DIVISION SIX – SPECIAL USE ZONES<br />

(7) Pursuant to Section 909 <strong>of</strong> the “Local Government Act”, screening for<br />
storage yards shall be provided and maintained in accordance with Division<br />
Ten <strong>of</strong> this bylaw.<br />
602. SERVICE UTILITY (U)<br />
Permitted Uses<br />
(1) Subject to the provisions <strong>of</strong> Division Three <strong>of</strong> this bylaw; and in<br />
consideration <strong>of</strong> land use policies in the “<strong>Silver</strong> <strong>Star</strong> Official Community<br />
Plan”; the following uses and no others shall be permitted in the Service<br />
Utility zone:<br />
(a) Civic Use.<br />
(b) Ski Resort Maintenance Facilities.<br />
(c) Sewage Treatment and Disposal Sites.<br />
(d) Waste Transfer Stations.<br />
(e) Storage Yards.<br />
(f) Accessory Buildings and Structures.<br />
Parcel Size and Frontage<br />
(2) A parcel proposed to be subdivided within this zone shall have a parcel<br />
area not less than 50.0 m² and a parcel frontage <strong>of</strong> not less than 10% <strong>of</strong> the<br />
perimeter <strong>of</strong> the parcel.<br />
Other Requirements<br />
(3) Building setbacks shall be provided with sufficient depth whereby all snow<br />
shed from the ro<strong>of</strong> will be retained on the subject parcel.<br />
(4) A greater setback required by a Development Permit pursuant to the<br />
provisions <strong>of</strong> Section J <strong>of</strong> the “<strong>Silver</strong> <strong>Star</strong> Official Community Plan” will take<br />
precedence over the setbacks outlined in Sections 602(5) <strong>of</strong> this bylaw.<br />
(5) Except where a greater distance is required pursuant to Sections 315,<br />
602(3) and 602(4) <strong>of</strong> this bylaw;<br />
(a) no buildings for a civic use shall be located within 1.0 m <strong>of</strong> a<br />
property line except where the Building Code may require a larger<br />
setback depending upon the use and building design; and<br />
(b) except for a civic use, no building or structure shall be located<br />
within 10.0 m <strong>of</strong> a parcel boundary in a Residential zone.<br />
(6) The maximum permitted height for all buildings and structures in this zone<br />
is 12.0 m.<br />
