The Brecon Beacons National Park was established in 1957, under the National Parks and Access to the Countryside Act
of 1949. It was the tenth area in Wales and England to be given such status.
The Brecon Beacons National Park provides 520 square miles of protected land and is regarded as the closest
mountainous area to London.
Within one hour’s drive of the national park there are an estimated 2 million people, living within South Wales and Bristol.
Tourism
Brecon has a thriving community and is an extremely
popular holiday destination, being on the northern
edge of the Brecon Beacons National Park, affording
among the best views of the Brecon Beacons
themselves.
Brecon attracts over 4 million tourists per annum.
This translates into an estimated tourist spend
of £206 million each year, a significant proportion
of which is in the Brecon town centre
(source: Brecon Beacons National Park Authority).
About 250,000 people use the National Park
Authority’s three Visitor Centres each year. The
National Park’s main Visitor Centre sits next to the
Bethel Square Shopping Centre.
within the Brecon Beacons National Park, with the
others being Hay-on-Wye, Crickhowell and Talgarth.
Brecon town centre provides a wide range of
independent and national retailers, providing shopping
facilities for both tourists and local residents.
The town provides a retail market every Tuesday and
Asset Management Opportunities
Bethel Square has always traded well with a high level
of occupancy. During the poorer economic period from
2009, twelve lease renewals / lettings have taken place.
The most recent lease renewals which have completed
in the last 12 months have been to national multiples
such as Edinburgh Woollen Mill and Holland & Barrett.
68% of the leases expire within the next 4 years and
therefore an opportunity exists to re-gear the existing
leases to create longer terms and in turn improve value.
Bethel Square is the 100% prime retailing pitch
in Brecon and as such the opportunity exists to
improve the tenant mix within the square by increasing
the presence of national multiple retailers.
The square would lend itself well to some form of
market stall trading which could provide additional
income and further increase footfall in the square.
There is approximately 2,896 sq ft of office
accommodation which could potentially be
converted to residential, subject to gaining the
necessary consents.
First Floor 7A Lion House is currently vacant and
when let will provide in our opinion an additional
income of approximately £3,000 p.a.
The purchase of the property will be
subject to VAT although it is anticipated the
property will be treated as a Transfer of a
Proposal
We are instructed to seek offers in excess of £4,190,000 (FOUR MILLION ONE
HUNDRED AND NINETY THOUSAND POUNDS) subject to contract and
exclusive of VAT for our client’s freehold interest. A purchase at this level would
reflect a net initial yield of 9.0% assuming purchaser’s costs of 5.8%.
