11. Renovations<br />

Renovating existing and historic<br />
buildings in <strong>Downtown</strong> <strong>Pleasant</strong> <strong>Grove</strong><br />
is deemed a preferred development<br />
scenario to demolition, whenever<br />
possible and practical.<br />
Any renovation projects should follow<br />
the <strong>Guidelines</strong> for Preserving,<br />
Rehabilitating, Restoring and<br />
Reconstructing Historic Buildings, as<br />
established by the Secretary of the<br />
Interior, which can be found at<br />
www.nps.gov/hps/tps/standguide.<br />
Standards<br />
(Required by <strong>City</strong> Code)<br />
1. When inappropriate materials and<br />
forms mask the original building<br />
facades, these shall be removed,<br />
exposing the original materials,<br />
proportions, openings and design<br />
features.<br />
2. As many as possible of the<br />
distinguishing features of a building<br />
shall be maintained. Alteration or<br />
removal of these features is<br />
discouraged.<br />
3. Renovation projects are to be<br />
designed and accomplished in a<br />
manner that respects the<br />
architectural heritage of the building<br />
and its historical context in the<br />
downtown streetscape.<br />

<strong>Guidelines</strong><br />
(Recommendations)<br />
1. The original building composition<br />
should be respected, including the<br />
scale and proportions of the existing<br />
structure.<br />
2. The original design character and<br />
integrity of the building should be<br />
respected. Avoid superimposing a<br />
fake historical style.<br />
3. When parts of a building are in need<br />
of work, they should be repaired<br />
rather than replaced. If it is impossible<br />
to repair, then replace with<br />
materials that are historically correct.<br />
4. The original proportion of open (clear<br />
glass) to solid (structural piers) and<br />
other materials should be maintained.<br />
5. Original materials should be used if at<br />
all possible. Avoid the use of<br />
materials that are inconsistent with<br />
materials used at the time of original<br />
construction.<br />
6. Bulkheads below storefront windows<br />
should retain the original proportions<br />
and be constructed with materials<br />
consistent or compatible with the age<br />
of the building.<br />
