Hello and welcome to the latest issue of Practical FM
Magazine.
It has soon come round to May again and in the FM world,
that means ‘Show’ time. I am sure that many of you will be
visiting the NEC in Birmingham between the 13th to 16th May
to gather the latest news, information and knowledge from
the IFSEC, Safety & Health, Firex International and Facilities
Shows. All of the shows have excellent websites, detailing
events, seminars and exhibitors. If you have never visited
any of the Shows before, they are well worth a day out of the
office.
Our cover story features a guide to choosing a supplier for
LED lamps and luminaries. Saima Shafi, co-founder of LED
Eco Lights, offers a ten point buyers’ checklist. LED lighting
products are energy efficient and cost effective making the
decision to change easy. However, choosing a supplier can be
a minefield, the guide can help you avoid the pitfalls.
Traditionally, we are usually thinking of turning off the heating
around now and we have even had some early May weather
where we might have needed cooling air-conditioning! The
weather seems to have gone topsy-turvy though and both
heating and cooling solutions might be needed at this time of
year. Take a look at our HVAC feature for the latest news and
innovations in this sector.
Elsewhere in the issue, we have the usual round up of the

Growing opportunities for the
re-use and recycling of uplifted
flooring materials by third sector
organisations, as an alternative to
landfill, will be highlighted by Carpet
Recycling UK at the 2013 Facilities
Show at Birmingham NEC
in May.
Unwanted carpet tiles recovered
from retail and corporate sources are
sorted and offered for resale as an
environmental and low cost flooring
option, saving money for third sector
organisations and community groups.
With 33 outlets across the UK accepting
waste carpet, including five reuse
organisations capable of handling
large volumes of carpet tiles, CRUK
can advise facilities management
teams on the best routes for diverting discarded
carpet from landfill and how these potentially
save on disposal costs.

Learn with Jangro

Expansion in take-back schemes and
the development of more than 30
outlets processing carpet waste for
new uses is helping to divert more
of the UK’s annual 400,000 tonnes of carpet
waste from landfill, with a 21.4% diversion rate
– or 85,000 tonnes - achieved in 2012. CRUK’s
target is 25% diversion from landfill by 2015.

Union Industries, the UK market leading

doors, has completed a another bespoke
door installation at Bar & Restaurant Foods.
The Leeds-based company, which designs,
manufactures, installs and maintains
its own range of fast acting doors, has
installed a further heavy duty Eiger Door
at the company’s site in Newport, Gwent.
Bar & Restaurant Foods, which became part of
Avica For Customer Service
Avica, the leading independent southern
janitorial and catering supplies company,
is increasing its customer service offer at
all three centres by increasing stock levels
and extending order cut-off time.
Avica has extended the weekday order cut off
time for next day deliveries from 4pm to 5pm and
orders over £45 will be delivered free.
Avica’s Watford and Tunbridge Wells branches
have increased warehouse capacity for greater
stock levels and Northampton will be moving
into larger premises.
Jeremy Thorn, Managing Director said: “Cut off
time most janitorial supply companies is 2 or
3pm with many orders on 2 or 3 day service.
We have always closed orders at 4pm but to
meet customer needs we have moved to 5pm.
Currently 99% of orders are delivered next day
because of our high stock levels and forecasting
customer needs.”

Union Industries Serves Up
Another Eiger Freezer Door
The Billington Group in October 2012, has been
supplying the foodservice industry with sauces,
soups and recipe dish products for 25 years.
Union Industries first installed two of its Eiger
Doors at Bar & Restaurant Foods’ factory in
2005 to assist with temperature control, prevent
snow and ice build-up at the facility, reduce
costs due to crash damage, and help speed up
the operation process at the site.
The newest Eiger was installed as part of a
refurbishment of the freezer area at the facility.
As the door is mounted inside the freezer, which
is -25°c degrees, it incorporates an ‘Eiger 1000’
dehumidifier, which Union manufactures, and
also has insulation jackets to the columns,
guides, motor cover and dehumidifier to protect
certain parts of the door from snow & ice build
up.
Union’s rapid roll Eiger Door provides a superior
alternative to the traditional sliding insulated type
or 9.00 – 5.00) will have upgraded facilities for
personal callers.

The new Stannah Midilift SLplus is a top-ofthe-range
version of their original hydraulically
driven part-enclosed Midilift SL, but with the
addition of a full height cabin. Stannah haven’t
lost any of the platform space as light rays and
safety beams, around the entrance, protect the
traveller without restricting the floor area.
It’s easy to install in its own structure, needs a
very minimal pit of 70mm for level entry or can
be supplied with a ramp and requires headroom
of just 2500mm. The lift’s drive system is neatly
tucked away in a small cabinet that needs
very little space. Of course, their new platform
lift complies with all the latest manufacturing
and safety standards and is available directly
from our manufacturing base in the UK.

After opening at approximately 1.6 metres per
second, Eiger Door closes automatically after
a short dwell time, which allows for continuous
traffic flow without compromising the freezer
temperature. Warm air ingress into the freezer
is drastically reduced so the normal build-up of
ice and frost around the doorway is prevented,
meaning companies can benefit from the energy
saving aspects of Eiger Door.
The innovative dehumidification process and the
high speed opening and closing operation of the
door also prevents ice build-up on the ‘blade’,
frame and workings. This helps eradicate snow
and ice forming around the opening and on the
floors, also improving health & safety in the area
of the cold store opening.

John O’Conner Grounds Maintenance is
entering its third year helping young unemployed
people into a new career.
Working with Jobcentre Plus, it offers sector
based work academies, work experience and
apprenticeship opportunities. Apprenticeship
candidates are offered training in work and
courses including NVQ Levels 2&3 at Capel
Manor College.
In 2013 the Company has opportunities for
8 students to work on contracts at Alexandra
Palace, North and East Herts District Councils.
Students will learn the basics of ground
preparation, planting, tree identification and
safe use of tools. Two candidates from the
2011 intake are now permanently employed by
John O’Conner and training for Level 2 NVQ in
Horticulture.

Rowse Honey Ensures
Business Is Sweet

installation of its innovative fast-acting
Bulldoor.
The Leeds-based company, which
designs, manufactures, installs and
maintains its own range of fast acting
doors, has installed a bespoke, heavy
duty Bulldoor at the company’s site in
Wallingford, Oxfordshire.
The Bulldoor, which was fitted to replace
a problematic old perforated lath roller
shutter door from another supplier, has
been installed at the honey ovens on site,
where honey is warmed and melted, to
allow air flow into the area.
To meet this requirement, Union replaced
its standard clear PVC vision panel on the
Bulldoor with a special industrial strength
fabric mesh material to prevent the ingress
of insects into the ovens, while at the same
time allowing air to circulate in the area.

at approximately 1.6m per second, is

are ideally suited to retrofit applications where
it is often difficult to disconnect supply cables
of existing installations. This facility potentially
limits any down time associated where the
electrical supply must be isolated to install the

Kemper System Protects
National Treasures At
Polesden Lacey
Kemper System’s Kemperol V210 has been used to
safeguard the roof of National Trust Property, Polesden
Lacey, with its many priceless antiques and collections.
Located just outside Dorking, Polesden Lacey was originally
constructed in the 18th Century and extensively remodelled
in the Edwardian era. Not only does it boast breath taking
views of the Surrey hills, it is also home to a large collection
of paintings and antiques so, when a section of the house’s
decorative copper and lead eaves guttering began to leak,
The National Trust needed to arrange for a repair quickly
to prevent any damage to the house or its contents, but
replacing the copper and lead would have put too big a hole
in the much needed funds at their disposal.
Specialist contractor, Imperial Leadwork, was brought in
to overlay the 25m X 30cm section of perished decorative
guttering with Kemper System’s Kemperol V210, to
provide a cost effective repair with a guaranteed service
life. Imperial Leadwork began by cleaning the copper and
lead surface and making localised repairs before applying
Kemper System’s D Primer. Once the primer had cured, the
installation team applied the Kemperol V210 cold liquid resin.
The resin saturates a polyester reinforcement fleece and
bonds directly to the substrate. Once cured the Kemperol
system forms a seamless, durable and flexible waterproof
membrane that cannot delaminate.

Lanes Group has used its innovative drainage
technology to carry out the first ever
reline repair of a refuse chute in a residential
tower block in England.
Its engineers reached for the skies instead of
going underground to refurbish two chutes at
the 13-storey Devonshire Tower in Sunderland,
Tyne and Wear.
The technique, pioneered by Lanes’ Scottish
drainage operation, Castlebrae, is also used to
reline drain stacks on listed buildings.

Lanes completes first chute
reline on English tower block
“The approach makes use of a drain repair
technique called Cure in Place (CIP), adapted to
be carried out vertically. This has created a new
application for the technology that we call CIPC,
or Cure in Place Chute.”
The CIPC repair at Devonshire House, in
Monkwearmouth, Sunderland, was carried
out jointly by teams from Lanes for Drains’
Newcastle Depot and Castlebrae for Gentoo
Housing Association.
Two chutes were relined, one 33 metres long,
the other 36 metres long and both made from
salt-glazed clay.
Starting at the bottom of the chute, a four metre
tube of flexible glass fibre matting was winched
up inside. An inflatable rubber ‘packer’, like an
inner tube, was pulled up inside the glass fibre
liner and inflated with compressed air, pressing
it against the chute.
This was held in place for three hours while the
amounts of high-quality potable water for
everything from toilet flushing to cooling
tower supply, irrigation to vehicle washing.
Consequently, they pay a high-quality price for
it, too.
“Meanwhile rainfall generally runs off the
impermeable surfaces of their buildings, car
parks and yards. Quite often it is held back in
underground tanks before being discharged
off-site sometimes to become someone else’s
problem – in many instances the water company
is supplying the same potable water they are
consuming.
“SWiM can deliver a real commercial advantage
to companies by helping them to integrate their
water management in a genuinely sustainable
manner. It will also help them to demonstrate
Corporate Social Responsibility.”
The SWiM process starts with a forensic water
investigation to explore ways to optimise water
management, including finance, across the
whole organisation. The SWiM concept then
looks to build business resilience by promoting
and optimising the use of on-site water resources
such as surface water, rainwater, greywater and
groundwater via borehole extraction.
These alternative sources of water can be
used for a wide range of applications including,
irrigation, laundry, toilet flushing, vehicle washing
or even potable consumption (with appropriate
treatment). Above or below ground storage
traditionally used for managing surface water
runoff can be designed to operate as multibenefit
structures.
Through SWiM, a business is guided through
the different project stages required to deliver a
bespoke, integrated water management solution,
from initial project appraisal through to detailed
design, construction and turnkey commissioning
if required.

The lining technique was even able to cope
with a two metre long hole in one of the chute
pipes, made to clear persistent blockages. This
was filled in with a triple-thickness patch of lining
material.
Critical to the technique’s success has been
the use of a fire resistant resin, sourced by
Castlebrae and a leading lining manufacturer.
The liner has passed stringent fire regulation
tests and is approved by the fire service for use
in high rise buildings.
Before the lining was put in place, the joint
Castlebrae and Lanes for Drains team carried
out a CCTV survey of the chutes using HS
quality video cameras and jetted them clean.

Vietnam Hotel’s Service
Water gets the UV Treatment
Novotel’s flagship Saigon Centre hotel in
Ho Chi Minh City, Vietnam, has recently
installed six Hanovia UV systems for service
water treatment. The UV systems kill any microorganisms
from the incoming city water
supply, leaving it good enough to drink. All
the UV systems provide a minimum 99.999%
reduction in E.coli, Cryptosporidium, Giardia,
Legionella and other harmful microorganisms.
Tourism is a flourishing industry in Vietnam, with
over a third of all visitors coming from Europe,
where water quality is taken for granted. Having
water of a drinking quality standard is therefore
a high priority for the leading hotel chains
operating in Vietnam.
Microbial control in hotel and other building
service water is a serious but easily overlooked
problem. Hong Kong’s new government
headquarters, for example, were recently
contaminated by Legionella, which resides
in buildings’ water cooling towers and pipes .

fire protection system. There are
now a total of 860 Fireray products
installed throughout the
airport’s four terminals, which
feature exactly the kind of large,
high-ceilinged indoor areas that
the range is designed to protect.
The new concourse is the first in
the world built to accommodate
the giant Airbus A380, resulting
in a public space of exceptional
size: 528,000 sq m spread across
11 floors, and the capacity to
handle 15 million passengers a
year. The lounges span the entire
length of the concourse, making
them the largest in the world, and
buildings in Hong Kong. Most recently, three
children at a Hong Kong school were infected
by Staphylococcus aureus, a common waterborne
bacteria. An update of the school’s water
disinfection system is now required.
“Hotels across the Asia-Pacific region are now
taking extra precautions to ensure their water
meets the World Health Organisation’s drinking
water quality guidelines and to ensure their
guests’ health and safety,” commented Hanovia’s
Asia Pacific Manager Ying Xu.
Traditionally, hotel water in Vietnam has
been treated with chlorine. While this kills
most microorganisms, it is ineffective against
Cryptosporidium and Giardia, both of which are
extremely hazardous to human health, causing
severe diarrhoea, vomiting and fever, which
can last for a month or more. Water treatment
experts were unaware of the limitations of
traditional chlorine disinfection until recent years.
Chlorination can also affect the taste and smell
of water if doses are too high.
In this installation, six, single-lamp AF3

sand filters before storage in roof tanks, from
where it passes through the UV systems prior
to distribution to every room in the hotel. These

A major advantage of using UV is its low
operational cost. For example, 166 m3/hr of water
is treated at the hotel. As the six UV systems
only consume 1.62 kW of power between them,
for every 1 m3 of treated water, the UV system
consumes less than 0.01 kWh of power, which is
approximately 0.1 US cents per m3.

worker occupancy. This covers just about
every industry, including utilities, construction,
hydrocarbon exploration and processing, petrochemicals,
marine, agriculture, food processing
and brewing, as well as the emergency
services.
Employers must assess the risks these workplaces
pose to their employees and endeavour to prevent
them. In most cases, both the assessment and
the safe working system will require testing of the
atmosphere with gas detection equipment.

LELs so it’s vital that detectors are capable of
detecting at the correct levels.
Typically, storage vessels which have contained
hydrocarbon fuels and oils present a danger. Other
dangers come from fuel leaks: burst fuel containers;
pipelines on and off site, gas cylinders and enginedriven
plant. For workers in pits, sewers and other
sub-surface locations, methane formed by decaying
organic matter is an almost universal danger.
Confined-space workers may be exposed to many
toxic compounds, depending on the nature of the
work. A risk assessment should be made of which
toxic substances a worker may be exposed to in
any given work situation.
When looking at toxic gases related to specific
applications, the water industry for example uses
many toxic compounds for cleaning and processing
both waste and clean water. Hazards such as
chlorine, ozone, sulphur dioxide and chlorine
dioxide then pose additional risks both in storage
and treatment areas.
The normal concentration of oxygen in fresh air
is 20.9%. An atmosphere is hazardous if the
concentration drops below 19.5% or goes above
23.5%.
Without adequate ventilation, the simple act of
breathing will cause oxygen levels to fall surprisingly
quickly. Combustion also uses up oxygen, so
engine-driven plant and naked flames such as
welding torches are potential hazards. Oxygen
can also be displaced. Nitrogen, for example,
when used to purge hydrocarbon storage vessels
prior to re-use, drives oxygen out of the container
and leaves it highly dangerous until thoroughly
ventilated.
High oxygen levels are also dangerous. As with
too little, too much will impair the victim’s ability to
think clearly and act sensibly. Moreover, oxygenenriched
atmospheres represent a severe fire
hazard.

The NEC, the UK’s largest exhibition and
events venue is now truly open to all,
through investment in a new toilet!
The National Exhibition Centre in Birmingham
has unveiled its new Changing Places accessible
toilet, in the main Hall 20 Atrium- the area where
the country’s biggest disability event, Naidex, is
held, and which is accessible to all shows and
events held in Halls 6 through to 20.
Supplied and installed by leading disabled
toileting solutions provider Clos-o-Mat, the toilet
is the result of an accessibility audit, which
highlighted the need for the resource.
Larger than a standard accessible (disabled)
toilet, a Changing Places facility has more space,
to enable a wheelchair user and their carer to
manoeuvre with ease, plus equipment including
a height adjustable adult sized changing bench
and hoist.
The NEC has chosen to further extend
functionality of the room by replacing the
standard WC with a Clos-o-Mat Palma Vita
wash and dry (automatic) toilet, with additional
optional touch-sensitive switch, manufactured in

Singing The Praises Of
New Fire Detection System
Peterborough Cathedral is one
of the UK’s top landmarks and
one of the finest Norman buildings
in Europe today. Within its
rich and varied history fire has,
unfortunately, been a recurring
theme, dating back to 1116. More
recently, in 2001 it experienced
another fire – believed to have
been started deliberately.
Not surprisingly, due to a combination
of precious artefacts and the high
numbers of worshippers and other
visitors that use the building on a
daily basis, a fire detection system
is a key part of its infrastructure.
In late 2011 Peterborough Cathedral
recognised that its fire detection
system was coming towards the end
of its life and an increasing number
of highly disruptive unwanted alarms
made the installation of a new one
an urgent requirement. Having had
its services recommended by one
of the other companies working at
the Cathedral, Walsall based fire
and security solutions specialist,
Lyrico Systems, was invited to visit
and outline its recommendations as
part of a competitive tender.
Lyrico Systems was awarded
the contract in early 2012 and
began work in the April. The fire
detection system is based around
the innovative Enhanced Systems
Protocol (ESP).
The system comprises a wide
variety of Hochiki Europe devices,
including the YBO-R/3 sounder
mounting base, which is coloured
red for easy identification and
designed specifically for use
with the company’s range of wall
sounders – such as the CHQ-WS2
wall sounder and the CHQ-WSB
wall sounder beacon – which were
used extensively throughout.
These were complemented
by the use of ALG-EN optical
smoke sensors that feature High
Performance Chamber Technology.
This minimises the differences in
sensitivity experienced in flaming
and smouldering fires and the result
is a high performance device that is
incredibly responsive and helps to
reduce the possibility of unwanted

has secured two prestigious
window cleaning contracts
with the University of
Glasgow and Liverpool Housing
Trust.
The contract with the University
of Glasgow, which is the fourth
oldest university in the English
speaking world, has been
awarded for the next three
years, with the likely extension
of another year thereafter. The
contract will consist of providing
regular window cleaning, both
internally and externally, to all
buildings throughout the vast
campus.
The window cleaning will be undertaken using
the latest in ‘reach and wash’ modern water-fed
pole technology, alongside technically advanced
suspended access equipment including mobile
elevated work platforms, and rope access. These
techniques will enable the campus to be cleaned
and maintained safely, meeting the strict Work at
Height (Amendment) Regulations, 2007.

Baxi Commercial Division Supplies Heating Plant For
Prestigious Oakham School’s Sports Hall Refurbishment
Baxi Commercial Division has supplied
energy-efficient equipment, including
a combined heat and power unit, for
a complete refurbishment of the heating
system serving the prestigious Oakham
School’s swimming pool and sports hall.
This equipment comprises Potterton
Commercial condensing boilers, and
an Andrews MAXXflo condensing water
heater supplementing a Baxi-SenerTec
UK Dachs mini-CHP unit which, together,
have reduced the school’s carbon footprint
and made a significant contribution
to energy savings.
The new heating system was designed by
Oakham Estates Department in consultation
with installers MJL Mechanical Services and DL
Electrical. An indoor swimming pool is an ideal
project for employing mini-CHP technology
since, for maximum operational efficiency, it
is important to ensure that there is a constant
demand for heat in order to ensure continuity
of power generation - and this is provided by
the pool. The Baxi-SenerTec UK Dachs unit
generates electricity whilst, at the same time,
producing heat and acting as lead boiler. This is
supplemented by two newly installed Potterton
Commercial Paramount 80kW condensing
boilers as well as an existing Potterton
Commercial NXR3 gas-fired boiler which is
only programmed to operate at peak demand
during low external temperatures. An Andrews
MAXXflo condensing stainless steel water heater
provides the DHWS to showers and wash hand
basins in the changing rooms. The Dachs unit
was commissioned on 7th October 2010 and,
at the time of its second service on 15th August
2011, it was found to have run for a total of 6,529
hours. During this time the unit was running
continually and had generated 89,867kWh of
heat and 35,909kWh of electricity, resulting in a
significant saving in running costs and carbon
emissions. The electricity is used to power the
swimming pool and sports hall, as well as the
art, design and technology classrooms located
above.
The Baxi Commercial Division equipment was
installed in an existing plantroom in the Sports
Hall. A spokesman for installers, MJL Mechanical
Services commented: “The plantroom was a total
refurbishment with all new pipework, controls
and panel. The pipework was divided into five
new zones, all controlled separately through a
PLC Control unit, which gives the flexibility to
load the Dachs unit 24 hrs a day, seven days a
week. Despite the location of the plantroom
directly beneath classrooms, there were no noise
issues. This was the first Dachs unit we
had fitted but we found it relatively easy
to connect with the other boilers and the
whole project ran very smoothly. We have
been so pleased with the system that we
are currently in the process of installing
a further two new Dachs units with four
Potterton Commercial Paramount 115kW
models as back-up boilers. These will
feed the new Science Block and two
existing Boarding Houses.”
The Paramount range of wall-hung
condensing boilers feature state-of-theart
heating technology with a combustion
system which delivers energy efficiency
levels up to 109% net as well as ultra low
NOx which exceeds Class 5 thereby qualifying
for additional credit under the BREEAM
assessment scheme. These boilers have
pre-mix, fully modulating control for complete
heating flexibility and the aluminium/silicon alloy
heat exchanger carries a lifetime guarantee. A
user-friendly control panel with full text display
of operational status avoids the inconvenience
of checking codes or lights. Other features
include inbuilt weather compensation, summer/
winter changeover and time control facilities.
The advanced, ISR control system may be used
with a simple room thermostat or, using voltfree
contacts, with external control panels or a
fully integrated Building Energy Management
System.

Finds A Home At Cutting Edge Factory
When a leading manufacturer of air movement
products was looking to upgrade
to a more energy efficient and state-of-the-art
heating system in its UK production plant,
they found the perfect solution in Nor-Ray-
Vac continuous radiant tube heating from
AmbiRad.
From their 4500m2 production facility in Swindon,
Torin-Sifan supplies 1.5 million products annually

designing a replacement heating system for the

New Fully Concealed Air Curtain
JS Air Curtains is launching the new Invisair
concealed air curtain that provides
protection from draughts while being discreetly
hidden inside a column or bulkhead.
The main body of the unit is fully embedded
in the walls or ceiling next to the doorway
with the air outlets being the only visible part
of the air curtain.
The Invisair allows architects and consultants to
maintain a minimalistic architectural design to an
entrance while still providing the energy savings
and internal comfort air curtains offer.
Other concealed air curtains on the market have
a fascia plate that is flush to the ceiling and into
which the air is drawn and expelled. The Invisair
has no such fascia plate and the air is either
ducted to the unit or drawn in from a vent or grille
on the other side of the column or bulkhead.
To ensure the unit is as discreet as possible, even
the inside of the air outlet and the directional air
lamella can be provided in any RAL colour to
match the walls or ceiling.
The fully concealed air curtain is available in half
metre lengths from 1.5 to 3m and in electricallyheated,
water-heated and air only models. It
provides around 2,500m³/h of airflow per metre
length, making it ideal for protecting doorways
up to 3m high when mounted above, or 6m wide
when mounted vertically at each side.
The unit incorporates five-speed, low noise
centrifugal fans. Operation is via a control panel

Olympics With Grundfos
We may not have had much sunshine
to enjoy last summer, but we were all
certainly cheered up by watching the events
unfold at the London 2012 Olympic and Paralympic
Games.
With so many athletes needing to be housed, an
important part of the Games infrastructure was
to deliver a fit-for-purpose Athletes Village. The
Users of air handling units (AHUs) can
achieve maximum efficiency from
their equipment following an agreement
between ABB Drives Alliance member
Inverter Drive Systems (IDS) and leading
air filtration specialist Camfil.
The partnership with IDS means that
customers retrofitting Camfil air filters will
be able to have an ABB variable-speed
drive fitted at the same time.
A filter installed in a HVAC system offers
resistance to the air flowing through
it, causing the air pressure to drop
downstream of the filter. The higher this
resistance to the air flow, the higher the
pressure drop. This means the fan will
need to work harder, using more energy, in
order to supply the proper air volume.
The energy consumption is directly
proportional to the average pressure
drop over the filter. A typical installation
running half the time over 1 year, for every
additional Pascal in pressure drop over
the filter adds £1 in extra energy cost. A
single bad filter construction could add 50
Pascals thereby adding £50 in additional
energy costs per filter per year. Energy
accounts for 70 percent of the total life
cycle cost of the filter system.

minimum resistance to the air flow and
thus minimising pressure drop.
The high energy efficiency possible with

air flow available can be controlled via
a pressure or flow transducer, allowing
supply to exactly meet demand, giving

previously had the opportunity to engage
with a national drive specialist with the
pedigree of ABB. There are over 11 million
motors in the UK driving fixed speed fans
in AHUs, by fitting variable-speed drives
will create substantial energy savings for
all.”
The deal will hopefully see hundreds
of ABB variable-speed drives installed,
ranging in size from 3 kW to 300 kW.

Replacing energy-hungry conventional
lamps with LED equivalents makes economic
and environmental sense. LED lighting
products are energy efficient and cost
effective with ultra long lifespans compared
to traditional units, so making the decision
to change should be an easy one. Choosing
a supplier, however, may not be quite so
straightforward, especially with no formal
performance standards to measure against.
It is very easy to fall into the trap of purchasing
based on grand claims rather than actual
performance. Also, the variance in products
and performance on offer is so wide that
choosing the right product and the right supplier
can be a minefield.
To help you decide what to look for in a reliable
LED supplier, we’ve produced a ten-point LED
Buyers’ Checklist based on background, quality,
performance and price.
1- Be responsible: put Health and Safety first and
insist on CE and RoHS-certified products only.
Using non-compliant CE and RoHS products
is also against the law – products lacking a CE
mark have not passed basic electrical testing
and could pose serious electrical hazards during
installation and use. You can request to see
copies of certificates for due diligence and your
supplier should be able to provide copies on
request.
2 - Ensure that you are using a supplier who is
WEEE compliant: if not, his products are illegal!
WEEE regulations require electrical waste
to be disposed of properly and safely. With
today’s numerous recycling schemes, it’s easy
to comply and there is no acceptable excuse for
non-compliance. Your supplier should have his
WEEE membership details to hand.
3 - Protect your investment and future proof your
purchase: conduct a background check on
potential suppliers. A basic credit check and a
look at their trading history will provide valuable
information on financial standing and past
performance. It can also be important if you need
to make a warranty-based claim later on or if you
are anticipating a long-term supply contract.

4 - Look for a proven track record: ask for feedback
and references from previous customers on
performance and service, something a good
supplier will happily provide.
Also, ask if you can try before you buy - a reputable
company will allow you to trial products, either

free of charge or on sale or return. Remember to
take lux readings before and after to ensure the
product is fit for purpose.
5 - Quality of Data: do not rely on ‘grand claims’,
ask to see data on product performance where
you can see evidence of power consumption,
light output, installation guides etc.
6 - Quality of manufacture: make sure the product is
mechanically sound. If you can hear a rattle when
you shake it, that’s not a good sign! Check that
the body is robust and durable and, if relevant,
check its IP rating. Also, enquire about stock
availability – continuation of supply is essential
and suppliers quoting six to eight weeks for stock
should probably be avoided. Leading, reputable
suppliers will hold sufficient stock to cater
for their customers’ ongoing and
urgent needs.
7 - Technical Support: how
well does the supplier
understand the new
technology? Buy from an

Service: does
your supplier offer

LED lighting products
offer an ultra-long
lifespan, so guarantees
should reflect this - a
confident manufacturer will
provide at least three years
and should be able to support
the warranty period with proof of
live installations that have performed
reliably for similar periods of time.
9 – Supplier Credibility: know who you
are dealing with. Manufacturers develop
and produce product, and invest heavily
in R&D. Their engineers work within
existing parameters of LED technology.
Installers may not understand component
configurations in detail, and elements that
can alter performance often rely on specialised
electronics.
10 - Finally, and only when you’re satisfied with
everything else, look at pricing: if products seem
too cheap, there will be reasons. These could
include poor quality components and sub
standard manufacturing techniques. Low quality
LEDs will cause problems such as inadequate
light performance whilst poorly assembled
products can pose serious installation and
safety hazards. Other common problems include
unreliability, i.e. colour-shifting after use, rapid
degradation of light output, plus high failures in
large quantities and quality of light output not
fit for purpose. Furthermore, these and other
issues are frequently exacerbated by poor or
non-existent after sales support. You need to be
confident that, in the event of a problem, your
supplier will rectify it fast, effectively and efficiently.
Beware of cheap, inferior products provided by
unscrupulous suppliers. Remember, in common
with all quality products, if the price you’re being
quoted for LED lamps and luminaires seems
too cheap to be true, ask yourself why. They will
inevitably cost you more in the long run, once the
problems start appearing.

Salts Healthcare Simply Floored By Respol
Salts Healthcare are the original provider of
stoma care and orthotic products - one of
the oldest family owned companies in the UK
with a unique wealth of knowledge spanning
300 years. The rapidly expanding business
called on Respol to provide flooring services
for their manufacturing plant situated within
their Birmingham headquarters.
The facility at Salts utilised a vinyl covering that
was lifting at the edges causing hazards, although
95% of the healthcare and pharmaceutical
industries tend to work on quarry tiled flooring,
which also harbours bacteria in the joints and so
is not ideal.

Whilst the company was still in production, Respol
removed the old vinyl flooring and levelling
compound and prepared the concrete sub-base
by dust-free diamond grinding and stabilising any
cracks. Their own EP550 moisture tolerant primer
was then applied.
Salts Healthcare chose Reeflo, one of Respol’s
low-slip decorative systems for the 1,800 sq
metre area and requested a light textured finish to
the floor, which was mixed using their corporate
colours.
The Reeflo system is designed to overlay quarry
tiles, timber, asphalt and other stable substrates
and provides exceptionally hardwearing and

of Samsung SDS Europe at

The videoconferencing
installation in the boardroom
included a bespoke table,
manufactured in-house
by Saville to Samsung’s
specifications. The V-shaped
table houses inlaid Extron
table interfaces, allowing
for selection of nine VGA/
audio inputs, with a further VGA output at each
interface for future addition of on-desk repeater
monitors.
The main display is provided by a 4x2 HD
videowall or via a ceiling recessed projector and
a motorised drop-down screen. The video wall
is configured to group the screens in two layouts,
selectable on a touch panel for conferencing or
presentation purposes. A nine-screen videowall
was also installed in the reception area.
The conferencing technology includes a Polycom
HDX8000 codec with a high spec Biamp Nexia
digital audio system, incorporating seventeen
scratch-free characteristics with warranty
periods of up to 20 years available. It offers rapid
installation within 24 hours to minimise disruption
and is extremely decorative, available in a large
range of colours to suit and match corporate
company colour schemes.
The system is resistant to the strongest detergents,
modern day chemicals and constant cleaning and
is antibacterial, seamless and cove-able.
Respol’s single source supply and installation
attracted Salts, who’s Head of Operations Lee
Tretheway, was already aware of Respol, the
quality of their systems and their workmanship.
Lee commented, “To say we are delighted with
the result is an understatement. We wanted a
floor that not only looked the part but one that
provided the perfect base for a modern agile
manufacturing environment. With the help of the
experts we selected the REEFLO system. It has
worked like a dream. The flooring and Respol
have delivered on both counts. We have a floor
surface that meets our aesthetic expectations
whilst being able to cope with the stresses of
production.
From quotation to completion the whole
project was executed seamlessly even though
we changed the plan at short notice due to
unforeseen circumstances. The whole process
of removing the existing floor and laying the new
floor was conducted during working hours without
any disruption. The team worked in tandem with
our own engineers and ensured the deadlines
were met. As a result we have ordered the same
system for our new manufacturing site.”

Coventry-based McCarthy Interiors,
a leading specialist in corporate
refurbishment and space planning,
has been awarded a £1 million contract
with EEF Venues to manage a
major refurbishment of two of its venues:
Broadway House in Westminster
and Woodland Grange Conference
Centre in Leamington, Warwickshire.
Phase One of the project, which
commenced on 18th March, involves the
complete refurbishment of 114 en-suite
bedrooms at EEF Venues’ Woodland
Grange in Leamington, Warwickshire.

Venues on this exciting and substantial
contract. 2013 started with a bang

Bacon Manufacturer Saves 145 Tonnes Of CO2
With High-Bay Motion Sensors And LED Upgrade
In order to meet its Climate Change
Levy obligations, while also targeting
important savings on energy bills and
maintenance costs, Direct Table Foods
decided to re-examine the way it lit the
chill rooms and production halls at its
Bury St Edmunds facility.
The busy Direct Table Foods plant, which
manufactures quality bacon products
for the UK retail, food-service and
manufacturing markets, typically left its
lighting switched on for 24 hours a day.
What’s more, the existing 400W metalhalide
lamps emitted heat as well as light,
which meant the rooms required additional
cooling. This drove up Direct Table Foods’
carbon emissions even further.
Finding a comprehensive solution
LED lamps appeared to offer an effective answer
to the problem of lighting energy waste. With
lifespans of up to 16 years, plus a low energy
consumption, LED lamps also generate much
less heat, removing the need for additional
cooling. However, the issue of round-the-clock
lighting remained.
Direct Table Foods brought in Light By Design
Ltd – a Suffolk-based distributor of LED products
– to find a solution. Light By Design suggested
an LED lighting system controlled by Steinel
motion detectors that could ensure spaces were
lit only when they were actually occupied.
Demanding industrial environment
“We performed our own testing on the Steinel
motion detectors to make sure they could cope
with the demands of the Direct Table Foods
plant,” comments Carl Bennett, Managing
Director of Light By Design. “The meat stores at
the Direct Table Foods site are refrigerated to
sub-zero temperatures, while the high ceilings
mean a substantial distance between the
sensors and the activity on the floor.”
“Steinel’s IS 345 MX Highbay proved to be
sensitive enough to easily detect movement at
floor level, while also operating perfectly even in
very cold temperatures,” Mr Bennett continues.
When Quadrant Design, the interior design
and architectural consultancy,
wanted to reinvigorate and revitalise their
branding within their own offices with digitally
printed wallpaper and a scattering of
new branding material, they called in regular

“What’s more, we were able to achieve a very
high ratio of lamps to a single sensor. This
reassured the client that the motion detectors
were robust enough for the job.”
Instant light, but only when needed
In total, 69 motion detectors were installed at
the Direct Table Foods facility, controlling almost
500 LED lamps. Steinel IS 345 MX Highbay
sensors were placed between the high racks
of stored goods. These motion detectors were
selected for their large radial reach of 30m x 4m
and ability to function in temperatures as low as
-20°C.
For the open circulation areas, Steinel IS 3360
sensors were chosen. Designed for watching
over high spaces and large areas, these 360°
motion detectors have a maximum reach of
20m. The sensors work to instantaneously
switch the lighting from a dimmed (20%) setting
to full power when movement is detected within
the space.
Enhanced Capital Allowances
“The installation of Steinel motion detectors
proved very straightforward,” says Light By
Design’s Mr Bennett. “It was an easy set-up, and
Direct Table Foods has not had any problems
with the sensors during the two years they’ve
been in place.”
What’s more, the project qualified under the

Co to produce and install their designs.
With Andpol & Co carrying out the site survey
and installation, Oasis consulted extensively
with Andpol on substrates and techniques to
determine the best materials for the project.
Oasis produced the wallcoverings in three drops,
covering an area of 20m2 for installation on the
inside corner of the stairwell, with UV printed
designs onto Digimura - FINO wallpapers.
Additional designs by Quadrant for other
locations were created by Oasis using a variety
of substrates and materials. New signage for the
offices was UV printed black ink onto gloss black
government’s Enhanced Capital Allowances
(ECA) scheme, which has allowed Direct
Table Foods to deduct the costs of its
energy-saving lighting upgrade from its
taxable profits and reduce its tax bill.
Energy savings
The installation of motion detectors, in
combination with the new LED lighting,
has resulted in dramatic energy savings for
Direct Table Foods. At the Bury St Edmunds
facility, annual energy consumption has
been reduced by a staggering 230,000 kWh
– a 66% reduction. This means that Direct
Table Foods is saving 125 tonnes of CO2
every year.
The project has also produced significant
financial savings for the company.
Direct Tables Foods’ annual energy costs have
been significantly reduced and further savings
on maintenance costs will bring the total financial
savings up to £49,000 each year.
Lower maintenance burden
“Previously, Direct Table Foods found that its
lighting needed complete replacement every
two years, due to the short lifespan of the metalhalide
lamps,” says Light By Design’s Mr Bennett.
“The disposal costs, plus regular disruption and
downtime involved in this overhaul only added
to the costs.”
“However,” he continues, “the new LED lamps
have an estimated lifespan of 10-16 years,
while the Steinel motion detectors facilitate
reduced hours of operation for the lamps, further
prolonging their lifespan. This means that Direct
Table Foods’ annual maintenance costs have
been reduced by a massive £10,000pa
Outstanding all round
The results of the project have been outstanding
all round for Direct Table Foods. The project’s
payback period would normally have been two
years, but it was reduced to just seven months,
in light of the resulting Climate Change Levy
rebate.

Lighting maintenance service provider Quicklight continues to buck the
downward economic trend by being ranked the 6th fastest growing
company in the UK lighting industry, in terms of sales growth*. Total sales
for the company increased by 76% in its last financial year.
Quicklight has designed its proactive lighting maintenance service for busy
facilitiesmanagers with many services to look after. The company sends qualified
engineers to its customers’ sites, anywhere in the UK, every eight weeks, to

Greenaway Workshop for the Disabled is based
in Matlock and gives adults with disabilities an

workshop offers repair services and a printing
facility.
The charity’s committee wanted to add extra
security measures to the ones they already
have in place and asked PCSO Granville

Neighbourhood Team for his ideas.

from burglary and he has since visited the

Centre can enable a quicker, more informed and

phones combined with an emergency button
to raise the alarm should a lone worker feel
threatened. Now Identicom, together with
on-going support from Connexion2 and their
existing risk assessment activities, provides
the basis for successful BS8484 approved lone

Having recently expanded its global operations
by making a series of major acquisitions,
Siemens Healthcare Diagnostics
found that diverse electronic security systems
were being used at the various sites
making up its organization. Since this made
central management of the systems difficult
and time consuming, it decided to standardize

‘Shred To Tissue’ Scheme Is Secure,
Sustainable And Cost-Effective
Tork manufacturer SCA has joined forces
with recycling and resource management
company SITA UK to offer a new recycling
scheme for confidential material.
Companies taking part in the scheme will
have their unwanted confidential documents
taken away and shredded by secure shredding
specialist SITA UK. The paper will then be taken
to SCA mills where it will be used to make
essential tissue products. These will be sold
back to customers for use in the washroom and
workplace.
The beauty of the scheme is that it is sustainable,
secure and cost-effective,” said SCA product and
segment manager Amelia Baker. “The shredding
process is completely secure and companies
will be reducing their carbon footprint by cutting
down the volume of waste sent to landfill. This in
turn will reduce their waste disposal costs which
means the scheme is highly cost effective for the
customer.”
The shred to tissue scheme will help support
companies’ own sustainability policies while
raising awareness of the benefits of recycling
both within their organisations and among their
customers.
Tissue products made from recycled confidential
paper for use in washrooms, office buildings,
food service environments, industrial facilities
and healthcare organisations will be produced
through the scheme at SCA’s UK mills in
Prudhoe and Chesterfield.
“By recycling confidential material into hygiene
products we are helping companies to turn
paper documents they no longer need into tissue
products they do,” said Amelia.
SITA UK is the only national recycling and
resource management company to have its

Extension With SGP
Altius Vendor Assessment has won a
five-year contract extension to manage
supply chain and health and safety compliance
for SGP Property and Facilities Management.
SGP, which manages 45,000 sites on behalf of
clients such as, NCP, Pizza Hut, Superdrug and
Arcadia Group, first partnered with Altius in 2008
to introduce an online supplier assessment and
accreditation system that would ensure high
standards from contractors working on clients’
premises.
Kevin Elliott, Managing Director of SGP, said: “The

programme has made an important impact on
our business, reducing risk for our clients and to
our own business. We are delighted to extend
