Dear Camden Team Members,
Since Camden first appeared on Fortune’s “Best Companies” list six years ago,
industry and business colleagues have asked me what Camden did to get this
recognition. They ask hoping that I will give them a simple formula they can
easily implement at their own companies to become a great workplace. They
are usually surprised by my answer.
I tell them to hire great people and empower them to achieve the company’s
goals. And, of course, have fun while doing it. Despite my answer, inquiring
minds often ask what policies, perks, and practices make Camden so great.
I always bring it back to our team members. I have never heard a Camden
team member rave about a policy, but I cannot begin to count the number
of times I’ve heard them rave about their co-workers. The best policy in the
world cannot take the place of enjoying the people you work with and striving
together to achieve common goals.
As you read about the activities of your fellow Camdenites in this Living It Up, I
encourage you to take a moment to appreciate the amazing team members
with whom you work. Fortune’s public recognition of our culture is incredible,
but the real value of Camden’s culture is found in the people around us, and
for them, sincere, personal recognition is invaluable. Make the time to thank
your co-workers who make Camden a great place to work.
ANNIVERSARIES
Connie Farr Celebrates 25 Years
Connie began her career with Camden in 1988. Her first role was as
community manager in Orlando. The following year Connie was promoted
to district manager, and then in 2000 was promoted to regional manager
overseeing three district managers in Charlotte. Connie was also responsible
for Paragon’s 4,600 fee-managed portfolio for banks/lending institutions
during the S & L crisis. Since her move to Charlotte in 1998, Connie’s
district has received three “District of the Year Awards” and in 2012 she
was recognized as Greater Charlotte’s Apartment Association “Corporate
Professional of the Year.” Connie has been married to her husband Larry for
13 years and in her spare time she enjoys the company of her family and
three grandchildren: Wes, Wyatt and Josiah.
Kathrin Smith Celebrates 25 years
Kathy joined Camden in April 1988. She has held several positions and
aided many communities such as Camden Preserve, Camden Westshore,
Camden Bay, Camden Bay Pointe, Camden Woods and Camden Lakeside.
She graduated from Camden U in 2004 and is also a National ACE Winner
in 2007. Kathy enjoys traveling and just recently returned from an extended
Caribbean cruise. Originally from Maryland, Kathy lives in Tampa with her
husband. She enjoys a good game of chance by using her lucky coin when
scratching her lottery tickets.
Amy Wadstrom Celebrates 20 Years
Amy came on board with Camden in 1993 after graduating with a degree
in Finance from the University of Central Florida in 1992. She started her
career as a part time leasing consultant at Camden Reserve in Orlando.
Since then she has also worked at Sutton Place, Camden Landings, Camden
Preserve and Camden Live Oaks. It wasn’t long before Amy was promoted to
community manager at Camden Bayside and eight years later she transferred
to Camden Royal Palms. In 2011 Amy had a vital role in Camden’s acquisition
of Camden Visconti and has successfully managed this community for two
years. She has served as a MAC representative, graduated from Camden
U in 2003 and was the National ACE Award winner in 2004. Interesting fact
– both Amy Wadstrom and Amy Funk worked at Bennigans in Orlando as
waitresses before finding their way to Camden!
Camden’s Repositions Program
CONSTRUCTION
In 2012, Camden approved a repositions program to renovate
approximately 20,000 apartment homes at more than 60
communities across the country. To date, Camden’s reposition
teams have transformed more than 6,500 apartment homes
with fabulous new finishes!
The average reposition includes exciting upgrades such as
new appliances, countertops, cabinets, paint, carpet and
fixtures. These improvements will keep Camden’s communities
competitive and allow for increased rental rates. Reposition
rental premiums will help to keep Camden #1 in 2013!
Repositions would not be possible without a collaborative effort
from many Camden employees including on-site teams, facilities
and construction teams, and corporate support departments.
The program is a great example of TEAM PLAYERS in action!
HUMAN RESOURCES
Open Enrollments
Each year we sign up for our medical, dental and vision coverage during the few weeks of the
spring open enrollment period, but the choices for coverage are the result of a much longer
process. The benefits team, from the Human Resources department, begins work on the
annual enrollment months in advance, usually in December of the prior year.
The process starts with a review of our claims over time, a discussion of healthcare reforms
and trends and an industry survey. The benefits survey, created by the Camden, is sent to our
competitors in the multi-family industry. Companies respond anonymously with information
on several items including healthcare coverage costs, plan design, holidays, 401(k) and any
upcoming changes they might make. The survey also collects information on the prices
employees at other companies pay for their coverage.
Cost analysis is also a vital part of our benefits planning. In looking forward, projections for cost are developed based on
our historical claims and trends in coverage – both national and at Camden. Those cost projections are then reviewed
with Camden’s senior leadership and used to determine any plan changes and employee contributions. Camden’s goal is
that the company pays at least 70% of our healthcare cost with employees paying the remaining 30%. The benefits team
then proceeds with plan renewals that incorporate the decisions made with the leadership team.
Once renewals are completed and our plan designs are finalized, the information is communicated to all employees.
This year, members of the benefits team – Sarah Barletta, Rosa Carmona, Camile Churchill, Kenna Galloway and Becky
Martinez – are traveling to each region to conduct open enrollment meetings. The meetings are an opportunity to meet
our HR professionals in person and ask questions about our corporate benefits. The team generally travels every other
year. Please plan to attend the open enrollment meeting in your area.
CORPORATE
Team F.L.I.R.T.T.
On Friday December 9, team FLIRTT’s (Finance, Legal,
Investor Relations, Tax and Treasury) held their annual holiday
charitable event at the Ronald McDonald House of Houston.
This organization provides a loving, home-like environment
where families can find support and share experiences while
their child undergoes treatments to overcome a childhood
illness. The Ronald McDonald House consists of 50 bedrooms
(homes) for long term stays. In many cases, the families staying
at the Ronald McDonald House have traveled from all over the
world to seek the best treatment for their children and the free
housing eliminates a small portion of the worry when uprooting
their lives.
The team prepared a multiple course luncheon for the families
and staff, brought in masseurs to give the family members a
little relaxation time and added a special gift for each of the 50
homes - all completely funded by employee donations. Pulltabs
were also collected year-round through the Corporate
Office. All money raised from the recycling is used to purchase
food, cleaning supplies and provide van transportation to and
from the Medical Center.
Cancer Treatment Centers of America say that laughter can help
promote overall health and wellness. One of the FLIRTT team
members, Rosalva Castillo, generously offered to take the lead
in finding a special treat for the children in the House. Knowing
that Build-a-Bear is a “pawsome” company, she asked for a
donation of 10 outfitted bears through store managers, on-line
donation requests and many emails to different departments.
After many disappointments, she finally received a response
from Blair Byers, Community Relations “Bear” for Build-A-
Bear Workshop®, who loved the idea! She agreed to donate
the requested 10 outfitted bears to the Ronald McDonald
House, but didn’t stop there. Above and beyond Camden’s
expectations, she committed to sending an additional 50
bears so that each child could receive a bear. Turning to the
children at her church, Rosalva had each of the 10 bears’
storybooks completed with an uplifting story. When the gifts
were presented the Ronald McDonald House, the children
were immediately excited and full of laughter! Because of
team FLIRTT this amazing experience helped contribute to the
emotional wellbeing of sick children.
Charlotte Holiday Luncheon
On December 11, the Charlotte team gathered together at a
nearby Italian restaurant for the annual holiday celebration. To
kick off the day, a surprise gingerbread contest was announced
for each community. Each community was given 20 minutes using
provided materials and each member of the team was required
to contribute! Before sharing a delicious family-style lunch, the
region’s top performers were recognized and the 2012 Camden
Cares efforts were acknowledged. Overall, the Charlotte team
enjoyed a fun and exciting afternoon with each other.
Dress for Success Charlotte
For the first quarter of 2013, Charlotte’s Camden Cares
Committee chose to dedicate their time and efforts to Goodwill
Industries and Dress for Success Charlotte. Robert Villalobos,
Laura Riss, and Holly Casper did a great job contacting the
organization and coordinating Camden’s volunteers. Charlotte
employees volunteered to be guest speakers at Goodwill
sponsored professional development classes where they
performed mock interviews with several students and shared
their knowledge of business etiquette. In addition to the mock
interviews, Charlotte also participated in the all-Camden clothing
drive to redistribute old Land’s End Career Wear. To make the
impact of the donations greater, committee members decided
to open the drive up to residents as well. Collections bins were
placed at each community where both men’s and women’s
professional attire were collected. The drive was immensely
successful and both Goodwill and Dress for Success Charlotte
were extremely grateful!
Friendship Trays
The Charlotte Camden Cares Committee wrapped up 2012 by
organizing two successful and rewarding programs for staff
to participate in. First, we made the holiday season special
for 22 children and 11 senior citizens in need through the
Salvation Army’s Angel Tree & Silver Bells programs. Through
these programs, each community collected new, unwrapped
gifts from residents, vendors, friends, and family, which were
then distributed to our Angels and Silver Bells just in time for
the holidays. The amount of generous donations we received
was overwhelming! The Charlotte teams also volunteered at
Friendship Trays, an organization similar to Meals on Wheels.
Teams worked together to prepare hundreds of meals and then
hit the road to deliver them to several elderly, handicapped, and
convalescing citizens who are unable or greatly restricted in their
ability to prepare or secure meals.
Camden Cares - South Florida
The historic aura of Inauguration Day was an added perk to what was already going to be a great day for Camden Cares South
Florida. The South Florida team launched the year by partnering with one of Miami’s most dynamic local organizations, Miami Children’s
Initiative, for their Building a Future Block by Block program. Much like the city of Harlem, New York, MCI proposes to test its paradigm
shift in Liberty City by transforming one block at a time. MCI proposes to build on Harlem’s model by embarking on a substantial physical
transformation of every block in the Liberty City neighborhood. The Camden Cares team also completed one block by planting ten
beautiful flowerbeds, donating cases of water and snacks for the volunteers and residents, and promoting an upcoming free college
scholarship event for the neighborhood by distributing flyers. Meeting the residents of the area as well as other volunteers was another
highlight of the day and was celebrated with the Electric Slide!
Camden Montague Lease Up
The great team at Camden Montague recently completed their
lease-up. With the dedication, motivation and creativity of
everyone involved, it added to the success of a fast lease-up,
exceeding all proforma expectations. The team worked together
to prepare for a successful grand opening, which started the
momentum that continued for four months until they reached 95
percent. Everyone greatly contributed with each person shining
in different ways.
Camden Dirty Birds
Communities from the Tampa area gather in the cold month of
February to participate in the annual Mud Run. This was the second
year that the Camden “Dirty Birds” participated in the run to support
a charity of their choice. Last years charity was the Tampa Police
Department but this year proceeds went to the Tampa Humane
Society. Participants from the group helped spread Camden cheer
by passing out Camden merchandise and marketing materials.
