DIVISION FIVE – RESIDENTIAL ZONES<br />

(7) Pursuant to Section 944 <strong>of</strong> the “Local Government Act”, a parcel fronting a<br />

highway should have a minimum frontage <strong>of</strong> not less than 10% <strong>of</strong> the<br />

perimeter <strong>of</strong> the parcel on the highway.<br />

Parcel Coverage<br />

(8) In no case shall parcel coverage be greater than 35% and this coverage<br />

may be reduced to accommodate driveways, outside parking and<br />

landscaping requirements as outlined in this bylaw.<br />

Building Height<br />

(9) The height <strong>of</strong> dwellings shall not exceed 9.0 m.<br />

(10) The height <strong>of</strong> garages and free standing carports shall not exceed 5.0 m<br />

above the building entrance. All other accessory residential buildings shall<br />

not exceed 5.0 m.<br />

(11) One basement storey may be situated below the first storey.<br />

Building Setbacks<br />

(12) Building setbacks shall be provided with sufficient depth whereby all snow<br />

shed from the ro<strong>of</strong> will be retained on the subject parcel.<br />

(13) A greater setback required by a Development Permit pursuant to the<br />

provisions <strong>of</strong> Section J <strong>of</strong> the “<strong>Silver</strong> <strong>Star</strong> Official Community Plan” will take<br />

precedence over the setbacks outlined below in Sections 501(14) and<br />

501(15) <strong>of</strong> this bylaw.<br />

(14) Except where a greater distance is required pursuant to Sections 315,<br />

501(12) and 501(13) <strong>of</strong> this bylaw, no accessory buildings shall be located<br />

within 3.0 m <strong>of</strong> any property line or other buildings.<br />

(15) Except where a greater distance is required pursuant to Sections 315,<br />

501(12) and 501(13) <strong>of</strong> this bylaw, no dwellings shall be located within:<br />

(a) 8.0 m <strong>of</strong> the rear property line;<br />

(b) 3.0 m <strong>of</strong> a side property line;<br />

(c) 5.0 m <strong>of</strong> an exterior side property line; and<br />

(d) 8.0 m <strong>of</strong> the front property line.<br />
