Living Excellence
Camden is Simply the Best
We know it and they've noticed
Before FORTUNE recognized us on “The List” of the Best Companies
to Work For, the Gold Standard for work place recognition awards,
we were filling up the trophy cases and decking out the halls of fame
with other awards and honors. It seems that our trend of racking up the
recognition will only continue. In the past several years, we’ve added
countless apartment association awards in our respective cities, a #7
ranking on the 2008 list of Best Companies to Work for in Texas, a #2
ranking for the 2008 Houston's Best Places to Work, the highest customer
satisfaction rating in Las Vegas in a study by JD Power and a #5 slot on
the Orlando Business Journal’s Best Places to Work 2008 list.
line as #1 feels great when you know you’ve earned it – even if no one
rewards you.
So if there’s not an award hanging on a wall somewhere with your name
on it, don’t forget that you are still making a difference for Camden.
When you’re doing great work, others will talk. Our residents and
customers rely on their experiences with our staff and our company to
shape their perceptions of us. We’ll let them do the boasting. Their
recommendation to friends, family, and coworkers will mean more than
a host of plaques and certificates.
As the company awards mount, so do the honors given to the individuals
who make up the Camden team. Our employees are asked to chair
multifamily housing association boards, they’re trusted by local police
departments to foster crime prevention awareness at our communities,
they’re commended for innovation in design and in technology use, and
they’re recognized for their expertise in our industry. Each time Camden
is mentioned in conjunction with some distinction, I am thankful that the
recognition of your efforts extends beyond the walls of our offices and
communities.
That doesn’t mean we shouldn’t be proud of our accomplishments. Pat
yourself on the back for a job well done. We really do have the best
people managing the best apartment communities in the nation. Even
more, we offer some of the best services, amenities and value to our
residents; in short we offer Living Excellence. In addition, we give the
best benefits, opportunities and training to our employees. Because
of your commitment to excellence we will continue to improve as a
company. It is your commitment to doing work worth recognizing that
drives our success and will continue to make us simply the best.
Others noticing our accomplishments is really just icing on the cake.
Being the best isn’t about topping the charts, it’s a commitment to giving
it your all each day, even if no one is watching. You know when you’ve
done a job that deserves recognition, and you know when the teamwork
you’ve been a part of is something to brag about. Crossing the finish
Camden Ranks #2 on
"Houston's Best Place to Work"
The Houston Business Journal listed Camden
as the #2 company on its 2008 list
of "Houston's Best Places to Work".
The recognition marks the second
consecutive year Camden has made
the list, coming in at #8 in 2007.
“This honor was earned by
employees,” commented Cindy
Scharringhausen, Senior Vice President
of Human Resources. “Everyone working
at Camden is committed to our customers, each other and our Values,
making Camden one of the Best Places to Work. To be recognized by the
Houston Business Journal for two consecutive years is an extraordinary
accomplishment!”
Camden Orlando Makes
“Best Places to Work” List
In May, the Orlando Business
Journal ranked Camden #5 on
it’s “2008 Best Places to Work”
list for medium-sized companies.
Despite stiff competition from
companies like Gaylord Palms
and Darden Restaurants,Camden
was also #15 overall. In addition,
Camden was the only apartment
company recognized.
Anniversaries
Kathy Smith Celebrates 20 Years
April 2008 marked the 20-year anniversary for Kathy Smith, 2007 National ACE winner and Assistant
Manager at Camden Bay Pointe in Tampa, FL. Kathy started with Camden in 1984 as a housekeeper.
Her belief in her community led to her transition to Leasing Consultant in 1993, then to Assistant
Manager in 1996. Kathy is known for her dependability and willingness to help wherever needed.
Her dedication, trustworthiness, and fabulous attitude have been great assets to the numerous Camden
communities in Tampa that have benefited from her work over the last 20 years.
“We all have so much on our plates everyday, and her time and patience training me goes above and
beyond,” explained one coworker about Kathy’s dedication. Others echoed gratitude for her influence,
saying, “She is truly a person you can trust to always do the right thing and work with integrity.”
Nancy Parisotto Celebrates 20 Years
Nancy Parisotto, Community Manager at DROC’s Camden Cove West in Creve Coeur, MO, celebrated
20 years with Camden in April 2008. She started her career as an Administrative Assistant in the St.
Louis Paragon office and shortly thereafter went on-site and worked her way up to Community Manager.
During her career she has had a positive impact in the St. Louis district, putting her experience to work at
South Summit, a disposition community, Camden Trace, and now at Camden Cove West. Since her arrival
at Camden Cove West, she has increased the occupancy from 93.5% in 2006 to 96.2% in 2007 and is
currently ranked third on the Dashboard. Nancy was also a 2002 Regional ACE recipient.
“The St. Louis District is very lucky to have Nancy as part of our team,” said Regional Manager Patti
Yorg. “She is a very hands-on community manager and knows how to get the community and team she
is responsible for to perform. She always leads by example. I must say, Nancy is a joy to work with on a
daily basis, and there is never a dull moment with her.”
Perfecting Our Performance
With a focus on communication and sharing best practices, Camden has been working to ensure that its employees across the nation are “in-theknow”
when it comes to two of Camden’s Values; “Customer Focused” and “Results Oriented.” A new idea dubbed Perfecting Our Performance
(P.O.P.) is a tool created to help communities double check that they’re performing at their highest levels.
The P.O.P. guideline details each of the five P’s, allowing community staff to analyze all areas of sales, service and operations to ensure that their
communities are achieving peak results. The format also provides a shared point of reference for everyone involved to consider when viewing
performance as part of the P.O.P. process. It asks questions such as:

SALES
PEOPLE
PRICE
PRODUCT
: Do you and your team listen to and understand the needs of each customer?
: Do you and your team provide exemplary levels of customer service and great management?
: Do you and your team demonstrate the value of Living Excellence?
PROMOTION
PASSION
: Do you and your customers see Excellence everywhere they look?
: Does our brand communicate Living Excellence at every point of contact?
: Are you and your team committed to living the Brand Promise?
Since its introduction at the Management Conference in May to Camden’s district, regional and community managers, the new tool’s results have
been catching the attention of Camden’s regional vice presidents (RVP).
TROC RVP Ed Malone and IROC RVP Melinda Graham both reported significant occupancy percentage increases in their regions. Camden Royal
Palms in TROC went from 84.38% occupied to 92.3% occupied in just two months, and IROC’s Camden Copper Square saw its occupancy numbers
move from 94% to 96%. HROC RVP Amy Rushing also relayed that Camden Copper Ridge and Camden Breakers’ occupancy percentages jumped
to 94% and 92%, respectively, from 85.76% and 84.38%.
In DROC, RVP Dawn Mathwig attributed Camden Oasis’s 78 net leases in May to the focus on P.O.P. The community started June at 84.55%
occupied and 92.12% leased. LVROC RVP Elaine Withrow also recounted P.O.P. success at Camden Breeze, which increased its occupancy to
95.6% and tripled the closing ratio of one of its leasing consultants thanks to the extra training.
Finally, AROC RVP Tom Sloan announced that as a region, AROC hit Triple Crown. The entire region achieved 95% occupancy, 20% traffic and a
40% closing ratio during the same week for the first time.
With performance improvement rolling in from all of Camden’s regions, the culmination of the accomplishments was reported on June 29 when the
Camden owned portfolio was 95.41% occupied, compared to 93.06% at the beginning of the year. Now that is Perfecting Our Performance!
Be Prepared In an Emergency
Now that hurricane season is in full swing, Camden employees should brush up on the available alternate
communication avenues in case of an emergency. If the Houston corporate office is closed, use the following to
communicate and retrieve information:
• Access company email (must have a network user name and password)
from any Internet connection using Outlook Web Access
at www.camdenowa.com
• Get up-to-date information for employees through the
Camden Employee Emergency Information line: 1-866-644-2028
• Find resident updates through the Camden Resident Information line: 1-866-415-2030
• Obtain information as a corporate employee from the
Mentors Discover Greatness
What is the key to being successful at Camden? While there are
many facets of success either by position, achievements, knowledge or
commitment, it is the new employee’s initial new hire experience that
will set the stage for whether or not he/she achieves success. Camden
Mentors contribute to that influence for on-site employees.
Deanna Hattenbach, Leasing Coordinator and Mentor at Camden South
End in Charlotte, NC, remarks “I like being a Camden Mentor because
I feel like mentoring makes a difference. Most people don’t want to
feel like they are bothering their co-workers or they don’t want to be a
nuisance. Having a Mentor helps to eliminate that feeling and therefore
the training process goes much quicker and offers success for the new
employee. Those who have been mentored are more likely to succeed
with Camden and have a more “welcomed” feeling than employees who
are just “thrown in”. Mentoring gives people a feeling of belonging.”
It is this feeling of “belonging” that is integral to the new hire and
mentoring processes. Mentors make that connection right from the start
and impress upon the new employee the Camden Values and vision.
“Being a Mentor means so much to me. It means responsibility in sharing
the Camden culture. I get to motivate others to be “Customer Focused”,
“People Driven” and yes, to “Have Fun”. Being a Camden Mentor
to me means being a stepping stone to greatness for other Camden
employees,” says Trissa Hasley, Leasing Coordinator at Camden Oasis
in Euless, TX.
For exemplary service and great management to exist, the people who
offer it must be great themselves. The mentoring relationship engages
new employees when they are most open and ready to absorb all that
their new company is able to give them. Individuals are influenced
daily by the people who surround them. Being surrounded by greatness
ensures the potential to embody that same success.
Of all the things that new employees will learn, it is the relationships that
are made that will have the greatest influence on their new path.
Daniel Alicea Vega, Community Service Supervisor at Camden
Renaissance in Altamonte Springs, FL, says, “Being a Mentor for Camden
is one of many ways I can give back to the best company I have ever
worked for. I really enjoy teaching and meeting new people and making
them feel like they are part of the family.”
Education Services Introduces New
eLearning Modules
In March, Education Services responded to feedback from the Employee
Opinion Survey and Management Advisory Committee (MAC) members
by introducing the OneSite ON.DEMAND eLearning modules now
available to anyone with a OneSite username and password.
The modules demonstrate how to perform simple tasks in OneSite
through short vignettes that make on-the-job learning a breeze.
“These modules are great tools for supervisors and Mentors to use with
new hires prior to attending the OneSite Leasing and Rents course
in Camden University,” said Angella Dickson, National Director of
Education, who’s excited about the usefulness of the new online tools.
“These are available as a result of the collaboration between the
Business Services and Education Services teams working together to
address the needs of our customers.”
Over 20 modules are available with topics including Prospect
Management, Applicant Management, Resident Management,
Screening, and Facilities. The best part is that each module takes an
average of just 10 minutes.
Fund Management
Camden’s New Multifamily Value
Add Fund
Camden’s Multifamily Value Add Fund, known simply as “the
Fund”, officially commenced operations during the first quarter of
2008 after successfully raising $300 million from a large private
pension fund. In March, Camden Amber Oaks, a new development
in Austin, TX with 348 apartment homes, became the new venture’s
first acquired property.
The Fund will be Camden’s exclusive vehicle for acquisitions and
will facilitate new development projects as well. The focus now is
on identifying acquisition and development opportunities for
the Fund, targeting construction deliveries when overall market
conditions are improving.
“We believe that today’s capital constrained environment and
economic uncertainties create opportunities for the Fund and
Camden, and we plan to capitalize on these market conditions
where possible,” said Laurie Baker, Vice President of Fund
Management. “We expect that the Fund will provide additional
opportunities for Camden to create value for its employees,
partners and shareholders.”
Human Resources Hits the Road with "Benefits Rock Enroll Tour"
Over five weeks in April and May, the Benefits Team that included Becky Martinez, Blake Beyer, Camile Churchill, Kenna Galloway, Rosa Carmona
and Sarah Barletta, visited 21 cities and held 60 meetings in both English and Spanish to help Camden employees understand and enroll in the benefits
plans offered. Along the way, the Tour’s "roadies", employees in each of the regional and district offices, helped make each stop a success by taking
care of the local details.
Among the Tour highlights were the benefit enhancements for the 2008/2009 benefits plan year that began June 1, including:
• Flexible Spending Consumer Debit Cards allowing participants direct access
to their flex spending dollars without having to wait for a reimbursement
• Short-Term Disability availability to all full-time employees who have
completed one year of employment
HR Introduces a Cool New Tool!
To support Camden’s continuing efforts to go green, Human Resources (HR) is now making employee
information available online! Starting July 11, 2008, employees will be able to view and print
employment information from work or home. Highlights of this information include job history, current
address, direct deposit, current and past pay stubs, benefits, W-2s and paid time off.
One of the green benefits to this initiative is reducing paper used to print direct deposit pay stubs.
Beginning with the September 5, 2008, paycheck, Camden will no longer print direct deposit pay stubs
because employees can access these online. Those not signed up for direct deposit will receive their
paychecks in the mail at their homes.
To use this cool new tool, go to the ESS/MSS link on InsideCamden from a Camden computer or visit
Information Technology
Jesus Roque Nominated for
Industry Achievement Award
Jesus Roque, Information Technology (IT) Technical Support Specialist, has been
helping Camden employees get the technology tools they need when they need
them for eight years, and the Houston Apartment Associating (HAA) has taken
note. Jesus was recently nominated for the HAA Industry Achievement Award
in the Administrative/IT Support Category. Candidates for this annual award
are nominated by their co-workers and are judged on their professional and
personal achievements and their contributions to the multihousing industry.
Though Jesus didn’t win, his Camden co-workers recognize his dedication every
day. Alison Hall, Camden Contact Center Director, submitted one of the many
nominations for Jesus in recognition of his valued service to Camden and the
HROC/IROC regions in particular.
“He is always there for my teams and I never have to follow up. He gets right
on the job," said Alison.
Camden Intranet Launched
As part of its goal to make finding
the right information easier for Camden
employees, residents, investors, and
potential employees and residents,
Information Technology (IT) has been
hard at work creating and updating the
company’s online tools.
May 13 marked the launch of
InsideCamden, Camden’s new intranet
webpage that consolidates links to the
resources and information employees
find most useful. Part of IT’s “green”
efforts, the goal is to continue the site’s
development so that the need for print
documents is replaced with an always
available online resource. Currently set
as employees’ web homepage, IT hopes
to use InsideCamden in the future to
communicate news items and updates
so that all employees are up-to-date
each morning with the latest Camden
information.
While it continues to develop the site,
IT needs employee feedback and
suggestions to make sure that it fits
employee needs. The “feedback” link
in the upper right-hand corner of the
site can be used for just such purposes.
Problems with the site should be called
in to the Business Support Center (BSC).
With the CCC in place from 8 a.m. to 8 p.m. CST Monday through
own sales calls if they have time to assist the customer. Calls that go
unanswered after the second ring at Camden communities across the
