• Original application for 498 homes Redrow/Persimmon said they<br />

would provide a link road between Low Street <strong>and</strong> Moor Lane<br />

“when traffic number <strong>and</strong> movements warrant it”. The lack of a link<br />

to part of the site became a reason for refusal of the original<br />

application. Redrow/Persimmon have now come back <strong>and</strong> said that<br />

“it is proposed to provide a link road”, but they are no more specific<br />

than the commitment given last year – clearly this is another area<br />

where nothing has changed.<br />

• The link road is required to be constructed under a S106 agreement<br />

(applied to all consents, if given)as soon as works start on site.<br />

This burden should be equitably shared between all developers of<br />

the SHB1/B site<br />

• Congestion at traffic lights at Low Street <strong>and</strong> Moor Lane cross roads<br />

<strong>and</strong> becomes gridlocked at peak times.<br />

• South Milford train station car park is full by 7am so cannot cope<br />

<strong>with</strong> extra dem<strong>and</strong>. Trains only have two during rush hour. The<br />

increased number of users would mean many other commuters<br />

would struggle to get to work on time.<br />

• Concerns over highway safety for children crossing Low Street to go<br />

to school<br />

• Should the scheme go ahead, as a bare minimum, <strong>and</strong> from the<br />

outset of works on site, the link road should be formed, allowing it to<br />

be used as the builders haul road from day one. All construction<br />

traffic could then be directed to use the bypass thus keeping it away<br />

from the village centre, Low Street <strong>and</strong> surrounding residential<br />

streets.<br />

• The link road should be completed in its entirety e.g. kerbed <strong>and</strong><br />

surfaced, thus minimising the noise <strong>and</strong> dust generated on site<br />

during building works which could take many years to complete.<br />

• Bus Services to <strong>Selby</strong> at best, are one per hour to Leeds – <strong>and</strong> are<br />

almost non-existent after a certain time in the evening <strong>and</strong> at<br />

weekends.<br />

• Concern that it will take 6 years for the link road to be built<br />

L<strong>and</strong>scaping including impact on L<strong>and</strong>scape Character <strong>and</strong> Visual<br />

Amenity of the Area<br />

• Proposed ‘village green’ area adjacent to the road which is already<br />

heavily used by numerous children aged 4 upwards who have<br />

already moved into the estate on any summers evening or<br />

weekend. The fact this grassed area is adjacent to what will become<br />

a main cut through I believe it is only a matter of time until a fatal<br />

accident involving a pedestrian occurs.<br />

• Whilst appreciating that there is some recreational space <strong>with</strong>in the<br />

proposed development, there will still be a significant increase in the<br />

children/ youths of all ages who will congregate around the field <strong>and</strong><br />

“AstroTurf” area on Pasture Way creating noise, litter <strong>and</strong> other<br />
