and <strong>the</strong> median condo sales price was $83,750. Using <strong>the</strong> methodology above, <strong>the</strong> monthly<br />

payment for a home priced at $255,000 would be about $1,612, requiring at least a $64,500<br />

annual income which is only 20% more than <strong>the</strong> area median income. The housing cost<br />

affordability gap in <strong>North</strong> <strong>Andover</strong> has clearly gotten more extreme in <strong>the</strong> past 10 years.<br />

III E - SUBSIDIZED HOUSING INVENTORY<br />

The Subsidized <strong>Housing</strong> Inven<strong>to</strong>ry (SHI) is a list <strong>of</strong> <strong>the</strong> number <strong>of</strong> housing units which count<br />

<strong>to</strong>ward <strong>the</strong> <strong>Town</strong>’s 10% goal for purposes <strong>of</strong> Chapter 40B. It is maintained by <strong>the</strong> Department <strong>of</strong><br />

<strong>Housing</strong> and Community Development, and may be <strong>view</strong>ed at<br />

www.mass.gov/dhcd/ToolKit/shi.htm. In order <strong>to</strong> be included in <strong>the</strong> SHI, a housing unit must<br />

meet <strong>the</strong> following criteria:<br />

1. They must be part <strong>of</strong> a development in which ei<strong>the</strong>r at least 25% <strong>of</strong> <strong>the</strong> units are affordable<br />

<strong>to</strong> households earning no more than 80% <strong>of</strong> <strong>the</strong> Area Median Income, or at least 20% <strong>of</strong> <strong>the</strong><br />

<strong>North</strong> <strong>Andover</strong> <strong>Affordable</strong> <strong>Housing</strong> <strong>Plan</strong><br />
