<br />

growing niche market of environmental<br />

conscious consumers, these units are<br />

thought off as a renewable, low-carbon<br />

footprint scheme aim<strong>ed</strong> at r<strong>ed</strong>ucing green<br />

house emissions and energy bills.<br />

Devis<strong>ed</strong> in a system of carefully plac<strong>ed</strong><br />

pile foundations, the units are rais<strong>ed</strong> from<br />

the ground in stilts in order to preserve<br />

the fragile roots of the time-honour<strong>ed</strong><br />

cork oak forest, guaranteeing both the<br />

comfort of the trees’ shading, the ease<br />

of maintenance accessibility and the<br />

Finally, the centrepiece of the resort will be<br />

the Condo-Hotel. This building functions<br />

exactly like a hotel but the property (lockoff<br />

units) can be partially sold, thereby<br />

r<strong>ed</strong>ucing the developer’s investment cost,<br />

and as a direct consequence, its profitability.<br />

The hotel’s condominium units offer owners<br />

a full-service vacation home which, when<br />

Under Portuguese Law governing tourism projects,<br />

the ALCACER ART & GOLF RESORT is classifi<strong>ed</strong> as a<br />

Tourism Ensemble (Conjunto Turístico) as defin<strong>ed</strong> in<br />

the new Decree-Law Nº 39/2008, publish<strong>ed</strong> in Diário<br />

da República, of March 7, and the new Ordinance Nº<br />

327/2008 referring to classification requirements. Other<br />

legislation pertaining to tourism also applies. The<br />

Masterplan has been licens<strong>ed</strong> as an Official City Plan (PP<br />

- Plano de Pormenor) by initiative of the Mayorship of<br />

<strong>Alcacer</strong> do Sal, under Municipal Ordinance (Deliberação<br />

Camarária em Reunião de Câmara) of August 14, of 2008,<br />

whose contract was publish<strong>ed</strong> in Diário da República, on<br />

September 5, of 2008.<br />

Th e Plano de Pormenor, and its Environmental<br />

Impact Assessment (AIA- Avaliação de Impacto<br />

Ambiental), was submitt<strong>ed</strong> for analysis by the<br />

Municipality to the various institutions, on<br />

December 22, of 2008, follow<strong>ed</strong> by a Services’<br />

Conference held in March, 23 of 2009, imm<strong>ed</strong>iately<br />

follow<strong>ed</strong> by 30 days of public hearings. It was<br />

officially vot<strong>ed</strong> and approv<strong>ed</strong> by the Municipal<br />

Assembly (Assembleia Municipal), on December,<br />

29, of 2009, and sent for publishing in the Diário da<br />

República, ascribing to the property building rights<br />

for the next 10 years.<br />
