date of completion of the scheme <strong>and</strong> during that period all losses shall be<br />

made good as <strong>and</strong> when necessary.<br />

Reason:<br />

To safeguard the rights of control by the Local Planning Authority in the<br />

interests of amenity having had regard to Policy ENV1 of the <strong>Selby</strong> <strong>District</strong><br />

Local Plan.<br />

04. The development, hereby approved, shall not take place, until the applicant<br />

has secured the implementation of a programme of archaeological work in<br />

accordance <strong>with</strong> a written scheme of investigation which has been submitted<br />

by applicant <strong>and</strong> approved by the Local Planning Authority.<br />

Reason:<br />

The site is of archaeological importance.<br />

05. Any work on the application site (including site clearance work, mitigation <strong>and</strong><br />

compensation measures as agreed <strong>with</strong> Natural Engl<strong>and</strong>) shall be<br />

undertaken only as set out under the terms of a site specific European<br />

Protected Species Licence issued by Natural Engl<strong>and</strong>.<br />

Reason:<br />

In the interests of protecting <strong>and</strong> conserving species of bats that are known<br />

to roost on the site in accordance <strong>with</strong> the guidance in the NPPF on nature<br />

conservation.<br />

06. The site shall be developed <strong>with</strong> separate systems of drainage for foul <strong>and</strong><br />

surface water on <strong>and</strong> off site.<br />

Reason:<br />

In the interest of satisfactory <strong>and</strong> sustainable drainage.<br />

07. No piped discharge of surface water from the application site shall take<br />

place until works to provide a satisfactory outfall for surface water have been<br />

completed in accordance <strong>with</strong> details to be submitted to <strong>and</strong> approved by the<br />

local planning authority before development commences.<br />

Reason:<br />

To ensure that the site is properly drained <strong>and</strong> surface water is not<br />

discharged to the foul sewerage system which will prevent overloading.<br />

08. No development shall take place until details of the proposed means of<br />

disposal of foul <strong>and</strong> surface water drainage, including details of any<br />

balancing works <strong>and</strong> off-site works, have been submitted to <strong>and</strong> approved by<br />

the local planning authority.<br />

Reason:<br />

To ensure that the development can be properly drained.<br />

09. Unless otherwise approved in writing by the local planning authority, there<br />

shall be no piped discharge of surface water from the development prior to<br />

the completion of the approved surface water drainage works <strong>and</strong> no<br />
