INFORMATIVE: An explanation of the terms used above is available from<br />

Reason:<br />

In the interests of road safety to provide drivers of vehicles using the access<br />

<strong>and</strong> other users of the public highway <strong>with</strong> adequate inter-visibility<br />

commensurate <strong>with</strong> the traffic flows <strong>and</strong> road conditions in accordance <strong>with</strong><br />

Policies T1, T2 <strong>and</strong> ENV1 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

06. No part of the development shall be brought into use until the approved<br />

vehicle access, parking, manoeuvring <strong>and</strong> turning areas approved under<br />

condition 04 have been constructed in accordance <strong>with</strong> the submitted<br />

drawing (Reference 1529/1). Once created these areas shall be maintained<br />

clear of any obstruction <strong>and</strong> retained for their intended purpose at all times.<br />

Reason:<br />

To provide for appropriate on-site vehicle facilities in the interests of highway<br />

safety <strong>and</strong> the general amenity of the development in accordance <strong>with</strong><br />

Policies T1, T2 <strong>and</strong> ENV1 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

07. No dwelling shall be occupied until the related parking facilities have been<br />

constructed in accordance <strong>with</strong> the approved drawing No 1529/1. Once<br />

created these parking areas shall be maintained clear of any obstruction <strong>and</strong><br />

retained for their intended purpose at all times.<br />

Reason:<br />

To provide for adequate <strong>and</strong> satisfactory provision of off-street<br />

accommodation for vehicles in the interest of safety <strong>and</strong> the general amenity<br />

of the development in accordance <strong>with</strong> Policies T1, T2 <strong>and</strong> ENV1 of the<br />

<strong>Selby</strong> <strong>District</strong> Local Plan.<br />

08. No development shall commence until a scheme of l<strong>and</strong>scaping <strong>and</strong> tree<br />

planting for the site, indicating inter alia the number, species, heights on<br />

planting <strong>and</strong> positions of all trees, shrubs <strong>and</strong> bushes has been submitted to<br />

<strong>and</strong> approved in writing by the Local Planning Authority. The approved<br />

scheme shall thereafter be carried out in its entirety <strong>with</strong>in the period of<br />

twelve months beginning <strong>with</strong> the date on which development is<br />

commenced, or <strong>with</strong>in such longer period as may be agreed in writing <strong>with</strong><br />

the Local Planning Authority. All trees, shrubs <strong>and</strong> bushes shall be<br />

adequately maintained for the period of five years beginning <strong>with</strong> the date of<br />

completion of the scheme <strong>and</strong> during that period all losses shall be made<br />

good as <strong>and</strong> when necessary.<br />

Reason:<br />

In the interests of amenity <strong>and</strong> the character of the area in order to comply<br />

<strong>with</strong> Policies ENV1, ENV21 <strong>and</strong> ENV25 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

09. No development shall commence until the design, siting <strong>and</strong> materials of the<br />

boundaries in <strong>and</strong> around the site have been submitted to <strong>and</strong> approved in<br />

writing by the Local Planning Authority. The means of enclosure shall be<br />

constructed in accordance <strong>with</strong> the approved details prior to the development<br />

being brought into use <strong>and</strong> shall thereafter be retained. The northern<br />
