A Note From Carl Dranoff The fourth annual Taste of Ardmore Food and Fashion Event. After five years of planning, the redevelopment of the Cricket Lot is officially moving forward. The new mixed-use project, set to be developed by Dranoff Properties, will transform Ardmore by creating a new hub of local living and activity. Aimed at bringing new residents, new retail and new businesses to Lower Merion Township, this revitalization project is a shining example of Dranoff ’s ongoing commitment to building and enhancing local communities. In further support of this new vision for Ardmore, Dranoff Properties helped to secure $12 million in state funding while itself investing an additional $44 million in this exciting project. Now in the design phase, the project will include 121 premier rental apartments, about 9,500 square feet of new storefront retail space on Cricket Avenue and a public parking garage. In the tradition of Dranoff Properties, the facade of the building will mirror the elegance and historic beauty of the Main Line. There are three versions of the public parking garage, which township officials are considering. Each plan provides a different number of spaces. Dranoff Properties’ construction of Cricket Lot will add an estimated 900 jobs and $37 million in earnings to the region over the multi-year construction period. Upon completion of this exceptional new space, Ardmore is projected to see an estimated 80 new retail jobs and $2 million in annual earnings. There will also be substantial property taxes generated annually. This transit-oriented development project will transform a vacant parking lot into a vibrant, walkable community centered on convenient access to the Ardmore train station. By maximizing access to public transport and improving walkability, the project will greatly reduce the need for driving. Dranoff Properties’ vision is the catalyst for putting more feet on the street, creating new jobs and helping to revitalize an important part of Lower Merion Township.
