much less characterful than on the 3 main roads. I would agree that future<br />

development should revert back to more traditional character traits of individual<br />

style buildings so as to avoid the look of a developers estate. I note that the<br />

VDS says 'of crucial importance is that.....no two houses are the same'. I think<br />

that is absolutley correct.<br />

North Duffield retains a country character at heart at this should be preserved<br />

where at all possible. New development should include green spaces and<br />

maintain the open feel referred to in the statement.<br />

If one looks at recent developments in the village the new houses at Champions<br />

Gate where the buildings are individual and set in their own good sized plots,<br />

have sold much better, even taking account of the road noise, than those<br />

crammed into small plots on the A163 junction.<br />

Comments are not issues covered by the VDS.<br />

More generally there is a broad mixture of property available in the village which<br />

would suit buyers at all levels. There seems no need for example, for special<br />

attention to be given to affordable housing.<br />

Consideration also needs to be given to the local economy. There are no<br />

employers in the village, so any new residents will have to commute to work. I<br />

think many people feel that the skipwith road is already a very busy road for a B<br />

road and further traffic would make the roads less safe and make the village<br />

noisier and less child friendly, as many cars use the road to cut through to the<br />

A19 at Escrick.<br />

Even taking into account the current property downturn, houses do not sell<br />

quickly in the Village. This would indicate that there is no desire from the market<br />

to see any further development in the village in the immediate future as supply<br />

already more than meets demand.<br />
