5.12 In view <strong>of</strong> the scale <strong>of</strong> housing required and the availability and<br />

capacity <strong>of</strong> suitable sites within the existing built up area, it is<br />

considered that the most sustainable way <strong>of</strong> delivering the number <strong>of</strong><br />

new properties required is through a combined strategic housing /<br />

employment site to the east <strong>of</strong> the town in the area contained by the<br />

River Ouse and <strong>Selby</strong> Bypass 6 . This will provide a about 1,000<br />

dwellings equivalent to about 40% <strong>of</strong> the new allocations required in<br />

total <strong>Selby</strong> urban area housing requirement. (PC5.12)<br />

5.13 This site has been selected out <strong>of</strong> six strategic housing site options<br />

around the town. Details <strong>of</strong> all the sites considered, together with an<br />

assessment <strong>of</strong> their relative planning merits are provided in a separate<br />

background paper 7 .<br />

5.14 In addition to the strategic development site, land for approximately a<br />

further 1,340 1500 (PC5.13) dwellings within or immediately adjacent<br />

to the Contiguous Urban Area <strong>of</strong> <strong>Selby</strong> (see Map 5 for boundary) will<br />

be sought through a Site Allocations DPD. Particular priority will be<br />

given to the identification and use <strong>of</strong> previously developed land<br />

including the redevelopment <strong>of</strong> older industrial areas as and when they<br />

become available.<br />
