The route of the West Bay to Maiden
to be moved slightly.
The new building in the bus station
The District Council is lining its coffers
to plug revenue gaps at the expense of
Bridport.
Concerned at the proposed
redevelopment of St Michaels
Studios/Edwards Building. Loss of
affordable studio space.
Must resist development that will
change fundamental character of
Bridport. No logic to loss of public
toilets – should be looking to maintain
and expand public transport facilities.
Need sympathetic treatment not short
term solutions.
Broadly in favour but concerned that
many of current business in the
quadrant are incompatible with
residential use.
Current employment figures vary widely
(99 figure given by site owners, 200
from businesses). 130 is proposed
number – improvement or significant
loss? Need a definitive list of
businesses and the number of
employees (full and part time and subcontractors).
Concern about loss of affordable
workspace and to rent increases. Also
possible conflict between industry and
homes – noise etc.
Bridport‟s unique history has and is
being eroded by developments based
on wealth and greed. St Michael‟s
Trading Estate is a unique living
example of a way of life at the heart of
the Bridport community and should not
be destroyed.
Proposals as they stand will be
problematical and detrimental to
Bridport and the community.
Opening up the cattle market is good
but the current proposal closes it off
from the town with a block of flats and
obscures the view of the Bridport
Industries building.
The coach station should not be scaled
down as public transport is likely to
grow.
The increase in homes and businesses
will add to existing congestion of
narrow lanes.
Michaels Trading Estate, Bridport,
Dorset DT6 3RR
Object
There has been inadequate public
consultation. The Town Council should
have a say in the development.
1. A detailed reassessment of
employment levels is needed.
2. A town traffic and transport survey
needs to address all existing and
proposed traffic movements using
Tannery Road (Somerfield shoppers,
new home owners, artisans and clients,
taxis, buses and coaches plus Priory
Mill residents.
3. There needs to be an assessment of
the existing occupiers' contribution to
the local economy.
4. Need confirmation that 182 jobs
represents and increase on existing.
5. Will the displaced businesses be rehoused
at the same rental level?
6. What will be the traffic impact on the
wider town be and how will gridlock on
Saturdays and Wednesdays be
prevented?
7. Concern that there will be conflict
between new residential and existing
businesses. Can assurances be given
that no action will be taken to force
businesses to change their practice?
8. The new development will fund
repairs to existing buildings to be
retained to avoid rent increases. How
will this be secured?
The provision for long distance bus and
coach services needs to be based on
high activity times.
There is a lack of integrated planning in
Object Support redevelopment but object to 4
storey building on site of existing public
toilets. The building is to the south of
the properties in West Street and will
block light and overlook the properties
and gardens to the north. It is not clear
if the parking spaces will still be
available for West Street residents.
Suggest that the building is reduced to
3 storeys and parking retained for
existing residents.
Object The needs of the existing businesses in
the St Michaels Trading Estate need to
be considered, particularly where they
will be relocated to. Access, particularly
by articulated lorry is very difficult and
this does not appear to be improved by
the scheme. Car parking is already a
problem and will be made worse by
adding houses and shops.
Mixing businesses with residential has
health and safety implications and may
restrict working practices.
To encourage greater use of public
transport and minimize the overall
increase in traffic generated by the
development, the proposed planning
application should include a firm
commitment by the developers to
provide a public transport information
facility. The facility will need to be
provided at a peppercorn rent and the
running costs subsidized by the
developers. Sureline would consider
staffing and managing the facility on a
not-for-profit basis.
Object 1. There is currently conflict between
buses and coaches and through traffic.
The development will increase traffic
movement and will worsen the conflict.
This will delay bus services and put
pedestrians at risk. The bus station
should be located on the eastern side
and Tannery Road diverted around it to
the west.
2. The opportunity to upgrade the bus
station in line with modern public safety
3. The loss of coach parking facilities
could:
- result in coaches not visiting the town
with a resultant loss of economic
benefits;
- cause overcrowding in the passenger
waiting facilities as more coaches will
be able to visit the town (the number of
coaches visiting is currently regulated
by the number of coach parking bays
available but if the coaches drop
off/pick up in the square but park
elsewhere, then there is no limit).
Passenger overcrowding will be a
problem in inclement weather. Building
F does not appear to be big enough.
4. The transport analysis appears
flawed – and shows a lack of
understanding of public transport use in
the Bridport area. Maiden Newton is not
the local rail head for Bridport (its
Axminster or Dorchester) and altering
the bus timetable to avoid potential
overcrowding in the bus station is not
appropriate and will be difficult to
deliver.
The bus station proposals need to be
reconsidered.
The size of the bus station fails to
reflect the significant increase in bus
usage that will result from the over 60s
concessionary fares.
There is no provision for coach parking
both for day trips and stopover/comfort
breaks.
The existing public toilets will not be
replaced. The only toilets will be
provided by the café. This appears to
conflict with the WDDC Local Plan
where it refers to Transport Strategies
and the need to encourage greater use
of public transport by providing
comfortable and convenient
interchanges. Objectives for achieving
this is the provision of public WCs.
Pedestrians and traffic should be
segregated.
Toilets need to be provided
independently of the café and be open
24 hrs a day to serve travelers, lorry
drivers and people using the near-by
recreational facilities.
The loss of coach parking with set
down and pick up only in the bus
station; and the expectation that
coaches will park in West Bay could
result in less coaches visiting Bridport.
The town is popular with coach drivers
as a stopping place where they can get
their legal rest period close to cafes
and toilets.
Agree that the bus area needs tidying
up but why are the coaches being
squeezed out? There are two buses a
week (from Dottery) that stay in town
for 2 ½ hours – where will they go? The
public toilets are needed – particularly
as the ones at the Town Hall are to be
closed.
The plans are confused. The new
More humility and community spirit is
needed. This is an opportunity for
positive change but not if it is solely
based on the home ownership.
The 4 storey building on the site of the
existing public toilets will be
overbearing, result in loss of light,
privacy and parking for properties in
West Street.
Object to the reduction in car and
coach parking. This will have a
negative impact on the economy of the
town. There should be more parking
available, not less. The development
should be used to help relieve the
existing parking problems in the town.
The application is not detailed enough.
It is essential that certain features and
facilities remain eg adequate
bus/coach/car parking and public
toilets; small businesses and
workshops attract visitors to the town.
The number of new dwellings proposed
is excessive and will lead to overcrowding.
Agree that the area needs smartening
up but a lack or car and coach parking
facilities and the loss of the public
toilets will make the town less attractive
for visitors and affect the economy. On
Saturdays there may be as many as 4
coaches parked in the bus station and
the passengers alight and head straight
for the toilets before going on into town.
The national express coaches stop
over too.
As above
The public toilets must be replaced.
There appears to be insufficient
maneuvering space for coach parking
on Saturdays and Wednesdays.
A proper needs analysis should be
carried out to ensure that there are
adequate bus and coach parking
facilities available for future needs.
Business and residential uses should
be segregated to avoid noise and
The provision of public toilets is
essential as part of the bus station. The
toilets provided by the café will be
insufficient for the needs of passengers
and the general public. They should be
open 24hrs.
The reduced size of the bus station
area will not be able to accommodate
the number of coaches and buses that
currently use the site. 2 to 4 coaches
visit every day from March to
December even on non-market days.
From June to September there are
usually 5 to 7 coaches at one time with
9 counted on a Market Day n peak
season. The displacement of car
parking to allow coach parking on the
site will exacerbate existing parking
problems.
There is no overall long-term transport
strategy for the town. 10 bus services
drop off and pick up in the town causing
congestion – it would be better if they
used the bus station.
The reduced facilities will detract from
the economic viability of the town due
to a drop in visitor revenue.
The redevelopment of Royal Row will
detract from highway safety by
reducing visibility round the bend.
There is a need to preserve the artisan
area and retain local jobs – there are
200 on the site at the moment. The
area is the cultural heart of Bridport.
Housing must be carefully integrated
and is not more important than jobs and
providing seed bed facilities for local
firms.
The cultural heart of Bridport is in
danger of being lost.
should not be changed.
Don‟t spoil what we‟ve got. It‟s too late
Bridport is special we need to keep
what makes it unique.
The individual character of Bridport
must not be wrecked. The small
businesses are part of life in the town.
Do not spoil the unique character of the
town and ruin local businesses. We do
not want the area developed.
Existing occupiers are being forced out
of the Edwards Building and are not
being offered alternative premises on
the trading estate.
The character of the area will be
destroyed and businesses put un
jeopardy which will lead to a loss of
employment.
The Edwards building should not be
demolished.
The existing public toilets should be
kept and refurbished and the bus and
coach parking facilities enlarged, not
reduced in size.
Housing should be 100% affordable
and not mixed in with industrial uses.
Need to consider local traders, artists
and artisans.
Poor consultation. Concept statements
Bridport is a town of great character
with many facilities for the tourist. It
would be madness to limit the area for
buses and coaches and remove the
public conveniences.
As a visitor for 25 yrs I would like it to
stay as it is.
The bus station design is unacceptable.
Passengers need to be able to change
services which are:
31 Taunton/Axminster – Weymouth
X53 Exeter-Bournemouth to link with
local services:
45 West Bay, 40 & 47 Beaminster, 41
Yeovil.
Within the bus station there should be a
covered walkway with café and toilets,
cctv and real time information, coach
and bus parking in glass roofed
concourse. Need to keep managers
office and staff room for bus operators.
A travel centre will not be commercially
viable in Bridport therefore a joint
venture between First Hants and
Dorset with the TIC might be a way
forward.
The existing bus station is a focus for
anti-social activity so a secure covered
waiting area, with CCTV, for
passengers is important.
The artists, artisans and businesses
are an important part of a thriving town
– as recognized by EH. St Michaels
provides space and freedom for these
activities. If the centre of Bridport is
overdeveloped it will lose the quality of
an artistic market town.
Object to the alteration of this
area/buildings. This is an important part
of Bridport – much of which has been
destroyed already. This is the kind of
history that will attract tourists in the
future.
Where will people park on a Saturday
morning? Some people have difficulty
walking but don‟t have disable parking
badges. New housing should have
underground car parking. Need to keep
existing public toilets.
This is not a smart scheme and is
dubious to say the least.
The small business and artist studios
provide start up opportunities for young
people. Rents should be kept low and
subsidised if necessary. The variety of
businesses and people contribute
enormously to the town.
I am concerned about this proposal
because it would deprive artists and
crafts people in St Michaels Studios of
their affordable rented studio space.
They contribute to the cultural life of
Bridport and promote the economy.
The lack of coach station facilities
are. The proposal should not kill of the
economic needs of Bridport in order to
build more unaffordable housing.
Parking is always difficult in Bridport
and to make this worse would be a
disaster for the town.
It is imperative to retain the vibrant mix
of artisans and architecture. Bridport
must not be reduced to an anonymous,
soul-less development.
I support the objections by the local
artists against the application.
The St Michael‟s Trading Estate is a
historical part of Bridport with many
small independent businesses adding
to the rich culture of Bridport life. They
should be supported and preserved.
The development would destroy the
wonderful heritage and eccentric
quality. The development should be
reduced to allow all the artisans to
remain. Only affordable housing should
be provided for local young people.
It would be a shame to lose the
specialist traders from the area and the
traditional historic character of the
town.
The loss of public toilets and bus
parking will have an adverse effect on
the economy of the town.
Concerned over:
- Loss of views across the bus station
area to the hills;
- The design of the development
(another Poundbury is not suitable);
- Need to avoid the „twee‟ factor;
- Artists and small businesses will be
pushed out; and
- More traffic will add to existing
congestion, particularly on Saturdays.
We need to keep the thriving
community of artists and small
businesses. They make Bridport
interesting. Keep Bridport for the
people.
Concerned that:
1.The proposals will have a
detrimental effect on the business
increases in rent;
Conflict between businesses and new
Disruption caused by building work.
2. Traffic Congestion and Parking
Congestion along Gundry Lane and St
Michael‟s Lane is already a problem –
the development is an opportunity to
address this.
Visitors are already put off coming to
Bridport because it is so difficult to
park. The economy of the town will be
affected unless this is sorted out.
Additional housing in the quadrant will
make the situation worse. The parking
provision for the new development is
insufficient. Public parking provision is
already inadequate. It would be better
to develop the Somerfield car park and
put the parking on the periphery of the
town.
3. Artists and Creative Industries are
an important part of the Bridport
economy. The studios are concentrated
in the Edwards Building/Bridport
Industries Building which is shown as
part commercial, part residential. The
loss of affordable studio space will
result in the artists and creative
industries moving out of the town,
which will impact on the local economy.
4. Environmental issues: The height
of the proposed buildings will make
them prominent in the landscape;
Most of the residential units will be flats
without gardens. This will tend to attract
retired people or second home owners
and will not address local housing
need. Locals fear it will become a clone
of Poundbury.
Overall support for the redevelopment
but concerned over the 4 storey
building to the rear of the properties in
West Street and the loss of garaging
and parking.
The building will block light to these
properties and cause a loss of privacy
due to overlooking.
The parking is an important facility.
Some residents have had tenancies for
over 30 years. There is concern that
emergency services will not be able to
access.
are allowed to use the car park area on
Market days then the exiting number of
car parking spaces will not be retained.
This contradicts the submitted Design
and Access Statement at para 1.4.
The Transport Assessment does not
mention parking issues or coaches. 6
Bus spaces are provided but no coach
spaces – despite Bridport being
marketed as a gateway to the Jurassic
Coast.
There is no provision for an increase in
bus services that is likely to result from
increased use of the X53 service and
free pensioner bus passes.
In the Bus Usage report, only 4 minutes
is given for drop-off time but this might
not be sufficient for elderly and disabled
persons.
Overnight lorries are not mentioned,
nor are the large camper vans and
caravans that park occasionally. These
vehicles also bring trade to the town.
Coach parties visiting the town make a
significant contribution to the local
economy by using local shops and
cafes. The spend is likely to be bigger
on market days. If coaches are forced
to park elsewhere in the town they may
not come at all – with a resultant loss to
the economy. The existing level of
coach parking on the site should be
retained.
Security
The Dorset Police Architectural Liaison
Officer has raised a number of
concerns about security and crime
prevention issues. These issues must
be addressed.
Ecology
An Ecological survey should be carried
out to include Otters.
Facilities
The existing café and toilets should not
be demolished until the new facilities
have been provided. It is important that
some facilities are available on the site
during the rebuilding – particularly
during the Olympic period.
Concerned that the proposals should
not have an adverse impact upon the
diverse mix of small creative business
in the quadrant, which in turn will affect
other businesses in the town. This will
result from 1. Businesses having to
move die to the demolition of their
premises; 2. Rents will go up if the
premises are improved; 3. The
introduction of housing will result in
complaints about noise and smell and
businesses having to move. The overall
effect is a loss of vibrancy as the mix is
weakened.
Stop spoiling rural England for the sake
of money and greed.
Closing or forcing out existing
businesses will affect the liveliness of
Bridport which risks becoming a clone
town. It has happened many times
before and if allowed, there is no way
back. There are enough restaurants
and cafes in the town.
Object to development that threatens
small businesses, puts up prices and is
of little value to the area.
There has been a lack of consultation
with the small businesses on the St
Michaels trading estate in terms of
relocations and rents. The regeneration
could destroy a self-sustaining
economic group which is surely a
contradiction.
As a small trader on the St Michaels
Trading Estate. A number of objections
are raised:
There is a general incompatibility
between residential and commercial
units;
There is insufficient parking to serve
the residential and commercial units
(employees and customers);
There does not appear to be any
loading/unloading bays proposed for
deliveries;
The narrow street network will not cope
with the additional traffic, which will
lead to more congestion;
Residents will complain about noise
and smells from businesses;
The reduction in the size of the coach
park is preposterous. Public transport
needs to be encouraged. Where will
buses and coaches park?
There has been no real consideration
of the historic/cultural/employment
aspects of the trading estate; or any
real consultation with the traders and
the wider Bridport community.
