In the interests of visual amenity <strong>and</strong> in order to ensure that the proposals are in<br />

keeping <strong>with</strong> the character of the area to comply <strong>with</strong> Policies ENV1 <strong>and</strong> H6 of<br />

the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

3. No development shall take place until a scheme for the boundary treatment of<br />

the site shall be submitted to <strong>and</strong> approved in writing by the Local Planning<br />

Authority. Before the development is brought into use the works comprising the<br />

approved scheme shall be completed. The works shall thereafter be retained for<br />

lifetime of the development unless otherwise approved in writing by the Local<br />

Planning Authority.<br />

Reason:<br />

In the interests of visual amenity <strong>and</strong> in order to ensure that the proposals are in<br />

keeping <strong>with</strong> the character of the area to comply <strong>with</strong> Policies ENV1 <strong>and</strong> H6 of<br />

the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

4. No development shall take place until a scheme for the provision of permeable<br />

or semi-permeable surfaces for all areas of hard st<strong>and</strong>ing shall be submitted to<br />

<strong>and</strong> approved in writing by the Local Planning Authority <strong>and</strong> they shall be<br />

constructed in accordance <strong>with</strong> the approved scheme before the development is<br />

brought into use <strong>and</strong> shall thereafter be retained for the lifetime of the<br />

development unless otherwise approved in writing by the Local Planning<br />

Authority.<br />

Reason:<br />

In the interests of drainage <strong>and</strong> having given regard to the impact on protected<br />

trees.<br />

5. Unless otherwise approved in writing by the Local Planning Authority there shall<br />

be no excavation or other ground works, except for investigative works or the<br />

depositing of material on the site, until the accesses to the site have been set<br />

out <strong>and</strong> constructed in accordance <strong>with</strong> the published specification of the<br />

Highways Authority <strong>and</strong> the following requirements:<br />

i) The crossing of the highway verge <strong>and</strong>/or footway shall be<br />

constructed in accordance <strong>with</strong> the approved details <strong>and</strong>/or St<strong>and</strong>ard<br />

Detail number E6 of the specification of the North Yorkshire County<br />

Council Highways Authority.<br />

ii) Provision to prevent surface water from the site discharging onto the<br />

existing or proposed highway shall be constructed in accordance <strong>with</strong><br />

the approved details <strong>and</strong>/or St<strong>and</strong>ard Detail number E6 of the<br />

specification of the North Yorkshire County Council Highways<br />

Authority.<br />

All works shall be carried out in accordance <strong>with</strong> the approved details<br />

unless otherwise approved in writing by the Local Planning Authority.<br />

Reason:<br />

To ensure a satisfactory means of access to the site from the public highway in<br />

the interest of vehicle <strong>and</strong> pedestrian safety <strong>and</strong> convenience in order to accord<br />

<strong>with</strong> Policies ENV1, H6, T1 <strong>and</strong> T2 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />
