5. The development permitted by this planning permission shall be<br />

carried out in complete accordance <strong>with</strong> the recommendations set<br />

out in the Flood Risk Assessment dated April 2012 by JBA<br />

Consulting.<br />

Reason: In the interests of flood risk <strong>and</strong> drainage in accordance<br />

<strong>with</strong> the NPPF.<br />

6. Where development is proposed in flood risk areas, finished floor<br />

levels should be set at a minimum of 8.35 m AOD unless otherwise<br />

approved in writing by the Local Planning Authority.<br />

Reason: Raising floor levels 600mm above the 1 in 100 year (plus<br />

allowance for climate change) flood level, as identified in the<br />

submitted FRA, this will ensure that development is not subject to<br />

flooding throughout its lifetime.<br />

7. Where development is proposed outside of areas at risk of flooding<br />

but in proximity to watercourses, finished floor levels shall be set no<br />

lower than 300 mm above adjacent ground level unless otherwise<br />

agreed in writing by the Local Planning Authority.<br />

Reason: This will reduce the risk of flooding to the proposed<br />

development <strong>and</strong> future occupants, as identified in the submitted<br />

FRA.<br />

8. No development approved by this planning permission shall take<br />

place until a detailed scheme (drawings <strong>and</strong> calculations) to provide<br />

flood compensatory storage, as shown indicatively on drawing<br />

SHER2-16-06-005 has been submitted to, <strong>and</strong> approved in writing<br />

by, the local planning authority.<br />

The scheme shall be fully implemented <strong>and</strong> subsequently<br />

maintained, in accordance <strong>with</strong> the arrangements embodied <strong>with</strong>in<br />

the scheme, or <strong>with</strong>in any other period as may subsequently be<br />

agreed, in writing, by the local planning authority.<br />

Reason: This will ensure that raising the ground in areas at risk of<br />

flooding in a 1 in 100 year will be able to accommodate an<br />

equivalent or greater volume of displaced flood waters <strong>with</strong>out<br />

causing flooding elsewhere.<br />

9. <strong>Applications</strong> for the approval of the Reserved Matters referred to in<br />

Condition No 2 shall include a surface water drainage scheme for<br />

the site, based on sustainable drainage principles <strong>and</strong> an<br />

assessment of the hydrological <strong>and</strong> hydrogeological context of the<br />

development. The drainage strategy should demonstrate the<br />

surface water run-off generated up to <strong>and</strong> including the 1 in 100<br />

year storm will not exceed 1.4 litres/second/ hectare <strong>and</strong> that longterm<br />

storage is provided on site for up to the 1 in 100 year plus<br />
