As part of our commitment to maintaining leisure facilities that are fit for purpose;<br />

sustainable for the future and to ensure compliance to the schedules within the Leisure<br />

Management Contract, a programme of planned maintenance was established to cover<br />

the priority Landlord and Tenant liabilities.<br />

The programmes were drawn from the Indicative Ten Year Maintenance Programmes<br />

developed as part of the Leisure Management contract procurement process and<br />

fundamentally based upon the Condition surveys commissioned by <strong>Selby</strong> <strong>District</strong><br />

<strong>Council</strong> in 2008.<br />

The Landlord Planned Maintenance investment addressing the Year One works within<br />

the Ten Year Indicative Programme were completed between November and December<br />

2010 at Tadcaster and December to January 2011 for works at Abbey Leisure Centre to<br />

minimize disruption to the users of both facilities. The level of Landlord Investment<br />

totalled £103,000.<br />

The Tenant Planned Maintenance investment addressing the Year Two works within the<br />

Ten Year Indicative Programme were completed between November and December<br />

2010 at Tadcaster Leisure Centre and September 2010 at Abbey Leisure Centre. The<br />

level of Tenant investment totalled £24,000.<br />

Highlights from the Landlord/tenant Planned Maintenance programme are listed below<br />

Abbey Leisure Centre<br />

• Repair and re-grout poolside tiling to address a backlog of tiling and<br />

grouting repairs<br />

• Repair priority external surfaces notably the pedestrian crossing point<br />

• Feasibility Study investigating a replacement boiler and Combined Heat<br />

and Power scheme to commence the discussions over the renewal of the<br />

Coal Fired boiler with a more sustainable heating solution<br />

• Renewal of floor coverings to the foyer, reception and staircase leading to the<br />

gym. This compliments the capital investments made.<br />

Tadcaster Leisure Centre<br />

• Repair structural defects to the Sports Hall walls to stabilize future<br />

movement within the block work walls<br />

• Renew the boiler and controls to extend the lifespan of the building<br />

heating source beyond the life of the Leisure Management contract<br />

• Renewal of floor coverings and redecorations to the male and female<br />

changing rooms<br />

Planning ahead to future years in the short term attention is to be placed on addressing<br />

the condition of the roof at Abbey Leisure Centre to account for the expiry of its useful<br />

working life and improving the distribution of hot water around Abbey Leisure Centre<br />

through an overhaul or renewal of the Calorifier. In the short to medium term the<br />

establishment of a feasible and funded solution to renew the coal fired boiler at Abbey<br />

Leisure Centre has also been set as a priority to address a critical maintenance risk.<br />
