approved in writing by the Local Planning Authority. Detailed plans should be<br />

to an appropriate scale e.g. 1:1, 1:2 or 1:5.<br />

Reason:<br />

To allow the Local Planning Authority to control the development in detail in<br />

order to ensure that the proposals are in keeping <strong>with</strong> the character <strong>and</strong><br />

appearance of the conservation area to comply <strong>with</strong> Policies ENV1 <strong>and</strong><br />

ENV25 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

04. There shall be no excavation or other groundworks, except for investigative<br />

works, or the depositing of material on the site until the access(es) to the site<br />

have been set out <strong>and</strong> constructed in accordance <strong>with</strong> the published<br />

Specification of the Highway Authority <strong>and</strong> the following requirements:<br />

(i) The existing access shall be improved to give a minimum carriageway<br />

width of 4.1 metres, <strong>and</strong> that part of the access road extending 6 metres into<br />

the site shall be constructed in accordance <strong>with</strong> St<strong>and</strong>ard Detail number E6.<br />

(ii) Any gates or barriers shall be erected a minimum distance of 6 metres<br />

back from the carriageway of the existing highway <strong>and</strong> shall not be able to<br />

swing over the existing or proposed highway.<br />

(iii) Provision shall be made to prevent surface water from the site/plot<br />

discharging onto the existing or proposed highway in accordance <strong>with</strong> the<br />

approved details <strong>and</strong> the Specification of the Local Highway Authority.<br />

All works shall accord <strong>with</strong> the approved details unless otherwise agreed in<br />

writing by the Local Planning Authority.<br />

INFORMATIVE:<br />

You are advised that a separate licence will be required from the Highway<br />

Authority in order to allow any works in the adopted highway to be carried<br />

out. The ‘Specification for Housing <strong>and</strong> Industrial Estate Roads <strong>and</strong> Private<br />

Street Works’ published by North Yorkshire County Council, the Highway<br />

Authority, is available at the County Council’s offices. The local office of the<br />

Highway Authority will also be pleased to provide the detailed constructional<br />

specification referred to in this condition.<br />

Reason:<br />

To ensure a satisfactory means of access to the site from the public highway<br />

in the interests of vehicle <strong>and</strong> pedestrian safety <strong>and</strong> convenience in<br />

accordance <strong>with</strong> Policies T1, T2 <strong>and</strong> ENV1 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

05. There shall be no access or egress by any vehicles between the highway<br />

<strong>and</strong> the application site (except for the purposes of constructing the initial site<br />

access) until visibility splays providing clear visibility of 2 metres x 2 metres<br />

measured down each side of the access <strong>and</strong> the back edge of the footway of<br />

the major road have been provided. Once created, these visibility areas shall<br />

be maintained clear of any obstruction <strong>and</strong> retained for their intended<br />

purpose at all times.<br />
